Cuando el propietario de una casa debe más dinero de lo que vale su casa y se encuentra en problemas financieros, el banco puede permitir la venta de la casa aún si esto significa que ellos recibirán menos dinero del que se les debe; este proceso se conoce como una venta corta (short sale). Esto es atractivo para el propietario pues el impacto en su crédito es mucho menor que con un embargo; una venta corta permanece en los registros de crédito por sólo dos años, en comparación de los siete años de un embargo. Esto también es atractivo para los bancos pues pierden menos dinero que en un embargo. Además, las ventas cortas toman menos tiempo que los embargos, de tal forma que los bancos no tienen que mantener las propiedades como un pasivo en sus libros.

Más y más bancos están finalmente siendo eficientes para trabajar las ventas cortas, de forma que éstas se han convertido en la mejor alternativa en vez de un embargo.

Es crucial actuar rápidamente cuando se quiere negociar una venta corta. Puesto que este es un proceso largo, el propietario en dificultades tiene que iniciar este proceso tan pronto vea que no va a poder mantenerse al día con los pagos. Esperar puede resultar en un embargo y eliminar las posibilidades de una venta corta.

This is attractive for homeowners because the impact on their credit is far less than in a foreclosure; a short sale stays on their credit reports for only two years, as opposed to seven years for a foreclosure, and often isn’t a barrier to purchasing another home. This is also attractive for lenders because they lose less money than in a foreclosure. Also, short sales generally take less time than foreclosures, so the banks don’t have to carry the properties on their books as liabilities for so long.

Short sales are paperwork-intensive, and there are many details involved. If you’re considering this option, it’s critical to work with a trained real estate agent who knows all the steps required to successfully complete a short sale.

Since it is generally a lengthy process, the homeowner in distress must start this process as soon as he sees that he will not be able to continue to make on time payments. Waiting until being too late on the payments might force a foreclosure and eliminate the possibilities of a short sale negotiation.

Ah, Christmas.  The time of year that brings out the worst in people.  I know we all think it, so I just decided to put it in writing.  Jingle bells aren’t the sound of the season.  Car horns are.   At least the beginning of the season is that way.

J and I braved the crowds and headed to the Premium Outlets in Aurora, IL.  The thing is, we didn’t go early.  It was closer to 5:00 PM by the time we made our way to the northwest suburbs.  We were hoping to avoid some of the crowds.  I’m glad we didn’t go at midnight last night…the crowds were nuts.

Well, not so much the crowds, but the traffic.  Chicago drivers are just jerks.  It’s a complete “me, me, me” attitude when it comes to driving.  If everyone would just show some patience, we’d all get where we’re going a lot faster.  Instead, we create bottlenecks by trying to squeeze five wide on to an on ramp because no one wants to wait their turn.  I just go past my ramp, do a U-Turn and hit the on-ramp from the other direction where there’s no traffic at all. 

Shopping wise, we actually did pretty well and the Premium Outlets had some pretty good sales, but it was the chocolate that got us the most excited. 

Lindt Chocolate Shop is inside the Premium Outlets in suburban Aurora.  The famous Swiss chocolatier is widely available in your local mega mart, but they do have a few stores of their own.  Last Thanksgiving weekend, J and I found the store at Water Tower Place in downtown Chicago.  We stocked up on truffles then and thought about doing the same today.

The store is pretty small and filled with chocolate.  Their most recognizable pieces are the truffles and they have a couple displays in the stores with a number of different flavors. 

We headed to the back where the truffles line the walls.  The chocolate was $0.50 a piece, so we grabbed a back and started filling.  We stopped at 10 which would be an even $5.00.  We grabbed four peanut butter, four white chocolate, and a couple milk chocolate.  They had a pretty good deal of 100 truffles for $25.00, but we would probably eat them before getting back to Kalamazoo, so we passed. 

I love Lindt truffles.  The bad thing is there isn’t a Lindt store within 100 miles of Kalamazoo or in Michigan at all, but the good news is, you can get the same truffles at Meijer, Target, and most major retailers.  They’re a once in a while treat that always make me think of the holiday’s.

