<p>Pemerintah harus segera menciptakan kepastian hukum dalam bisnis broker properti mengingat kondisinya sudah mengkhawatirkan karena di kalangan broker sudah terjadi &#8220;main kayu&#8221; (kecurangan).</p>
<p>&#8220;Upaya melalui kode etik broker, ternyata tidak membuat &#8216;kekacauan&#8217; dalam industri broker properti lantas punah,&#8221; kata Ketua umum Asosiasi Realestat Broker Indonesia (Arebi) Tirta Setiawan di Jakarta, Rabu (30/08).</p>
<p>Padahal industri broker properti menjanjikan potensi yang luar biasa. Untuk penyerapan tenaga kerja misalnya, saat ini tak kurang dari 354 perusahaan agen properti.</p>
<p>Jika satu perusahaan broker properti memiliki 10 agen saja, maka sudah ribuan tenaga kerja terserap di situ. Dari hitungan Tirta, saat ini ada 6000-an agen properti.</p>
<p>Dari sisi ekonomi, data Arebi menunjukan transaksi penjualan properti yang memanfaatkan jasa broker sebesar Rp20 triliun. &#8220;Tapi itu baru angka yang terdata jelas. Karena banyak transaksi yang tidak dilaporkan dan diperkirakan nilai mencapai 100 bahkan 400 kali lipat dari transaksi yang tercatat,&#8221; jelas Tirta.</p>
<p>Menurut Tirta, kasus transaksi jual beli properti &#8220;bawah tangan&#8221; atau yang tidak dilaporkan hanya satu dari sekian banyak masalah yang melingkupi industri broker properti.</p>
<p>Masalah lain yang juga sulit dituntaskan adalah dana transaksi yang menguap atau dibawa kabur agen penjual. Belum lagi, adanya developer nakal yang enggan membayar komisi transaksi. Dengan beragam alasan, developer berusaha menghindari kewajibannya membayar komisi dari transaksi penjualan properti.</p>
<p>Ada juga yang lebih menyusahkan, setelah konsumen membayar uang muka dan cicilan, pengembangnya tidak membangun proyek yang dijanjikan. Padahal kontrak sudah diteken. Konsumen pasti komplainnya ke broker,&#8221; tandas Tirta.</p>
<p>Sebenarnya, Arebi sudah berupaya mengatasi masalah-masalah yang ada di seputar bisnis broker. Untuk agen yang nakal misalnya, para pemilik lisensi atau pengelola kantor manajemen broker bisa memecat agen yang nakal.</p>
<p>Hanya saja, agen properti yang nakal tidak bisa di-<em>blacklist</em> atau terkena sanksi hukum lain. &#8220;Mereka bisa dengan enaknya berpindah dari satu kantor ke kantor lain,&#8221; ujar Darmadi Dharmawangsa, Sekretaris Jendral Arebi.</p>
<p>Sementara itu, Ketua Umum Realestat Indonesia (REI) Lukman Poernomosidi saat berbicara dalam Seminar Sehari Arebi yang bertema &#8220;Sosialisasi Kebijakan Pembinaan Bisnis Broker Properti&#8221; di Hotel Ciputra, Rabu (30/08) menyatakan, kalangan developer sebenarnya sangat membutuhkan keberadaan agen properti untuk menjadi ujung tombak pemasaran produk properti.</p>
<p>Oleh sebab itu, jika ada masalah antara developer dan broker, itu merupakan bukti perlunya peningkatan profesionalisme diantara pengembang dan broker.</p>
<p>Untuk mencari solusi dari banyak masalah, Arebi lantas meminta Departemen Perdagangan untuk membuat regulasi yang bisa menjadi patokan bisnis ini. Salah satu bagian dari regulasi tersebut adalah adanya syarat sertifikasi bagi agen properti.</p>
<p>Hanya saja sejauh ini, regulasi tersebut masih menyangkut di Departemen Perdagangan.</p>
<p>Menurut Direktur Jendral Perdagangan Dalam Negeri Depdag Ardiansyah, sebenarnya regulasi untuk industri broker sudah tercantum dalam Kitab Undang-Undang Hukum Dagang (KUHD) tahun 1933.</p>
<p>Disitu disebutkan, makelar atau yang sekarang disebut broker, diangkat oleh Gubernur Jendral Belanda. Makelar tidak mengambil bagian dari transaksi, tapi melaksanakan amanat majikan dan dibayar berdasarkan jasanya,&#8221; Kata Ardiansyah.</p>
