<content:encoded><![CDATA[<div class='snap_preview'><p>If the Assessors Office needs to cut expenses this is how I would cut the expenses.</p>
<p>The predicament which the King County Assessors Office is currently facing is the Assessor is a new assessor and coming into the Office.  Skills from other areas will be carried forward but to have to cut a budget prior to taking office is a new one.  Traditionally is the Chief Operating Position or CEO position a new executive does get the privilege of looking at products, personnel, marketing, finances, etc. for a two or three month period of time.  During this time assessments and what needs to be done are assembled.  Then after that period of time, personnel, marketing or product mix have been evaluated and cuts are made.  The axe falls quickly and swiftly but there is a time whereby a true assessment of the company mix can be accumalated and formulated for a more refined mix of all types of company assets. </p>
<p>Mr. Lloyd Hara is not being given this luxury so what I sat down and did was formulated some of my own thought which I believe Mr. Hara may want to consider but these would only be somethings which may want to be considered.  In no way would I require these to be mandatory but rather only suggestions.  I always have health that ideas can amount to about twenty or so and then maybe one, two, or three of those ideas may be actually sound enough to be considered.  Again, I have not seen the books of what needs to be done nor have I had a tour of the operations nor have I even had an education course on the art science of appraising.  I have taken a real estate class and a mortgage processing class however.  These are completely and utterly different from the process of assessment however.</p>
<p>I do wish Mr. Lloyd Hara his best efforts in being able to cut his budget and wish his best efforts in its refinement.  I do not in the remotest know his efforts will be painless.  Without being able to know what was at stake how can one know what can be eliminated.  Again, I would however, try to see if production standards can be increased by capital improvements.  Capital improvements do cost money but cuts in manpower are the greatest saver of expenses and the replacement of manpower can be and easily be replaced by equipment which makes the personnel more productive.  An easier process through the use of equipment is also the road to a happier workplace. </p>
<p>Here are some of my ideas on what could possibly be considered to reduce or replace man-hours in the King County Assessors Office.           </p>
<p>   1)  If the people walk from one location to another then time could be reduced if the distance of time is reduced from one location to the next. </p>
<p>a)  You may need to get those same travel machines which the parking enforcement has.</p>
<p>  b)  Or you could get completely electric vehicles so no fuel is being used whatsoever.  The engines would not be being idle all day long.  Found this at the car show this last weekend.  The greening of America should be coming out of the county budget as an extra.  If man-hours can be diminished via this method then the task could take less time.  I would experiment with one vehicle or two and then see if the appraisers get more done or how much less the cost of maintenance is.  That has to be one of your largest expenses also is the cost of fuel.<br />

I told a CEO and Chairman of the 1400 largest U.S.A. company that different companies have different equipment due to the size of the operations.  A smaller company will be people intensive and rely upon machinery which is less costly but more people intensive.  This is because capital is more scarce for the smaller business.  This way the small company would be able to compete with the larger company which has to rely upon larger more costly equipment.  The capital intensity give more profit but the working man hours are less and thus the workers are more productive.<br />
 <br />
2)  The other way would be to find out if instead of an assessment once every six years is if the assessment can be made once every seven or eight years.  I would assume this is being set by statute at the present time.  Petition the legislature next year for this change.  Or ask the King County Council to do this.  This is spreading the budget by reducing the work load. <br />
 <br />
3)  If you are being charged for work space in a downtown building can you lease or get another office throughout King County where the appraisers could be stationed.  Perhaps if appraisals are happening in say the south end of the County get a one year lease and offices and equipment would be located in a temporary one year office.  Citizens could or should also be able to get hearings in that office space as well.  This would be centrally located for the benefit of the appraisers and centrally located for citizens until that areas appraisals are completed.  Another location for one or two years could be lease in another area.  I also know that Mastro Properties has some vacant property which could be leased and probably for a great price.  I have Mr. Mastro&#8217;s personal number in my car or could get this quickly if needed.<br />