“Northern Lights”, the aurora borealis, don’t just happen on Earth; they happen on Saturn too.

Aurora Bornealis

Aurora adalah fenomena alam yang paling indah di dunia. Fenomena yang terkenal sebagai Cahaya Utara ini sudah membuat banyak orang terpesona karena keindahannya. Fenomena ini terjadi ketika pancaran matahari dalam bentuk ion yang dalam jumlah banyak, bersentuhan dengan medan magnet bumi. Ion yang ada terperangkap dan akhirnya bergerak mengikuti medan magnet bumi. Pada saat ion dari matahari ini bertabrakan dengan gas yang ada di atmosfer pada ketinggian  60-600 km diatas bumi, ion tadi menyala dan menimbulkan cahaya yang indah yang kita namai Aurora.

Awan Mammatus

Awan ini berbentuk seperti kantung yang bergantungan diatas awan. Awan ini terbentuk dari partikel es, dan masing-masing kantung dapat bertahan dalam bentuk yang sama antara 5-10 menit. Bentuk awan seperti ini pada umumnya akan menjadi tanda adanya badai atau sistem cuaca berbahaya yang lain.

Gelombang Pasang Merah

atau seharusnya disebut juga dengan ledakan ganggang. Fenomena ini terjadi saat ganggang laut berkumpul dan berkembang biak sangat cepat sehingga derah pantai yang diinvasi ganggang ini akan berubah merah seperti darah. Pada beberapa kasus, fenomena ini tidak berbahaya , sedangkan pada kasus lain, fenomena ini akan dapat menarik racun yang menyebabkan kematian ikan, burung atau mamalia laut lain. Bahkan di beberapa kasus, bahkan manusia juga mengalami bahaya, tapi hanya bila jumlahnya sangat sangat besar.

Batu Berlayar

Batuan misterius bergerak secara misterius di Death Valley (lembah kematian) dan menjadi pusat kontroversi ilmiah selama berabad-abad. Batu yang beratnya dapat mencapai ratusan pon ini bahkan pernah ditemukan bergerak sejauh hampir 100M disuatu saat. Beberapa ilmuan beranggapan bahwa angin kencang dan permukaan yang licin seperti es adalah penyebab pergerakan ini. Tapi teori ini dibantah karena banyak batuan bergerak ke arah yang berbeda-beda  dan dengan kecepatan yang berbeda pula. Supercell

Supercell adalah angin putar yang bergerak keatas dalam badai besar dan akan terlihat sangat mengerikan. Fenomena ini akan terjadi di badai petir setempat yang akan berlangsung berjam-jam, dan dapat membawa hujan deras, badai dan bahkan membawa batu-batuan kecil terangkat ke langit yang akhirnya turun sebagai hujan batu.

Pusaran Api

Atau badai api, atau setan api, adalah fenomena langka yang menyebabkan angin naik keatas dan membentuk pusaran, sehingga berbentuk tornado dan benar-benar bergerak ke atas dalam bentuk pusaran api. Pusaran api sering terbentuk pada saat kebakaran hutan. Pusaran api ini dapat berbentuk setinggi 30-200 kaki dan selebar 10 kaki, tapi umumnya hanya dapat bertahan dalam hitungan menit saja.

Lingkaran Es

Fenomena langka ini biasanya hanya terjadi dinegara yang sangat dingin, dan biasanya terbentuk ditengah air, dan bukannya ditepian air. Mungkin aliran air yang pelan bergeretak dan membuat arus pusar yang pelan sehingga membentuk cakram es. Lingkaran Es atau Cakram Es ini dapat memiliki diameter sampai 500 kaki dan dapat berbentuk dalam kelompok atau Lingkaran Tunggal.