<p>Jadi, ada regulasi tentang bisnis broker di Indonesia. Hanya saja, Ardiansyah mengakui KUHD memang harus diperbaharui. Alasannya, saat ini masalah yang muncul dalam bisnis broker sangat banyak seperti soal pembajakan SDM, soal banting harga komisi, sampai belum adanya sertifikasi kompetensi.</p>
<p>Tapi soal kode etik, papar Ardiansyah, memang cukup dikeluarkan oleh asosiasi saja.</p>
<p>Meski memaparkan panjang lebar, namun Ardiansyah tidak berani menargetkan kapan pemerintah akan mengeluarkan regulasi tentang sertifikasi broker.</p>
<p>Hal senada diungkapkan oleh Menteri Perdagangan Marie Elka Pangestu, menurutnya, regulasi soal sertifikasi broker masih terus dalam penggodokan di kantornya.</p>
<p>Menanggapi ketidakjelasan sikap pemerintah dalam soal regulasi sertifikasi, Tirta Setiawan menegaskan, pihaknya akan mengundurkan diri dari posisi pengurus Arebi jika regulasi sertifikasi tidak keluar tahun ini. &#8220;Saya kecewa kalau tahun ini belum juga keluar,&#8221; tegasnya.</p>
<p>Menurut Tirta, adanya SK Mendag tentang Sertifikasi dan SK Mendag tentang Pengawas Profesi, akan meningkatkan pemasukan bagi negara dalam soal pajak.</p>
<p>Adanya sertifikasi dan pengawasan profesi membuat agen yang nakal bakal mendapat sanksi. Dengan begitu transaksi gelap bisa dikurangi. Dan transaksi yang jelas kan berarti penambahan pemasukan dari sektor pajak,&#8221; tandasnya. <strong>(*/lpk)</strong></p>

<p>My father and I were at a store today and we ran into a next-door neighbor from the days of when I used to live in a 3br townhouse.  He&#8217;s a commodities broker for sugar.</p>
<p>I sent my watch in for a band adjustment, and I&#8217;ll get it back on Wednesday.  There&#8217;s a couple of things I want to get from JCrew&#8230;lets hope they have a sale soon or some sort of discount that applies to all merchandise.  Can&#8217;t blow too much money now but what can I say, I&#8217;m a big consumer.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Wall Street was very empty this morning.  Obviously everyone is sleeping or hungover except for a few crazy people like me.  For lunch, I went with a broker trainee to Georgio&#8217;s for pizza.  You walk down past the NYSE, The Setai, Bobby Vans Steakhouse, and Hermes, make a right at the first light and you&#8217;ll find a decent pizzeria.  Another person got shitcanned today, and a lot of trainees were shocked because it was this junior broker that they thought was doing well.  Some of the trainees smoked with him outside the building in the morning.  It&#8217;s like a revolving door at this firm, it just doesn&#8217;t seem like people last here very long.  Who&#8217;s it gonna be next week?</p>
<p>My friend&#8217;s cousin came up to the office today and we all went to Madison Ave/Midtown to check out places like Gucci, Bergdorf Goodman, Salvatore Ferragamo, and Dolce &#38; Gabbana.  We were mostly looking at $300-$600 dress shirts from Turnbull &#38; Asser and Charvet.  I didn&#8217;t buy anything.  There were tons of people out.  It&#8217;s Black Friday but these stores certainly don&#8217;t have discounts.</p>
<p>We made a quick pitstop at the Hilton in midtown, went all the way to the 44th floor, slipped into the executive lounge and basically ate the hors d&#8217;oeuvres for free even though we weren&#8217;t hotel guests.</p>
<p>Around 6pm, we went to DJ Reynolds for dinner to eat their $30 prime rib.  I have to say, it&#8217;s almost the same as Smith &#38; Wollensky&#8230; yet at Smith &#38; Wollensky, I paid like $60 for the steak and more than 2x more overall.  Now I&#8217;m with some family for a post-Thanksgiving function.  Not a bad day.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>On 4.5 hours of sleep this morning, I rolled into the lobby in a grey pinstripe suit with my Ray Bans looking pretty clutch.  I have to say that wearing these power suits really helps motivate me and it gives me a lot of confidence when I walk around.  It&#8217;s psychologically important to feel like a million bucks.  If you dress like shit, you&#8217;re going to feel like shit.  If you feel like shit at this job, you&#8217;re not going to last long.  There&#8217;s 12 of us right now.  Highly unlikely that we&#8217;ll all make it.</p>
