NEW RESIDENTIAL SALES IN SEPTEMBER 2011

Sales of new single-family houses in September 2011 were at a seasonally adjusted annual rate of 313,000, according to
estimates released jointly today by the U.S. Census Bureau and the Department of Housing and Urban Development. 
This is 5.7 percent (±18.4%)* above the revised August rate of 296,000, but is 0.9 percent (±16.3%)* below the
September 2010 estimate of 316,000. p ,
The median sales price of new houses sold in September 2011 was $204,400; the average sales price was $243,900.  The
seasonally adjusted estimate of new houses for sale at the end of September was 163,000.  This represents a supply of 6.2
months at the current sales rate.

Home A Rama this year was incredible, and I am so happy to bring you pictures from each of the amazing houses featured. Unfortunately, I was unable to find any professionally taken photos for the David Weekley home, so your going to have to put up with my blurry images, but even with the blurriness the absolute beauty of this Victorian Farm house is still apparent! The most amazing part of this home was the built ins, from the heavy railings on the staircase, and built-in bookshelves, to the incredible leaded glass hutch in the kitchen you can tell that this company knows where their strengths are.

Another side of the wrap around front porch, there was even another entrance area that takes you straight into the mud room.

The entryway is complimented by the incredible dark wood, iron, and glass door with motifs that are set off by the interior wood bench.

The  dining room was one of my favorite spaces in the house. It’s rustic, warm, earthy, and extremely elegant. The tall windows brought in so much light, which was set off by the soft lights coming from behind the molding in the ceiling tray.

The flowers and gourds lent an amazing autumnal feel, but the room could still easily be changed with the seasons.

This beautiful bathroom set under the stairs has a strong vintage feel with a black and white octagonal tile floor, subway tile chair rail, and pub green walls.  So sorry for the blurriness

The beautiful country kitchen, had an incredible amount of storage in both the pantry, as well as in the large cabinets.

The chalk board paint goes all the way around the pantry, I love this for easy organization, for more then just your wine, no more can your husband tell you he can’t find something.

The master bedroom was a mix of red, khaki, and black it was very modern and elegant.

The large master bath was really pretty, but I would get killed trying to get in and out of the tub, but no worry there is a surprise on the private patio of the bathroom.

Oh yes it’s a private jacuzzi of the master bathroom!

I loved how they set up the loft for tons of activity, there was a large tv on the wall with a Wii, off this room is an amazing movie theater.

The first bedroom was simple with an ocean theme, I liked that it was gender neutral, not something you often see in model houses. I do have to say this, someone should have caught the picture of the Harp Seal with a paddle under it, just kind of tasteless though I am sure it was an accident.

The little girls nursery was decadently pink, with beautiful airy curtains and heavy cherry wooden furniture.

The rush of new construction excitement came as I stood in Phase 1 of Laureate Park, a planned community reminiscent of Celebration and Baldwin Park. Old-world charm will mix with new-age style in this neo-traditional neighborhood, that’s in close proximity to the Orlando International Airport. Each home will be equipped with cutting edge technology and will be green-certified.  Options will include garage apartments and many of the sites will be large enough for a private pool and outdoor kitchen.

Residents of Laureate Park will enjoy community pools, hiking trails, an outdoor mall, waterfront restaurants, and easy access to Lake Nona’s Medical City.

Sanford|Burnham Medical Research Institute and the UCF College of Medicine are already operating in Medical City. In the near future, they’ll be joined by a 1.2 million square foot VA Hospital, Nemour’s Children Hospital, and a University of Florida research center.

Home A Rama this year was a lovely surprise for me, we were driving home one afternoon and stumbled onto the houses, I was so excited since I thought that it had already passed us by. The homes were definitely toned down from the mega mansions of the 2009 Home A Rama, but in my opinion it only made the homes more tasteful and elegant. Now while I am going to critique the houses and the designs, I want everyone to know from the beginning these homes were phenomenally designed and decorated, my critiques are minor, while the houses were incredible. There were a few overriding themes throughout the five houses in lighting, decor, and layout, but each design company really put their individual spin on their homes, showing exactly where there specialties lie. A common motif in the homes was found in the tray ceilings, soft white lights inset behind the moldings, in the dining and living rooms. In tall, airy, light rooms these lights added to the feeling of space, and air, while in closed darker spaces they created an atmosphere more reminiscent of the 80′s with the lights defining the outline of the moldings. I loved this idea because it seems like it is something that could easily be added onto an older home.

From sparrows, to owls, birds were everywhere in every form you could imagine, murals, sculptures, bedding, lights, sofa cushions, etc. these little fellows did pack a lot of punch in the statement department and they are one of my favorite decorative motifs, but I still found myself wanting something a little bit more wild.

There were also some really incredible built-in’s, from decorative shelving, butlers pantries, and built in stained glass buffet’s, these designers were really showing what they could do. My favorite trend was in the kitchen cabinetry, a decorate band of glass fronted lit cabinets to show of your prettiest kitchen ware.

Brands of Pulte Homes Inc. ranked highest in customer satisfaction in a New-Home Builder Customer Satisfaction Study released Wednesday by J.D. Power and Associates. Overall customer satisfaction for all builders was 779 on a 1,000-point scale in 2008, J.D. Power reported, which is up from 741 in the 2007 survey, with overall satisfaction increasing in 28 of 29 markets that were surveyed in both 2007 and 2008. The 2008 survey includes 33 U.S. market areas.

Austin, Texas, was one of the 33 markets included in this survey, and the local results were slightly different than the national tally. David Weekley, Centex, and Standard Pacific Homes were the top three vote recipients, with David Weekley Homes receiving the Grand Overall Award for customer satisfaction. Several other Builders including DR Horton, Highland, Kimball-Hill, Legacy, Mercedes, and Ryland also scored highly.

Nine factors drive overall customer satisfaction with home builders (listed in order of importance): builder’s sales staff (15%); builder’s warranty/customer service staff (15%); workmanship/materials (14%); price/value (14%); home readiness (13%); construction manager (13%); recreational facilities provided by the builder (7%); builder’s design center (6%); and location (4%).

“Home builders have adapted well to changes in the market that have necessitated a shift from an order-taking mode to an intensified focus on sales service and negotiation with prospective home buyers,” said Paula Sonkin, vice president of the real estate and construction industries practice at J.D. Power and Associates. Strong home-building companies have recognized the importance of offering superior product quality, delivering homes on time and providing skilled sales staff in order to excel in hyper-competitive markets,” said Sonkin. “With more negotiation occurring during the sales process, home buyers are receiving larger sales incentives. In addition, upgraded features that used to be considered options-such as granite countertops-are now being included as standard, which increases the perceived value of the home and subsequently results in increased satisfaction. With new-home prices on the decline in many areas, as well as larger inventories and renewed efforts of home builders to truly delight customers, it’s a great time for consumers to consider buying a new home.”

The study also finds that more than nine in 10 new-home buyers (92%) report receiving sales incentives. Among home buyers who report receiving incentives when purchasing their home, the average sales incentive totaled more than $16,500. The types of incentives that home buyers report receiving most often include a reduction in the base price of the home and credit toward options and upgrades.
