<content:encoded><![CDATA[<div class='snap_preview'><p>Ceylinco Land Exchange, a real estate firm in Sri Lanka&#8217;s troubled Ceylinco group, is striking out under a new name, while employees are negotiating to buy out the firm, officials said.</p>
<p>The firm is now operating under the name of People&#8217;s Realty Limited.</p>
<p>&#8220;The management is negotiating with relevant companies [to buy the shares],&#8221; chief executive director of People&#8217;s Realty Bhathiya Satharasinghe said.</p>
<p>The firm was started 1991 is 99 percent owned by Ceylinco firms. The book value of the company is 6.9 million rupees and the shares would be offered to 47 employees, he said.</p>
<p>The Ceylinco group ran into trouble after a Golden Key Credit Card Company, an unregulated firm which paid high interest rates, collapsed late last year. Numerous Ceylinco firms were engaged in financial services and property.</p>
<p>The stock of People&#8217;s Realty is held by several Ceylinco group firms, lead by Asian Leasing Corporation (44 percent) Ceylinco Asset Management (30 percent), Ceylinco Developers Limited (15.5 percent) and Asian Finance (9.6 percent).</p>
<p>The firm says the housing market has now cooled and building costs are also lower.</p>
<p>Sri Lanka&#8217;s inflation and land prices rocketed up (asset-price bubble) after the Central Bank started printing money to finance an expanding budget deficit from 2004 by keeping interest rates low.</p>
<p>Low interest rates in the formal banking sector drive savers into risky or &#8217;sub-prime&#8217; investments. But from 2007 policy was tightened and rates were raised. The financial and property bubble then collapsed as it happened in the United States.</p>
<p>&#8220;Between 20 to 25 percent of property prices have depreciated last year,&#8221; Satharasinghe said.</p>
<p>&#8220;When interest rates go up real-estate is hit.&#8221;</p>
<p>He says building costs are also lower, and his firm is competitive.</p>
<p>&#8220;A lot of homes in Sri Lanka are built at higher costs and the home owners have ended up paying more than they should to house builders,&#8221; Satharasinghe said.</p>
<p>&#8220;When I was asked to do a valuation for house in Colombo a home owner had paid three million rupees for a swimming pool, my valuation is we could have built it for 1.2 million rupees with a 30 percent margin.&#8221;</p>
<p>The firm is now involved in two real-estate projects in Kiribathgoda and Piliyandala, just outside Sri Lanka&#8217;s capital Colombo, which are expected to generate 140 million rupees of income, general manager Lakkana Abeyanayake said.</p>
<p>Ceylinco Selna, another real estate firm, may also be brought under Peoples Reality, Satharasighe said.</p>
<p>&#8220;I&#8217;m the executive director of those companies as well and we want to bring these companies under one umbrella,&#8221; Satharasinghe said. &#8220;Already Ceylinco Selna is operating like that.&#8221;</p>

<p>„Einen Job zu finden kann doch nicht wirklich ein Problem sein. Wenn, dann gibt es immer noch Amt, Eltern oder Freunde (mit denen man ne Weltreise machen könne), um nicht zu verkümmern.„<br />
 Platzierte ich so den Gedanken in mein Hinterhirn.</p>
<p>Doch der neue Way of Life scheint Früchte zu tragen. Nimmst du das Leben nicht so schwer und versuchst nicht Bedenken und Befürchtungen zur Tagesordnung zu machen, bleibt dein Geist rein und frei, um sich zu entfalten und bereitet sich für die Zukunft mit viel mehr Weisheit vor. Aber man kann auch Karma dazu sagen, denn du erntest was du säst. </p>
<p>So hatte ich zB. meine Kamera in Sardinien dabei mit dem Hintergedanken von dem Camp ein Image-Video zu drehen, dass ich bei Glück an Akzente verkaufen könne und mit noch mehr Glück weitere Filme in der nächsten Saison drehen dürfe.</p>
<p>Doch es kam so, dass die Geschäftsführung von dem Video so begeistert war (und von meiner Kompetenz), dass man mich prompt als Marketingmanager eingestellt hat. Nach der Übernahme von Akzente Reisen im Frühling hat man viele Pläne und viele Positionen sind zu besetzen &#8211; Glück(?) für mich.</p>
<p>Also werde ich ab nächsten Monat mein neues Quartier in Leer (Ostfriesland) beziehen und mich der Vermarktung von Tourismusangeboten widmen. </p>
<p>Dass das Meer nur 20km, Holland 50km entfernt und viele Möglichkeiten zum Surfen auch im Winter ringsum liegen, ist der Summand des positiven Denkens.</p>

