Painting is one of the largest elements of routine common area maintenance for many HOAs. Poorly maintained paint will fail prematurely. Touchup should be done annually. Wood trim should be painted every 3-4 years. The complete painting of buildings should be done every 6-8 years.

Drainage. Rain gutters are an important component which need twice annual cleaning (more often where there is heavy tree coverage) to help insure proper water run-off. Clogged and overflowing gutters cause premature trim and siding rot.

Light fixtures and poles need to be serviced regularly. Salt air, in particular, can rapidly deteriorate and short-circuit light fixtures.

Concrete sidewalks and slabs need to be inspected annually for cracks and raised areas, as well as degradation of the surface. Raised areas create a trip hazard which can be corrected by grinding or removal and replacement.

Asphalt needs to be repaired and seal coated every 3-5 years to properly protect it so it will achieve its maximum useful life of 25-30 years.

Roofs need to be part of a Spring and Fall maintenance plan. They need to be inspected, repaired and cleaned by a qualified roofing maintenance contractor.

Roof Gutters & Downspouts should be cleaned at least twice a year, more often in “hotspots”. Failure to do this causes backups and overflow that damages paint, siding and landscaping.

Recreation Areas. Playground equipment should be inspected and maintained to ensure child safety.

Directional Signage should be in good repair and easily readable in order to assist emergency response services like police, fire and pizza delivery (joke). Directories with name and addresses also facilitate emergency response. The directory should be regularly updated for accuracy.

Reserve Study. This is a 30 year plan to manage and fund (usually) large projects. A Reserve Study will help the board to schedule, budget and properly maintain the common elements. It is highly recommended that the study be done and updated by experienced professionals.

June 17, 2013 – The Wisconsin Dental Association (WDA) Foundation is giving more than $51,000 in grants and designated funding to 20 programs that bring oral healthcare to low-income residents and provide other dentistry-related services.

Madison’s AIDS Network will use a $4,000 gift to purchase needed dental clinic supplies and pay laboratory fees. In Milwaukee, the AIDS Resource Center will use a $5,000 award to help pay for patients’ dentures and prosthodontic procedures. The Boys & Girls Club of Fond du Lac is receiving $500 in support of its cavity-free zone program. The club partners with local dental offices to provide fun oral hygiene education activities after school to an estimated 200 elementary school students.

A $3,000 grant to the Bread of Healing Clinic will help purchase dental operatory equipment, so more needed extractions and restorative care can be provided. Brown County Oral Health Partnership is receiving $3,000 to help underwrite a semipermanent dental clinic in a new early childhood education center in Green Bay.

Community Dental Clinic of Jefferson County will use its $4,000 to treat some low-income patients. The HealthNet of Rock County clinic in Janesville will use its $3,000 foundation grant to purchase equipment and supplies. A $5,000 grant supports Waukesha County Community Dental Clinic’s adult dental program.

The fifth WDA Mission of Mercy will be held this month in Walworth County. Funding of $3,000 will help defray costs associated with 1,000 volunteers delivering $1 million in care over two days to 2,000 patients.

The Donated Dental Services program will use $3,000 in funding to continue providing free, comprehensive dental care to Wisconsin adults who cannot work due to a permanent disability, chronic illness, or advanced age, and whose needs are not met by public aid programs.

ADA and WDA educational materials valued at $1,700 will be available to first-year Marquette University School of Dentistry students at orientation. The school’s building expansion project gets $1,000 as part of a foundation pledge.

Other recipients include Racine’s Health Care Network, Lincoln County Health Department, Portage Community School District, Smiles for Sister Lucille Program, St. Elizabeth Ann Seton Dental Clinic, Shawano County Healthy Smiles, Tri-County Community Dental Clinic, and Dentists Concerned for Dentists.

Since 2003, the WDA Foundation has awarded more than $602,000 in oral health program grants and scholarships to dental and dental hygiene students statewide, according to the organization.

The deadline for 2014 grant applications is July 31, 2013.

See, ten years ago lounges were all over the place. You could not walk down any corridor at any airport without bumping into one or another airline’s lounge. Now, fast forward to this modern construction and… I spent literally five minutes looking for the lounge, then got my directions from the staff, and spent another five minutes looking for it again. Sales of mouthwash have boomed over the last five years and figures suggest that over half of UK adults use mouthwash, but is it really worth using it after brushing?

Mouthwash is marketed as a highly effective product for warding off the harmful bacteria, which are responsible for gum disease and decay, but is it really essential to have a bottle of mouthwash in your bathroom?

A clinical study, which was published in the Journal of Clinical Dentistry earlier this year, revealed that using mouthwash reduces the risk of gum disease. During the study, a group of 139 participants was split into two groups, one which was instructed to use mouthwash and the other, which was instructed to gargle using a placebo. The results showed that the group that used mouthwash had better oral health than the placebo group.

Dr Damien Walmsley, scientific advisor to the British Dental Association, said that evidence suggests that using mouthwash can help to reduce the risk of oral diseases and bad breath but added that it was “only by a bit”. He went on to say that the most important thing was for everyone to brush their teeth twice a day for at least 2 minutes each time.