4)  The other way to do this is lease properties in different parts of the county.  A separation or smaller area each year would be appraised.  Thus you could have four different smaller areas.  This and hte above would reduce on the commuting of appraisers and they would have a better more defined area which they would be working from.  I mean you could even sub-divide this down to where two or three appraisers work out of an office and then the office is closed and moved.  I would not think that the paperwork would have to be submitted but once a week to the downtown office.  Someone could either pick this up as a courier or the appraisers could hand deliver the paperwork to someone downtown.  Or you could have a downtown processing center for this object.     <br />

<p>Stewart has been employed by the New York State Department of corrections for the past twenty six years.  He is also a Captain in the Ellenburg Depot Volunteer Fire Department.</p>

<p>Ex-assessor parlamentar de José Dirceu, o advogado Paulo Otto von Sperling foi nomeado hoje para a Ouvidoria da Petrobras, que estava vaga desde a morte de Maria Augusta Carneiro Ribeiro, em maio. Com carreira ligada ao PT, Sperling chegou à estatal com o ex-senador José Eduardo Dutra, primeiro presidente da Petrobras indicado pelo governo Luiz Inácio Lula da Silva, em 2003. A BR terá mudanças também em duas diretorias.</p>
<p>Sperling ocupava o cargo de gerente geral de comunicação da BR. Entre 2003 e 2007 foi consultor jurídico da Petrobras, informou nota distribuída pela empresa. O texto não cita, porém, a experiência anterior do novo ouvidor da companhia. Segundo currículo apresentado em campanha para deputado distrital em 2002, Sperling foi assessor de Dirceu na Câmara dos Deputados em 1993. Em 1995, mudou-se para o Senado para trabalhar com Dutra.</p>
<p>A nomeação foi aprovada em reunião do Conselho de Administração da Petrobras, que aprovou ainda duas mudanças na direção da BR. Os diretores de operações e logística, Edimilson Sant&#8221;Anna, e da rede de postos, Edimario Oliveira Machado, serão substituídos por José Zonis e Luiz Claudio Caseira Sanches, respectivamente. Os dois novos executivos são funcionários de carreira da estatal, mas segundo fontes, seriam indicações conjuntas do PTB e do PMDB.</p>

<p>No auge da crise do Senado, o blogueiro Said Dib se referia aos senadores que faziam oposição ao presidente José Sarney (PMDB-AP) como &#8220;patetas&#8221; e &#8220;vermes golpistas&#8221;. Na época, ele era assessor de Sarney na Presidência da Casa com salário de R$ 3,4 mil.</p>
<p>Passada a turbulência, com Sarney livre dos processos por quebra de decoro no Conselho de Ética, Dib teve seu salário mais do que duplicado: um despacho de Sarney, publicado quarta-feira, elevou o salário do blogueiro para R$ 7,4 mil.</p>
<p>Dib, que se diz &#8220;assessor de imprensa de Sarney&#8221;, classifica, em seu blog pessoal na internet, parlamentares como Arthur Virgílio (PSDB-AM) e José Nery (PSDB-PA) de &#8220;vermes golpistas&#8221;. Ontem, procurado pelo Estado, repetiu as acusações. &#8220;Quero que eles me processem. São vermes porque estão contra a instituição Senado&#8221;. No blog, ele chama o senador Renato Casagrande (PSB-ES) de &#8220;pateta&#8221;.&#8221;É uma pateta mesmo, oportunista&#8221;, afirmou.</p>
<p>A estratégia de Sarney para promover Barbosa foi transferi-lo da Presidência do Senado para o Órgão Central de Execução e Coordenação, vinculado à Diretoria-Geral. É um setor que abrigou &#8211; por meio de atos secretos &#8211; apadrinhados de senadores e do ex-diretor-geral Agaciel Maia.</p>
<p>Dib é funcionário da Presidência do Senado desde 1º de fevereiro de 2003, quando Sarney assumiu o comando da Casa pela segunda vez. Segundo os registros eletrônicos do sistema de publicação, ele sempre foi lotado na presidência, inclusive no período de outros presidentes, como Renan Calheiros (PMDB-AL) e Garibaldi Alves Filho (PMDB-RN).</p>
<p>Segundo funcionários, Dib nunca apareceu para trabalhar na presidência e, se mantiver as tarefas que vem exercendo a serviço de Sarney, não deve cumprir expediente na diretoria-geral. Além do blog pessoal, Dib cuida do site Amapá no Congresso, produzido diretamente do gabinete do Sarney com o objetivo de divulgar as atividades parlamentares do senador.</p>
<p>O servidor nega que a promoção salarial tenha ligação com a defesa ferrenha que vem fazendo do patrão. Ele considera baixo o salário que recebia até hoje, de R$ 3,4 mil. &#8220;Até quem vive de entregar coisas no Senado ganha isso&#8221;, disse. Na opinião dele, os ataques aos senadores não conflitam com seu cargo de funcionário da Casa. &#8220;Sou um cidadão, é algo particular, para me manifestar. O presidente Sarney é inocente de tudo.&#8221;</p>