<p>The book covers active training techniques for team building, stimulating discussion, on-the-spot assessments, prompting questions, and reviewing strategies. There are quite a few more, as well a section in the beginning with &#8216;tips&#8217; for the trainer, like learning names, timesavers, role-playing, setting-up the training room, etc.</p>
<p>You will hardly ever conduct a training that will not benefit from a quick peek into this book and the ideas and suggestions included. I honestly believe that no training bookshelf should be without this book: The activities are targeted, relevant to the subject matter and guranteed to produce the desired results. </p>
<p>You will not find any &#8216;wishy-washy&#8217; activities and games here nor will you catch yourself yawning as you turn the pages. It&#8217;s quite the opposite in fact; this book is so well written and well presented, that you just might find yourself going through all the 101 activities! And while you&#8217;re at it, why don&#8217;t you check &#8216;Active Training&#8217; by Mel Silberman as well &#8211; it&#8217;s a gem of a book&#8230;</p>

<p>Like the other reviewers, I find this book to be exceptionally clear and well-written, and provides a great introduction to the key concepts of human performance improvement (also called human performance technology).It&#8217;s deceptively simple, because the book has a rigorous intellectual base, and cites key theories, authors and research in the field (not surprising, because Stolovitch and Keeps also co-edited the definitive handbook in the field).</p>
<p>I used the book as a text in my graduate course in human performance technology.It offers many benefits as a textbook.It&#8217;s readable, so it invites students to read it. It&#8217;s interactive as well, which makes the reading experience more of a learning session, rather than just an absorption session.</p>
<p>Through these activities, the book makes the abstract and admittedly difficult-to-grasp concepts of human performance improvement concrete. </p>
<p>It also helps me model a key performance concept: build on small successes to create effective performance.Because this book is accessible, my students&#8211;many of whom are new to both the field and graduate education&#8211;can demonstrate success early in the program and that inspires them to greater success.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Now this is an area I never thought I would dip into when we started our own business – HIRING a collection agency.  From the title, some of you probably thought I would be discussing how to avoid collection agencies as a small business – but alas.  As a small business owner, one of the first rude awakenings you come to in your business life is – lots of companies don’t pay on time.</p>

<p>It never occurred to me, in the course of my life as an employee that b2b collections would be such a common difficulty.  And the worse culprits are – large corporations!  I am starting to believe it is by design, but my experience reminds me that it is case to case and you can’t accuse all companies of bad business practices.</p>
<p>The interesting part is dealing with the actual collection agencies as a customer.  It is a completely different experience than being on the end as a recipient of their service!</p>
<p>I have come to find out that collection agency sales reps &#38; service providers are some of the best sources of hands-on business advice.  It comes from their experience.  I know that I don’t want to be a jerk to our customers.  I also have come to know when I am being played, jerked around, or plain disrespected for the services we provide.  In the later cases, it helps to call on a professional to handle the situation – saves time, frustration &#38; plenty of self-doubt about what you are doing.</p>
<p>Some of the interesting things I have learned in discussing cases with collection agency representatives:</p>
<ol>
<li>If a      client immediately tells you that they will report you concerning the      “Fair Debt Collections Practice Act” then they are very familiar with      being called on by collection agencies &#38; they know how to play the      game.  BTW this Act does NOT      apply to commercial debt, only consumer debt.</li>
<li>Never      give a threat or tell a customer what you will do next.  If they are refusing to pay, leave      the conversation open ended.       The biggest fear for anyone is the fear of the unknown – leave them      wondering if you are going to get a collection agency after them, stop      servicing them &#38; ruin their business or come after them with the      proverbially baseball bat (I am not into violence, but it is always a good      visual when I am in a bad mood).</li>
<li>There      are two kinds of customers: those with intent-to-pay and those with      no-intent-to-pay, the former can be helped, ie factoring (getting a loan      against their receivables), the later are just jerks &#38; you will most      likely need to come down like a hammer at some point.</li>
<li>This      is case specific, but don’t continue doing business with an unhappy      customer.  This is just a time      &#38; energy soak for you as a small business.  If they aren’t happy with your product or services the      first time you interact, then you try to rectify the transaction &#38; if      they still aren’t happy – they will most likely never be happy &#38; you      will continue to argue about quality of your business, amount to be      charged/paid and ultimately you will end up in court – THE WORST time soak      for any small business!</li>
</ol>
<p>If you are facing the collection agency road, I wish you all the best and just know – b2b collections are far more common then most small business owners are aware.  One agency representative told me there are 26,000 b2b collection agencies in the US!</p>

