When considering just a few of your options below, be sure that you take your property, location, property management style, and goals into consideration.</p>
<p><strong> </strong></p>
<p><strong>Section 8 and low-income housing</strong><br />
Essentially, the <a href="http://portal.hud.gov/portal/page/portal/HUD/topics/housing_choice_voucher_program_section_8" target="_blank">Section 8</a> program provides low-income individuals with government-assisted rent. Generally, tenants pay approximately 30 percent of a unit’s rent and the government pays the remaining balance directly to the tenant’s landlord. In such a scenario, the <a href="http://portal.hud.gov/portal/page/portal/HUD/" target="_blank">Department of Housing &#38; Urban Development</a> (HUD) will determine the unit’s fair market rate (FMR) and the landlord is not allowed to charge the tenant anything over this amount.  While it is up to you to choose whether or not to participate in Section 8, keep the following points in mind:</p>
<ul>
<li>You will be      subject to property inspection to ensure you meet HUD’s Housing Quality      Standards.</li>
<li>You will not be      able to charge a Section 8 tenant more than FMR.</li>
<li>Regardless of      your state’s laws, you cannot evict a Section 8 tenant without judicial      action for eviction.</li>
</ul>
<p>While there may be some similarities, low-income housing is not the same as Section 8. Rather than receiving rental income from the government, property owners who run low-income properties are eligible for the <a href="http://www.nls.gov/offices/cpd/affordablehousing/training/web/lihtc/basics/" target="_blank">Low-Income Housing Tax Credit</a> (LIHTC). But it’s important to bear in mind that these tax credits apply only if you adhere to the rules and regulations that determine who can live in your building and how much they can be charged. Not abiding by the rules that are set forth can result in a whole lot of headaches, not to mention economic loss. Despite the red tape that can come with low-income housing property management, there is a large pool of renters in need of low-income housing. If your property is in an appropriate situation, low-income property management may be a good solution for you.</p>
<p><strong>Student housing</strong><br />
College students can be a landlord’s best friend or worst enemy. The problems with renting to students are fairly straightforward. Generally speaking, you’re dealing with younger renters (many of whom may be living on their own for the first time). With this in mind, you may be more likely to experience noise and upkeep issues. Because of the school schedule, you may also find yourself turning apartments over annually or having to deal with sub-lets during the summer months.</p>
<p>But there are some very real positives when it comes to renting to students as well, most of which are financial. If you are living in an area that houses a college or university, chances are you will have a more dense renting population than you would otherwise. This means that—for at least nine months out of the year—students offer a very real way to keep your vacancy levels low. Also, while students may not inherently have a lot of income (or any at all), when a parent or guardian co-signs the lease, in most cases that monthly check is just as reliable as it would be under any other circumstances.</p>
<p>Sure, you may have to be a bit more hands-on than you would otherwise be when it comes to running student housing. But the bottom line is, they offer a nice steady flow of income.</p>
<p><strong>Corporate housing</strong><br />
More likely than not, managing corporate housing is fairly different from any other kind of property management you’ve done to date. First of all, you’ll be dealing with a company rather than an individual tenant. In most corporate housing situations, a company will rent out one or more rooms in a property, with the understanding that one or more of their employees or clients will occupy this space over the duration of the rental term. The way this actually works out may vary from having one stable tenant for a year at a time to having a cast of different tenants in and out on as little as a daily or weekly basis.</p>
<p>The good news here is that signing a lease with a corporate entity allows property managers to feel relatively secure that payment issues will be avoided. There are not necessarily downsides to this scenario, just things to consider that make this situation different from renting to an individual such as: assuming the responsibility for furnishing the unit; the potential inability to build a relationship with the tenant or screen for undesirable tenant behavior; and, in some cases, the knowledge that you will not necessarily have a tenant occupying the unit at all times to immediately alert you when repair and upkeep issues crop up.</p>
<p>If you are looking for ways to decrease vacancy rates and generate more income, remember: There are always ways to think outside of the box when it comes to property management. Before you undertake one of these (or any other) specialized property management endeavors, just make sure you have carefully thought out the pros and cons and are well versed on any specific tax considerations or rules and  regulations that may apply.</p>

<p>When we hear of an asset manager, we often think of an investment analyst, financial planner, or a high profile position in the banking industry. However, there are many other types of asset managers who work in a number of different industries and fields. Assets are any item of monetary value to an organization. Whether it is the computer and office equipment, the building itself, or the manufacturing equipment, all are considered to have some monetary value. Therefore, an asset manager is simply someone involved in managing these assets and their values. We often hear how an organization will claim that its greatest assets are its people. While this is a nice endorsement of its employees, we will discuss customers and their importance as assets to the company and the sales team that manage them.</p>