Gelombang Gravitasi

Pola dari Gelombang Gravitasi ini terjadi karena udara yang bergerak secara vertikal karena adanya gerakan udara keatas yang muncul dari pegunungan pada saat hujan badai. Pola seperti ini akan muncul ketika udara yang bergerak vertikal bertabrakan dengan lapisan udara yang stabil. Momentum dari gerakan ini akan menyebabkan perubahan dalam atmosfer, yang mengubah dinamika udara. Alam kemudian mengubah aliran udara ini dalam atmosfer dalam bentuk gelombang yang muncul dipermukaan awam.

Alegerile parlamentare din 19 noiembrie 1946

Alegerile trucate din anul 1946 au constituit momentul legitimării puterii comuniste în România. Având asigurat concursul sovieticilor, din punctul de vedere al susţinerii materiale a campaniei electorale, comuniştii au întreprins pe parcursul întregului an o serie de acţiuni menite să le aducă popularitate în rândul electoratului şi să le asigure succesul în alegeri.În această campanie, la loc de frunte s-a aflat denigrarea partidelor istorice în ochii opiniei publice,

încurajarea tensiunilor din cadrul acestora, susţinerea unor dizidenţe, dar şi crearea unui organism politic, în speţă Blocul Partidelor Democratice, în care a intrat P.C.R. şi alte cinci formaţiuni politice, în stare să canalizeze atenţia populaţiei şi să atragă voturi. Prin campania electorală, presărată cu numeroase incidente şi încălcări ale legii chiar de reprezentanţii sau simpatizanţii guvernului Groza n-au putut schimba opinia poporului şi n-au adus victoria comuniştilor în alegeri.

În această situaţie s-a pus în aplicare deviza lui Stalin „nu contează cine şi cum votează, ci contează cine numără voturile”, iar B.P.D. a obţinut o victorie confortabilă în alegeri datorită acestor „tehnici speciale” de numărare a voturilor.

Iată, în continuare, un tablou cronologic al fatidicului an electoral 1946:

8 ianuarie – Consiliul de Miniştri hotărăşte organizarea alegerilor în cel mai scurt timp posibil, după cum ceruseră reprezentanţii marilor puteri, asigurând opinia publică de libertatea şi transparenţa acestora.

22 ianuarie – se conturează obictivele P.N.Ţ. pentru campania electorală, printre acestea numărându-se apărarea libertăţii alegerilor, înscrierea populaţiei pe liste electorale, „propagandă destoinică” pentru câştigarea scrutinului.

29 ianuarie – Plenara C.C. al P.C.R. preconizează prezentarea unită în alegeri a tuturor forţelor democratice reprezentând guvernul Groza din 6 martie 1945.

14 februarie – Comitetul Executiv al Frontului Plugarilor acceptă propunerea P.C.R. de a participa pe liste comune la alegeri.

15 februarie – Ştefan Voitec şi Lothar Rădăceanu, lideri ai P.S.D., se pronunţă la rândul lor pentru participarea pe liste comune cu comuniştii, în dezacord cu Constantin Titel Petrescu, partizan al participării independente a partidului la alegeri.

22 februarie – „alegerile vor avea loc după strângerea recoltei”, anunţă primul ministru Petru Groza. În aceeaşi zi, simpatizanţii comuniştilor devastează sediul P.N.Ţ. din Arad. Denigrarea şi agresiunile contra partidelor istorice se vor produce pe întreaga perioadă premergătoare alegerilor, la nivelul întregii ţări.

10 martie – grupul Rădăceanu-Voitec îşi impune punctul de vedere la Congresul P.S.D., – participarea pe liste comune cu P.C.R. Constantin Titel Petrescu părăseşte partidul punând bazele P.S.D. Independent, care se va apropia de partidele istorice.

13 martie – liderii Frontului Naţional Democrat hotărăsc crearea unei comisii electorale comune pentru partidele care s-au decis să meargă în alegeri pe liste comune cu ei.

22 martie – în faţa acuzaţiilor P.C.R. că desfăşoară o campanie pentru amânarea alegerilor, P.N.Ţ. asigură populaţia că doreşte ca acestea să aibă loc în cel mai scurt timp posibil.

