<p>This is your monthly re-cap on the Downtown San Diego Condo Market.  A quick summary of the facts and data:</p>
<p>There were 65 sales last month for July 2012 (June 2012 had 72 sales and May 2012 had 54 sales).  65 means we are right on track and demand is high.  The highest sale took place at the popular luxury high-rise <strong>Pinnacle</strong> at $1,250,000 for a 2 bedroom on the 11<sup>th</sup> floor.  The lowest sale was at <strong>Acqua Vista</strong> for $154,350 for a 1 bedroom on the 2<sup>nd</sup> floor (<strong>Acqua Vista</strong> remains a hotbed were competition is fierce between competing buyers).</p>
<p>The top complex&#8217;s or building&#8217;s with the most sales for July 2012 were:</p>
<ol>
<li><strong>Acqua Vista</strong> with 5 sales ranging from $154,350 to $278,000</li>
<li><strong>La Vita, M2i , </strong>&#38;<strong> Park Place</strong> tied for second with 3 sales each.</li>
<li><strong>The Grande, Parkloft</strong>, and <strong>Park Terrace</strong> each had 2 sales each.</li>
</ol>
<p><strong>Electra</strong> continues to lead the pack for 2012 with 21 MLS recorded sales for the year and is showing no signs of slowing down.</p>

<content:encoded><![CDATA[<p>There is a misconception out there that needs to be addressed:  You cannot finance home purchases or use home a home loan to buy condos at Acqua Vista.  This is incorrect.  There are <strong>TWO ways to finance a purchase</strong> at this popular High-Rise at 425 W Beech St in Little Italy.</p>
<p>You <strong>CAN</strong> purchase a condo at <strong><a href="http://downtownhomeowner.org/acqua-vista/" target="_blank">Acqua (Aqua) Vista</a> </strong>using financing or a conventional home loan.  Granted, the loan must be for a primary residence or second home (no investment properties) and you must put 20% down payment for primary and %25 down payment for a secondary home purchase.</p>
<p>You <strong>CAN</strong> also purchase a unit here using <strong>Fannie Mae Homepath Financing</strong>. In order to use Homepath financing, the condo must be a Fannie Mae owned (foreclosure).  These purchases do NOT require costly appraisals, do NOT require HOA certifications, and only require as little as 3.5% down-payment.  The tricky part is locating and moving quickly on these properties when they list for sale.  <strong>Free list of <a href="http://downtownhomeowner.org/homepath-properties/" target="_blank"> Homepath properties available here.</a></strong></p>

<p>The noise has been a major concern among Downtown San Diego Condo home owners, Downtown San Diego Loft home owners and residents. The plan includes safety improvements at 13 rail crossings from Laurel Street in the Little Italy District down to Park Blvd. in the East Village/Ballpark District.</p>

Three years ago, the version of the new proposed Downtown San Diego City Hall was initiated to cost taxpayers $432 million. After eight months of negotiating, Jerry Sanders is planning to announce a deal that will cost far less that the original estimate. The proposed 293.5 million project will most likely go before voters in November and will be a 19th story building with 576,000 square feet located at C Street and First Avenue on the border of the Gaslamp District and the Little Italy District.</p>

<p>“Gaslamp Square Park” is located at Fifth Avenue and K Street in the Gaslamp District in Downtown San Diego. CCDC held a meeting to present multiple options to Downtown San Diego Condo home owners, Downtown San Diego Loft home owners, residents and business owners for renovating the park.</p>
<p>There were three different options presented and the architects received great feedback from the participants who asked for more open spaces, play areas and better community gatherings areas. They also proposed that the architects would incorporate a public art exhibit and a tribute to San Diego’s history as a waterfront community. There will be a meeting held today where the architects are meeting with CCDC to receive the final proposal for this project.</p>