<p>For some enterprises, an asset manager could be involved managing physical assets. For example, an asset manager could be employed by either a hospital or a construction company to manage their assets. This could include managing the monitors, sterilizers, x-ray machines, electrocardiogram (EKG) machines of the hospital, or the dump trucks, cars and bulldozers of the construction company. The approach to managing these assets is to apply a value to them. Whether they are new or used, is not important. There is still a value that can be applied. The asset manager analyzes these physical assets against repair costs, resell value, or scrap value, and tries to maximize their return. Some large corporations have full time asset managers whose sole responsibility is to manage all of the corporation’s assets. From capital expenditures on new equipment, to selling off old equipment to pay for future repairs or spare parts, the asset manager can be an important resource to manage assets and their values.</p>
<p>What would happen if sales professionals managed their customers like an asset manager would? What would the approach be, and is there an argument to support such an idea?</p>
<p>All sales professionals have small, medium and large accounts they manage on a day to day basis. What one considers big, someone else may consider small. Are they big because of potential, actual business, or because they take up so much time? Because there are so many variables that go into how individual salespeople view their clients, there has to be agreed upon criteria to measure the value of the company’s customers. There has to be some basic guidelines about how sales should determine their top tier accounts, versus their lower ranked accounts. The following six criteria provide support for sales to manage customers as assets, much like an investment portfolio would be managed by a <a href="http://www.getfreshlabs.com" target="_blank">financial planner</a>.</p>
<p>1. Come up with an asset grading system correlated to how much money each account spends.</p>
<p>Redefine what it means to manage and sell to your customers. Refer to them as company assets that are managed by sales. There is no hard and fast rule to be applied here. You can refer to your top tier accounts with any kind of reference you chose. As long as you make it clear that the company’s customers are to be viewed as assets. What you call these assets, is up to you. As long as they can be differentiated by the amount they spend with your company. For simplicity, we have used the following example as a reference to how a company might determine their “A”, “B” and “C” asset accounts, by how much these customers spend in a given year.</p>
<p>•    Customers spending $10,000.00 and more are considered “A” asset accounts.<br />
•    Customers spending $5,000.00 to $10,000.00 are considered  “B” asset accounts.<br />
•    Customers spending less than $5,000.00 are considered “C” asset accounts.</p>
<p>2. How many “A,B,C” assets is the sales person in charge of?</p>
<p>It’s surprising to know how many sales professionals and companies don’t grade their customer’s value. They tend to know a customer spends a lot, and have an understanding that they are important, but where they fit in the big picture is usually left to interpretation.  Everyone should know how many assets are being managed. It encourages competition amongst sales, and provides the internal support sales needs by demonstrating just how many assets they manage for the company.</p>
<p>3. Make everyone involved, regardless of position, aware of the grading system and value of the company’s customers.</p>
<p>It’s never easy for sales to run around trying to convince everyone just how important a customer’s value is. Often, they have to justify the action that needs to be taken by explaining who the customer is and how much they spend. Those that work with sales, often view them as simply trying to save their commission. It is much easier when everyone understands what type of asset the customer represents, and can immediately know what value they are to the company.</p>
<p>4. How many customers has sales moved from “C” to “B” assets, and from “B” to “A” assets?</p>
<p>Has the sales professional done a good job of upgrading his/her accounts? How many accounts have they increased business with, and how many have actually declined in business? Analyzing the total growth of sales is important, but equally important is which customers are growing, can continue to grow, and what opportunities still remain. Indoctrinating sales to constantly move accounts up the asset scale, will provide motivation to manage customers like an asset manager would.</p>
<p>5. How is the sales professional performing when it comes to <a href="http://www.getfreshlabs.com" target="_blank">customer retention</a>?</p>
<p>What are the reasons for the decline in business at some accounts? Is it service related, or something else entirely? Understanding how accounts move up and down the asset scale encourages everyone, not just sales, to become active participants in reviewing what went right and wrong with a given account. Coworkers tend to assume that business lost is a direct result of how the sales professional handled the account. While it does play some role in lost business, there are other factors completely out of the salesperson’s control that play a part. When everyone understands just how much is involved in winning and keeping business, it becomes that much easier to set plans in motion to correct mistakes, and duplicate success.</p>
<p>6. Liquidate under-performing assets or develop a new plan?</p>
<p>The approach here is not to dump customers as a financial planner might with under-performing company stock. No company is in the business of pushing customers away. However, it is important to know which accounts are occupying too much time without rewarding hard work with orders. Every salesperson will be faced with an account that drains their time and the resources of coworkers. It is important to be aware of who these account are, and develop new strategies to move them up the asset scale. At some point, the account either has to stop taking up so much time, stop using your company’s price against you to lower their own pricing, or move up the scale.</p>