Aprilie – presa controlată de comunişti, „Scânteia”, „Aurora”, România Liberă”, începe acţiunea de compromitere a liderilor partidelor istorice în ochii poporului, aceştia începând să fie catalogaţi ca „reacţionari”, „colaboraţionişti”, „fascişti” etc. Aceste atacuri vor continua pe toată durata anului electoral, concomitent cu prezentarea în antiteză cu Maniu şi C.I.C. Brătianu a liderilor comunişti.

19 aprilie – într-un articol din „Dreptatea”, Corneliu Coposu cere guvernului să fixeze de urgenţă data alegerilor.

9 mai – F.N.D. definitivează platforma-program ce urmează a fi făcută publică.

17 mai – se consemnează constituirea Blocului Partidelor Democratice, format din P.C.R., P.N.L.- Tătărescu, P.N.Ţ.- Alexandrescu, Frontul Plugarilor, P.S.D., Partidul Naţional Popular (fosta Uniune a Patrioţilor, devenită între timp din organizaţie de masă partid). Se constituie totodată Comisia Centrală Electorală alcătuită din reprezentanţii celor şase partide. Platforma-program scoate în evidenţă realizările guvernului Groza, critică partidele istorice „reacţionare”, promite respectarea tuturor drepturilor şi libertăţilor cetăţeneşti, politică socială favorabilă muncitorilor şi ţăranilor, sprijinirea culturii, redresarea industriei, comerţului şi agriculturii etc. Comuniştii vor profita din plin de împărţirea titlurilor de proprietate în baza reformei agrare din 1945 pentru a-şi face propagandă electorală în rândul ţăranilor.

22 mai – reprezentanţii partidelor din B.P.D.: Gh. Tătărescu (P.N.L.), P. Groza (Frontul Plugarilor), Th. Iordăchescu (P.S.D.), Gheorghiu-Dej (P.C.R.), C. Neculcea (P.N.P.), A. Alexandrescu (P.N.Ţ.) semnează protocolul de constituire a B.P.D. pe baza adeziunii la platforma-program.

27 mai – Federaţia Democrată a Femeilor aderă la platforma-program a B.P.D.

1 iunie – ca răspuns la notele anglo-americane, guvernul afirmă că alegerile vor avea loc în cel mai scurt timp şi într-un mod democratic.

2 iunie – începe oficial, la Iaşi, în prezenţa conducerii comuniste, campania electorală a B.P.D. În aceeaşi zi este prezentat, prin intermediul ziarului „Dreptatea”, manifestul P.N.Ţ. (Maniu) către ţară, cu care acesta se prezintă în alegeri. Ţărăniştii se pronunţă pentru menţinerea monarhiei, definitivarea reformei agrare, statul ţărănesc, refacerea economiei, garantarea drepturilor şi libertăţilor.

5 iunie – Comitetul Executiv al Confederaţiei Generale a Muncii anunţă printr-un comunicat că va sprijini B.P.D. în alegeri.

14 iunie – Adrian Holman, reprezentantul politic britanic la Bucureşti, critică guvernul român acuzându-l că tergiversează promulgarea legii electorale şi fixarea datei scrutinului.

5 iulie – Apărarea Patriotică anunţă că va sprijini platforma-program a B.P.D.8 iulie – circulara P.N.Ţ. (Maniu) face cunoscut modul de organizare a participării acestui partid la alegerile parlamentare.

13 iulie – este promulgată legea privind organizarea şi desfăşurarea alegerilor pentru Adunarea Deputaţilor. Sunt stabilite condiţiile de votare şi de depunere a candidaturii. Apare şi o nouă categorie fără drept de vot – „nedemnii” (criminalii de război, primarii şi prefecţii guvernului Antonescu, legionarii, voluntarii în războiul antisovietic). Se introduce sistemul unicameral, anulându-se totodată prerogativa regelui de a dizolva parlamentul. Partidele istorice protestează împotriva legii electorale, întrezărind posibila fraudare a alegerilor.