<p align="left">This is a question that came in from one of my clients that I thought I’d share the answer to.  Not that all the questions that come in aren’t great and blog worthy – this question is one that people seem to shy away from asking – like way back when, not asking that <em>special someone</em> to go with you to the high school dance, because heaven forbid – what if they said NO!</p>
<p align="left">What it comes down to is, <em>if you don’t ask, you’ll never know</em>.  (don’t worry I’m not leaving it with that lame answer). </p>
<p align="left">Things to consider:  In this recently challenged financial market, it basically comes down to how likely you will be able to repay the debt and I’m not talking about appearance, lenders are looking for cold, hard, factual evidence.  The days of handing out loans with nothing down and limited background information are over.  Lending has changed from receiving free lollipops to handing over your life insurance policy.  As dismal as this may sound, in reality we are just returning to the grassroots of real estate and lending.  We have turned the Wall Street corner of our house being a mini lotto ticket that we plan on flipping, back to Main Street where our house is our home, a place to be proud of and enrich our lives.  Starting sound too much like Martha Stewart?</p>
<p align="left">Back on topic – Income, debt-to- allowable-credit ratio, current assets, and credit scores are key.  If you find that you currently don’t qualify for the size loan you are looking for, here is the magic answer, wait for it – start saving … decrease your debt … pay ALL of your bills and pay them on time.  Back to basics – that’s what the lenders are looking for and that is what will increase your credit score.</p>
<p align="left">If you are looking in the jumbo loan category this is even more important.  With jumbo loans, the difficulty is in the secondary mortgage market.  Since jumbo loans are loans that are greater than the conforming loan limits accepted by GSE Fannie &#38; Freddie, meaning they aren’t picked up in the secondary mortgage market by our government sponsored buyers, they  are left to private investors and are likely to never leave the original investors books.  <em>(Conforming loan limits varies by area – ie. Sacramento County is $474,950 while Los Angeles County is $625,500).  </em>Therefore, these loans are harder to come by and there is an added cost (that’s right, additional points and perhaps a greater down payment) for the lender’s added risk.  Although the spread between conforming and non-conforming loan rates has increased, the decrease in the cost of capital still shines a bright light on the loans for more expensive homes.</p>