<p>Sales can often walk a fine line between business won and lost. They tend to spend a lot of time chasing accounts who may not produce the desired results. Often they are unaware of their top tier accounts, and what role they should play in their day to day responsibilities. It is up to the sales professional and the company, to understand why a given customer is not providing the same returns as they were. The ultimate goal is not only to increase total sales, but to grow all accounts and keep them moving up the asset scale.</p>

Armacost, was forced to resign, he had an employment contract that was written in his favor.  For three years Bank of America was required to pay him $47,000 each month along with all of his club memberships, health care and office space.  The bank was even required to continue paying the salary of his executive assistant.  An employment contract is meant to protect the employer or employee just in case a job ends negatively.</p>
<p>Some of the aspects established in a contract include the duration of the job, job duties, compensation, benefits, and the reasons for possible future termination.  When it comes to job duration, employers who find an individual they consider valuable can lock a person into their position for a set time through an <a href="http://www.getfreshlabs.com" target="_blank">employment contract</a>.  Job duration contracts are very common in the entertainment fields.</p>
<p>One of the most common uses of employment contracts are to protect the intellectual rights of a company.  Many companies prohibit professionals from transferring to a competitor.  If a person works in a certain sector and is terminated, a contract can legally prohibit them from working for competitors.</p>
<p>Although employment contracts can be verbal, it is wise that they are written so that tangible documentation is available in the case of breach.  Many contracts are used to protect companies from law suits.  More employees are taking legal action against employers for what they consider unfair or unlawful termination, but employers are increasingly placing language in employment contracts to protect themselves from legal trouble.</p>
<p>Under federal law, there are certain contractual benefits that every employer must provide including a fair salary of at least minimum wage payment, lunch or bathroom breaks, and sick or maternity leave.  Employment contracts are vital to set the tone between the employer and employee.  A contract symbolizes the type of relationship they will have, and what each can expect from the other.</p>
<p>Employment contracts offer the value of security and protection.  If things don&#8217;t work out between the employer and employee, a contract establishes what will take place.  Over the years, as society has become more litigious, contracts are frequently used in the workplace.  Employment contracts are a valuable commodity that can be used to ensure each individual&#8217;s rights.</p>

Sokakban azonban még mindig homályos kép él arról, hogy akkor ezt most eszik, vagy isszák, és ez teremt termékeny táptalajt mindenféle pletykáknak és legendáknak, arról, hogy hogyan is működnek ezek az izék&#8230;</p>
<p>Többen tudni vélik, hogy ez afféle „rabszolgamunka”, és úgy tartják, jobb óvakodni az ilyen munkahelyektől , mert ez tulajdonképpen egy nagy olvasztótégely: egy nagy légtérben kell dolgozni, ahol állandó rikácsolás van és no privát szféra.</p>
<p>Tény, hogy nem egy olvasóterem, de azért korántsem olyan . A napi munka folyamán gyorsan megtapasztalhatjátok, hogy a csoporttagok közötti gyors és hatékony kommunikációt, segítségnyújtást és végső soron egy nagyon jó hangulatú csapatmunkát segít elő a paravánokkal osztott tér. Szóval meg van azért mindenkinek a maga kis &#8220;kuckója&#8221;, amit kedvére kitapétázhat rajongott énekese, amorózója vagy dívája fotóival, akiktől megjön az ember munkakedve…(van hely macik, matchboxok és Batman számára is )</p>
<p>A másik horror sztori, amit beszélnek, hogy bele lehet őszülni a melóba, mert olyan monoton. Na, akkor Kedves Izaurák és Izaura jelöltek! -Minden munkakörnek vannak unalmas részei, az SSC munkának is, de van benne azért változatosság is bőven. A munkaerővel való gazdálkodás során a legtöbb helyen már nagy gondot fordítanak arra, hogy rátolják az egymáshoz közel álló munkakörökben dolgozókat, hogy minél több dologban ki tudjak próbálni magukat, minél többféle tapasztalatot szerezhessenek. Így amikorra -kb 1 másfél évet lehúztál egy csoportnál- tisztába kerültél az ottani munkafolyamatokkal, nagy valószínűséggel, fentebb léphetsz egy lépcsőfokot a ranglétrán, de minden bizonnyal valami komplexebb, izgibb munkát fognak rád bízni, hiszen addigra már túl leszel megannyi különböző tréningen is.</p>
<p>És az egy helyben ülés mizériája. (Miért napi 8-10 órát állni a pult mögött bolti eladóként az jobb? )</p>
<p>A munkahelyek ergonómiai kialakításánál odafigyelnek arra, hogy ezek a lehető legjobban szolgálják a dolgozók kényelmet. A rendszeres munkaközi szünetekben a modern irodaépületekben már általában megtalálható tetőteraszon, étkezőkben, kávézókban, vagy parkosított udvaron trécselhetnek egy kicsit a munkában megfáradt ifjak. Egyes helyeken extrém sportokat is űzhetsz, ha kedved tartja: bordásfalon függeszkedhetsz vagy csocsózhatsz a pihenőszobában.</p>
<p>Plusz egy érv a végére és ennek a fele se tréfa: az outsourcing szolgáltatókat jóval kisebb mértékben érinti a válság, mint más ágazatok vállalkozásait, hisz ez a biznisz eleve a költség csökkentésről szól, és most szeretne csak lefaragni mindenki a kiadásaiból! Így az itt dolgozók biztos, hosszútávú, tervezhető karrierre számíthatnak, amellett, hogy  munkahelyük többnyire modern esztétikai zsonglőrök szépérzékét dicséri, kényelmes, tágas, világos és reggelenként munkába indulván nem szükséges két napi hideg élelmet vinned magaddal&#8230;</p>
<p>Szóval minden éremnek két oldala van.</p>

