Even though I ended up dropping my Exploring Marketing class, I guess someone somewhere still hasn’t gotten the memo, because I ended up getting today off after being back at work for only one day.  Not that I’m complaining, though.  I spent my day doing mostly nothing, but that was just what I needed.  I’m still exhausted from all the vacation time I’ve taken lately!  I did go mini-golfing with a couple of friends today at Fantasia Gardens and then we went for ice cream at Beaches and Cream.  Other than that, though, I haven’t done much at all!

Tomorrow will be a much busier day, though.  I’ll start the morning with an interview for the Campus Rep position.  I got an email from them yesterday, saying that they wanted me to call and schedule a time to talk with a recruiter.  I really have a good feeling about this.  I can’t imagine that it’s very competitive.  As far as I know, only about 10 people were even accepted from the schools in my area, based on how many people showed up for the meet-and-greet events they held back before we came down.  I have no idea how many of those people ended up coming down.  Even if there were 5 of us down here, I can’t imagine that more than a couple of us applied to be Campus Reps.  I think that, at this point, it kind of all comes down to how well I do in the interview.  It wouldn’t surprise me at all to find out I’m the only candidate, so it just depends on whether they think I would be a useful addition to the recruiting team.  We’ll find out tomorrow, I guess!  My interview is at 10:30 with Anne, who I’m pretty sure is the same recruiter who hosted the information meeting I attended way back in March.  Fingers crossed!

Then I will go to my first regular day of work at Tomorrowland, which, in reality, isn’t all that regular.  I’ll be working a “Call In Factor” shift.  I had never heard of this before, but was told that I’ll just be put wherever they might need me that morning.  If someone should call in sick, I will take their spot.  Part of me kind of hopes that maybe, just maybe, no one will call in.  Then maybe they won’t need my anywhere, and I can just hang out in the break room all day!  But the other part of me knows that will never happen. *sigh* I can dream, though, right?

I really do like Tomorrowland so far.  My last day of training on Tuesday went great.  We worked on Photo Imaging, which I had never done before, but it was super easy.  By the end of the day, my trainer was kind of just letting me goof off.  It was a Christmas party night, so we stood outside and watched the Totally Tomorrowland Christmas Show (which was terrible!) and the Christmas Fireworks (which were good, but not as good as the Halloween fireworks.)

Just a few minutes after the fireworks started, a much more interesting, much more sad show played out right in front of us.  A mom came out of Space Mountainwith her son following her, screaming at the top of his lungs.  The kid was about 10 years old,and I couldn’t tell what he was saying, but his tone made me think, if that was my kid… Well, apparently his mother had had enough, too, because just then she smacked him upside the back of the head, Three Stooges-style.  It’s never right to really hit a child, but I have to admit that it made me laugh a bit.  But then all of a sudden she kicked at him!  I mean really reared back and tried to kick the crap out of her son!  The kid jumped out of the way just in time, and the mom jumped towards him, grabbed him, and held him down in the flower beds.  It was dark, and they were pretty far away so I couldn’t swear to this, but it looked like she had him around the throat!  I turned to my trainer and pointed the situation out to her and asked what we should do.  Just then an Attractions leader came out of Space Mountain and started walking towards the two.  We decided to watch and see what he would do.  He stood and watched them for a while, and just a little later security showed up.  I have no idea what ended up happening: when we left, security was still talking to the mom.  But my question is, if she would treat him like that in public, how does she treat him at home?  Somehow, sad things seem even more sad when they happen at the Happiest Place on Earth.

Aside from that little…adventure…it was a fun, successful training day.  My hours are definitely going to be crazy–I work until 1:15 am the next two days and work until 3:45 am on Sunday.  Yikes!  It’s going to be tiring, but I’m hoping that maybe I won’t have so many closing shifts when I’ve been there longer.  Maybe I’ve just been lucky, but my shifts always got better after the first couple of weeks at DAK and Epcot.  Time will tell.  For now, though, I’m going to take advantage of the early night and try to get some sleep: it may become a scarce commodity in the coming weeks.

Number 2 in a series in which the Bristol Blogger publishes information regarding the city’s World Cup bid for the Bristolian public at large that is vastly superior and far more accurate than the information highly paid ‘expert’ Bristol City Council officers are prepared to supply to our elected councillors …

The document above titled ‘2018 World Cup Guarantees’ and dated 23 October 2009 sets out central government commitments to host city applicants – including Bristol – for the 2018 World Cup.

What’s interesting about this letter is that it undermines claims emanating from both senior officers at the Council House and from Lib Dem cabinet members that they were forced to delay their decision about hosting the World Cup until the last minute because they were waiting for government guarantees.

This delay, until the very last minute, has created considerable controversy because the cabinet (possibly believing and acting on advice from officers) – in league with the Chief Exec and the Head of Legal Services – are claiming they have had to suspend part of the council’s constitution, relating to the call-in process, because the decision is now ‘urgent’ and there’s simply not time to hold the decision up any longer without losing the opportunity to bid.

