There are times when it is better for a person to rent in the Columbia South Carolina real estate market, but most often home ownership has many more benefits and advantages. 

About 10 year ago a had a retired aunt and uncle who rented a condo in Las Vegas. Uncle Jim (not his real name) was a retired minister. Throughout his career he and his wife lived in parsonages, which are homes furnished by the congregation while they ministered there. 

He and his wife told me that the biggest mistake they ever made was not to invest in buying a home.  In their retirement years, when their other retired friends were living in homes that were almost paid off and had appreciated greatly, Uncle Jim and his wife were using a huge portion of their limited retirment money to make expensive condo rent payments. They strongly cautioned me not to make the same mistake they had.

Recent studies are showing that there are many benefits for both the owners and the community for owning your own home, including increased education for children,  lower teen-age pregnancy rate and a higher lifetime annual income for children. Besides these, listed below are some of the primary advantages for owning your own house.

1) More Stable Housing Costs

Rent payments can be unpredictable and typically rise each year in Columbia SC, but most mortgage payments remain unchanged for the entire loan period. If the taxes go up, the increase is usually gradual. This stable housing cost especially important in times of inflation, when renters lose money and owners make money.

HUD properties are available all over the Columbia South Carolina Real Estate Market, and make great investments for anybody that is interested. These homes often times get a bad rap for being in bad condition, but in all actuality they are not any worse than other foreclosed homes that are available. Just like anything else, there are some HUD properties that are in good condition, and some that are in need of a few repairs. It is simply a matter of how well the past owner cared for the home.

HUD properties are homes that had loans which were insured by the Department of Housing and Urban Development. But when the owner fails to live up to the financial obligations that are expected, the bank then takes over the home and it becomes an HUD property. There are many market predictions, however if you want to buy your first home—there is no wrong time t purchase a home in the Columbia South Carolina Real Estate market.  The motivation to buy is not determined by regional market conditions or by location.  Industry opinions and investor speculation can not predict when a particular individual will be ready to buy.  For the great majority of folks, the most compelling reasons to buy a home are based on individual circumstances and personal needs.

• Freedom and independence

Even though there are many changes in the market, both up and down—people still need and want to buy homes in Columbia South Carolina.  This desire to buy a home is deeply rooted in the fabric of our consciousness.  The value of homeownership gives far more satisfaction than ROI calculators can quantify.
Today, there are many different loan programs with flexible terms to fit all buyers. There are city and county down-payment assistance programs to assist in buying a home.   For future buyers with blemished credit, there are debt reduction and counseling programs to help gain a fresh start. 

How do you make the leap to become a homeowner?  First, determine that you want to buy a home.  Get your finances in order.  Determine your financial situation and check your credit to determine where you fall as a borrower.  Look at all of your available assets for your down payment and examine all of the finance options available to you.  If you have some credit blemishes, take the time to make timely payments to your creditors to present the best financial picture.  Make sure that you have a track record of stability in your employment history.  Postpone any major purchases.  Your actual home purchase may still be 12-18 months down the road, but you can still prepare for it now.

Get pre-approved for your mortgage.  Once you’ve cleared the financial hurdles, talk to your lender or broker to find out how much you can afford to borrow along with the expected out-of-pocket costs you will need to incur for the closing.  This will include the required down payment along with funds for closing costs.  If you are buying in a seller’s market, you may want to search for homes below your approved price range, so that you can have the most room for negotiation.

Find a credible licensed real estate agent.  Look for a Columbia South Carolina real estate agent that can work with you based on YOUR needs and your schedule.  Check references of previous clients.  You may not know exactly what you want in terms of a new home, and your agent should work with you to determine your needs and help you find a property that meets your immediate and future needs.  Check with family and friends for successful agent referrals. Ask them how satisfied they were with his/her services and if they would use them again.

Become an informed and practical buyer.   Once you determine where you would like to live, determine what factors are most important for your family.  Calculate your new commute time and research school information for your children.   Make sure to evaluate the surrounding factors that are most important to you, along with factors that are least important.

Find a home that works for you.  Envision yourself (along with your family living in the home).  What are the key points of consideration for your home?  If you spend a lot of time in the kitchen, then you want to make sure that the kitchen can accommodate your habits. If you will be working from home, make sure that your home office setup will work.  Make sure that all of your telecommunications and electrical needs can be met.  

