<p>December Property sales were 17, down 34.6% from 26 in December of 2011 and 15.0% lower than the 20 sales last month. December 2012 sales were at their lowest level compared to December of 2011 and 2010. December YTD sales of 215 are running 31.1% behind last year&#8217;s year-to-date sales of 312.</p>
<p><strong><a title="Prices" href="#averagesales">Prices</a></strong></p>
<p>The Median Sales Price in December was $80,000, up 41.7% from $56,450 in December of 2011 and down 1.5% from $81,189 last month. The Average Sales Price in December was $78,291, up 34.9% from $58,050 in December of 2011 and up 4.9% from $74,626 last month. December 2012 ASP was at the highest level compared to December of 2011 and 2010.</p>
<p><strong><a title="Inventory &#38; MSI" href="#msi">Inventory &#38; MSI</a></strong></p>
<p>The Total Inventory of Properties available for sale as of December was 62, down 6.1% from 66 last month and down 4.6% from 65 in December of last year. December 2012 Inventory was at its lowest level compared with December of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2012 MSI of 3.6 months was at a mid level compared with December of 2011 and 2010.</p>
<p><strong><a title="Market Time" href="#dom">Market Time</a></strong></p>
<p>The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for December was 43, up 72.0% from 25 days last month and down 15.7% from 51 days in December of last year. The December 2012 DOM was at its lowest level compared with December of 2011 and 2010.</p>

November 2012 sales were at their highest level compared to November of 2011 and 2010. November YTD sales of 197 are running 31.1% behind last year&#8217;s year-to-date sales of 286.</p>
<p><strong><a title="Prices" href="#averagesales">Prices</a></strong></p>
<p>The Median Sales Price in November was $80,000, up 66.7% from $48,000 in November of 2011 and down 3.6% from $83,000 last month. The Average Sales Price in November was $73,083, up 43.6% from $50,901 in November of 2011 and down 9.5% from $80,743 last month. November 2012 ASP was at a mid range compared to November of 2011 and 2010.</p>
<p><strong><a title="Inventory &#38; MSI" href="#msi">Inventory &#38; MSI</a></strong></p>
<p>The Total Inventory of Properties available for sale as of November was 65, up 12.1% from 58 last month and down 4.4% from 68 in November of last year. November 2012 Inventory was at its lowest level compared with November of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2012 MSI of 3.4 months was at its lowest level compared with November of 2011 and 2010.</p>

<p>The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for November was 26, down 53.6% from 56 days last month and down 53.6% from 56 days in November of last year. The November 2012 DOM was at its lowest level compared with November of 2011 and 2010.</p>

<p>The Median Sales Price in October was $83,000, up 41.9% from $58,500 in October of 2011 and up 1.7% from $81,600 last month. The Average Sales Price in October was $80,482, up 34.0% from $60,071 in October of 2011 and down 5.4% from $85,057 last month. October 2012 ASP was at the highest level compared to October of 2011 and 2010.</p>

The October 2012 MSI of 2.7 months was at its lowest level compared with October of 2011 and 2010.</p>

August 2012 Inventory was at its lowest level compared with August of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The August 2012 MSI of 3.8 months was at a mid level compared with August of 2011 and 2010.</p>

<p>The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for August was 56, down 51.3% from 115 days last month and up 24.4% from 45 days in August of last year. The August 2012 DOM was at a mid level compared with August of 2011 and 2010.</p>

<p><strong>Property Sales</strong></p>
<p>February Property sales were 14, down 33.3% from 21 in February of 2011 and 16.7% higher than the 12 sales last month. February 2012 sales were at their lowest level compared to February of 2011 and 2010. February YTD sales of 26 are running 33.3% behind last year&#8217;s year-to-date sales of 39.</p>
<p><strong>Prices</strong></p>
<p>The Median Sales Price in February was $57,439, down 7.4% from $62,000 in February of 2011 and up 0.9% from $56,950 last month. The Average Sales Price in February was $72,816, up 19.0% from $61,197 in February of 2011 and up 22.3% from $59,542 last month. February 2012 ASP was at the highest level compared to February of 2011 and 2010.</p>
<p><strong>Inventory &#38; MSI</strong></p>
<p>The Total Inventory of Properties available for sale as of February was 66, down 2.9% from 68 last month and down 29.0% from 93 in February of last year. February 2012 Inventory was at its lowest level compared with February of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The February 2012 MSI of 4.7 months was at its highest level compared with February of 2011 and 2010.</p>
<p><strong>Market Time</strong></p>
<p>The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market. The DOM for February was 73, up 46.0% from 50 days last month and up 62.2% from 45 days in February of last year. The February 2012 DOM was at a mid level compared with February of 2011 and 2010.<em> </em></p>

<p>August Property sales were 22, down 12.0% from 25 in August of 2010 and 29.0% lower than the 31 sales last month. August 2011 sales were at their lowest level compared to August of 2010 and 2009. August YTD sales of 205 are running 22.1% behind last year&#8217;s year-to-date sales of 263.</p>
<p><strong>Prices</strong></p>
<p>The Median Sales Price in August was $56,950, down 1.0% from $57,500 in August of 2010 and up 5.5% from $54,000 last month. The Average Sales Price in August was $58,760, down 19.6% from $73,123 in August of 2010 and down 1.5% from $59,657 last month. August 2011 ASP was at the lowest level compared to August of 2010 and 2009.</p>
<p><strong>Inventory &#38; MSI</strong></p>
<p>The Total Inventory of Properties available for sale as of August was 77, up 20.3% from 64 last month and down 26.7% from 105 in August of last year. August 2011 Inventory was at its lowest level compared with August of 2010 and 2009.</p>
<p>A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The August 2011 MSI of 3.5 months was at its lowest level compared with August of 2010 and 2009.</p>
<p><strong>Market Time</strong></p>

An upward trend in DOM tends to indicate a move towards more of a Buyer&#8217;s market, a downward trend a move towards more of a Seller&#8217;s market.