30 iulie – mitingul B.P.D. pe stadionul P.T.T. Bucureşti, la care participă Ana Pauker.

12 august – echipe de bătăuşi comunişti împiedică desfăşurarea Congresului P.N.L. (Brătianu) la Oradea.

16 august – sunt atribuite semnele electorale:

soarele – B.P.D.,

secera şi ciocanul – P.C.R.,

triunghiul echilateral – P.S.D.,

o linie – P.N.L.-Tătărescu,

cercul – P.N.Ţ.-Alexandrescu,

ochiul – P.N.Ţ.,

linie verticală şi orizontală în unghi de 90° – P.N.L.,

fântâna – P.S.D.I.

11 septembrie – se constituie biroul electoral al armatei care îi va „îndemna” pe soldaţi să voteze cu B.P.D.

13 septembrie – Constantin Brătianu denunţă, într-un memoriu adresat lui P. Groza, abuzurile din campania electorală: înscrierea pe listele electorale este ilegal făcută, nu sunt respectate termenele de înscriere, se fac liste speciale care să poată fi folosite în mod fraudulos, campania electorală a opoziţiei este subminată de autorităţi, publicaţiile lor sunt cenzurate etc. Alte astfel de proteste vor fi făcute de cele două partide istorice, prin intermediul ziarelor „Dreptatea” şi „Viitorul”, pe toată durata campaniei electorale, fără vreun succes.

18 septembrie – Ion Mihalache, vicepreşedinte P.N.Ţ., este declarat „nedemn”, deoarece participase ca voluntar pe frontul de est. Contestaţia depusă la Judecătoria de Ocol Topoloveni nu a fost soluţionată pozitiv.

20 septembrie – C.I.C. Brătianu depune o contestaţie la Circumscripţia Centrală Electorală cerând anularea listelor întocmite ilegal.

28 septembrie – Iuliu Maniu protestează asupra folosirii autorităţilor publice în campania electorală a guvernului.

29 septembrie – B.P.D. începe promovarea capilor listelor electorale. În Bucureşti primii pe liste sunt Groza, Dej şi Ana Pauker.Octombrie – se distribuie „Cele 10 porunci ale cetăţeanului român”, manifest difuzat de P.N.Ţ., prin care poporul este îndemnat să denunţe abuzurile, să nu se lase intimidat de guvern şi să voteze P.N.Ţ.-ul.

3 octombrie – sunt repartizate mandatele în cadrul B.P.D., proporţia fiind inegală, deoarece P.C.R., Frontul Plugarilor şi P.N.L.-Tătărescu au primit un număr egal de mandate, dar per total mai multe decât celelalte trei formaţiuni din Bloc.

15 octombrie – este publicat Decretul-lege pentru Convocarea Corpului Electoral prin care data alegerilor este fixată pentru 19 noiembrie.

21 octombrie – P.N.L., P.N.Ţ. şi P.S.D.I. ajung la un acord comun de a acţiona pentru a împiedica abuzurile electorale şi fraudarea alegerilor.Noiembrie – B.P.D.-ul înteţeşte ritmul manifestaţiilor şi întrunirilor electorale în Bucureşti şi în ţară (până la alegeri au loc astfel de întruniri la Lugoj, Arad, Cluj, Hunedoara, Galaţi, Timişoara, Ploieşti, Târgu Mureş, Târgovişte, Sf. Gheorghe, Satu Mare, Bârlad, Severin, Vlaşca, Tutova etc. la care participă liderii marcanţi ai P.C.R.: Dej, Pauker, Luca, Pătrăşcanu, Gh. Apostol, Chişinevschi).

1 noiembrie – este publicată lista candidaţilor P.N.L.: Constantin Brătianu ocupă primul loc la Bucureşti, iar Gheorghe Brătianu aceeaşi poziţie la Ilfov.

