If you’re looking for certified organic products in Los Cabos, you’re in luck. Ironically, we’re one of the worlds’ leading producers of organic herbs (so I’m told) but finding organic produce in the markets can be a challenge. Unless it’s Saturday morning, and then you’re in luck!

On the San Jose side of the world there is a huge organic/local market during the winter months. I’ve not been (working girl), but have been on the radio often enough with Sabrina Lear and Claudia Velo to have memorized their website address: www.sanjomo.com. They have more than 60 vendors every Saturday, including organic products and local artisans. Sounds like a lot of fun, one of these days I’ll have to take the day off and go enjoy the scene.

In the meantime, I visit the smaller organic farmer’s market here in Cabo San Lucas. While our market may be smaller, it continues all summer long (although with a vastly reduced selection but that’s the nature of local markets, you get what’s in season). This market is held just outside the back gate of the Pedregal community. If you take the main drag through town (L. Cardenas) to the town square and then continue straight for about a block you’ll see the turn-off onto a cobblestone street. Just across from the El Camino school is the Mar a Dentro spa, the market is held on their grounds and when there are lots of vendors spills out onto the sidewalk. Most of the vendors sell fresh, organic produce and herbs. And they are sooo good! Today bananas were in season. While organic bananas might never win a beauty contest with their commercially-grown kin, they win it all on taste. The herb harvest is pretty dependable in all but the very hottest weather, with fresh basil, dill, mint, lemon grass and many other types sold in large bunches for 10 or 15 pesos. Tomatoes, baby lettuce, citrus of all sorts, sweet potatoes, squash and tropical fruits can be found. Today I even had my first look at fresh (not dried) Jamaica. Jamaica is hibiscus blossoms commonly used to make tea.

Many of the vendors also have fresh, homemade cheese called queso fresco; some have organic free-range chicken for sale. Artisan bread that looks lovely is offered as are tamales. The Cabo Pirogie ladies are usually near the entrance, try to stroll by their booth while they’re sampling their yummy pirogies and sauces. OK, so Chipotle Pirogie is not specifically a Mexican dish, we’ll adopt it. Yum! Some of the vendors bring plants, and there is often a booth or two of hand-crafted items. The Humane Society has a booth selling T-shirts and Caps, not organic but for a great cause. They also bring used books and the occasional adoptable dog. A flower grower sometimes comes and offers the only cut flowers in Los Cabos that will last more than a few hours without drooping. Her arrangements last at least a week.

All of the above are sold at very reasonable prices. The vendors will appreciate having small bills or coins: change is at a premium.

Even if you’re not a health nut, the organic produce will eventually spoil you. And it’s a great way to start your Saturday, if you don’t run into someone you know at the market you’ll quickly make an acquaintance. Just one of the little adventures that makes living in Los Cabos more fun.

In most parts of the Las Vegas valley you will find properties for Rent… In Summerlin you can rent a one bedroom, one bathroom with no garage for around $700 a month (condo).  Bump up the rent to around $1200 and you can rent a place that’s a single family residence that includes 3 bedrooms, 2 bathrooms and a 2 car garage.  You want a bigger place with a pool is going to cost you around $1800.  Some parts of the valley are most expensive than others but all in all rents in Las Vegas can be pretty steep.  The heartbreak for me is that many folks looking to rent have lost their homes to foreclosure and have to deal with the sadness of moving from their home, then they have to find a place to rent that will allow them to bring along their pets.  It’s a tough find sometimes.  Give me a call, I’ll try to help if you’re looking for a rental.  I also help buy and sell properties for people.

The price per square foot for condominium sales varies and can be skewed by a single project. For example, the bump in price per square foot shown in December 2008 (circled) was due to an investor who bought 9 condos at Vistas on the James in downtown Richmond. Overall, the current price per square foot for condo sales in Richmond is below 2006 levels.

MCL Land and Ho Bee Investment last week sold a total of 51 units at their Parvis condominium located at Holland Hill at an average price of $1,480 per sq ft (psf).

