The property market along the Turkish coast has certainly cooled since the heady pre-credit crunch days when excitement about EU entry, rocketing property values and new Turkish mortgages fuelled an unprecedented rush of British buyers to take the plunge into what was enthusiastically promoted by overseas estate agents as the ‘next big thing’.

But crisis or no financial crisis, Turkey’s pleasant Mediterranean climate, unspoilt scenery and low cost of living – factors which have attracted over 74,000 foreign property buyers, including more than 22,000 Britons – look set to begin drawing British property buyers in ever increasing numbers again in 2010.

Turkey has managed to weather the global slow-down fairly well. Due to strict regulations, the country’s banking sector has been spared the direct effects of the credit crunch and despite a major slowdown, the Turkish economy looks set to move out of recession next year.

Being outside the Eurozone, Turkish property represents excellent value for money, particularly as prices in most of the large resorts have dropped significantly since their peak in 2007.

“In what is now a buyer’s market, there are certainly some bargains to be found, although purchasers should still be looking for high-quality property, which will offer the best investment long-term,” says Dominic Whiting, editor of the Buying in Turkey guide, www.buyingin.co.uk. “Looking forward, there is much to be optimistic about and I expect a steady increase in market activity from spring 2010 as the tourist season starts, and global economic conditions and consumer confidence in the UK improve.”

The Turkish tourist industry has experienced remarkable growth over the past few years, particularly when compared with other Mediterranean destinations such as Spain. The country received more than 24 million international tourists in 2009 with year-on-year figures up despite the economic gloom. A record 2.1 million British tourists visited in the first nine months of the year, making Turkey one of the top holiday destinations for Britons. Official forecasts are upbeat, with tourist arrivals expected to top 30 million in 2010 according to Ertugrul Gunay, the Turkish Culture and Tourism minister.

Investment is still being channelled into the development of the coastal areas, albeit at a slower pace, as part of government plans for Turkey to become one of the world’s top five tourist destinations by 2023. On the ground, this means new airports, roads, golf courses, marinas and hotels, which will widen the country’s appeal for property buyers, as well as tourists. The 600-berth Didim Marina, completed by Dogus Holdings in May 2009, is a good example, with new marinas opening in Cesme and Dalaman in the next few years.

Improving air access from the UK will be another important factor promoting the Turkish property market in 2010. Defying global economic turbulence, low-cost Turkish carrier Pegasus Airlines reported a doubling of passengers in 2009, with 17 flights from the UK to Turkey next year, including new direct services from London to Bodrum and Dalaman; Manchester to Antalya and Dalaman, and Birmingham to Antalya and Bodrum. Easyjet will be continuing its recently launched flights to Dalaman and Bodrum from London and Manchester next year. While Jet2.com has announced low cost seat-only flights to Dalaman from the airline’s new base at East Midlands Airport and Thomas Cook has added weekly flights from Exeter to Dalaman to its existing services.

Dalaman is an area to watch in 2010 as it has avoided the over-development of the larger Turkish resorts. It has some wonderful scenery, great beaches and lots of activities, like white-water rafting, hot springs, yachting and walking, which give it a broad appeal. Budget airline Pegasus is stepping up their flights to Turkey – and it’s looking like the extra flights will mean a property boom.
The Turkish airline will have 17 new flights each week from the UK starting early next year.

The increased coverage will not only play a part in increasing tourist numbers to Turkey’s most popular areas, but it will likely mean a property boom as visitors seek to snap up investment properties and holiday homes along the Turkish Riviera.

Pegasus chairman Ali Sabanci said in the first 10 months of this year Pegasus Airlines grew by 46 percent on international routes and 41 percent on domestic routes.

Flights will include London to Istanbul, Bodrum and Dalaman; Manchester to Antalya and Dalaman, and Birmingham to Antalya and Bodrum.

Pegasus are set to offer 17 more flights a year from January.

Figures show that British visitors to Turkey have been growing at a whopping rate of 20 per cent each year for the past five years. And thanks to the strong Euro, this figure could be up to 25 per cent higher this year.

Pegasus alone has more than doubled its UK passengers in under a year, having carried over 200,000 holidaymakers to Turkey in the January to October period. The airline is set to boost its fleet with the addition of 23 new Boeing 737-800s, at a cost of £1.38 billion, and is rumoured to be negotiating for even more.

This can only be good news for British holidaymakers, who now have even more opportunity to make the most of what the Turkish Riviera has to offer.