Sally Goss, dental hygienist at the Harley Street Dental Studio, said that using mouthwash can be beneficial, but the worry is that some people use mouthwash as a replacement for brushing and this is problematic.

Dr Phil Stemmer, from the Fresh Breath Clinic in London, said that mouthwash can be beneficial for those who are at risk of oral diseases. He finally added that it is a waste of money for those who have good oral health and a good daily oral hygiene regime.

Offering a “big data” solution is apparently irresistible to every company on the planet. Megacorporation General Electric has just announced a new big-data and analytics platform it calls “Predictivity” so it too can join the number-crunching party.

Unlike many other big-data solutions, GE’s new Hadoop-based software is targeted at the “industrial Internet.” Companies in industries like aviation, health care, energy, transportation, and manufacturing all can benefit from real-time insight and analytics, and GE thinks it is the right company to deliver that since it already has such deep ties with those industries.

GE’s vice president of the Global Software Center, Bill Ruh (pictured above), called the new offerings a major step toward “a new era of computing.”

“GE’s industrial-strength platform is the first viable step to not only the next era of industrial productivity but the next era of computing,” Ruh said in a statement. “The ability to bring machines to life with powerful software and sensors is a big advancement — but it is only in the ability to quickly analyze, understand, and put machine-based data to work in real time that points us to a society that benefits from the promise of big data.”

To add to the announcement, GE also firmed up partnerships with Pivotal, Amazon, and Accenture that will help them fulfill some of the promise of this software.

The EMC-backed Pivotal partnership might be the biggest of the three. Pivotal is the recent high-profile spin-off of EMC and VMware that got $105 million in funding from GE in late April. The two companies are intertwining in a meaningful way, and so they will work together on these big data solutions. Specifically, Pivotal will use its Cloud Foundry platform and Hadoop-based tech to support GE.

“Pivotal and GE share a vision for a common platform that is cloud-agnostic and based on modern scale-out technologies — and does it all at speeds faster than what was previously possible,” Pivotal chief executive officer Paul Maritz said in a statement.

Amazon Web Services and Accenture will give GE additional support. Amazon will be the first cloud provider on which GE will deploy its “industrial Internet platform.” Accenture and GE say they will jointly develop new tech and analytics apps that leverage big data.

And did you ever offer to get behind the tourist’s camera? Someone at Landau’s did that, took my camera to get a photo of my granddaughter and me and earned a soft spot in my heart for at least 4 years. That’s customer service.

This past month, Sen. John McCain (R-Ariz.), introduced the Television Consumer Freedom Act of 2013. It is legislation aimed at pressuring cable and satellite TV providers into allow their customers to pick and choose the channels they pay for and do away with the annoying, yet financially successful concept of “bundling”.  As expected, the bill will face stiff resistance from both the The National Association of Broadcasters and the National Cable and Telecommunications Association.  Cable and satellite heavy hitters Cox, Comcast and DirecTV, are also ready to mount a strong opposition, as the meat of their profits and marketing agendas are built around the bundling concept. (Side note: The bill also includes a provision that would boost Web TV service Aereo, according to the industry sources. Aereo allows customers to stream broadcast TV on their computer or mobile device, but the TV networks are suing the company, claiming that it is stealing their copyrighted content….Napster anyone?) Rather than mandating his desired end result, Sen. McCain notes that his bill is completely voluntary, offering incentives that would ideally result in consumers being able to purchase their preferred channels individually.

Additionally, industry officials have stated that the bill would effectively end the sports long observed “blackout rule”, which prohibits cable companies from carrying a sports event if the game is blacked out on local broadcast television stations. Dropping the rule would have the most effect on the National Football League, which requires broadcasters to black out games if the local team does not sell out the stadium. The rule is meant to encourage fans to buy tickets to see the game live. However, for many fans stuck with teams that can’t seem to just get out of their own way (i.e. Browns, Bills, Cardinals, Chiefs, Jags and Raiders) a television blackout sometimes equates to a chance to watch quality professional football….just sayin…

While that proposal has no shot of standing up in privately owned stadiums, McCain wants it implemented for any team whose stadium was funded with taxpayer dollars.

“When the venue in which these sporting events take place has been the beneficiary of taxpayer funding,” McCain said, via the Los Angeles Times, “it is unconscionable to deny those taxpayers who paid for it the ability to watch the games on television when they would otherwise be available. In the end, the Television Consumer Freedom Act is about giving the consumer more choices when watching television. It’s time for us to help shift the landscape to benefit television consumers.”

This bill proposes an interesting development. The National Association of Broadcasters and the National Cable and Telecommunications Association argue that the government should not micromanage how they offer their products to customers and that bundling can promote diverse offerings. Really? In all reality, bundling is simply a better bottom line revenue generator for the telecommunication companies. If as an attorney, I “bundled” useless “services” to you, packaged with useful ones, I would able to drastically increase my profit margin, as would almost any other business owner. However, such a bundling technique would be unethical in my field of practice and I would venture to say, unethical in most other business practices as well. However, the telecommunication industry and more specifically, Viacom Inc.’s Chief Executive Officer Philippe Dauman has mocked  this idea and argued that bundling actually lowers prices and increases value for consumers because it allows smaller networks to invest in their shows while knowing they will have distribution.