Nach einer längeren (<em>Gedenk</em>) Pause, bin ich wieder soweit, Artikel und Meinungen zu verschiedenen Geschehen zu verfassen. Und natürlich, beginne ich gleich mit einem brisantem Thema, welches schon längere Zeit unsere Verwaltungsbeamten unter Druck setzt (<em>siehe Titel des Artikels</em>).</p>
<p>Die <strong>Feindvorstellung</strong> beginnt mit einer sehr hinderlichen Annahme:<em> Was fremd oder unbekannt ist, ist gefährlich und will uns übel. Das Unbekannte ist nicht vertrauenswürdig.</em></p>
<p>So oder ähnlich könnte man das derzeitige Verhältnis zwischen Verwaltung und Rechnungshof bezeichnen. Eine bis vor kurzem eher unauffällig und im Bewusstsein der Öffentlichkeit wenig bekannte Institution lässt die Muskeln spielen, zeigt Profil und bremst das selbstherrliche Gehabe so manches Verwalters ein.</p>
<p>Selbst das letzte Rad in der bürokratischen Hierarchie, der kleine Angestellte, wird mit 500 Euro zur Kasse gebeten, weil er mit seinem Privatauto unverschuldet im Dienst einen Crash gebaut und der Rechnungshof ihm die Rückerstattung der Reparaturkosten verweigert. Wen wunderts, dass solche <strong>Law &#38; Order &#8211; Methoden</strong> bei so manchen Bürokraten der Führungsebene den Blutdruck in die Höhe treibt und ihm schlaflose Nächte bereitet?</p>
<p><strong>Versichern</strong>, <strong>Absichern</strong>, <strong>sich Rückversichern</strong> werden als Lösungsansatz angeboten; sich Dokumente gegenzeichnen lassen soll auch gegen allgemeine <em>Übelkeit</em> helfen. Die Versicherungswut die sich in unseren Amtsstuben breit macht, ist bereits ein klares Indiz dafür, dass <em>Angst und Paranoia</em> in den Verwaltungen Einzug gehalten hat und man nicht mehr zwischen den tatsächlichen und rein eingebildeten Gefahren unterscheiden kann.</p>
<p>Bleibt aber immer noch der kleine Angestellte der auf eigenes Risiko, im eigenen oder dem Dienstfahrzeug, unterwegs ist, immer mit dem Schwert des Damokles über seinem Kopf und der Frage im Hinterkopf: <em>Wer zahlt, wenn ich einen Schaden erleide? Kann ich auf meine Vorgesetzten zählen? Stehen sie mir zur Seite oder werde ich zu einer Aktennummer die an den Rechnungshof weiter gereicht wird?</em></p>
<p>Um solchen <strong>Stress</strong> zu vermeiden rufen wir alle Bediensteten auf, keine Fahrten mehr mit dem Privat- oder Dienstwagen für die Verwaltung zu übernehmen und, wenn nötig, auf öffentliche Verkehrsmittel zurückzugreifen.</p>

<p>BRASÍLIA &#8211; O líder do PSDB no Senado e integrante do Conselho de Ética, Arthur Virgílio (AM), terá de devolver R$ 210.696,58 aos cofres públicos. O dinheiro havia sido pago em salários a um assessor, durante um ano e meio &#8211; tempo em que o funcionário fazia um curso de teatro na Espanha. As informações são do jornal O Estado de S. Paulo.  A diretora de Recursos Humanos, Doris Peixoto informou ao líder do PSDB que os R$ 210 mil são a soma de salários e recolhimento de impostos que saíram das contas da Casa para custear as despesas com o assessor na folha de pagamento. Carlos Alberto Andrade Nina Neto passara 18 meses no exterior, longe do gabinete do tucano, recebendo salário como assessor.  Na quarta-feira, Virgílio afirmou que depositou a primeira parcela, no valor de R$ 60.696,58. Segundo ele, essa primeira parte é resultado da venda de um terreno de sua mulher. O restante, informou o parlamentar, será pago em três parcelas de R$ 50 mil pelos próximos três meses.  O assessor foi demitido em outubro do ano passado, em meio ao cumprimento da decisão judicial antinepotismo. Ele é filho do subchefe de gabinete de Arhtur Virgílio, Carlos Homero Nina, servidor de carreira do Senado.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Spring is in the air and the new assessed property valuations, courtesy of your County Assessor, are in the mail.  Although your current valuation most likely went down from the previous year, it may well be higher than you <img class="alignleft size-medium wp-image-42" title="ext1" src="http://allisondishesdenver.wordpress.com/files/2009/05/ext1.jpg?w=300" alt="ext1" width="300" height="225" />believe our current market will support, or you may feel the Assessor used inaccurate comparable sales.  If you are like most people, you are likely curious and confused at how the Assessor&#8217;s Office could arrive at such a &#8220;Midas&#8221; valuation in light of our well-publicized down-market and multitudes of foreclosed properties.</p>
<p>The reason why most values seem &#8220;off&#8221; to homeowners is because the state requires assessor offices to use data from 2007 and the first half of 2008 to arrive at the valuation figures.  This outdated data typically results in valuations that inaccurate from current market property values. </p>
<p>You have the right to challenge the valuation of your property, and Assessor&#8217;s offices around the state are expecting thousands of property owners to do so.  Most protests must be filed by the end of the month in order to preserve your appeal rights.</p>