Dalaman International airport is one of the busiest airports in Turkey as an increased number of travelers arrive from European countries every year to the Dalaman. Dalaman is a district, as well as the central town of that district, situated on the southwestern coast of Turkey, in the Muğla Province.

The Dalaman Stream (Dalyan çayı) forms much of the western border of the district, where its neighbors are Köyceğiz and Ortaca districts. The town of Dalaman is located in the coastal plain, whereas the rest of the district – towards Fethiye district on the coast and towards the high mountains on the northern border to Denizli Province – is upland, dominated by the valleys of the Dalaman Stream’s eastern tributaries.

Dalaman is known for its international airport which serves as a gateway to the tourists who visit this part of Turkey every year, heading especially to seaside resorts to the west and east of Dalaman such as Marmaris, Fethiye, Köyceğiz, Dalyan, Ölüdeniz and Hisarönü. Dalaman Airport (IATA: DLM, ICAO: LTBS) is small in comparison to other airports in Turkey, has parking spaces for 14 jet aircraft and is served by many operators. Turkish Airlines offer daily flights to Turkey’s commercial and financial capital Istanbul and serves as a seasonal base for other airlines notably Onur Air, Pegasus Airlines and Free Bird Airlines. A new international airport terminal has recently been opened.

Apart from aviation activities, Dalaman plays host to one of Turkey’s biggest open prisons where less dangerous prisoners are sent as part of their rehabilitation programme. Yet another vast farm establishment is a state farm. Agriculture, particularly citrus fruits, plays an important role in the local economy, since it is situated in a fertile plain at sea level.

In 1906, the Alexandria train station was built by mistake in Dalaman. The building still exists and serves today as the headquarters of the state farm. The year before the construction (1905), Abbas Hilmi Pasha (then Khedive of Egypt) had acquired a large part of the fertile plain and had decided to set up a plantation in the region.

He had ordered the plans and the material for his projected residence here to his architects in France, at the same as the plans and the material for a train station for Alexandria in Egypt. Unfortunately, the two simultaneous shipments were misdirected, the materials for his residence heading towards Egypt, and the Alexandria train station ending up in Dalaman. Since it was going to be too costly to re-ship everything to the right destination, the station was built in Dalaman anyway, with even a few miles of purposeless railway track.

As you may well know I have been some what unwell these past few days, and although I have been a martyr and struggled endlessly to cook my dearest husbands dinner, pass him the remote control for HIS fan when asked, I am pleased to announce I am now recovering nicely, ın fact I thought maybe a ride on Montie today is just what I need, and as I peered over the balcony he was indeed looking a bit neglected…

He was well upset when I got to him, I’d  not ridden him for a few  days…..Oh I knew he was sulking because when I tried to start him up he spluttered which in bike language means (bugger off) I tried several times but no, just spluttered even more, I tried the walking away as if I don’t care approach, nah! tried the, I’m going to sell your shiny black ass if you don’t budge approach…nah! then the tearful It wasn’t my fault I was really ill approach …I think I saw a little flicker of head lights glow as when I tried him again giving him some more throttle he started up..

He wouldn’t start because of a common problem here in Summer, petrol evaporates from the carburettor, We have had this problem with alot of our bikes and scooters in the heat if you don’t ride them regularly and leave them parked in the sun.

Off for a ride, not far as the temperatures are soring, did our ritual shopping and then headed up near the Mountains, why is it when I’m riding along I always end up on a very narrow road with a Sunday driver, purposely I swear going 10miles per hour… good job I don’t feel any road rage brewing…

Thought I would show you a photo of our new Mosque, its the biggest in Dalaman. I’ve not actually seen many folk going in and out, maybe they still hav’nt finished building yet, after all its only been under construction for 3 years!! we were thinking of buying a villa years ago opposite where the Mosque is now, really glad  the villa in question was full of damp, would of been really noisy listening to the Mosque man screaming away 5 times a day through his tanoid..

You want to go out for a ride, but its too hot, but you have to go out cause you need shopping, oh the dilemmas I have to endure!! Daves still faffing about with his new toy..(camera) that should keep him quiet for weeks if not months, I think its a fair cop, I get a new Motorbike and Dave gets a new camera

Meet dalaman, this is our town complete with tractor, its Sunday so not too busy on the roads, Dalamans only a very small town, more of a village really.

You don’t get shopping much cheaper than you do in BIM, I suppose its the equivalent to Migros… Really want to ride around abit more but the temperatures are rising and the sun piercing.

My paniers have come in handy as well.