<p>The training room is actually probably in the high 50&#8217;s or about 60 degrees.  I know I said 65 but the room is colder than the temperature outside.  I&#8217;m surprised I haven&#8217;t gotten sick.  Today I got out early at 4pm because it&#8217;s Thanksgiving Eve.  No Black Friday for me because I have to go into work on Friday, although I&#8217;ll probably go look around after work.  No such thing as vacation here until you&#8217;re a big producer.</p>
<p>The work hours compared to compensation right now is extremely disproportionate, but that will change after I work my fucking ass off.  I mean really work my ass off.  People think they work hard, but if I may be so bold to say, many of them have no clue what hard work really means.</p>
<p>I&#8217;m naturally a lazy person, but I have a high tolerance for pain and I&#8217;ve taken on a lot of jobs with little to zero compensation.  I&#8217;ve put in a lot of time and effort only to go nowhere in a LOT of things.  There&#8217;s so many times where I just wanted to give up on everything.  Now I&#8217;m pretty good at just moving forward and not looking back.</p>

<description><![CDATA[Tingginya permintaan pupuk organik granul (POG) mendorong permintaan bahan baku POG ini. Bahan baku ]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>Tingginya permintaan pupuk organik granul (POG) mendorong permintaan bahan baku POG ini.  Bahan baku utama POG adalah kompos, baik kompos dari sisa tanaman atau kotoran hewan (pupuk kandang).  Permintaan kompos, terutama kohe sangatlah tinggi. </p>
<p>Andaikan saja, menurut bocoran (jangan dipercaya ya..), kebutuhan POG tahun depan mencapai ratusan ton. Taruhlah 500 ton saja.  Proporsi pupuk kandang dalam POG kurang lebih 60%, jadi kebutuhan kohe mencapai 300 ton.  Ini kohe kering (kadar airnya di bawah 10%), halus, dan sudah matang. Perkiraan jumlah kohe mentah yang diperlukan bisa mencapai 1000 ton.  Permintaan yang luar biasa besar.<br />

Karena permintaan besar, banyak orang-orang oportunis yang memanfaatkan kesempatan dalam kesempitan.  Banyak broker-broker kohe yang nakal dan mencoba menipu para produsen POG.  Untuk menambah volume/bobot kohe, para broker mencampur kohe dengan tanah (perkiraan saya seperti ini). Kohe yang sudah dicampur tanah sulit dibedakan secara visual dengan kohe asli.  Namun secara kimia, kohe ini jelas-jelas tidak masuk &#8217;spek&#8217; (baku mutu).</p>
<p>Salah satu persyaratan POG adalah kandungan bahan organik (C organik) minimal 12%.  POG yang dibuat dengan berbahan baku kohe aspal (asli tapi paslu), kandungan bahan organiknya tidak memenuhi spek.  Tidak jarang kandungan bahan organiknya tidak mencapai 10%.  Ini disebabkan karena kandungan bahan organik di dalam kohe sangat rendah, kurang dari 20%.  Bahkan pernah saya menguji kohe yang kandungan bahan organiknya hanya 8%.  Kohe yang asli kandungan bahan organiknya &#62; 20%, bahkan bisa mencapai 30%. </p>
<p>Beberpa pengusaha UKM yang terkena tipu para broker ini dan merugi ketika mulai membuat POG.  Terutama POG-POG yang bersubsidi. </p>
<p>Sebenarnya ada cara yang mudah dan sederhana untuk melihat apakah kohe yang dikirimkan tersebut memenuhi spek atau tidak.  Cara praktis ini hanya perkiraan saja.  Untuk lebih tepatnya memang perlu dikirim ke laboratorium untuk diuji kandungan bahan organiknya.  Meskipun demikian, cara ini bisa dijadikan langkah awal untuk menguji keaslian kohe.</p>