12 noiembrie – este publicată lista candidaţilor P.N.Ţ. Iuliu Maniu este în fruntea listei la Bucureşti, Hudiţă la Cluj, Coposu la Sălaj etc.

17 noiembrie – mitingul P.N.Ţ. în faţa T.N.B., la care participă 30.000 de oameni. Forţele de ordine intervin trăgând în manifestanţi.

19 noiembrie – alegerile parlamentare. Se semnalează grave incidente şi ilegalităţi: furturi de urne şi voturi, ocuparea localurilor de vot, atacarea candidaţilor opoziţiei, maltratarea oficialităţilor şi a forţelor de ordine, împiedicarea simpatizanţilor opoziţiei să-şi exercite dreptul la vot, crime etc. Protestele P.N.L. şi P.N.Ţ. din zilele următoare n-au nici un efect.

23 noiembrie – un document de la Foreign Office (Biroul pentru Străini) afirmă că alegerile au fost „un complet fals”.

Recently I have been studying and feeling the stress building up as I approach the month of December… A friend of mine suggested going to the Aurora Spa retreat together, so I tagged along! I booked myself in for a kitya karnu treatment and hearing raving reviews about it as well, I was really looking forward to it.

Arriving at the spa, the entrance to it is so peaceful. You work into the dimly lit lobby, then up a flight of  slate coloured stairs, before you see a water feature and around the right side, the door opens into the reception of the spa. It felt warm and bright inside. Then you get brought up a flight of cream coloured stairs to the waiting area where you have a view of the sunbaking deck. The therapist explained to me where my locker is and what to get changed into. Basically for the treatment, I wore bikini bottoms and just wrapped myself into a bathing robe and changed into massage slippers. And then wait in the waiting area. I then saw my friend and we sat down for some herbal tea and filled the forms..until our therapists came to bring us in for the treatment.

I was brought into a small changeroom where I had to unrobe and wrap myself with a towel. There was a choice of two aromatic oils ( one lime&rose and the other lavender) and two salts (one kakadu lime salts and one white clay salts). I chose the strongest smelling ones as I needed something more invigorating. Then the therapist showed me into a steam room where there was a bed inside the steaming room. It was hot steamy and hard to breathe at first, but when I lied down ,I found myself relaxing into it. The therapist was very reassuring, and told me if I felt like I couldn’t breathe, I could let her know.

First I lied on my tummy, face down. She scrubbed my legs and back with the oil first before sprinkly the salts and then rubbing them into my skin. The sprinkling of the warmed salts felt lovely. I felt like a chicken being marinated.8) Then she washed me with warm water from a sprinkler. It was different. Then I was given a sip of cold water before I turned around.. She then placed a modesty towel over my front before she massaged my face with a cleanser. Then she placed a mask on my face before she applied a thick mask onto my hair. A cool towel was applied over my face several times, which was really refreshing and pleasant while she applied oil over my body again and then sprinkled salts generously, then scrubbed me.  And towards the end, a very cold towel was placed over my eyes and then hot water was sprinkled over me to wash the salts away.

At the very end, I was told by the therapist I could take my time to sit up and have a shower. The shower was wonderful. I couldn’t believe the salts look so blackish on the towels. My hair felt soft and moisturised. Going out of the room, the therapist guided me back to the changeroom where I got out of the wet bikini bottoms and changed into my dry robe and she gave me an extra towel for my wet hair. Then she sat me down to apply Darphin’s serum and moisturiser over my face (felt sooo wonderful) and then guided me back to the waiting area to have a cup of tea. My friend came out not long after. I felt soo relaxed and I told my friend that I thought that I was only going to be in the steaming room for 5 mins but turned out it was going to be an hour in there! I must say this was a very unique spa experience and is so warming! I highly reccomend it for a cooler day..and yes you will have soft silky skin after and you will feel revitalised.A lil secret..I loved the rich body cream in the changeroom too.. I then realised that I have found a good spa place to go to in Melbourne. However I must say I recommend going on the weekdays. Sat seemed really busy!