<p>Incrível a passividade com que se abordam questões de corrupção dentro de autarquias. Tudo já parece normal.</p>
<p>O pobre moço de recados do Presidente da Câmara Isaltino Morais acha normal fazer depósitos gigantes na conta do autarca.</p>
<p>O que não ficou respondido foi:</p>
<p>A partir de determinado montante, é necessário justificar a proveniência dos montantes. Qual foi a justificação que deu? Se não lhe foi pedida, porque motivo a CGD julga que o cidadão Isaltino Morais está acima dos comuns mortais? Talvez fosse pela ética e seriedade impoluta que o mesmo apresenta.</p>
<p>E depois digam-me que a corja não trabalha toda no mesmo sentido. Por um lado temos autarcas com negócios no mínimo estranhos, com entradas avultadas de númerário. Por outro, temos o banco do estado a &#8220;branquear&#8221; a questão.</p>
<p>Para finalizar, temos a conivência de todos os que trabalham à volta desses autarcas. Vejamos o caso deste colaborador, que admitiu ter sido intermediário na &#8220;oferta&#8221; de terrenos ao Presidente, em troca de uma assinatura de um projecto.</p>
<p>E a mulher ainda acha que ele é um santo. Bem como os eleitores de Oeiras &#8211; Que têm o que merecem: nem mais, nem menos.</p>

No Aviso simples da pág. 26922, a Câmara Municipal de Lisboa lança<br />
concurso externo de ingresso para COVEIRO, cujo vencimento anda à roda de 450EUR (90 contos) mensais.<br />
&#8220;&#8230;Método de selecção:<br />
Prova de conhecimentos globais de natureza teórica e escrita com a duração de 90 minutos. A prova consiste no seguinte:<br />
1. &#8211; Direitos e Deveres da Função Pública e Deontologia Profissional;<br />
2. &#8211; Regime de Férias, Faltas e Licenças;<br />
3. &#8211; Estatuto Disciplinar dos Funcionários Públicos.</p>
<p>Depois vem a prova de conhecimentos técnicos: Inumações, cremações, exumações, trasladações,<br />
ossários, jazigos, columbários ou cendrários.</p>
<p>Por fim, o homem tem que perceber de transporte e remoção de restos mortais.<br />
Os cemitérios fornecem documentação para estudo. Para rematar, se o candidato tiver:<br />
- A escolaridade obrigatória somará + 16 valores;</p>
<p>- O 11º ano de escolaridade somará + 18 valores;</p>
<p>- O 12º ano de escolaridade somará + 20 valores.</p>
<p>No final haverá um exame médico para aferição das capacidades físicas e psíquicas do candidato.</p>
<p>ISTO TUDO PARA UM VENCIMENTO DE 450 EUROS MENSAIS!</p>