Well, I&#8217;m not going to lie, bend the truth, or inflate the message &#8211; you can earn money as a distributor for Lifemax, but you won&#8217;t become rich quick.</p>
<p>Is there potential to make money right away? Yes! Is there potential to make a lot of money? Yes! Will you be making a full-time salary this month? No, not unless you have a lot of contacts who are willing to try a new product.</p>
<p>Lets face it, Mila sounds too good to be true and people nowadays expect instant results. People have reported results within the week they start consuming it, but everyone&#8217;s different. They also aren&#8217;t always healthy minded. Mila is a great product. I hate to call it a product, because it&#8217;s food. It&#8217;s natural and better for your body than supplements, and it&#8217;s probably one of the best investments anyone could make. However, in this fastfood world, that&#8217;s hard to understand until you try it.</p>
<p>So, for these reasons, Lifemax distributors, including me, are <strong>looking for people who are looking</strong>. If you&#8217;re looking for extra income for bills or holidays, Lifemax may be for you. If you&#8217;re looking for a business opportunity that can produce a substantial income in the next 2-3 years, Lifemax may be for you. If you&#8217;re looking for a product you can believe in, Lifemax may be for you. However, like any business venture, I suggest you do your research. The decision to stat a new business venture is yours and you need to pick one that fits YOU.</p>

My inner child loves it, but I do have professional reasons for tweeting.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Ein Tag wie viele, Säcke schläppen, Muscheln sammeln und Strohsternchen basteln. Eigentlich war ja Surfkurs geplant, doch der Wind drehte und jenes fiel flach, also konnte ich gediegen meinen favorisierten Beschäftigungen nachgehen. </p>
<p>Ich glaub es war so gegen 3Uhr, nach meiner therapeutisch wichtigen Siesta, als Marsha trocken verlauten ließ: „Rick, fährst du nachher mal nach Korsika?“<br />
Huh? – „Du musst unser super, schnelles, neues Auto rüber zu den Korsaken bringen, die haben ihres zerschossen. Am Hafen erwartet man dich dann und du nimmst dieselbe Fähre wieder zurück.&#8221;</p>
<p>Naja auch wenn es sich nach einen extra slim, trockenen, unerholsamen Kurztrip anhört, sind die Felsen und die Hafeneinfahrt von Bonefacio weltberühmt und jede Mühe wert.</p>
<p>Als kleiner, 18 jähriger Junge stand ich schon mit Schnuffeltuch und Family oben auf den Klippen und spuckte in die Brandung. Damals hatten wir leider nicht genug Zeit um uns die Stadt genauer und umfangreicher zu besichtigen. Jetzt hatte ich endlich die Gelegenheit dies in 20 Minuten nachzuholen… Möööp!</p>
<p>Andi schloss sich mir an, da er bei seiner Verschiffung nach Sardinien die Fotos von Bonefacio versaubeutelte und jetzt neue, bessere, schärfere schießen wollte.</p>
<p>Ich sag nur: Super Cool! Ich sah S.Teresa im Sonnenuntergang von Seaside aus, Delphine, riesen, mega hohe, weiße Steilklippen in denen Treppen gehauen wurden, um Kinder waschen zu schicken (Bonefacio) und viele Dinge die ich schon von Bildern meiner Freundin kannte (Buchten, Berge, Burgen). </p>

<p>Naja drüben angekommen, atmete ich tief die Französische Luft ein, pfiff ein paar Paaren langen Beinen hinterher (zum französischen Kuss hatte es nicht gereicht) und spuckte in das Hafenbecken (wie damals als kleiner Bub), gab das Auto an Mauricio (cooler Typ) ab und verduftete wieder ans Deck für ein gelöstes Mondbad. </p>