The document proves that Bristol City Council could have taken the bid to cabinet for approval any time after 23 October as both Sheffield and Liverpool have done. Instead Bristol’s bid has been delayed a full month to 24 November leading to this alleged need to suspend the constitution.

Leaving the bid this late also means that the paperwork (running to 66 pages) finally published yesterday is unlikely to be as well scrutinised as a decision with such a huge financial impact should.

The crucial part of the letter, in terms of potential financial impact to the city is this:

At the meeting, the issue of costs was raised. I would like to reiterate that the cost to central government of government guarantees will be considerable. The Treasury have made clear that the costs of the tournament will lie where they fall and we will not be in a position to provide funding to any of the cities in the event of a successful bid. We will, as discussed, look at the potential for lottery funding or supplementary local business rates, as well as exploring other options. However, at this early stage, we are unable to give any commitments of additional funding.

7:03pm – The Montgomery County Recorder’s office has been reaching out to home owners who may be in danger of facing foreclosure in the coming years. By doing so, they’ve been able to see the future of foreclosure in Montgomery County.

7:08pm – The Making Home Affordable Program is a program for lenders that allows them to help homeowners work through the refinancing process. There still may be a cost, especially if you end up refinancing.

7:11pm – The Homeownership Center of Greater Dayton is one of many organizations that can assist you with looking at your mortgage documents. They can be reached at 937-853-1600.

7:13pm – There was evidence of fraud in the mortgage industry in the early 2000’s. Private backed securities were a large portion of what caused the current crisis.

7:15pm – The rise and fall of housing prices is affected by many factors: where the prices started, how far they rose and fell, area employment rates. Based on information reviewed by the Montgomery County Recorder’s office, they predict that the mortgage crisis will bottom out in 2013.

7:25pm – There isn’t much data yet on whether the commercial real estate market will be affected as dramatically as the residential market.

7:28pm – There are a lot of lease option agreements available, but the terms may favor the investor and not consider what’s best or even good for the buyer. The best option is to purchase a home the traditional way – with a mortgage through a trusted lender.

7:31pm – In some regard, the community banking model may seem more attractive because community banks have suffered less during the mortgage crisis. Many economists would still defend the big banking system, however because the diversification that it can offer. The overarching problem, however, has been regulation.

7:34pm - This can be a good time for people looking to buy, but there are several things to consider: It’s currently harder to get a loan for a home than ever. However, there are many programs available to help people buying a home. There are many local, HUD-approved counseling agencies who are offering education programs for people considering purchasing a home.

7:39pm – The above organizations can also help you look over your mortgage documents before you sign.

7:42pm – There will be some population loss in the Miami Valley due to the employment loss this area has experienced. It tends to cause more troubles for inner cities and inner suburbs.

7:46pm – In a situation where a lender forgives a balance on a foreclosure, that type of forgiveness will not be counted as taxable income in most situations.

7:48pm – It’s important to have an attorney review your loan documents before you sign them. There are several resources for affordable or free legal assistance: ABLE – Advocates for Basic Legal Equality. The Dayton Bar Association can also help refer you to legal counsel.

7:55pm – Many cities have chosen to begin demolishing delinquent properties through grant money from the Neighborhood Stabilization Program.

7:58pm – It’s advisable for long time homeowners to go back and review their loan documents to ensure they understand all of the terms. If there’s something you don’t understand or seems troublesome, seek help from a HUD approved counseling agency.

The Gazette reports that an attempt to overturn a controversial housing strategy that could see thousands of new homes built on Marton Moss has failed. Opposition councillors called for a re-think on the plans for land between Yeadon Way and School Road. But a vote at last night’s Policy, Overview and Scrutiny Management Committee resulted in the bid to have the matter put back before the full council refused. In an empassioned speech, opposition leader Ivan Taylor urged the committee to ignore political allegiances and act in the best interests of the town.

Coun Taylor said:

“The Government is asking us to build houses but they are not telling us to build them on Marton Moss. What happens in Blackpool is a matter for Blackpool Council and we can’t abdicate responsibility in future years if we make the wrong decision. This land is precious to people and we don’t want anything building there unless we have to. This is an important decision and we have to have the courage to get this matter referred back to full council because the buck stops here.”

7:04pm – You may many options if you’re facing foreclosure, but the options will narrow depending on your situation.

7:05pm – Both Montgomery County and Clark County officials say that we’re not at the bottom of the foreclosure crisis just yet. Rates may be down in a given month, but they’ll likely spike in the next month.

7:06pm – If a lender tells you they can’t modify your loan until you’re behind on your payments, take advantage of a housing counselor who knows the rules. The lenders may not purposely try to mislead you, but they also aren’t obligated to tell you all of your options.

7:08pm – If you get a notice of a sheriff sale on your home, you will normally receive a notice of eviction after roughly 30 days. During that period, you may still work out an agreement with your lender with the help of a housing counselor.