Anyone that plans to consume significant resources of money, energy or time and intends to turn a profit needs to take the time to do a business plan. Your plan can vary from simple to elaborate and the time spent is not necessarily proportionate to the results you will achieve.</p>
<p><strong>What Not To Do! </strong></p>
<p>Do not put off developing your<a href="http://www.getfreshlabs.com" target="_blank"> business plan</a> until you have the &#8220;time&#8221;. The busier you are the more you need a plan.</p>
<p>Do not get stuck on idea inflation. You need just a few key factors to be successful, time, money, drive and common sense. Few businesses thrive on a very &#8220;new&#8221; idea. A new idea is harder to sell than an existing one because people are automatically skeptical. An investor is buying into you, not your product. You are your best asset!</p>
<p><strong>What is a Business Plan? </strong></p>
<p>Business plans are designed for a business to look ahead, allocate resources, focus of key points and prepare for problems and opportunities. Unfortunately, many people think of business plans only for starting a new business or applying for business loans. They are also vital for running a business. <title><![CDATA[CrowdEye - Social Search for Twitter]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p>CrowdEye is a new search engine designed exclusively for Twitter, the popular micro blogging service that has recently taken the world by storm. There are many services out there that have sprung up to capitalize on Twitter&#8217;s popularity, and it&#8217;s clear that the folks at CrowdEye have put a lot of effort into designing their own offering. While the site is still in beta, there are a lot of features here for the avid twitter user. Will CrowdEye become the first place you look to tap into the buzz on Twitter? I had some unexpected free time at my new <a href="http://www.getfreshlabs.com" target="_blank">office space</a> today and thought I would test it out.</p>
<p>CrowdEye is designed to help you get a handle on the vast volume of new tweets posted every hour. Of course, Twitter offers its own search engine, but  CrowdEye is designed to offer &#8220;Zeitgeist&#8221; style functionality, allowing you to view statistics, links, and related keywords with every search. The site itself has a simple and clean Google style front page, with a list of suggested hot topics to save you from having to type them in. Type in any term, and you get a 4-part page of results with an activity graph, popular links section, tag cloud, and a panel of individual tweet results. By clicking on the graph, you can drill down to view tweets by the hour, while the tag cloud offers related keywords. Clearly, CrowdEye doesn&#8217;t want you to have to look elsewhere for any information. This is great for me as I like to see how things connect and intertwine.</p>
<p>In many ways, Twitter search is a tough nut to crack. Most folks tend to prefer following specific users and reading all their updates, rather than trying to sort through a list of individual tweet results. However, with Twitter becoming a forum for firsthand accounts of world events, CrowdEye seems like the perfect place to look for uncensored, personal news from around the globe. Following this logic, some current events searches were conducted to put CrowdEye through its paces. The first test case was a search for &#8220;Iran&#8221;. Since the conflict has died down in Tehran over the past weeks and months, it would be nice to be able to change the timescale on the hour graph. Right now, searches can go back for a maximum of 3 days, however it would be interesting to see how the volume of Iran related tweets has changed over a longer period of time. The ability to expand this timescale is missing from the beta, but hopefully it won&#8217;t be from the final version. The popular links section for this search offers five highly relevant news stories and blog articles that a lot of people have been linking to, along with one seemingly irrelevant link to the StumbleUpon home page. Since CrowdEye is in beta, this is probably not the final layout, but it would be nice to be able to see more pages of popular link results. The tag cloud of related keywords seemed mostly spot-on, with Democracy, Ribbon, and Protests among the top results. Finally the tweets themselves were a mixed bag, which is to be expected with the sheer number of tweets out there. It seems that many people have been trying to promote various unrelated websites by tagging them with the word Iran. Unfortunately, with only 140 characters to go on, it&#8217;s tough for CrowdEye to only index the relevant results.</p>
<p>Looking at these results, it seemed that a search for a more recent event was in order. Since Twitter is a dynamic and constantly changing clearinghouse for personal updates, the best tweets are usually about the newest news. Another current events search, this time for Urumqi, returned better results. Urumqi is the city in China where recent ethnic violence has broken out, and the Chinese government has been actively suppressing information about the riots there. It is all the more intriguing, then, to see what has made its way through to Twitter. This time the results were much more relevant. Gone were the few spam posts, replaced with many different news stories that offered a better view of the conflict than a reader could get from a single news source. Some users had even posted pictures taken in the region. It is quite possible that some professional reporters are now looking to Twitter for leads on their stories. Based on these results, it&#8217;s a potential goldmine of crowd sourced information. However many of the results were duplicates with the same headline and link, posted by different users. When CrowdEye moves out of beta, it would be nice to see some sort of filtering implemented to remove these from the results.</p>