“Consumers are enjoying what many have called the golden age of television,” Dauman said. “It’s good value for consumers.”

The WorkSource Center will host a recruitment event tomorrow, June 19 from 9 a.m. to 4 p.m. for immediate employment with Beef ‘O’ Brady’s restaurant on The Old Road in Santa Clarita.  Available positions include wait staff, bartenders and kitchen staff and pay ranges are between $8 and $14 per hour based on experience, plus tips.

Interested applicants should bring the following to Wednesday’s recruitment: a copy of their resume, training certifications for serving and/or bartending, work history and references, a State issued ID such as a Driver’s License, and Social Security Card or passport.  Qualified candidates will be working as early as Monday, June 24.

What is clear right now is that understanding what is going on here will not be simple nor easy. It’s not just a matter of having lots of users new to the smartphone experience and not familiar or comfortable with mobile commerce. Android has blanketed the market with both high- and low-end devices targeting both the first-time smartphone owner and the tech savvy consumer. With more than 25 Billion app downloads, all those credit card numbers are on file and waiting to be used.

Look at Samsung’s direct push against Apple with their Galaxy S3 targeting a very valuable demographic (mid-20s, tech-savvy, and employed). The smartphone demographic will be changing in the future, but not now (check out the chart from Business Insider below). In the future, demographics are going to shift older and poorer as the younger, affluent crowd is already on smartphones.

The web is littered with reviews pitting the latest and greatest devices from Apple and Android. There is not consensus nor a clear winner any more (in online reviews at least), so it’s not just a device feature and functionality problem. There look to be several factors working here, tablets and payment infrastructure.

First, Apple has completely overwhelmed Android in the tablet space. In Asymco’s analysis (link below), the iPad + iPhone had 4x the online shopping traffic as just Android phones while Android tablets didn’t even register. Second-screen shopping is only just coming into its own as an e-commerce channel and that definitely is a factor.

A second factor is the ease with which people can purchase on mobile phones (see any eBay ad recently). To the degree purchases are made in-app, Apple has made this process almost too smooth and easy.  Compare that to the fractured payment infrastructure that Android must support (Does Google, PayPal, the carrier or some other third-party handle billing?) and it’s obvious that anything more than a click to buy in a mobile app becomes a major barrier to purchase.

These two factors together mean that it’s not necessarily a problem for CPG brands to solve. It is something that needs to be understood and accounted for as part of the entire consumer interaction experience with the brand. One thing that is missing from the reports is how many missed opportunities there were because brands and retailers weren’t ready to support this new style of interaction.  The environment in which brands operate is in a state of constant flux, now more than ever before (and less than it will be in the future). It’s not survival of the fittest; it’s survival of the most adaptable.

Beyond the obvious, such as creating a “good” iOS experience, what should marketers do? Here are three things that everyone should keep in mind:

1. Mobile first is a great start, but to keep up with consumers, marketers must look at all the places that consumers will interact with the brand. Does the brand have communication channels setup to actually converse (not just talk at) consumers? Is there an actual value exchange happening there?
2. Tablets are a strong and growing force in mobile commerce, does the brand support that experience? Sitting on the couch and buying stuff while watching TV is very different interaction than using checking prices on the phone in store or talking about a brand’s social post.
3. Change is both omni-present and accelerating, is the brand setup to react well to the changes they know about? Once the brand can manage change well? Can it start to drive change?

The signs are clear, the landscape is in flux, and the only real question is how well the brand is setup to adapt to the new consumers; both reacting and helping to guide them in a direction that works for everyone.

iOS devices dominate mobile device online shopping stats

Online shoppers are increasingly using mobile devices to buy gifts for the holidays, according to IBM’s 2012 Holiday Benchmark Report, and those shoppers overwhelmingly prefer Apple’s iPad and iPhone to do so. Black Friday purchases via mobile devices accounted for nearly one quarter of all sales for the busy holiday shopping day, up from 14.3 percent in 2011 and 5.2 percent in 2010. And, according to further analysis by Asymco, 77 percent of all those mobile purchase originated from an iOS device.

H&M will open in the Center Court in November 2013, with a 20,000-square-foot store filled with ladies, men, accessories, lingerie, maternity and sports apparel. The Ridgedale H&M will also carry the brand’s new plus-size line and children’s clothing.

Bar Louie will occupy the former Applebee’s space and will open in September of this year. The 6,500-square-foot restaurant will also include a large outdoor patio.

Other additions include a Pandora store that will open in late August or early September, Chazin Interiors that opened in March this year, the new Hair Pop that opened on the upper level near the west entrance and the new Len, which is now open on the lower level.

As for remodeling, a newly remodeled The Limited opened this past weekend with a new 4,443-square-foot location and special discounts. A remodeled Ann Taylor is expected to open in September.