<p>Berikut ini cara sederhana untuk menguji keasliah kohe.<br />
1.Kohe yang asli umumnya berwarna coklat kehitam-hitaman. Jika ditambah tanah umumnya warnanya lebih cerah.<br />
2.Jika kohe dikirim dalam bentuk sudah kering dan halus, umumnya kohe ini terasa ringan ketika diangkat.  Ini karena berat jenis (BJ) kohe relatif rendah.  Jika kohe terasa berat, meskipun kondisinya kering, mamak kohe ini perlu dicurigai kalau tidak asli.<br />
3.Siapkan air di dalam gelas.  Masukkan satu sendok kohe dan diaduk merata.<br />
4.Kohe yang baik seharusnya sebagian kohe yang mengambang di atas permukaan air. Kira-kira seperlima dari berat kohe tersebut.<br />
5.Jika kohe yang mengapung sangat sedikit/sedikit sekali, dan lebih banyak kohe yang tenggelam, maka kohe ini perlu dicurigai kalau aspal. </p>
<p>Cara-cara di atas adalah pengujian secara visual dan kasar.  Kalau Anda belum puas, contoh kohe bisa dianalisakan ke lab tanah terdekat.  Cara-cara tersebut di atas juga bisa untuk menguji keaslian kompos dari sisa-sisa tanaman/sampah.<br />

<p>They have us wound up pretty tight.  One of us got sent home today because he didn&#8217;t bring his nametag.  Haha.  Don&#8217;t know if that&#8217;s a good thing or a bad thing.  I mean, he gets to go back to sleep and study whenever he wants.</p>
<p>The training room that we study in is kept at 65 degrees or less so that we don&#8217;t fall asleep.  It works because it&#8217;s extremely uncomfortable, but sometimes I end up having 20 second blackouts where I think I&#8217;m looking at a page, but I&#8217;m actually sleeping with my eyes open.  There are four security cameras, one in each corner of the room monitoring us.  There are mics so they can hear what we&#8217;re talking about.  We basically have to study our fucking asses off this week.  The managing director told us that &#8220;you have to study until your heads hit the fucking table.&#8221;  He wasn&#8217;t being mean, he was being serious.  They&#8217;re trying to get us licensed as quickly as possible and we don&#8217;t have a lot of time to study and pass this test.  There&#8217;s only one shot to pass it.  There&#8217;s no retaking it at this firm.</p>
<p>The book is like 700 pages long with 17 chapters.  It&#8217;s not exactly a fun read.  Imagine cramming something that should take several months to learn in one week.  I have to finish this book by next week and at least semi-understand most of it.  There&#8217;s a five day intensive course next week where we go over everything for 10+ hours everyday.</p>
<p>Last night when I got back home, I immediately went to the supermarket to buy snacks and a case of Rockstar Energy.  The shit is starting to hit the fan.</p>

<p>An important part of the rent-to-own program for our clients is to be aware of your own financial situation and how to improve it in order to become an equity building home owner sooner, rather than later.  A major part of your ability to qualify for a home will be your credit report and credit score.  You can pull the report yourself from many sources but we recommend <a title="Equifax Score Power" href="https://www.econsumer.equifax.ca/ca/main?forward=/view/common/template.jsp&#38;body=/view/home/home.jsp&#38;lang=en&#38;show=null" target="_blank">Equifax Score Power</a> which includes much of the information lenders and mortgage brokers need.</p>
<p>Here are some 3 quick things you can do right now to improve your credit score:</p>
<ol>
<li><strong>Pay Them! </strong>Obvious, right?  Repetition is also the mother of learning which is why we state this first.  Lenders need to see you can use credit responsibly.  The best time to begin rebuilding your good credit history is now!  We recommend three credit cards.  You MUST pay them on time every single month.  Also, make sure you keep balances low.  Once you increase the balance of your revolving debt it begins lowering your credit score dramatically. Get balances below 30 percent and you will see massive improvements in your credit score.</li>