<p>The site itself works very well, and the average user should run into few problems using it. One little glitch, however, is that a search often takes a few seconds to complete. While the delay is understandable, the results page shows a &#8220;No data to display.&#8221; message, with no indication that anything is loading. It would be easy for new users to think their search had returned no results and click away with the current setup, so it might be a good idea to put up an AJAX style loading graphic instead. Also, layout wise, the bulk of the results appear on the right side of the screen, while the left hand graph and tag cloud contain comparatively little information. One thing that the developers at CrowdEye can do is play around with the layout a bit and consider moving the graph and related keyword cloud to the right. CrowdEye&#8217;s layout is clearly modeled after the more <a href="http://www.getfreshlabs.com" target="_blank">Web 2.0</a> style search engines, but it&#8217;s unclear whether users actually find this interface easier to use. Implementing some sort of click tracking would be a cheap (probably free) way to see what users are actually doing on CrowdEye, which would allow the developers to tweak the interface accordingly. Good Idea, right?</p>
<p>Overall, CrowdEye is definitely worth a look, but it&#8217;s still clearly a work in progress. The site needs better filtering of results to increase relevance, and the interface would probably benefit from a few changes. Still, the site is already providing a good set of results for popular topics, which is clearly the goal. Even if you&#8217;re not blown away by the beta version, CrowdEye is a site that you should keep an eye on if you&#8217;re interested in staying current on Twitter.</p>

<p>You may be the kind of person who works best while everyone else sleeps. That would be me!  Having your own business—Internet Company, owning a nightclub, writing free lance articles or doing other people’s taxes—might be just the approach for you.</p>
<p>Warning!  You may find that working for yourself is a 24-hour job.  If 10,000 paper dolls need to be printed and packaged by 8:00 a.m. tomorrow, you will have to stay up all night and do it.  Of course, when your business takes off, you can hire someone else to work into the wee hours as you rake in the profits while you snooze. Or If you are like me and work keeps your blood flowing you will be right there in the mix.</p>
<p>2. You can set your own agenda.</p>
<p>With your own business, you can determine just how you will operate.  Perhaps you want to groom poodles, or offer housecleaning services to housebound people, or teach volleyball to overweight children.  Whatever your vision is, you can put it into practice.</p>
<p>Warning!  Keep in mind that there needs to be a demand for the service or product you intend to offer.  If there are no poodles where you live, confining your grooming business to poodles only is not going to succeed.  On the other hand, if there are poodle owners in the area but they routinely go to the local pet store for their grooming needs, you can take up the challenge to show them why using your services is a benefit to them.  You might find out you have a knack for marketing to hard-to-win customers.</p>
<p>3. You can set your own salary.</p>
<p>As an employee, you can only increase your salary within the framework of the organization you work for.  With your own business, you can earn as much money as you invest time, energy, and creativity into it.</p>
<p>Warning!  You are going to have to earn every penny you make.  No one is going to hand you a cost-of-living raise, merit pay, or company-paid health insurance.  It’s all on you now to bring in those bucks with your determination and elbow grease. For me and opening a new venture I am putting everything I own into it and eating peanut butter and jelly for more meals a day than I will mention&#8230;be prepared to Sacrifice!</p>
<p>4. You can gain a sense of fulfillment.</p>
<p>Working for someone else helps them realize <em>their</em> dream.  By working for yourself you can get a sense of achievement and gratification from making your own dreams come true.  The excitement of growing your own <a href="http://www.getfreshlabs.com" target="_blank">business</a> will keep work from becoming everyday and boring.</p>
<p>Warning!  You will have to perform some uninspiring tasks when you first begin, drudgery even. This could be getting over a fear of cold calling and having to picture the person on the other end in their pajamas with a big lollipop and bunny ears but once your business becomes successful, you can employ someone else to do the chores that bore or frustrate you.  Then you can focus on the aspects of your business that excite you and make you feel fulfilled like wearing pajamas at noon. Just Kidding…well maybe not.</p>
<p>5. You can satisfy your need for creative thinking.</p>
<p>Have you ever worked a job you enjoyed but felt frustrated because you had so many ideas on how to improve it that no one listened to?  Becoming an entrepreneur will satisfy those cravings for creativity.  You can take your own business in any direction you choose, coming at business practices, customer service, compensation, or marketing from completely new and unique angles.  Coming up with print, TV, or radio ads to market your business can open your mind to a whole new world of exciting opportunities.</p>
<p>Warning!  Creativity can be as addictive as potato chips.  Once the entrepreneurship bug bites you, you’re a goner.</p>

<p>6. You will learn something new every day.</p>

<p><strong>KOMPAS.com —</strong> “Kami<strong> </strong>masih dalam perjalanan keliling di kampung pecinan dan sampai di akhir dari Kleine Poort (Pintu Kecil). Belok kiri, menyeberangi jembatan lalu tibalah di Kali Besar yang terkenal itu. Daerah perniagaan orang Belanda!” Demikian catatan seorang soldadu (serdadu) di awal abad ke-20. Catatan ini dikumpulkan oleh HCC Clockener Brousson yang kemudian dimuat berseri dalam surat kabar <em>Bandera Wolanda</em>. Kumpulan catatan tersebut kemudian dibukukan dalam <em>Batavia Awal Abad 20</em>.</p>
<p>Kleine Poort, Jalan Pintu Kecil, yang masih masuk bagian dari pecinan Pancoran Glodok, memang merupakan pintu masuk dan keluar dari tembok Kota Batavia. Pintu itu ada di sisi selatan tembok kota, dibangun pada tahun 1638, yang kemudian pada 1657 tembok itu dibangun menggunakan batu. Pintu itu, menurut beberapa sumber sejarah, terletak di dekat Bastion atau Kubu Diest. Maka dari itu, pintu tersebut sempat diberi nama Diestpoort (Gerbang Diest).</p>