I had an idea Dave would be clicking away behind me, decided to take a short ride about, cant have Montie thinking hes being neglected.

Beloved is still fiddling with the settings on his camera so its all experimental at the moment, off home for a cold shower and drink a gallon of water.

There he was tall, dark and very handsome, although I must say abit rough looking, but nothing that a good wash and pampering wouldn’t cure, this I was going to enjoy, enjoy very much, and between you and me…he much better than the last!!

Now let me introduce myself, I’m Linda and I live in Dalaman Turkey with my husband David, we’ve been living here for over 4 years and its the best thing we ever did, the scenery is fabulous and the places to visit ample. David has been riding Motorbikes for years, I rode  abit in the Uk so when we came to Turkey we decided to buy a bike. Dave has a 650 Honda Transalp and I got a pink scooter, she was cool and I called her Barbie, but I was limited to where I could really ride, of course the speed was an issue…I couldn’t !! and the roads have big pot holes, well I say roads..if you squint they look road…ish, so after nagging and throwing a a few hissy fits my hard work paid off…

So after a good wash and that pampering here he is…

Good looking chap you have to agree, a 250 Mondial mct.. ok so hes not a 650 cc but my beloved..(david) has given the ” we’ll see” which in our marital status means ”I’ll think about it”… for me  to have a bigger bike in a year.. if I dont trash this one…..

Its not really about trashing the bike, its about riding on Turkish roads, we also have rather alot of mountains, so for the faint hearted its not that easy, I can assure you that once you have dodged the cows, sheep, goats, chickens, pot holes and of course the people walking in the middle of the road..anywhere will be a doddle to ride…

I got  Montie two days ago, I had gone to see another Mondial that had been advertised on a Turkish website,it  looked in very good condition and came at a reasonable price tag. But after seeing the bike we knew straight away that the photo on the website was most certainly not the bike that was before us, it needed a good respray and had numerous cracks and dents, when Dave took it for a test run he said that there was a problem with the carburettor as well, so as disappointed as I was we had to walk away. As we rode along I spotted a Mondial parked up on the side of the road and asked our policeman friend who it belonged to, he found the owner and asked if he would sell it to me, nothing ventured as they say….and he did Dave did his usual waving of the arms and haggled the price down, the bike was 6 months old and only had 3000km on the clock..whoopee bargain..the bike costs 3500 Lira new and we got him for 2000 Lira..

David being the understanding, caring chap he is said ”come on you bought her you ride her, no messing around” so I got up early as I was keen to go riding and dave promptly took me to an off road beaten up track, a bridge that was hundreds of years old that was covered in grit and steep slopes that made ya tummy turn… thanks!!!  he actually confessed that he thought I would bottle out on the bridge but no, not this adventure rider  ı’m going all the way baby….

I’m actually really glad Dave took me there, he does keep an eye on me, he knows I can ride but I still lack confidence. I remember  last year when he had a 250 cc and told me to ride it, he got on my scoot dumped me far away from the villa and told me to ride back, I had no choice, so after riding back and hitting him over the head a few times I thanked him, because sometimes you just need a push…even when you dont think you do…

Sorry, I’m diverting again, yes we went off road today, Dave keeps telling me to use the back brake,  feels very strange riding a Motorbike after being on a scoot, the trouble with scoots are you get bounced around so much on the bumpy roads, the wheels are so small and you feel every pot hole, now today when I took Montie off road it was brilliant, I found stones, dips and bad road just to see how he would handle, the outcome was very good, hes very light at 160kg which is ideal for me and I can maneuver him about without struggling.

It was quite amusing watching the Turkish people staring and pointing at me as there are no woman motorbike riders here, they ride scooters and thats only been recently, the men I met today gave me the thumbs up and waved, most were just shocked .

I did find the gravel abit unnerving as I felt the back wheel slide, it was ok on the flat but not so ok on the slopes, happy to say I managed him,  keeping at a slow speed. I actually feel alot safer on Montie than what I ever did on the Scoot, the wind does not knock you about as much and you are sitting in a much more controlled position, scooters are fine for around the town, but in my opinion and experience Motorbikes for long distance or bad roads.

I really enjoyed the day, off roading I thought was really not my thing, but if I intend to ride to Greece and hopefully other Countries, I’m going to need all the experience I can get.