Make the offer.  Once you have located a property that meets your needs, make an offer based on the listing price, along with comparables information and market considerations.  Your agent can work with you to determine the best price, along with any contingencies for the sale. 

It is good to get a home inspection, so that you can know what the potential pitfalls and future maintenance needs may be.   In a seller’s market, you may find yourself bidding with several other buyers for a single piece of property.  Work with your agent to determine what is customary in your area.  This is when negotiation skills really come in handy!

Once your offer has been accepted, you will enter an escrow period, where all of the title research will be handled, funding requirements met; tax and title transfer paperwork managed.  Prior to the close of escrow, you will sign all of your finance paperwork, and pay your remaining deposit and closing fees.  After funding is complete, the title company will record the new purchase deed with the County Recorder’s office, and you will officially “close”.

Realtors’ report shows S.C. woes

Home sales are still dragging in the Columbia area and statewide as the nation struggles with the recession and rising joblessness.

Sales in Columbia fell 24.7 percent for the first six months of the year, compared with the same period last year, according to a report released Friday from the S.C. Realtors trade group. That’s one percentage point worse than the state, which saw double-digit declines in every region.

The Columbia median home price slid 4.2 percent to $137,000 over a year ago. It fell 8 percent to $135,000 statewide.

“The last 18 months have been mixed signals,” said Ed Flowers, owner of Exit Sandlapper Realty. “It’s been spurts, hot and then cold. You see a little light at the end of the tunnel and then it slows down again.”

Flowers said he is hoping federal stimulus packages will help spur home sales next year, but he has little hope for the rest of 2009.

“We’re halfway through the peak selling season, and I wouldn’t expect any dramatic uptick between now and maybe the spring,” he said.

Sales have suffered statewide and in Columbia as more potential buyers stay on the fence waiting for sustained signs of a recovery. The state also is faced with the fourth-highest unemployment rate in the nation at 12 percent, and analysts predict it will go higher.

The brightest spot in the state was Beaufort, which has seen sales this year fall 14.7 percent and median price rise 0.5 percent. Greenwood was hardest hit, with a 37.5 percent decline in home sales and a 17.4 percent erosion in median price.

When sales might turn around is a mystery to many in the industry. Steven Mungo, president of The Mungo Cos. in Irmo, said he thought the region would start recovery a year ago. Mungo said the amount of inventory on the market has dwindled as builders hold off on new homes — either by choice or because they can’t get financing.

“I’m beyond betting on this,” Mungo said.

Nick Kremydas, chief executive of S.C. Realtors, said many buyers are still looking for a bottom.

“There’s some consumers sitting on the sideline, money in hand, waiting to see when the market bottoms out before they jump back in,” he said.

But, he said, if other states are any indication, South Carolina might have to wait until prices erode a little further before the market comes back. In hard-hit places such as California and Florida, prices dropped 25 percent to 30 percent before recovery began, he said.

Barring any more economic disasters, “the numbers are telling us the worst of this is going to get behind us this year and 2010 is going to be more positive,” he said.

A decade later, on the eve of the Civil War, Columbia was the largest inland town in the Carolinas. With 8,052 residents it was twice the size of its closest rival of Raleigh, North Carolina! Columbia’s role in the Civil War has been the subject of numerous books recalling that dark chapter in our nation’s history. The Secession Convention convened on December 17, 1860 at Columbia’s First Baptist Church, a structure that still stands today along with over 20 other pre-1865 buildings. In over four years of war Columbia remained unscathed. Then in just 24 hours after General Sherman’s arrival on February 17, 1865, about one-third of the city–including the commercial and governmental district, all of its war-related facilities, and many private homes–lay in ruins. From the destruction Columbia rebounded to return to that which its founding fathers intended – a thriving capital city, though its transformation took time physically and psychologically. By the early twentieth century Columbia became nationally important again as the federal government established Camp Jackson as a basic training facility for the United States Army during World War I. Years later, during World War II, the facility was improved, and enlarged to become Fort Jackson, currently our nation’s largest Army basic training facility. Also during World War II Columbia Army Airbase, today’s Columbia Metropolitan Airport, trained numerous bomber pilots for missions oversees. Among them were the famous Doolittle Raiders, commanded by Lt. Colonel James “Jimmy” Doolittle, who led a daring assault on Japan following that country’s surprise attack on Pearl Harbor. Today, Columbia is a New South city whose vitality is based largely upon the diversity of its offerings.
