<p>TRADER JOE&#8217;S will soon open a new store in Downtown Austin at the old Seaholm Power plant.  Construction is expected to start in Mid 2013 and be completed in late 2014.  Stay tuned for all the details of this new project for downtown Austin which will offer office, retail, residential and hotel space along with several parks and public spaces.</p>

Join Metro this Saturday as they celebrate the opening of phase 1 of the long-awaited Metro Expo Line! It has been a long 6 years since construction started, but if the ten new stations (3 of which are aerial) and 5.9 miles of new bike lanes are as nice as they sound then the wait will have been worth it. The grand opening event will feature music, entertainment and family fun at four stations along the current line, which extends from DTLA to La Cienega. And&#8211;bonus&#8211;you can ride the entire line between Downtown LA and the Westside for free!</p>

<content:encoded><![CDATA[<p>What are the differences? It&#8217;s like comparing apples and pineapples. Two of them are types of floorplans. The others are a types of buildings. A condo is simply a fancy name for an individually owned apartment. The owner of a single &#8221;condo&#8221; can rent it out to the general public at any time. Where as an apartment is usually managed by a property management company and may have multiple units for lease at any given time.</p>
<p>A loft however, is a type of floorplan that may be found in an apartment or condo community. There are many types of lofts (which is a whole other conversation) but typically they are<strong> large</strong> open spaces with few (if any) walls or dividers between rooms (think industrial). Not to be confused with studios which are open floorplans as well just on a much <strong>smaller</strong> scale (think hotel room).</p>

I just started working at the new <a href="http://www.knoxivi.com/" target="_blank">Knox ivi</a>, a web news outlet for all-things Knoxville located in Market Square. Every day, you can see the 11 O&#8217;Clock Rock show, which includes entertainment updates and live music, and get some food from the Lunch Box, where you can be served by your very own bloggy friend &#8211; me!</p>
<p>While on my way to work today, I grabbed an ad for one of the Candy Factory lofts, and took a few shots to show you one of the many downtown living options. If you&#8217;re anything like me, you&#8217;re wondering what these tiny but convenient places cost. I&#8217;ll tell you &#8211; a pretty penny &#8211; but I&#8217;m not sure we should be complaining considering the cost up North or California. To give you an idea, a loft in the Candy Factory (pictured below) is currently listed at $392,500. This particular option is 1,618 sq. ft., has two bedrooms, two full baths, &#8220;stunning cherry hardwood floors, maple cabinets and stainless steel appliances.&#8221; (descriptions comes courtesy of Fairmont Realty&#8217;s Nikki Schmidt &#8211; 262.271.0344).</p>

<p>Ahhh; it&#8217;s an urban beauty. And yes, that is Knoxville&#8217;s lovely Sunsphere in the background. Who wouldn&#8217;t want to live right next to Knoxville&#8217;s most popular landmark? And to the left is the Knoxville Museum of Art. And&#8230; if you walk over that bridge, located to the right, and keep walking straight, you&#8217;ll practically walk right into Market Square, filled with shops, restaurants, etc. Here&#8217;s a pic of the Choco Factory&#8217;s backside:</p>

<p>Here&#8217;s a bit of gossip: I heard from a friend, who heard from a friend, that someone bought a loft here for $150,000 when the building first opened and flipped it in months for $250,000. Clearly, I have no idea where I heard that or if it&#8217;s even remotely true, but still, a fun fact/made-up-story to ponder.</p>

<content:encoded><![CDATA[<p>Yep &#8211; True Grub will be serving up more delicious cocktails at the final part of this two part partay at Barker Block this weekend. Bloody Mary&#8217;s to be precise. So, probably a daft question, but before U2 did Sunday Bloody Sunday, did people used to drink something else on the day of worship? Is it mere coincidence that the drinks name also references the good lady Mary herself? (BTW I&#8217;m not some religious nut, or I&#8217;d be in church right now, not blogging about libations).</p>
<p>Guessing there&#8217;s free food too &#8211; otherwise there could be some casualties <img src='http://s0.wp.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  In the same religious vein, we don&#8217;t want potential buyers worshipping at the porcelain alter mid-tour.</p>
<p>So, we&#8217;ll be heading down to smooch around and talk to you curious buyers. We&#8217;ve already posted our fave picks from the current listings further down this page. And of course with a good buyers agent to hold your hand, you will probably be able to shave some fat off the listing price.</p>
<p>Even at this price, with the special loan deals they are offering through the sellers preferred lender, you would only be paying $1,191 on your mortgage payment for the first year. Jeez. OK, so yes you also have HOAs that might be around $350, plus property tax at 1.25%, but factor in the tax write off, and you are laughing &#8211; at least for 12 months <img src='http://s0.wp.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<content:encoded><![CDATA[<p>OK &#8211; so I listed this one because I nearly put an offer in on it. Instead I got one down the hall. Now, when I was looking at it, the list price was $433,500 &#8211; so this puppy has got nearly $43,000 discounted before you have Sky start negotiating for you <img src='http://s0.wp.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  The layout is pretty standard for the building &#8211; that&#8217;s not a bad thing either. But it does have a couple of cool features that only get in some units here. It has the concrete wall to the right which has a really urban-organic quality to it. The crude, unfinished quality of the concrete really adds character to it. Also, the view is straight into the garden where Primo Cuccina will share the space with our residents. Could be a downside if it&#8217;s rowdy. But all I can say to that is shut your windows and use your AC and you won&#8217;t really notice. And somehow, I&#8217;m not anticipating any spring breakers &#8211; this ain&#8217;t the South Bay!</p>
<p>So here are the pics. I am marginally p*ssed that I could have saved a whole chunk of cash if I held off a few months. But let me tell you now &#8211; that doesn&#8217;t mean prices are going down anymore. We are all pretty confident this is the bottom. So don&#8217;t hold out and miss out.</p>

If you like the idea of the urban dwelling but still hanker after the sophistication of a classic townhouse, this home will more than accommodate your needs. If you want to be the cat that lives in the coolest unit, of the hippest building, come see this loft! (I wish I had a spare half mill &#8211; this is my dream loft).</p>
<p>It has been staged with the top level, accessed on the second floor through its own entrance, as an office space. The ground floor level with additional entrance from the interior hallway and another from the street (yep, that is 3 entrances!)  features a really slick bathroom and living area. The kitchen is ample with the buildings signature modern cabinetry and Caeserstone countertops. A matching kitchen island could be purchased through the developers for $5,900 I believe &#8211; we got mine negotiated down as part of the deal BTW! Talk to Sky about that!!</p>

<p>So, we are about to start another day of open lofts, free booze, food and music at the Barker Block (<a href="http://maps.google.com/maps?q=510+South+Hewitt+Street,+Los+Angeles,+CA+90013&#38;ll=34.041992,-118.234606&#38;spn=0.010971,0.01575&#38;t=h&#38;z=16&#38;iwloc=addr" target="_blank"><span style="color:#030303;">510 South Hewitt Street, #105, Los Angeles, CA 90013)</span></a>. There are some really cool units being sold right now. If you&#8217;re looking to buy something in Downtown Los Angeles, this building is dope. Sky and I checked out the new lofts they are releasing at the preview on Thursday night &#8211; wow, some of the double story ground floor units are superb. And the three story unit is to die for. It&#8217;s pretty much my dream loft &#8211; no kidding!</p>
<p> </p>
<p>Anyway, we got the inside scoop on what is happening for this phase &#8211; would be happy to fill you in on all the info.</p>
<p>I&#8217;ll post some photos of the party, the units and the work in progress on my place. </p>