What happened at Parvis was far from the recent trend, wherein the smallest units of a certain project are sold out first. At Parvis, the most number of units sold were four-bedroom apartments with 18 units, followed by two bedroom apartments with 15 sold units and the three-bedders with 14 sold units.

To address the buyer interest, Ho Bee and MCL even sold three penthouses, although these were not included in the first batch of 85 units they launched for the preview.

They are now planning to officially launch the project during the weekend. They will release more units at the freehold condo, which has 248 units. This 12-storey project is being constructed at the former site of Holland Hill Mansions.

Chong Hock Chang, the general manager of Ho Bee, revealed that Holland Hill Mansions’ former owners had already selected seven apartments.

Of the 51 units sold, 39 were bought by Singaporeans. Foreign buyers and permanent residents acquired the remaining 12 units; most of them from Malaysia, with some from Indonesia, added Mr. Chong.

The three penthouses sold comprised of two single-level units of 2,300 sq ft each, with three bedrooms priced at around $3.3 million each. It also included a duplex unit of 2,800 sq ft site area, with four bedrooms costing around $4.1 million. Singaporeans acquired the two single-level penthouses while a foreigner bought the duplex.

Last month, Ho Bee launched Trilight condo, a freehold development at Newton Road. The 30-storey project has already sold 61 units to date at an average price of $1,650 psf.

So I asked myself: can you put your money where your mouth is, or – one of my favourite lines — is your mouth writing cheques your butt can’t cash?

Winnipeg has a very low apartment vacancy rate; meanwhile, the majority of downtown residential construction is for condos, which generally sell for over $200,000.  This is certainly a welcome increase in residential population for downtown, but there is a risk that future condo projects could outpace demand.  Apartments, as the hardest type of residence to find in Winnipeg, are our best bet for greatly increasing the population in the heart of the city.

For many years (ever since I spent some time in Brandon), I’ve been thinking about a new kind of grassroots, socially-responsible real estate investment trust for apartment construction.  Well, actually, at first I called it “let’s knock down the eyesores beside my house and put in a nice apartment block.”

As a layperson who knows little about financial instruments and the laws regarding investing, I’ve never understood why regular people don’t band together to create for-profit organizations to create new development in existing neighbourhoods.

Maybe it’s the concept of profit; so many Neighbourhood Renewal Corporations are built on the premise that they are not-for-profit corporations, working primarily to improve a community.  And obviously, a not-for-profit creates a friendlier atmosphere to receive public money.  This could work well in older communities, such as the Spence neighbourhood, or in Elmwood (believe me, I’ve thought about that quite a bit).  But I’m not sure it could work somewhere like the Exchange District, which does have residents, but where the vast majority of resources and well-wishers are outsiders to the existing  residential community.

Now, like most Internet blowhards, I don’t have a large pile of money under my bed (usually all I find are ripped up diapers under there, thanks to my dog), but I might be able to convince my daughter to part with $500-1000 of “Elmo money” for a lofty goal.  Is it possible that there may be other Winnipeggers who not only share a soft spot for the Exchange District, but who could also put a small amount of money into a worthy project?

I can envision two separate concepts that could work for improving the Exchange District with smaller contributions of progressive Winnipeggers (I said progressive, so now Graham is obligated to send money for this stuff):

1.    A baby Real Estate Investment Trust

Now it may not actually be possible to have an REIT with such a small amount of capitalization, but the methodology is similar.  A possible mechanism is a reverse microlending plan, with contracts stipulating an interest-only mortgage for a fixed period.  This trust could be governed similarly to regular REITs, and would pay annual dividends (and/or interest).

The idea is contingent on finding around 320 people who are willing to risk some money (between $500-1500 per person) on the idea of creating new rental housing in the Exchange District, either by retrofitting an old structure or by new construction on a surface lot.

Under the minimum scenario of 320 donors, using 70% mortgage financing and estimated grants of $20,000 per unit (assuming conservative city and provincial tax-increment financing grants), a 10-unit apartment building could be built or renovated in the Exchange District.  The total project cost would need to be kept under $1.6 million including property acquisition, and total grants of $200,000 would be required (more grant money may be possible).  With anticipated annual revenues of $135,000 (based on 95% occupancy rate with estimated current market rental rates), this project would be able to generate a modest profit.  The original investment would take around a decade to recoup, with investors receiving slightly more than 10% every year.