SB 55 requires city and county tax assessors to consider foreclosure sales, bank sales, distressed sales, or any combination thereof, of comparable real property when determining the fair market value for property tax assessments. Property owners across the state have seen the value of their homes decrease due to direct competition with undervalued foreclosure and distressed sales. SB 55 aims to protect property owners by requiring the tax assessor’s office to consider foreclosure, bank, and distressed sales during the valuation process helping to ensure the tax digest reflects recent fluctuations in the market and property owners pay ad valorem tax based on actual fair market value. <content:encoded><![CDATA[<div class='snap_preview'><p>A couple of days ago, I was listing the various expenses you incur as a homeowner. Property tax is among the most costly of them, and is never easy to pay. However, with those tough economic times, they are getting even harder to deal with.</p>
<p>Generally, real property is reappraised only when a change in ownership occurs or completion of new construction takes place. As from that date, the value of the property may not be increased by more than 2% annually.</p>
<p>For San Francisco homeowners, you can look up your property tax bill online at: https://gate.link2gov.com/sfpropertytax/PropertySearch.aspx</p>
<p>However, since properties are decreasing in value, does this mean that we will be receiving lower property tax bills? Well, not if you don&#8217;t act !</p>
<p>The San Francisco assessor&#8217;s office website  (http://www.sfgov.org/site/assessor_index.asp?id=92#TAAP) mentions that f you disagree with the value on which an assessment is based, you should first contact their Valuation Division from April 1 to September 2, by filing the Request for Informal Review on Assessed Value form. Along with your general contact information, you must send evidence supporting your value. The best way to ascertain whether you are being overtaxed is to compare your assessment to property assessments of similar home sales and/or appraisals of comparable homes in your neighborhood.</p>
<p>Because of time constraints, and also the increasing number of requests, you should also not hesitate to file an assessment appeal between July 2 to September 15, even though the assessor hasn&#8217;t had the time to look at your informal request. The reason why I suggest that is that if the assessor refuses your request on September 20, it will be too late to file an appeal due to the September 15 deadline. On the opposite hand,  if a reduction is granted based upon an informal review, you can later withdraw your formal assessment appeal. Better be safe than sorry.</p>

<p>Binden en boeien van medewerkers. Een belangrijk thema in deze tijden van crisis.<br />
Maar dan heb ík toch een vraag. Over welke medewerkers hebben we het hier eigenlijk? De medewerker 2.0, ofwel de Nieuwe Professional die het toekomstige succes van een bedrijf bepaalt? De netjes-in-leeftijdscategorieën-verdeelde medewerkers waar een bedrijf sociale verantwoordelijkheid voor heeft? Kortom, onze medewerkers, wie zijn dat eigenlijk?</p>
<p>Toevallig ben ik ook zo&#8217;n medewerker van een aantal bedrijven. Als freelance trainer, assessor en coach werk ik met deze bedrijven samen. Het bijzondere is dat deze bedrijven sinds kort pogingen ondernemen om hun communicatie met mij aan te passen. Ik krijg ineens elke 2 maanden een nieuwsbrief, er wordt een kick-off bijeenkomst voor alle freelancers georganiseerd, ik mag meedoen met een sportieve bijeenkomst van in- en extern personeel? Blijkbaar gaan ze er van uit dat ze met mij, net als met hun &#8216;eigen&#8217; medewerkers, anders moeten gaan communiceren. Tot zover gaat het goed. Toch voelt u &#8216;m ook aankomen: de &#8216;maar wacht eens even&#8217;?.</p>
<p><em>Dus – wacht eens even</em>: niemand die mij ooit gevraagd heeft wat ik zou kunnen bijdragen aan het succes van deze bedrijven. Niemand die mij ooit gevraagd heeft wat deze bedrijven voor mij kunnen betekenen. Logisch want deze bedrijven zijn immers al druk genoeg met het binden en boeien van hun &#8216;eigen&#8217; medewerkers. Dat snap ik best. De vraag is alleen hoe &#8216;eigen&#8217; deze medewerkers zijn in deze bruisende tijden van een veranderende economische omgeving. De medewerker 2.0 ligt ook niet ver meer in de toekomst. Naar mijn idee is dit een prachtige kans om de interactie met medewerkers, freelancers en andere leveranciers nu eens niet meer te laten bepalen door de relatie die er op papier staat maar door de realistische relatie. Dynamiek is zeker een eigenschap die wordt gevraagd van bedrijven die deze tijden van crisis willen overleven. En zeg nu eens eerlijk, hoe dynamisch is een <em><strong>jaar</strong></em>contract of een <em><strong>vast</strong></em> contract nu eigenlijk?</p>
<p>Dynamisch en realistisch is je laten verrassen door elkaars talenten en mogelijkheden.<br />
Dynamisch en realistisch is open zijn over de belangen die ieder heeft bij de samenwerking.<br />
Dynamisch en realistisch zijn is open staan voor de actualiteiten en ontwikkelingen van vandaag.<br />
Dynamisch en realistisch zijn is contact zoeken met elkaar.</p>
<p>Deze freelancer kan <strong>echt</strong> meer dan het uitvoeren van een spoedklus of een opdracht-met-hindernissen. Deze freelancer heeft ondernemerscapaciteiten. Is innoverend. Durft risico te nemen. Gaat nieuwe uitdagingen zonder aarzeling aan. Alleen al de manier van kijken die dit oplevert kan een bedrijf nieuwe ideeën geven. Welke verborgen talenten en mogelijkheden hebben <strong>uw </strong>medewerkers, freelancers en leveranciers? Hoe zou u dat kunnen helpen? Laat me raden?.</p>

