Our team spoke to many home buyers who express interests in the larger units. Many are from the nearby neighbourhood who are looking to upgrade to bigger units to accommodate a bigger family size.

Asked about their reaction to the 6th body found in the reservoir recently, most respondents seem indifferent as some have pointed out “..there are suicide cases in other areas like MRT stations too. Surely one wouldn’t avoid staying near the MRT stations just because of previous accidents or suicide cases there? “We find most customers are less concerned by this, but rather more concerned about the rising house prices in Singapore.

With the release of the Q3 property market statistics, it appears that Singapore economy is still going strong. Some of the HDB upgraders who are no longer eligible to buy the nearby DBSS launch (Belvia) are seriously considering this new condo at Bedok Reservoir site.

Some of the customers who have been standing on the sidelines have also come to a conclusion that a crash in the property market in Singapore is unlikely and some are taking this opportunity to secure a unit while banks are still lending. This is because, some are aware that in more developed economies like Europe and USA, banks have stopped lending to homebuyers, which create a vicious cycle in the property market.

Just as most property investors will tell you, that timing the property market is almost impossible, unlike stocks trading.

According to the Managing Consultant of International Realty Consulting, “ one must view real estate as a different asset class than stocks or forex. Real Estate is almost a perfect hedge to inflation and if one is able to manage the leverage ratio and weather the downward retracement, Real estate is indeed a good way to diversify your risk and create passive income. The problem is, most people lack the financial knowledge to plan their purchase and structure a portfolio that is able to weather the storms. They bought the wrong property using high leverage that stretches their finances to the point that if anything goes wrong, they will go into reds. This is very different from the approach my private clients are taking in the high end luxury property market. They realise, property prices in the right segment, like diamonds, do not crash. So they keep buying as long as their holding power allows it.“

So our conclusion, one man’s meat may be another man’s poison. As we always advise our clients, buy assets, do not just buy properties. What does this mean?  well, i will leave this for my next post.