<p>Pintu Kecil menjadi alternatif bagi mereka yang akan masuk ke atau keluar dari dalam tembok kota. Pasalnya, pintu utama Binnen dan Buiten Nieuwpoort Straat (kini Jalan Pintu Besar Utara dan Selatan) ditutup pada malam hari untuk mencegah serangan tentara Banten.</p>
<p>Lokasi Pintu Kecil, yang tak jauh dari Kali Besar, menjadi bagian dari pusat perdagangan Batavia. Kawasan itu juga terletak di wilayah pecinan yang memang juga pusat bisnis. Jika di sepanjang Kali Besar sejak awal abad ke-20 mulai diwarnai bangunan bergaya Eropa, maka di Pintu Kecil berderet bangunan berarsitektur China. Dalam berbagai buku yang menampilkan foto Pintu Kecil di masa lalu memperlihatkan hal itu. Di masa kini, tentu sudah sulit menemukan sisa bangunan bergaya China di Pintu Kecil, kalau tak mau dibilang sudah lenyap.</p>
<p>Di kawasan itu kini berjajar bangunan baru yang tak selaras dengan lingkungan, tak menunjukkan ketuaan kawasan itu, tak punya ciri sedikit pun. Jika ada yang bertanya, apakah kawasan ini juga masuk dalam kawasan kota tua sesuai Peraturan Gubernur No 34 Tahun 2006 tentang Penguasaan, Perencanaan, Penataan Kota Tua, jawabnya tentu saja iya.</p>
<p>Jalan Pintu Kecil di masa kini mungkin lebih mudah dikenali sebagai jalan menuju Asemka atau Pasar Pagi. Dari Jalan Pancoran, Glodok, lurus saja melewati jembatan, bertemu dengan ujung Jalan Toko Tiga dan Jalan Toko Tiga Seberang. Di Pintu Kecil ini pula pedagang tekstil berkumpul karena memang kawasan ini menjadi sentra tekstil grosiran.</p>
<p>Penempatan warga Tionghoa di luar tembok Batavia terjadi setelah kerusuhan 1740. Seputaran Glodok, termasuk Pintu Kecil, menjadi tempat penampungan warga Tionghoa yang sebenarnya sudah ada di Batavia, dan ikut membangun Batavia, sebelum Belanda tiba. Kamp China di kawasan Glodok itu dibikin Belanda untuk mempermudah pengawasan terhadap warga Tionghoa. Maka, pusat bisnis pun lahir di sini.</p>
<p>Soldadu Belanda yang sempat mengunjungi Pintu Kecil menambah catatannya, “Saat ini jika saya pernah merasa kecewa terhadap sesuatu, ya, tentang daerah itulah. Kami melihat semua tampak kotor. Daerah rombengan yang kumuh!”</p>
<p>Sore hari ini, serombongan pencinta Kota Tua akan ikut menjelajah sebagian kecil kawasan tersebut bersama Komunitas Jelajah Budaya, termasuk Pintu Kecil, terus mengarah ke kawasan pecinan lain di Tiang Bendera menuju kawasan yang dulu memang dipenuhi dengan bangunan gudang. Menggunakan ontel, rombongan ini juga akan menelusur gudang-gudang lain di kawasan Jalan Ekor Kuning, Jalan Kembung, dan sekitarnya hingga ke Menara Syahbandar dan Jembatan Kota Intan.<br />

Quale è lo staff con cui lavori. META COWORKING, unisce in modo innovativo coworking e centro uffici tradizionale. Come mai questa scelta che in Italia è innovativa?. Fino ad ora si parlava di open space non di coworking in un centro uffici.</span></address>

<p><strong>Sabrina Pugliese ho 26 anni e sono socia di </strong><a class="wpGallery" href="http://www.metadialogo.com" target="_blank"><strong>META Obiettivo Dialogo </strong></a><strong> società di consulenza aziendale, di Torino. Come puoi capire il passo verso la realizzazione di un coworking è stata la naturale evoluzione di uno dei servizi che già venivano proposti ai nostri affiliati. Infatti</strong><a class="wpGallery" href="http://www.metacoworking.wordpress.com" target="_blank"><strong> META COWORKING  </strong></a><strong>ha la tipica struttura dell’incubatore d’impresa  con l’ innesto   degli  aspetti di socialità, collaborazione e informalità propri del coworking. Oltre a mettere a disposizione i locali, le postazioni lavoro e il nostro desiderio di condivisione, diamo anche l’opportunità (a chi lo richiede),  di verificare la propria idea imprenditoriale eventualmente scortandolo nella sua realizzazione (es. aspiranti imprenditori) e/o  di attivare nuovi progetti.  Inoltre offriamo anche la possibilità di fruire di alcuni dei servizi tipici di un businnes center (es. ufficio virtuale, assistenza segretariale e ufficio ad hoc)e questo è il motivo per cui META COWORKING può essere definito “ibrido”.</strong></p>

<address><span style="color:#ff6600;">Quale è la parte  destinata a coworking e quante scrivanie &#8220;condivise avete&#8221;?</span>  </address>
<p><strong>Abbiamo circa 15 postazioni per il coworking. Un ufficio direzionale riservato al Businnes Center, Sala riunioni, area relax e possibilità di fruire di un piccolo cucinino.  </strong><strong>Ovviamente c’è la possibilità di utilizzare tutto il materiale e le attrezzature  proprie di un ufficio.</strong></p>
<address><span style="color:#ff6600;">Dai dati in nostro possesso (network ufficiarredati.it) Torino è una piazza un pò particolare non certo attiva come Roma e Milano e con una richiesta per i servizi tipici del centro uffici non entusiasmante. In proposito cosa puoi dirci?</span></address>
<p><strong>Beh, in effetti Torino non ha la vivacità e l’attitudine ai servizi che hanno Roma e Milano e ogni iniziativa proposta in qualsiasi settore ha un periodo di incubazione più lungo, non a caso la maggior parte dei nostri coworker e affiliati viene da fuori città!</strong></p>
<address><span style="color:#ff6600;">Vivendo la realtà coworking e la realtà business center, quali sono le differenze maggiori e quali i punti di comunione? Cosa fa propendere per un coworking o un centro uffici: il prezzo certamente più economico per la scrivania condivisa, il nuovo modo di intendere il lavoro 2.0, la voglia di <span style="color:#ff6600;">lavorare in gruppo un pò social&#8230;..</span></span><span style="color:#ff6600;">Il tipo di lavoro svolto dal cliente è un elemento che lo condiziona nella scelta di un ufficio con pareti o una scrivania in un open space?</span></address>

