<title><![CDATA[Top 3 [Not so Pricey] Phoenix Pads, 3rd ed.]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p>Another post for you readers with discriminating taste in high end real estate&#8230;$3MIL+ style!  Since my last 3MIL+ <a title="AZ Pricey Real Estate" href="http://colincs.wordpress.com/2009/09/29/top-3-not-so-pricey-phoenix-arizona-pads/" target="_blank">Pricey Pad post</a>, only 2 homes have closed so it makes this edition super easy.  Even if there were more, I think these two would still make the top 3.</p>
<p><strong>Stats</strong> &#8211; This lavish estate set at the base of Pinnacle Peak consists of 6,588 sq ft, 3bedrooms, 3.5 baths, a guest house, resort backyard, a membership to the Jack Nicklaus golf course, among many, MANY other amenities and perks (hey, what do you expect for a $3 MILLION house?) sold for $3,050,000 or $462.96 per square foot in October.</p>

<p><strong>Stats</strong> &#8211; Yet again, another Paradise Valley gem!  Unloaded just before Halloween for a MERE $1,313.62 per square foot to total $3,510,000.  This home on 4 acres consists of 3 beds, 2.5 baths, 2672 sq ft, a diving pool, and a PRIME location with plenty of mountain views (<a title="Camelback Mountain" href="http://www.phoenixasap.com/camelback-mountain.html" target="_blank">Camelback</a>, <a title="Mummy Mountain, Arizona" href="http://en.wikipedia.org/wiki/Mummy_Mountain_%28Arizona%29" target="_blank">Mummy Mountain</a>, and the <a title="Praying Rock, Arizona" href="http://thumbs.imagekind.com/member/1c98bbdb-13cd-4cd1-a048-8b5cc7d64cb9/uploadedartwork/450X450/a67c26de-ee6e-4682-a970-c90c9bef9d9b.jpg" target="_blank">Praying Monk</a>).  Judging by the amount of pictures on the listing (2 total, neither of which are of the house), this is either an uncooperative occupant, or a home that someone buys just for the land, with the intention of tearing down the current house and building a super estate.</p>

<description><![CDATA[Just a quick post for those that enjoy HIGH END, luxury homes.  Within the past three (3) months, 14]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>Just a quick post for those that enjoy <em>HIGH END, luxury </em>homes.  Within the past three (3) months, 14 homes have sold for $3 MILLION or <strong>$</strong>more<strong>$</strong>.  Of these 14, I am picking my top 3 based on price per sq ft and personal taste mainly, but other factors will be included (i.e. location).</p>

<li>First off, this stunning 10,634 sq ft, 8bedroom 8.5 bathroom home in Paradise Valley sold for $316.35/sq ft.  If you break out your calculators, you should be getting a total of $3,364,063.  Heated pool, guest casita, and a 5 car garage are just a few of the lavish features.</li>

<p>Needless to say, Paradise Valley dominated this list.  This is due to the fact that Paradise Valley held 4 of the 5 cheapest prices/sq ft, all under $400/sq ft, and happens to be more conveniently located.  If it weren&#8217;t for location, though, Scottsdale would have easily made this list.  The North Scottsdale home that didn&#8217;t make the cut is located close to Troon North (too far out for my taste), which is a solid 45 min drive from the airport.  Being closer into town and easing drive times to and from major places/events is more important.</p>

<p>O evento de lançamento do Seminário Pernambuco Business 2009 contou com o anúncio oficial de nove empresas que consolidaram negócios com o Complexo Industrial Portuário de Suape. Ontem, ao discursar para um público seleto de empresários e com os presidentes dos grandes empreendimentos como o Estaleiro Atlântico Sul (EAS) e a Refinaria Abreu e Lima, o secretário de Desenvolvimento Econômico e presidente de Suape, Fernando Bezerra Coelho, afirmou que serão gerados R$ 274 milhões em investimentos e mais de 4,3 mil empregos através das companhias RIP, Alphatec, Jaraguá, Daihatsu, Dedini/Codistil, EBSE, XCMG, White Martins e IBG.</p>
<p>Um fato comemorado foi a extensão do projeto de Suape para os municípios que compõem o seu entorno, a exemplo de Escada, onde a Alphatec &#8211; empresa de tubulações industriais &#8211; ficará instalada. Outra novidade positiva foi uma carta enviada pela fabricante de motores marítimos, a Daihatsu, confirmando interesse em ter uma unidade industrial e solicitando a abertura de licitação. As outras empresas têm negócios anunciados, definidos ou iniciados. Já o presidente da Êxito Import, Lacy de Freitas, falou com a reportagem sobre o investimento da chinesa XCMG. A Êxito é representante exclusiva do grupo asiático.</p>
<p>A XCMG pleiteia uma área em torno de 10 hectares para construir uma montadora de máquinas pesadas, com aporte financeiro na ordem dos US$ 12 milhões. A expectativa é de que 150 pessoas passem a se empregar com as obras e que um Centro de Distribuição seja instalado ainda neste ano. Apesar de não ser uma indústria poluente, é preciso de licença ambiental para operar na zona portuária. Portanto, não há uma certeza quanto à apresentação do projeto de construção da indústria, mas a expectativa é de entregá-lo num prazo de quatro a cinco meses. “Os empresários chineses ficaram impressionados com a infraestrutura de Suape”, salientou Freitas.</p>
<p>O secretário Bezerra Coelho também disse que ocorrerá, nos dias 24 e 25 de novembro, a primeira edição de fato do Seminário Pernambucano Business 2009. Três temas de destaque entrarão em pauta: o financiamento para grandes projetos em gás, petróleo, offshore e naval, trazendo o setor financeiro para o debate; logística para as implantações dos grandes empreendimentos para mostrar a infraestrutura local; e detalhes sobre os incentivos fiscais. “É um encontro de negócios com uma ambição bem maior. A intenção é transformar o evento numa grande feira”, asseverou o auxiliar. “O Brasil não sabe a dimensão do projeto que acontece em Suape”, observou o presidente da Refinaria, Marcelino Guedes.</p>