7:10pm – The government isn’t providing cash to help with delinquent payments. it is facilitating programs that lenders may participate in that can help.

7:21pm - Information for ABLE Law – a legal aid organization that can help with legal counsel.

7:23pm – If you don’t want to keep your home, you have the option of a short sale – selling your home for less than you owe with the lender forgiving the difference. Another option is a deed in lieu of foreclosure - where the lender accepts the property instead of the money you owe. More mortgage terms are defined here.

7:29pm – There are no income limits to get your loan modified.

7:31pm – If you aren’t getting the answers you need from your lender, it’s best to get an advocate from a HUD certified organization. They are trained and committed to making sure that your situation is properly reviewed. In some cases, lenders have established preservation departments to help, but some of these departments will only work with the non-profits, not always the customer directly. Click here for a list of trusted, certified advocates.

7:37pm – Real Estate agents working on behalf of buyers that are having trouble working through a short sale with a lender may contact the Ohio Attorney General’s office. Here’s their website dealing with both predatory lending and foreclosure assistance. The number to their consumer protection hotline is 1-800-282-0515

7:44pm – Sometimes servicers and lenders are reluctant to go into a short sale because of the legal fees associated with the foreclosure must be absorbed by the lender. There are several levels of management within the servicer that must be gone through to get results with a short sale.

7:46pm – Many times the investor has a contract with the servicer that forces them to wait to act on a deed in lieu or a short sale.

7:49pm – Abandoning your property after a notice of foreclosure or simply the knowledge that you will be foreclosed on can cause additional trouble and costs. There have actually been circumstances where the lender will ask you to stay in the property during the foreclosure process and possibly afterwards.

7:53pm – Foreclosure affects an entire neighborhood, and not just in terms of neighbor’s individual property values. It can affect the quality of education and local services available to a given neighborhood.

7:55pm – Bankruptcy is not necessarily a cure-all. It can be an option, but really it just slows the process down instead of remedying it.

7:57pm - HUD-approved counseling agencies can also provide loan document review services. Even if you’re not in trouble or are buying a home, you can have a trusted counselor look over your documents.

7:59pm – Counseling agencies around the Miami Valley have seen a very large increase in calls. So if you call and don’t hear back right away, be patient, they will get back to you.

7:03pm – We’re beginning with an example of a call you may have received offering help on mortgage refinancing. Our producer Aileen LeBlanc returned the call to check out the agency and they hung up on her. These are the types of calls many of our listeners have received.

7:05pm - Jim says that one sign of a scam is that they may claim to be from the county. The county will normally not be calling you about your mortgage – you would be reaching out to them with questions.

7:07pm - Anyone asking for money or promising something too good to be true should be avoided.

7:11pm - If there’s a question about something you’ve received, don’t hesitate to contact a counseling organization for help.

7:16pm – In Ohio, many players in previous mortgage-related scams are now moving into loan-modification scams.

7:26pm - For people having trouble getting response from loan companies in a timely fashion, here’s a government site that can help: www.sigtarp.gov or call 877-744-2009

7:31pm - If you have sent money to a firm that promised to refinance/renegotiate your mortgage, but haven’t received any response, call AND write them. You can may need to seek legal counsel. The Ohio Attorney General is working on cases relating to this issue.

7:34pm - Take care when combining first and second mortgages into one. It’s best to consult a trusted resource and look at your finances before doing so.

7:36pm - If your loan company offers to refinance, but the terms aren’t what you want, the first thing is to be persistent in talking to your lender. Without the assistance of housing counselor, take care that your read the fine print so as to understand any additional fees.

7:39pm - An individual can be at a disadvantage going through a loan re-modification because they may not like the terms offered, but they may not know how the terms compare to other options available.

7:41pm - keep a record of what you’ve done: who you’ve called, what you’ve been told, etc. When you’ve tried to reach out for help. Federal regulation now requires loan servicer companies (companies who are doing the collection on behalf on your lender) to identify who the investor is on your loan. You must request this in writing. This is a new regulation so it may take a 30-60 days for companies to adopt this.

7:44pm – It’s recommended that you do have a lawyer present when closing on your home. It’s not common practice to have a lawyer present during a refinance, but it can help to have someone review your documents before you sign.

7:46pm - Most lenders will charge some kind of fee to refinance a mortgage. There are going to be fees for titles, brokers, etc. There should not be fees for foreclosure counseling.

7:48pm – Many lenders will say that they’re refinancing with “no money down.” The charges are still there, but they are being added to your loan payments.

7:50pm - Using a home equity loan to pay off a car is generally not wise, even though a tax write-off may seem attractive.

7:54pm - Recent reports such as this one from today that say that Ohio’s foreclosure rates are down can be deceiving. This is because the statistics don’t always take into account moratoriums on foreclosure filings, loan modifications that are in the process of being rejected, etc. There are a lot more resources available now in the Miami Valley, but we still have a way to go.