If more investors could be found, or their contributions increased, it’s possible to expand the scope of the project to cover 20 or 30 units.  2000 investors contributing between $200-1,200 could finance a 26-unit apartment building.  Of course, finding 2000 investors for an unproven idea is much less realistic than berating 320 people to take part.

2.    An online donation and microlending aggregation website

This is an idea that is not only for the construction of apartments, but it could include those types of plans.  The website would be a place where anyone could create a donation/lending account using PayPal or other financing methods.  Each registered user (or benefactor) would have the option of making manual payments, or setting up an automated debit.  Their payments would go into a personal online account.  Not-for-profit corporations, community groups, businesses, and private citizens will be given the ability to register to make requests for donations or loans for their project (as petitioners).  Their project would first be reviewed by a board of volunteers to ensure legitimacy and appropriateness, and would then be categorized on the type of request.  Examples of possible categories are:

• Community improvements (community centres, faith-based organizations, renewal corporations, schools)
• Environmental initiatives (riverbank and park improvement groups, specialized recycling programs)
• Commercial endeavours (microlending for home-based businesses, ambitious apartment-building campaigns)

Benefactors would have the ability to pre-screen which requests they are sent by category or geographical area, but would also be able to view any other requests on the website.  There would also be an automatic feature which (if desired by the benefactor) would contribute a given amount to each worthy cause that fits their criteria.  They would then have a specific amount of time to reverse their automatic contribution.

At first, the system would expect registered charities to provide receipts for donations independently of the website, but the website organization could itself become a registered charity in time.  Some benefactors would choose to only donate to charities (perhaps only registered charities), while others may choose to only loan money.

The whole idea is to enable groups of ordinary citizens to influence their community in a positive way, seeing results in smaller specific projects as opposed to a blanket donation to an agency.  The system is not meant to replace organizations like the United Way, but to supplement them with a tool that would be considered fun to use (at least, I think it would be fun).  In addition, there would be no reason why the United Way or Siloam Mission couldn’t submit their own specific projects to the website.

Both of these ideas involve some serious legal work to make sure that risk and misuse is minimized as much as possible; there may also be problems with creating what could be unregulated financial tools (this is beyond my level of investment knowledge).

Do either of these ideas make any sense?  Do either have merit?  I don’t know if they do.  I think that someone out there has enough knowledge and experience to make something similar happen.  If that’s the case, it would certainly be a good thing for Winnipeg.

In 1621, the Pilgrims sat down to dine with their Native American comrades at the First Thanksgiving.  They wore strange hats and brought all kinds of European diseases.  Tomorrow, my family will sit down to dine at the 388th Thanksgiving.  We’re old enough that we’ve stopped making paper pilgrim hats, and hopefully no one will bring the H1N1.  But who knows.  I’m bringing a dog and a cake:

My blessings are too many to count (and we know math is not my strong suit), so that post title was a bit of lie.  Still, I am thankful for my family and always look forward to spending time together.  My parents are the best.  I am thankful for Nick.  I am thankful for my health, our home, each meal I nearly burn, and every day we get to work and play.  I am thankful for my patient and cooperative co-worker and for everyone else who make my life funnier, easier, happier and generally… better.  I am thankful for always having something to read.  I am thankful for the CVS on W. Broadway, for selling a Snuggie for Pets for $9.99.

There are healthy signs in the Chicagoland real estate market.  According to the Illinois Association of Realtors, pent-up demand and a tax credit drive, have pushed sales up 33.3% in the Chicago area, as of October ‘09.  Statewide, numbers are also up in the double digits, at 24.2%.  These are encouraging signs for sales that have been on the decline over the last couple years.  Between the record low interest rates offered on mortgages and the tax incentives, buyers are stepping off the curb to take advantage of the buyers market.  For more on this latest trend, click here.

Condominium sales are similar to single family house sales as shown above. Condominium sales, like single family house sales, have decreased every year since 2006 but appear to be leveling off in the later part of 2009.