<p>It is now decided that the new main Downtown San Diego Library is to break ground next month on a $185 million project.</p>
<p>The new library will be situated in the East Village/Ballpark District in Downtown San Diego, east of the condo community ICON and south of the condo community Metrome. The Library will be just one block east of Petco Park, two blocks south of the new Thomas Jefferson School of Law and two blocks north of the new Harbor Bridge Pedestrian Bridge.</p>
<p>The San Diego City Council voted 6-2 to get the project started under one condition. That a fundrasign campaign will be able to collect the additional $32.5 million needed to finish the library. If this is not meet, the city would either have to use tax payers money or leave the inside unfinished.</p>

<p>More than a year behind schedule, the $26.8 million Harbor Drive Pedestrian Bridge will be one of the nation’s longest self-anchored pedestrian suspension bridges. The main problem that delayed the construction were that it was built 7 percent heavier, requiring recalibration of the cables that will hold it up.  The delay has been very frustrating and council man Jerry Sanders says “It should have been finished by now.”</p>
<p>The bridge will span across Harbor Drive at Park Boulevard and will bring to life the vision of linking Balboa Park and the San Diego Bay. </p>
<p>The bridge will also allow the reopening of Harbor Drive at Park Boulevard to vehicular traffic.</p>
<p>The bridge’s unique design will include:<br />
• 500-foot curved span<br />
• 130-foot center angled pylon<br />
• 16-foot-wide by 3-foot-thick concrete deck, 25 feet above Harbor Drive<br />
• Stainless steel-wrapped suspension cable railing<br />
• Enhanced lighting above and below bridge deck and on center pylon<br />
• Landscaped plazas on north and south sides.</p>

<p>A total of 136 Downtown San Diego Condos and Downtown San Diego Lofts were sold during May 2010. This is the most sales Downtown San Diego has had lately, even since before 2008 with the exception of the Developer sales in Bayside located in the Columbia District.<br />
The Developer sales are still leading the way with 52 units sold, Resales and Short Sales both have 29 unit sold and REO/Bank owned has 26 units sold.</p>

This graph shows us Downtown San Diego Condos and Downtown San Diego Lofts sold during April 2010.</p>
<p>A total of 103 units were sold during this month and as we mentioned in a former blog the developer sales are decreasing. If we compare the numbers of the first quarter of 2010, the New Home/Developer sales are slowly getting slimmer with a 2% drop down to 39% of the market where Park Terrace, The Mark, Sapphire and Bayside were a huge impact. Slightly thereafter are Resale’s with 25% of the market, Bank Owned with 20% and Short Sales with 16%.</p>

This graph shows us what kind of sales happened during May of 2009 until April of 2010. The Developer sales hit the top in May and June of 2009 mainly because of the Downtown San Diego Condos for sale in Bayside and Sapphire in the Columbia District, and Park Terrace and The Mark in the East Village/Ballpark District. As mentioned in earlier blogs, the developer sales will slowly decrease each month as there are no new buildings being built and the developer units are almost sold out.</p>

<content:encoded><![CDATA[<p>November 2006 median and average sales prices for Downtown San Diego Attached homes &#8211; lofts, condos and townhomes &#8211; are up year over year from 2005. Sandicor statistics show the average sales price in 92101 in November at $725,998 &#8211; up from $611,170 last year. The median sales price, $619,000, is up from $549,000 last November.</p>
<p>Sales have been boosted in San Diego as rates have reached their lowest point since last summer and the fall off of inventory changes many buyers&#8217; perspectives. The uncertainty that slowed sales over the traditionally hot summer season has waned in the last few months, giving buyers confidence to make purchases.</p>
<p>Builder incentives, in addition to the renewed confidence, has certainly been a factor in keeping the Downtown market flourishing. Many builders are offering closing cost assitance, upgrade packages and/ or 6 months to a year without HOA payments.</p>
<p>San Diego is ending the year on a high note, looking forward to solid year in real estate for 2007.</p>

Design elements include everything you would come to expect from a new downtown development. Underground parking is available if you are not yet green enough to ditch your car in favor of the trolley.</p>