<title><![CDATA[Azul: surge algo novo no ar]]></title>

<description><![CDATA[Estou nesse momento no Aeroporto de Fortaleza, aguardando o retorno para Campinas, de ontem vim onte]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>Estou nesse momento no Aeroporto de Fortaleza, aguardando o retorno para Campinas, de ontem vim ontem. Voei de Azul (<a href="http://blog.oquederevier.com/2009/04/15/ontem-voei-de-azul/">leia aqui post anterior</a> sobre minha primeira experiência com a Azul), uma mão na roda para todo mundo que usa Campinas como hub.</p>
<p>Após a decolagem no vôo de ontem, um sujeito sentado na primeira fila pegou o fone se apresentou: “bom dia, sou um dos diretores da Azul e gostaria de lhes dar algumas informações sobre nossa companhia, etc, etc.”</p>
<p>Depois de dar seu recado em uns 5 minutos, ele disse que iria passar por todas as fileiras para conversar com os passageiros, coletar sugestões e, principalmente, críticas para que a empresa melhorasse o serviço.</p>
<p>Ele gastou <span style="text-decoration:underline;">pelo menos 1 hora e meia</span> andando pelo avião até chegar ao final. Falou sobre a concorrência, sobre os planos da empresa, sobre as tarifas promocionais (que devem subir, segundo ele), porque não entram em Congonhas, sobre o perfil das contratações da empresa, onde acertaram (na maioria dos casos), onde erraram nas contratações, enfim, abertura e proximidade difíceis de ver na alta diretoria de uma empresa que atua com o público em geral.</p>
<p>Pense bem: quantas vezes você foi mal atendido pela GOL e pela TAM e ficou com a sensação de que não havia para quem reclamar? (<a href="http://blog.oquederevier.com/2009/06/02/sera-que-a-tam-quer-mesmo-ouvir-o-cliente/">leia aqui post sobre a TAM</a>). De repente, o oposto disso: estou ali com um diretor da empresa disposto a ouvir o que tenho a falar, eventualmente pegar seu email e telefone, enfim, ter a possibilidade de influenciar alguma coisa na empresa (o que logicamente aumenta a identidade e a fidelização da marca).</p>
<p>Esse não parece ter sido um episodio isolado. Ele disse que os diretores da empresa viajam <span style="text-decoration:underline;">1 ou 2 dias por semana</span> basicamente para conversar com os clientes.  </p>
<p>Ok, puro marketing? Claro que um pouco de marketing existe nessa ação, mas talvez seja mais do que isso. Talvez, na Azul, o foco no cliente seja mais do que o vago clichê que todas as empresas dizem ter e quase nenhuma aplica. Espero que sim, e a responsabilidade deles é grande porque as expectativas estão sendo geradas.</p>
<p>Estratégia de empresa em início de operação, com porte ainda pequeno e alta dose de energia na diretoria e em toda a equipe? Pode ser, claro. Falei a ele que estavam de parabéns, mas que o desafio era manter a bola no alto à medida que a complexidade da operação aumentasse, o lucro crescesse, etc., evitando o risco da perda desse contato que parece ser um diferencial importante da Azul.</p>
<p>Pareceu-me que a Azul está sendo criada com a preocupação desde o início em desenvolver uma cultura forte de atendimento ao cliente, como as demais empresas do seu fundador, principalmente a JetBlue. Esse pode ser seu diferencial competitivo, se a concorrência não a afogar com dumping localizado. Afinal, há um vácuo de serviço aéreo de qualidade no Brasil e é muito difícil mudar a cultura de empresas já estabelecidas como a TAM (o Rolim tinha foco no cliente, mas e hoje?) e a GOL (foco na eficiência da operação e baixo custo, o cliente parece um mal necessário para eles).</p>
<p> De qualquer forma, vi algo que nunca presenciei antes: um diretor da empresa indo até o cliente no momento em que o serviço era prestado, sem barreiras (um passageiro pediu patrocínio para um evento, e não fui eu) e com o máximo de exposição. Por enquanto, ponto para a Azul, ainda mais se comparada com o  serviço ruim da GOL e com o serviço correto, mas distante, da TAM.</p>
<p>Obs: uma informação interessante – ele disse que é sócio de uma consultoria que implantou o sistema de gestão e ajudou a estruturar a Gol, ou seja, já era alguém do ramo.</p>

In order to bring about change in your life, you must change the environment you&#8217;re in. If that doesn&#8217;t change, nothing will change. Your environment is shaping you and either enabling, or preventing the results you desire out of life. Yes, I am talking about family members and old friends. I am not suggesting to stop loving these people, but I am suggesting that if they are not driving you closer to your goals, they are keeping you from them.</p>
<p>Have any of those people in your close circle ever told you that you&#8217;re just a dreamer?</p>
<p>How about you&#8217;ll never amount to anything, or that&#8217;s just not for people like you?</p>
<p>Have you ever been told to stop dreaming and get a job, or that&#8217;s just too hard, or too risky?</p>
<p>You can&#8217;t afford to subject your dreams and desires to people that don&#8217;t appreciate and support them. The truth is you&#8217;ll never grow beyond your current circumstances if you don&#8217;t change your environment. This is not easy, it is very difficult; but being a self-made success story isn&#8217;t easy either. If it was, everyone would be living successful fulfilled lives. Most people just don&#8217;t understand, or are unwilling to make the changes that are necessary to get the desired results.</p>
<p>The first step is to remove yourself from the old crowd and influences and surround yourself with people that will contribute to your vision for life. You can elevated your life experience by simply and purposefully changing your environment. Productive people talk about constructive fulfilling things that carry them forward in reaching their next goal and building upon their last success. Avoid conversations that trip you up, take the wind out of your sails, or sow doubt in the very things that inspire and bring out the best in you. At some point, you&#8217;ll have to accept full responsibility for the quality of your life and make a determination of who you will allow to be part of it. You must protect your gifts and only share them with those that respect them.</p>
<p>So what shall it be &#8211; success &#38; fulfillment or mediocrity &#38; disappointment? The decision now rests in your hands and yours alone. No more blaming others for the quality of your life any longer. Making a simple and conscious decision and taking action is all that is required in order for you to start creating and living the life you dream of.</p>
