Rose Arbor is a small enclave neighborhood for active adults in Kennesaw near Highway 41 and Mars Hill Road.  There are 40 single level, brick residences in the community.  Homes in this ranch condo community have 3 bedrooms and a sunrooms.  Finishing touches are the same as you would see in much more expensive homes.  Ceilings are 10 foot with heavy moldings and 6 inch baseboards.  Kitchens have granite countertops and 42 inch cabinets.  There is a courtyard patio off the sunroom for relaxation and grilling.  If you are downsizing  there is plenty of storage with permanent stairs off the garage to the floored attic. 

Prices of homes for sale in this community are $290.000 to $390,000.  A few homes have basements also. 

Rose Arbor is conveniently located near shopping, dining, golf, and lakes.  Community features include generous landscaping with beautiful roses throughout the neighborhood thus the name Rose Arbor.  Professional landscaped and maintained by the Homeowners Association so you can enjoy the beauty without the work.  The landscaping is watered by a neighborhood well.  Sidewalks and curb-side mailboxes are two of the best features of the neighborhood.  The driveways are wide allowing two cars to use the drives at the same time.

Oronoque Village

Let’s start our tour of Connecticut’s condos with Oronoque Village in Stratford. Oronoque is one of the largest condo complexes in the area, with 929 units. Built in the 1970’s, Oronoque is an age restricted, active adult community. There really is something for everyone at Oronoque. There are three outdoor swimming pools, two clubhouses,  and tennis courts surrounding a beautiful Arnold Palmer 18-hole golf course. The units are all one and two bedrooms and most have attached garages. Many owners have finished the lower level of their unit to add another bedroom or family room. Oronoque’s prices are very reasonable, ranging from the mid $100,000’s to the low $400,000’s. Obviously, the lower priced units tend to be more dated, but many buyers have gone in and gutted their units and ended up with a treasure!  The important thing to remember with Oronoque is the fact that there is a district tax , plus town taxes.  The district tax is paid quarterly and can be as much as $800+ a quarter. Taxes are high, but with all of the ammenities Oronoque has to offer, plus on-site management, maintenance and security, most villagers would say it’s worth it.

I’ve been through the models at Trilogy and they are very beautiful. They’re on a terrific golf course, in a gated community, but in a very remote location. For me, this was a negative. For others, I’m sure it would be a positive. If you want to be as far away from it all as possible, this might be the 55-plus community for you.

To be honest, I live in Palm Springs, and for my money, if I were looking to buy in an active-adult, gated community, I would choose the Four Seasons. It’s the only retirement community in the center of all the action. If you were so inclined, you could walk or ride your bike to the downtown village. When I viewed the models, last year, I was stunned at the size of these homes and the ridiculously low prices, starting in the $200,000s, but you don’t get a golf course and you’re in a community with a relatively small number of homes. I believe it’s well under 500.

On the other hand, if you must be on a golf course and want lots of activities and neighbors, Del Webb’s Sun City Palm Desert is one of the best selling communities and one of the largest, with around 5,000 homes. The community is built out and offers only resales. If you want new homes, Del Webb’s Shadow Hills community in North Indio is just a few miles down the road and offers amazing deals in the $200,000s.

If you’re looking for luxury 55-plus homes, you’ll want to visit the Villa Portofino development on Country Club Drive in Palm Desert. And then there are the many affordable 55-plus mobile home communities throughout the valley to consider.

Are you looking for an active 55 and over adult community in Stony Brook Long Island?  The Knolls in Suffolk County may be of interest to you.

The Knolls was built in the early 80’s near Route 347 to Nicolls Road and then to Oxhead.  All were built as ranch style designs for easy access around the units.  These are all attached in group sections for a total of  190 units.  Mostly these are 2 bedroom ranches, but there are also about a dozen 1 bedroom units too.

Sunrise Village is a 55 and over active adult community in Sayville Long Island.

Easily reachable by Exit 50 on Route 27,  and Lincoln Avenue, Sunrise Village is a 24 hour guard gated community that was built in 1987.   As you drive into the complex you will see the active clubhouse straight ahead that includes a small gym, card room, library and gathering room, and the outdoor pool.  There is also a mini bus to transport you to and from shopping and town.  These are all ranch style floorplans for easy access around the unit.  To give you an idea of what a 55 and over condo would cost you at Sunrise Village, public records indicates that in 2008 condominiums  at Sunrise Village  in Suffolk County sold between $245,000 for a 2 bedroom 2 bath unit, to $320,000.

The other day a perspective customer was telling me what they wanted in a home.  As I listened to their description, a ranch condo came to mine that might work so I started to tell them about the home….”There is a three bedroom ranch condo near Highway 92 and Hames Road in a small neighborhood.”  Immediately I noticed a puzzled look on the lady’s face and stopped talking and asked if there was a problem?  Her response, “What’s a ranch condo?”.  I chuckled, “Sorry I was speaking real estate: and went on to explain. 

A ranch condo is a single level home that attaches to several other homes (usually four)  under one roof.  Each home has its own front door and entry; each home has a garage with two garages side by side; there are two common adjoining walls with one being the garage; and there is a Homeowners Associaiton that maintains the exterior of the building and grounds.  As a rule these communities are for people downsizing from larger homes, that want the amenities and ambiance of a single family home.  The homes are two and three bedrooms; two or more bathrooms; some have patios, sunrooms, or screened porch.  Most have 2 car garages, occasionally a basement, and some storage area.  The interior finish work is very similar to a single family homes with heavy moldings, granite, tile, and more. 

There are several wonderful neighborhoods with these homes in Cherokee County, Cobb County, and Fulton County.  Some neighborhoods are new construction and some are resales, prices will range from $170,000 to $350,000.  After the explanation, the lady thought this might be just what she and her husband were looking for and we are going house hunting soon.

Have you heard about The Willows?  It’s a great ranch condo subdivision in Woodstock off Highway 92 and Hames Road.  This small enclave community was designed for active adults wanting single level living.  The community is gated and has a clubhouse with numerous neighborhood activities. 

These three bedroom homes are designed with no steps and wide doors.  There is a vaulted Great Room and Dining Room with trey ceiling.  The Master Bedroom is oversized with walk-in closet.  The Master Bath has a double sink vanity and oversized shower.  There are two additional bedrooms and hall bath. The kitchen has an eating bar, lots of 42 inch cabinets, pantry, and a raised dishwasher – no bending. The home has a Laundry Room off the Kitchen and a second pantry closet just off the garage entrance.  The homes were built with either a sunroom or patio.  All have 2 car garages plus driveway parking. 

This small active adult community has approximately 50 homes that are 4/5 years old.  There is green space within the community and level streets for walking within the subdivision.  Properties within the community sell from $210,000 to $250,000.  Homeowners over 62 can apply for tax exemption for the school taxes paid to Cherokee County.