<li><strong>Keep Old Accounts Active. </strong>Your credit score is calculated using an algorithm based on information on your credit report compared to millions of others.  It likes long histories of wise credit use.  So if there is a credit card you have had for years, do not close it.  At the same time, make sure you are actually using it and paying it off every month. Active accounts are weighted more.  Sometimes with no activity on the account, credit card companies will not update it on your report.</li>
<li><strong>Dispute Errors. </strong>People are not robots.  Sometimes mistakes happen or are overlooked leaving your credit score 20-30 points lower, or worse than it should be.  Look over your report carefully for any accounts that have been paid but are still showing a balance, a late payment that should not be there or any other errors that show up.  Deleting errors will help you big time!</li>
</ol>
<p>There you have it.  Three quick steps you can take right now to begin dramatically improving your credit score.  A huge part of our client&#8217;s success with rent-to-own is that it gives them added responsibility and the long-term vision necessary in order to begin taking steps to manage and improve their finances.  These are just baby steps.  After all, we must all walk before we can run!</p>
<p>Start with tiny habits, implement and integrate them into your life.  Only then will you see results.  The results will motivate you to take it to the next level and you will soon realize that you can take on more and more habits that will lead you on the path to achieving your dreams of home ownership.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Got home late tonight at around 10:30pm.  I need to goto sleep soon and be ready for tomorrow.  My personal life is pretty much gone, but they did say &#8220;tell your friends and family you won&#8217;t see them for a month or two.&#8221;  Basically, anyone who&#8217;s not with you is against you.</p>
<p>We were in the training classroom all day today from 7:30am to 8:30pm.  Yes, you have to go into the office to study.  You can&#8217;t study at home.  On top of that, I don&#8217;t think we get paid during this study period.</p>
<p>A new group of trainees started today.  They had to remember the same pitch as me, and present it to a guy who&#8217;s now my senior broker.  As expected, these guys started shitting their pants when it came time to actually do the pitch.  People think it&#8217;s easy to remember a few lines on a piece of paper, but when you&#8217;re being drilled by senior brokers, it&#8217;s different.</p>
<p>Occasionally, I feel like I might snap and have a physical/mental/emotional breakdown because there&#8217;s all this stuff I will have to sacrifice in my life.  Then as I walk through Manhattan and I see homeless people and the average Joe, I remember that I&#8217;ve been presented with an opportunity that few will get.  You have to go through hell to get to heaven.  I forget sometimes.</p>

<p>I got back yesterday at 3:45am in the fucking morning, and I almost died while driving because I was so tired.  I was supposed to be in Manhattan at 10am today, but instead I got there at 1:45pm.  I walked around Herald Square and there were tons of people out shopping and enjoying their lives.  I have to put that on hold for a while.</p>
<p>Nothing really special today.  I have absolutely no motivation to go be social with people right now.  On the bright side, tomorrow is Sunday.</p>