Oh. I have managed to get one burn on my arm from the exhaust, trying to find where oil was coming from, two big blisters on my feet from biking in no socks and blisters on my thumb from the clutch!! does this make me a real biker now

Its not that easy trying to keep up with a 650 Transalp, of course Dave now has competition and secretly I think hes a worried man  ;)

Back on our way home we bumped (not literally) into Mick a good friend of ours. he rides a Yamaha Dragstar 650, we had a chat and off we went for a well earned rest….well actually I took Dave the scenic route home

Tomorrow its polishing day again, he got abit muddy which I blame entirely on dave for taking me there, I shall however spend a couple of happy hours making him shine again…

British buyers have been flocking to the coastal resorts along the Aegean and Mediterranean seas – such as the fashionable Bodrum peninsula, Dalaman and Fethiye – as well as more traditional seaside towns of Kas, Kalkan and Altinkum.
Even so, Cameron Deggin of Propertyturkeyforsale.com said: “Contrary to what people may think purchasing property in Turkey is a lot easier than in Spain as legislation is in place which favours foreign buyers. “Before 2002 foreign nationals couldn’t purchase property in Turkey, but this legislation has changed and now the Government is encouraging foreign buyers.” However, overdevelopment in some areas, access issues and rising prices mean buyers must do their homework before taking the plunge. Some experts fear valuations have risen so sharply in some areas that they may prove a bubble that will burst. However, Mr Deggin argued that government money being put into building golf courses and ski resorts means some regions, such as Antalya, will continue to produce good returns for investors with all year round rental opportunities. Demand certainly shows no signs of slowing, and with an improved road network underway giving access to areas of the coast previously off the market, buyers will have more choice. Turkey’s desired accession to the EU, along with the introduction of a mortgage system and the relaxing of foreign ownership laws has helped attract demand.
But potential buyers who are hoping for bargain flights to their holiday homes may feel frustrated as no-frills flight operators such as easyJet are yet to service Turkey’s coastal airports. The leading low-cost carrier flies only to Istanbul. However, there are many low-cost charter flights into Bodrum, Dalaman, and Antalya airports, particularly in high season. Renting opportunities, particularly in the popular resorts and during high season, are good according to Mr Deggin. He said: “It depends on where the home is but the better rental yields an investor can achieve in popular resorts in Bodrum and parts of Antalya are between 8 per cent and 9 per cent.”This is mainly because the purchase price is low and the amount of tourists who visit. The population of Bodrum in winter is around 50,000, compared with the high season where it goes up to 1.2m.”There are no restrictions on renting, and no restrictions as to what you can do with rental money – unlike certain countries where can’t get proceeds out of the country.”

NEW, DELIGHTFUL HOMES ON THE TURQUOISE TURKISH COAST OF THE MEDITERRANEAN

La Vanta is a Completely new area of exclusive homes, mostly one and two family houses, which is being developed on the slopes above the little village of Kalkan. The view over the Mediterranean is stunning with uninterrupted views of the rolling, undulating coastline and the islands beyond. The surrounding countryside is untouched and will continue to be so, according to reports. This is an area for peacecful enjoyment for those of us who live in northern Europe.

The whole project is being carried out by one of Turkey’s leading house building companies, the Kemer Group. The company specialises in quality accommodation, high-class developments in superb locations, which enables then to deliver life styles with quality. The motto of the Kemer Group is “Giving Life to Places”. They have completed twenty projects with some 2,500 houses in different parts of Turkey.

We visited one of the completed developments – Kemerburgaz, an enormous area on the outskirts of Istanbul. As we approached, we were met on the road by a security guard. The scenery was changing. We were approaching a desert. The parched countryside suddenly tuned into lush vegetation, with beautifully laid-out gardens and hundreds of high quality villas, of varying design and size. The Kemer Golf and Country Club lies within the area, which also boasts a service centre and reception, boutiques, restaurants, a spa facility, a gym for weight training and an indoor pool. There is also a riding school with no les than three hundred horses, owned both by Kemer and those living in the complex. A riding school of huge proportions, tennis courts, an eighteen-hole golf course and play areas. A hotel facility will soon be constructed beside the service centre.

As we toured the complex outside Istanbul, we were are able to see for ourselves how the high ambitions of the company had been realised in the high quality of the constructed buildings and facilities. It is extremely reassuring to have seen how well the company lived up to its own ambitions for high-class construction in an earlier project when writing in this reportage about La Vanta.

The first stage of the La Vanta project has begun and will be finished in May, 2008, after which the other stages will follow closely after each other. The construction consists of 158 units and shared facilities, including pools, play areas and tennis courts. There is a choice of architect-designed houses from two up to six rooms and kitchen with different exteriors all of which are very attractive. The houses are built to high standards both inside and out, and are equipped with air-conditioning, balconies, outdoor areas and swimming pools (apart from the smallest houses).

