It is an attractive destination for both commercial and residential activities. As the city is close to Central Delhi and Noida, it provides a good residential solution to working people. Besides, as a number of corporate houses have chalked out plans to start offices here, it will provide good employment opportunities to residents.</p>
<p>One of the most attractive features of the township is its world-class golf course, developed and managed by Jaypee Greens on over 400 acres. This has given the city an upmarket clientele, who will now be tempted to buy real estate here. <p>Jaypee is also developing a world-class sports complex in the area. It will have all facilities like gyms, swimming pools, basketball and tennis court. This will be an added attraction in the township.</p>
<p>To meet demand for residential real estate, Greater Noida authority is developing new sectors like Sectors 10, 12, Xu, Mu, Tau, Zeta, Omicron 1, 2 and 3, Ecotech Extension, Knowledge Park 5, etc. GNIDA has allocated adequate budget for various developmental works in the townships.<br />
In addition, new residential Sectors like 1, 2, 3 are also being developed on 500 hectares near the Bisrakh, adjacent Noida. Integrated townships and builder plots have been launched just 2km from both Noida and Ghaziabad. To develop new sectors, Greater Noida authority is acquiring land from villages like Itehda, Parthla Khanjarpur, Sabery and Haibatpur near Noida’s Sector 71 and 76.</p>
<p>Knowledge Park 5 and Ecotech Extension are being developed for institutional and industrial units. To develop this sub-city as a world-class township, GNIDA is keen to launch an institutional hub on 75 acres and an educational hub on 50 acres of land.</p>
<p>The high-profile Gautam Budh University has already been started. A 1,483-km Delhi-Mumbai Industrial Corridor is also planned, with the aid of Japan, for export-import purposes.</p>
<p>According to Mukul Singhal, CEO of Greater Noida authority, GNIDA is planning to set up its own power plant to provide 24-hour quality power supply. A 315MW power sub-station is going to be commissioned in March, while construction of a pipeline from Dehra to Greater Noida via upper Ganga canal has almost been done to accord 24×7 water supply. From this pipeline, Greater Noida will get 85 cusecs of water. Keeping pace with established project innovativeness and mission of changing the very face of this smart city, several developers have entered the real estate market here.</p>
<p>To increase the commercial space in the city, the authority has allotted several institutional and commercial plots.</p>
<p>Mukul Singhal said the authority is all set to develop Greater Noida Phase 2 as a new integrated township, between NH-24 and NH-91 and the Master Plan for this project has been prepared. Land acquisition is expected to take off soon.</p>
<p>Phase-II is being developed on the basis of population growth. It will also facilitate development of upcoming industries in the city. To develop Phase 2, the proposal to extend border of the city has already been approved.</p>
<p>The quality of infrastructure has been improving by the day, with the result that city has become one of the most sought after destination in NCR. People from Delhi prefer to shift and settle here, as it offers better facilities and lifestyle. Soon, it will also be a hub in employment generation and will provide job opportunities to its residents.</p>
<p>A number of engineering colleges have started in the townships. Apart from educational and software development, the township is also being developed as an industrial hub. A number of MNCs and large domestic manufacturing companies are planning to start operations in the area.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Realty company Supertech will invest about Rs2,500-crore over the next four years to develop its various ongoing projects in Uttar Pradesh and Uttaranchal.</p>
<p>R K Arora, Chairman and Managing Director, Supertech said, &#8220;We have more than ten projects in hand comprising group housing, integrated townships, hotels and shopping malls.&#8221;</p>
<p>These projects are located in Noida, Greater Noida, Ghaziabad, Meerut, Rudrapur, Moradabad and Haridwar.</p>
<p>The cost incurred on these projects would be about Rs 2,500 crore, including land, construction and other expenses.</p>
<p>The firm will fund 50 per cent of investments through debt while the remaining would be managed through internal accruals and advances from customers.</p>
<p>Supertech is also looking at raising funds from private equity for its 51-acre integrated township at Meerut. The company plans to develop about 3,000 apartments and 10 lakh sq ft of commercial area at an investment of about Rs500-crore.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>NEW DELHI: Are you still postponing to buy your dream home, expecting that prices will decline further? Well, it’s time for you to do a reality  check. The prices of a majority of the realty projects in the affordable segment, which is the sub Rs 30 lakh category, witnessed a steady or an upward movement during the last six months.</p>
<p>According to a joint analysis by SundayET and PropEquity, a real estate data analytics and research firm, out of 822 projects across 13 major cities — Ghaziabad, Gurgaon, Delhi, Noida, Faridabad, Greater Noida, Bangalore, Pune, Thane, Navi Mumbai, Mumbai, Chennai and Hyderabad — around 41% or 333 projects witnessed a price hike during the last six months.</p>
<p>The analysis, computed exclusively for SundayET, also found that prices remained unchanged for around 322 or 39% of the total projects, whereas, there was a decline in prices of remaining 167 projects.</p>
<p>According to Anshuman Magazine, Chairman &#38; MD of CB Richard Ellis, the price rise is from the discounted price and not from earlier peaks. The price rise is due to relatively high demand from all three categories of buyers — professional investors, second and third home buyers and end users</p>
<p>“Going forward, prices are likely to go up but that will be based on locations and projects.”</p>
<p>The analysis was based on available residential projects in the affordable housing segment i.e. under Rs 30 lakh price category across these cities. The analysis compares city-wise change in project pricing over the period March-April 2009 and September-October 2009 for affordable housing projects.</p>
<p>In the affordable segment, the maximum prices increase took place in Mumbai. The average price of projects went up by around 23%. Out of 85 projects in this segment in Mumbai, prices of as many as 53 projects increased.</p>