<p>Over the past few weeks I have been spending more time in the field, walking neigborhoods leaving my card, doing bpos and assisting a few on loan modifications.</p>
<p>While doing that, I&#8217;ve had a few people (renters) ask me or call me after I left my card at their door and ask me if the home was in foreclosure and most recently I was doing a bpo for a bank and as I was taking the exteriors, and the renter came out and ask the same question.</p>
<p>I explained to them how to check out via the county websites on this, and a few of them did know but most did not so I thought I would put these links here so if anyone needs to check on it they can. I also think this would be a good idea for a prospective renter to check this on the home they may be thinking of moving into.</p>
<p><strong>1.</strong> Go to Clark County <a href="http://redrock.co.clark.nv.us/assrrealprop/site.aspx" target="_blank">Assessor</a> page .. type in the address, just street # and street name should do it then hit submit (tip: don&#8217;t put in the word street or ave etc as it won&#8217;t work, just the street name)</p>

<p><strong>3.</strong> Now in a new browser go to the County <a href="http://recorder.co.clark.nv.us/extReal/Navigate.asp?AdvancedSearch.x=37&#38;AdvancedSearch.y=9" target="_blank">Recorders</a> site, here you want to go to where it says parcelNum then enter in the <strong>parcel #</strong> you wrote down&#8230;(TIP: you must leave out the dash..so just type the numbers in no space or dash</p>

<p>If you see a Notice of Trustee Sale&#8230;..Google the Trustee&#8217;s name and you may be able to contact them to find out when the sale date is.</p>
<p><strong>Most of the time the sale date is about 20-30 days from the recorded Trustee Sale date&#8230;so if you are renting and you see this,,,make plans to move.</strong></p>
<p><strong>In the past 2 months I have seen a few lenders delaying the trustee sale, but if you are a renter, you don&#8217;t want to take a chance on a last minute eviction, so plan accordingly.</strong></p>