<p><strong>Innanzi tutto il target è differente non solo per il profilo professionale / imprenditoriale ma anche dal punto di vista sociale e quindi nell’approccio.  </strong><strong>Bisogna aggiungere che l’abitante di un coworking è normalmente  un libero professionista che è abituato a lavorare da solo ma sente la necessità di condividere le proprie esperienze e vivere la socialità del lavoro.  </strong><strong>Vorrei fare presente che il coworking ha un significato profondo (non a caso noi scriviamo “essere un coworking”) e non deve ridursi a una strategica operazione di marketing.  </strong><strong>Come mai in molti si affannano a tracciare un confine tra “Business Center” e “Coworking” sottolineando con velata indignazione gli aspetti affaristici del primo ed esaltando le caratteristiche di iniziativa sostenibile e soluzione creativa del secondo? </strong><strong>Cosa c’è oggi di più “sostenibile” e creativo del realizzare e mantenere in vita un’impresa che crea reddito onestamente? E cosa rende così differente un’attività di  coworking che guadagna altrettanto onestamente i propri soldi? </strong><strong>La gestione dello spazio. Null’altro.   </strong><strong>Si, perché gli aspetti di socialità del lavoro, di flessibilità, di condivisione, di interazione e collaborazione sono qualità essenziali e riconoscibili del fare impresa.</strong></p>
<address><span style="color:#ff6600;">Come si garantisce ai clienti riservatezza in un coworking? Telefonate, documenti sulle scrivanie, libero accesso a tutti i clienti.</span></address>
<p><strong>La riservatezza non è un elemento esenziale del coworking, infatti si parla di condivisione e non di separazione. Piuttosto è un elemento fondamentale per chi fruisce del business center e infatti i locali sono separati.</strong></p>
<address><span style="color:#ff6600;">Ho letto sul blog che avete un progetto di aggregazione/sviluppo di cosa si tratta?</span></address>
<p><strong>Si, si tratta di WiO. </strong></p>
<p><strong>WiO è l’acronimo di <em>Work It Out</em>,  <em>ovvero la ricerca di una soluzione a un problema o a un dubbio</em>;<em>  </em>ma non solo:  rappresenta anche <em>la soluzione stessa  </em>con la proposta del progetto “making work nomad”. </strong><strong>E’ una iniziativa   rivolta a  tutti coloro che  credono nel  “<em>lavorare insieme</em>”  e che hanno  l’esigenza e la possibilità di  destinare uno spazio della loro attività alla realizzazione di un coworking.  </strong><strong>Dopo aver attivato <a class="wpGallery" href="http://www.metacoworking.wordpress.com" target="_blank">meta coworking  </a>, abbiamo deciso di esserne un vettore di conoscenza e ci piace l’idea di facilitarne l’approccio.  </strong><strong>L’obiettivo di WiO  è duplice: si propone sia di sensibilizzare la società attraverso il canale di Internet e la potente leva del “tamtam”, sia di realizzare una rete di coworking al fine di supportarne e coordinarne la crescita, lo  sviluppo e la promozione.  </strong><strong>Non siamo gli unici referenti sul territorio nazionale, ma ci anima la ferma volontà di rendere accessibile a tutti la possibilità di guadagnare affittando le scrivanie o le postazioni-lavoro eventualmente in disuso.  Non vogliamo creare barriere sociali e professionali e nemmeno dar vita una imprudente competizione favorendo talune categorie di servizi a discapito di altre: questo proprio perché il coworking è, prima di tutto, sinonimo di libertà di condivisione e partecipazione.</strong></p>

Proviamo a fare un po’ di chiarezza leggendo l’esperienza imprenditoriale di un interlocutore di spicco nel panorama dei Business Center.</span></h2>

<h3><span style="color:#000000;"> <!--more--></span><span style="color:#000000;">Ciao Gianluca, a tuo avviso qual è la sostanziale differenza tra la tua attività e quella di un Coworking?</span></h3>
<p><span style="color:#000000;">Il business center nella mia visione è un centro di servizi al servizio delle imprese.  Limitandomi al solo servizio del noleggio uffici, e quindi non considerando sale riunioni, servizi di risposta telefonica e domiciliazioni è come un insieme di uffici in miniatura di dimensioni diverse. Nel business center il noleggio di uffici è il core business <!--more-->dell’attività, nei coworking operativi in Italia, il noleggio della postazione di lavoro è un completamento di un’attività principale. Entrambi però ospitano clienti che sono imprese e professionisti che hanno bisogno di una scrivania dove lavorare, una connettività, una linea telefonica. In un caso all’interno di un proprio ufficio in un altro caso condividendo una grande open space.</span></p>
<h3><span style="color:#000000;">Secondo te l’esperienza americana  è in qualche modo replicabile anche da noi? Possono coesistere Coworking  e Business center e in che modo?</span></h3>
<p><span style="color:#000000;">Ritengo che nei momenti di crisi e congiuntura economica, la mente umana ha più tempo per pensare e le idee si moltiplicano. In questo periodo in cui alcuni centri uffici non sono completamente pieni, degli spazi possono essere noleggiati in formula desk sharing e proposti a prezzi più contenuti rispetto ad un ufficio “chiuso” e non condiviso contemporaneamente con altre persone. Il coworking potrebbe occupare una parte del centro uffici e magari intercettare un target che accetti la condivisione simultanea dello spazio.</span></p>
<h3><span style="color:#000000;">Parlaci della tua attività, da dove nasce l’idea di costituire una rete e quali difficoltà hai incontrato nel portare avanti il progetto.</span></h3>
<p><span style="color:#000000;">L’idea ha preso forma nel 2005, in quell’anno internet ha cominciato ad essere sempre più usato per cercare anche uffici attrezzati a tempo. A livello organico l’unico sito era Pagine Gialle ma nella nostra categoria i primi inserzionisti erano noleggiatori di box/uffici e non business center.  Ho pensato ad un portale non gratuito che unisse una quindicina di centri ufficio e onestamente non immaginavo che oltre 50 colleghi in meno di 4 anni si sarebbero fidati di me e del progetto.</span></p>
<p><span style="color:#000000;">Le difficoltà per la verità nascono ora, siamo cresciuti di numero, ma restiamo sempre soggetti giuridici indipendenti ed ogni centro ufficio partecipa con intensità diversa alla vita del gruppo: riunioni periodiche, blog, ricerche, proposte… Stiamo pensando come evolverci per non essere ingessati.</span></p>
<h3><span style="color:#000000;">Chi sono i tuoi interlocutori privilegiati? O meglio, chi e perché decide di aderire a “uffici arredati”?</span></h3>