House prices vary from €115,000 for the smallest, to €750,000 for the biggest, which are detached villas on approximately 2,000 square metres of land. The additional 3% stamp duty is shared between the buyer and the seller, and of course, there are running costs.

Ownership includes free travel in the areas ‘shuttle’ to Kalkan which is a short trip and takes about 5 minutes, as well as transport to the beach, Beach Kaputas, a small beach with crystal-clear water which also takes 5 minutes. Another fantastic beach is the Patara beach with its kilometre-long sandy, beach 20 minutes away by shuttle. A new road to conveniently connect La Vanta and Kalkan is under construction and should be ready soon. I have test-driven it! It will mean a lot for the area since the old road is small and winding.

Kalkan, which was once a fishing village, has its origins two hundred years back in time, and is situated by the Bay of Kalamar. Kalkan has a pleasant, old-fashioned charm with its narrow streets lined with delightful old houses, and a large number of good restaurants and shops. The narrow alley-ways are covered by magnificent bougainvillea in all the colours you can possibly think of. The restaurants serve excellent food and some are first class. The waiters are pleasant and engaged; they are only too pleased to suggest some of the Turkish specialities of the house. Why not try a glass of Raki, the national drink, with its taste of aniseed, as an aperitif. It is wonderful to stroll around the idyllic small-boat harbour, framed by the old houses and its nature beauty. Kalkan is situated in the inner Mediterranean, which means that the warm weather arrives early, the air is pleasant as early as March or April, and the warm weather remains until the beginning of November. In the middle of the summer, as always around the Mediterranean, it gets very hot.

The areas surrounding Kalkan offer a multitude of different experiences: On the way to Patara beach there are a number of stone ruins from large buildings and the remains of an amphitheatre, which are about two thousand years old. Make a trip towards Saklikent, turn off the main road and head for Fathiye up in the mountains. You will find a spectacular piece of scenery to admire, in the form of a canyon with two sheer cliffs on either side which are several hundred metres high and which fall vertically to a narrow valley though which a river flows. It is possible to walk about 1,800 metres along the valley floor beside these imposing cliffs. A little further up the mountainous slope is Tios Park, where you can experience the deafening roar of water falling in all directions – a remarkable experience. And in the midst of all this falling water, it is possible to sit down and have something to eat or drink.

The town of Fathiye, about one hour to the north-west, has a fishing harbour and a fish market with enormous variety. You can pick out and buy the fish or shell-fish you want, take it to one of the restaurants in the vicinity and have it cooked and served to you. A different way to experience and enjoyable meal! And if you prefer meat, then that is available too. The road from Kalkan to Fathiye takes you along high mountain chains, the highest of which are nearly 3,000 metres and snow-covered in the winter which means it is possible to ski.

This is how you get to Kalkan. Fly down to Istanbul. The flight from Scandinavia usually takes between 3 and 3.5 hours. Fly then from Istanbul to the Dalaman airport. This takes about 1 hour 15 minutes. Then drive from Dalaman to Kalkan. This will take about 1.5 hours. It is also possible to fly direct to Antalya and there make a 3-hour drive to Kalkan. There is talk about plans to start a direct flight to Dalaman.

If you fly via Istanbul, by all means stay there for a couple of days. Istanbul is a fantastic city, where Europe meets Asia. Here you can visit the Hagia Sofia museum, one of the world’s architectural masterpieces, and very well preserved despite its age, having been built in 500 A.D. It was built as a mirror-image of heaven, and the interior certainly generates celestial feelings, with its large number of figurative mosaics. Hagia Sofia and the Blue Mosque are the two greatest sights to see. The Sultanahmet district is situated on the other side of the park with its six minarets. It is Istanbul’s most historic district. The Topkapi Palace, from the middle of the 15th century, is a collection of buildings with four enormous shaded gardens. The Palace was the residence of the Sultans for 400 years and became a museum in 1924. It remains one of Istanbul’s highpoints.

The famous Ortaköy mosque is situated at the foot of the bridge which spans the Bosphorus, on the European side of the strait. Both the bridge and the beautiful mosque are illuminated at night. Other ‘musts’ are the major bazaars and the spice markets.

The traffic is faster than we are used to, but the risk of falling victim to a violent crime or a theft is actually somewhat lower than in many other countries in Europe.