<title><![CDATA[Wag The Dog ]]></title>

<p>“Why the dog wag a tail? Because the dog is smarter than tail. If the tail was smarter, it would wag the dog.&#8221;</p>
<p>O filme Wag The Dog (1997) que foi escrito por David Marnet, baseado no livro “American Hero” de Larry Beinhart e dirigido por Barry Levinston, nunca me pareceu tão propício de ter sua atenção como agora, guardando suas devidas proporções, é claro. No Brasil, o filme Wag The Dog foi lançado com o nome “Mera Coincidência” devido à história se assemelhar com o escândalo político envolvendo o ex-presidente americano Bill Clinton e a estagiária Monica Levinski. O detalhe é que o filme foi gravado antes mesmo do episódio ter acontecido e por oportunismo de marketing foi lançado com este nome.</p>
<p>Mas, o que mais chama atenção nesta comparação que começo a fazer agora não está no brilhantismo da produção do filme ou na atuação marcante de Dustin Hoffman, Robert De Niro e Anne Heche.  Está na frase que abre o filme e que citei em inglês logo no início do texto. A tradução literal da frase é: Por que o cachorro balança o rabo? Porque o cachorro é mais esperto que ele. Se o rabo fosse mais esperto, ele balançaria o cachorro.</p>
<p>Dentro da minha experiência como jornalista de mídia impressa e de assessoria de comunicação, consigo perceber este jogo, agora dos dois lados. Mas, nunca vi uma assessoria tentar fazer algo com tanta grosseria e falta de tato. Mas antes, deixa eu explicar quem nesta história é o rabo e quem é o cachorro. De fato, pela sua função, a imprensa é o cachorro e o poder público é o rabo, ou seja, o jornalismo procura as informações, cutuca, investiga e por aí vai, e o governo dança conforme a música. Quando acontece o contrário, e o governo tenta se antecipar à imprensa podemos dizer que o rabo está querendo balançar o cachorro.</p>
<p>Este tipo de relação tem acontecido com freqüência cada vez maior no Governo do Prefeito Gustavo Prandini. Quase que diariamente, a assessoria de comunicação do governo envia, a toda imprensa monlevadense, releases (matérias prontas que visam cavar um espaço nos jornais ou gerar outras pautas do interesse de quem envia) falando desde serviços básicos oferecidos à população até reuniões realizadas com empresas e grupo de moradores. </p>
<p>Como mencionado em texto anterior (<a href="http://whiskyagogo.wordpress.com/2009/02/19/primeiros-comentarios/">veja este</a>), algumas tentativas de manipulação da imprensa chega a ser gritante. Como foi com o “congelamento” do preço da passagem, o “adiamento” do carnaval e o anúncio de R$ 700 mil reais para reforma do areão, na mesma semana que a prefeitura anunciou a perda de R$1 milhão com a arrecadação do VAF – detalhe, o que se arrecada com VAF pode ser investido em saúde, educação, esportes, entre outros e os R$ 700 mil só pode ser investido no parque do areão.</p>
<p>Além destes surge outro ainda mais recente em que a prefeitura anuncia que fechou acordo com alguns itens da pauta de negociação com o Sintramon (Sindicato dos Servidores Públicos), no entanto, no corpo do texto diz que todos os itens aceitos pela prefeitura ainda estão em estudo, ou seja, a prefeitura não pode garantir o cumprimento do item para o momento e nem tampouco afirmar quando que poderá ser implantado.</p>
<p>Ainda na semana, mais precisamente na quinta-feira (05 de março), a prefeitura enviou uma nota a imprensa rebatendo as críticas de “um jornalista da cidade” – Thiago Moreira. A polêmica carta gerou discussão e pode tumultuar um pouco as discussões e as pautas dos jornais, bem na véspera da audiência no TRE-MG que poderá definir a cassação do prefeito Gustavo Prandini. Se foi uma tática da prefeitura eu não sei. Mas, esta foi a melhor forma que conseguir pensar para justificar uma atitude tão estabanada e sem nexo como mencionado <a href="http://whiskyagogo.wordpress.com/2009/03/06/cade-a-assessoria/">neste texto</a>.</p>
<p>Porém, para o azar do governo, nem todos os jornais pararam no tempo. Muitos contam com jornalistas formados ou experientes. Jornalistas que sabem de suas funções e conhecem o sistema. Que jornalista não se depara com uma situação dessas e não se lembra da “teoria do agenda-setting”? Eu, particularmente, não me ofendo com as tentativas da prefeitura de emplacar nos jornais a versão que eles querem que o povo saiba. O que me envergonha é pensar que a tão capacitada equipe do Prefeito Gustavo Prandini, acredite que alguém, na imprensa monlevadense, possa cair com facilidade nestas “armadilhas”.</p>
<p>Defendo que a assessoria de comunicação aja desta forma, aliás, esta é a função dela &#8211; conseguir espaço na mídia para aquilo que eles acham importante que a população saiba e que saiba do jeito que a prefeitura quer. Mas, a forma descarada que isto tem sido feito, incomoda. Talvez formas mais sutis consigam seu espaço na imprensa. Como é o caso do que acontece naqueles jornais que dependem da prefeitura para sobreviver. O tema principal é tratado bem como a prefeitura quer, mas, não da forma escancarada que se previa que fosse publicado. </p>