<p><span style="color:#000000;">Negli ultimi tre mesi abbiamo ricevuto tante richieste di adesione da centri ufficio di nuova apertura, consolidati e con presenza mondiale e mi viene in mente la Regus, da chi ha uffici liberi e pensa di avere un centro ufficio. Gli interlocutori sono quindi i proprietari degli spazi o i gestori del centro uffici. In genere chi mi contatta ha un’idea precisa di cosa facciamo e chi siamo, “correggo” solo chi ci definisce in modo riduttivo un portale. Siamo nati come portale, ora siamo il network di settore più capillare, presenti in 13 Regioni, abbiamo sviluppato contrattualistica in lingua italiana e inglese, agevoliamo il passaggio di clienti fra centri ufficio di città diverse.</span></p>
<h3><span style="color:#000000;">Quali criteri adotti per la selezione dei tuoi affiliati?</span></h3>
<p><span style="color:#000000;">Gestisco un centro uffici dal 2001, molti centri pur non facendo parte del network li conosco già, in altri casi cerco e cerchiamo con i colleghi di visitarli (in questi giorni sarò a Firenze per vedere un centro uffici) per farci un’idea del futuro collega. Abbiamo avuto richieste di adesione da professionisti con uffici non utilizzati che avrebbero voluto ricollocare, da persone con meno di 100 metri quadrati di spazio. Ecco in genere chiediamo la presenza di una sala riunione, di un servizio di segreteria, di almeno 4/5 uffici arredati e non accettiamo adesioni di chi ha qualche ufficio libero all’interno del proprio studio.</span></p>
<h3><span style="color:#000000;">Qual è la piazza più ricettiva e quale la più ostica?</span></h3>
<p><span style="color:#000000;">Il maggior numero dei centri uffici è presente a Milano e Roma città in cui in alcuni casi si servizi si vendono da soli. Non ci sono città ostiche, alcuni colleghi operano in realtà piccole come Carpi, Formia, Cuneo ma hanno un centro uffici “parametrato” alla domanda della città in cui sono presenti.</span></p>
<h3><span style="color:#000000;">Come mai stai dedicando attenzione e spazio ai coworking? Cosa ti colpisce di questo fenomeno e perché pensi che i media abbiano dato più spazio a questa iniziativa piuttosto che ai business center?</span></h3>
<p><span style="color:#000000;">Parto dalla seconda domanda e riconosco la capacità a molte agenzie di comunicazione titolari di coworking di essere arrivate dove noi non siamo stati in grado di arrivare per mancanza di contatti, alla tv (Canale 5), alla radio (Radio Capital), alla carta stampata (Repubblica, La Stampa, Il Sole 24 Ore). Da qui poi è facile leggere di coworking in blog, comunicati online, ma a me fa solo piacere poiché se qualcuno scopre che esiste la scrivania condivisa cercherà anche l’ufficio condiviso e troverà noi. Ho parlato di coworking in un convegno dove sono stato invitato a Vasto in Febbraio, ma in ufficiarredati.info ne parliamo anche da prima e questo perché sono attento a ciò che gira intorno a noi nel web e che penso possa avere successo.</span></p>
<h3><span style="color:#000000;">Credi che gli aspetti peculiari siano la socialità del lavoro e il basso costo oppure qualcos’altro?</span></h3>
<p><span style="color:#000000;">In questo momento penso che “faccia fico” essere in un coworking, ma certamente il costo contenuto di una scrivania condivisa è un elemento importante che spinge alla scelta del coworking. Per chi deve iniziare un’attività rappresenta la soluzione più economica per lavorare in uno spazio attrezzato. La socialità è certamente un elemento positivo, apre la mente, il confronto agevola la crescita, ma non è per tutti lavorare in un ambiente condiviso, condiviso da persone diverse dai colleghi di lavoro. Verrò smentito quando le multinazionali cominceranno a preferire il coworking al business center.</span></p>
<h3><span style="color:#000000;">Qual è la differenza tra un day office in un business center e una giornata in un coworking?</span></h3>
<p><span style="color:#000000;">Bella domanda, che andrebbe fatta ai clienti. Io dico c’è chi può lavorare un giorno in un coworking, c’è chi però per fare selezioni, trattative d’affari ha bisogno di pareti, porte chiuse dove poter lavorare con la massima riservatezza. Pensando all’Università, si può studiare (<em>a Roma ad Economia e Commercio c’era l’acquario un grande spazio con centinaia di posti a sedere</em>) in spazi condivisi con porte che si aprono e chiudono e persone che bisbigliano, ma si può studiare nella propria stanza in piena libertà magari con il cellulare o il telefono che squilla. In entrambi gli spazi si studia è il modo in cui lo si fa che è diverso.</span></p>
<h3><span style="color:#000000;">Alcuni tuoi affiliati hanno aperto lo spazio al coworking. Cosa ne pensi?</span></h3>
<p><span style="color:#000000;">Al momento lo hanno fatto i colleghi di Prato di Very Office e Udine Ufficity, qualcuno ci sta pensando un pò come dicevo prima come strada per elevare l’occupazione del centro uffici. I Business center non sono tutti centralissimi, posizione secondo me quasi naturale in un coworking come luogo di socializzazione, questo potrebbe non agevolare l’apertura di coworking in alcuni business center. C’è un altro aspetto molto importante, il centro uffici ha costi molto più alti degli spazi coworking (soprattutto costi del personale) e quindi gli spazi devo essere fonte di reddito per la sostenibilità. Il prezzo mese di una scrivania in coworking è compreso tra € 200,00 e € 350,00 di molto inferiore al prezzo di un ufficio a noleggio in un centro uffici.</span></p>
<h3><span style="color:#000000;">Quale gradimento stanno riscontrando?</span></h3>
<p><span style="color:#000000;">Ne ho parlato venerdì con le colleghe di Prato che mi hanno detto che al momento hanno alcune richieste, ma non sono state contrattualizzate. Le richieste sono state fatte da persone che vedono nel prezzo la barriera di passaggio dalla scrivania condivisa all’ufficio attrezzato. Leggendo giornali e blog ci sono toni entusiastici e molto interesse nella formula del coworking come risposta ai professionisti nomadi che possono tagliare i costi e socializzare.</span></p>
