<p>What we don&#8217;t know is what will happen with interest rates because they are moving up and down with the current markets and they are reacting to what the government has done with the numerous acts of Congress that have been approved and are still pending.</p>

<p>For those interested in the REO and short sale inventory… below is the look of inventory by city. REO inventory is still staying around the same numbers. In fact, so is the Auction inventory. I have gone to a few big property auctions with past clients. I get the Auction companies email updates on upcoming Auction dates and inventory. Today I looked at it and on their West Coast Auction property list they only had 9 properties!</p>
<p>Also banks are making decisions and moving much more swiftly on those Short Sales. So if you or anyone you know is having problems making a payment and want to know your options…please give me a call or email today!</p>
<p>Let&#8217;s see what has been going in December;</p>
<p>Brea has only 3 bank owned properties on the market now (down 1). In contrast they have 23 active short sale listings on the market right now. Plus another 25 properties went into escrow between 12/1 and 12/31!</p>
<p>Placentia has 10(up 1) and 33 active short sale listings. 37 properties went into escrow!</p>
<p>Fullerton has 14 (same) and 99(24 more) active short sale listings. An outstanding 87 properties went into escrow in December!!!!!!!</p>
<p>Yorba Linda has 12 (up 5) and 55(down 10) short sale listings. A huge 74 properties went into escrow!</p>
<p>Anaheim Hills has 3 (down 2) and 23(down 12) short sale listings. Another 46 properties went into escrow!</p>
<p>Costa Mesa has 9(up 3) and 54(up 6) short sale listings. 43 properties went into escrow!</p>
<p>Tustin has 12 (up by 3) and 64(down 2) short sale listings. WOW&#8230;60 properties went into escrow in December!</p>
<p>Irvine has 10(down 1) and 102 (down 17) short sale listings. An unbelievable 144 properties went into escrow in December!</p>
<p>Newport Coast has 2 (up 1) and 4(down 1) short sale listings. 11 properties opened escrow!</p>
<p>Newport Beach has 7 (up 1) and 46 (down 9) short sale listings. 61 properties opened escrow!</p>
<p>Chino Hills has 10 (down by 1) and 43 (up 1) short sales. 62 properties opened escrow in December!</p>
<p>Corona has 64 (down by 4) and an incredible 353 (up 10) short sale listings. Then completely unbelievable! An amazing 370 properties went into escrow in December!</p>
<p>So if you don&#8217;t think people are buying the proof is in the numbers! This is outstanding numbers even in the strongest of months.. and this is December!</p>
<p>What this means&#8230; if you are a buyer you better come with your A game. You better trust your Realtor (hopefully it&#8217;s me) and be ready to negotiate tough.</p>
<p>If you are a seller&#8230; expect multiple offers and have your home show ready. When I show buyers a home they will PAY more for a home that show well..even in todays&#8217; market <img src='http://s.wordpress.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  Thinking of selling&#8230;. want to know what your home is worth now that prices have started to move up?