<p>There are eight projects where there has been more than 15% price rise during the last six months.</p>
<p>Thane and Navi Mumbai follow closely at second  and third position respectively as far as highest price rise is concerned. In Thane, prices went up by around 14%, whereas, Navi Mumbai witnessed an increase of around 12%.</p>
<p>While in Thane, 35 out of a total of 47 projects witnessed a price rise, in Navi Mumbai 21 out of the 36 projects registered an increase in prices.</p>
<p>Industry experts feel that the price increase in the affordable segment may move the focus soon to the mid segment. “The Rs 30-60 lakh segment will see huge demand. However, going forward the focus on the sub 20 lakh category may get diluted to some extent,” said Navin Raheja, MD, Raheja Developers.</p>
<p>Agrees Pankaj Jain, ED of Realistic Realtors, a real estate consulting firm, who says that demand may decrease in affordable housing if prices go beyond this point.</p>
<p>“The minimum increase has been 10-12% whereas the highest is 20-25% in cities such as Mumbai. Developers must hold on to prices for atleast next two quarters&#8230;else demand may slacken once again, even in this segment.”</p>
<p>But not all locations have witnessed a steep increase as Mumbai. Gurgaon, Bengaluru, Faridabad and Pune saw prices going up in the range of 8-11%. Hyderabad saw an increase of around 7% in this category while Chennai recorded a price rise of approximately 4% in the affordable housing projects.</p>
<p>Interestingly, there is no price rise in projects based in Delhi, Noida and Greater Noida. This is mainly because there aren’t many projects in this category in these cities. There is only one project each in Delhi and Noida and prices in these projects remained unchanged. Greater Noida has three projects in this category, of which two saw a price decline, whereas the prices in the third project remained unchanged.</p>

<description><![CDATA[Lucknow: The Uttar Pradesh government’s efforts to woo and facilitate the private sector in developi]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>Lucknow: The Uttar Pradesh government’s efforts to woo and facilitate the private sector in developing satellite townships on the fringes of existing cities have finally started showing some result. As many as 15 top names in the realty sector were seen at the pre-bid conference held by the state government prior to finalising the request for proposal document for the New Township Policy.</p>
<p>Among those who participated at the meet were—country’s largest real estate developer DLF, the Jaypee group, Omaxe, Eldeco, Emaar MGF, the Chadda group etc. The developers had, during the interaction with senior government officials, sought clarifications on some issues and had also given their feedback on policy parameters. “The developers gave us some suggestions on the policy parameters and now it is for us to see how practical they are. We will take a view of them before finalising the RFP document,” said a senior state government official requesting anonymity.</p>
<p>It may be mentioned that the Uttar Pradesh government had first announced the New Township Policy to promote and facilitate private investment in developing new townships with modern amenities all over the state in August. Affirming that this step of the state government would give rise to more autonomous cities on the lines of Greater Noida, the official said in order to take the burden off cities, these hi-tech townships need to be developed. The New Township policy, which has been kept open-ended for developers to propose setting up these townships in any city or town of the state as per its potential and the need of its people, requires a minimum of 1,000 acre and an investment of Rs 1,000 crore (excluding land acquisition compensation).</p>
<p>It is to be noted that as part of incentives, the state government has offered to acquire the land for the township on behalf of the developers. “The land for the township will be acquired by the New Township Development Authority under the provisions of Land Acquisition Act, which shall comply with the Relief and Rehabilitation Policy of the state government. It would be then transferred to the developer company on lease for 90 years with right to sub-lease,” said the official.</p>
<p>When asked how the state government plans to acquire the land, given the immense resentment of farmers in parting from their fertile lands, the official said a mutual consensus would be reached with the farmers. “Though most of the developers are interested in setting up townships around major cities, projects would be approved only where there is possibility of land acquisition. Promoters will also have an economic viability,” said the official. It may be mentioned that developers were earlier concentrating on a few cities and usually there was a clash of interest between the state development authorities and the private sector as most of them vied for the same slot. Seeing that, the New Township policy has been kept outside the purview of the local development authorities so that there is a parallel development outside the city/town limits and no clash of interest</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>The paper on Clusters &#38; New Economics of Competition by Michael E. Porter, to a great extent, is an extension of his acclaimed piece of work titled ‘The Competitive Advantage of Nations’. The papers talks about Clusters – Geographic Concentrations of interconnected companies and institutions in a particular field – and how they play a vital role in a nations competitive advantage in a global economy which exists today. Porter states that companies can now tone down input cost disadvantage through global sourcing and essentially breakaway from the traditional notion of low-cost advantages. He talks about how competitive advantage now rests on productive use of inputs and the advantage of continual innovation for sustenance of competitive advantage for organisations and nations alike.</p>
<p>Porter mentions the importance of clusters with numerous examples from across the globe, ranging from the Italian footwear Industry, to California’s Wine industry, to the IT industry in Silicon Valley and so on. The striking feature here is the number of support and supplementary industries that have formed on account of the inherent advantages offered by the success of a fragment of the entire Cluster. Essentially, clusters play a major role in innovation through continual innovation and contribute to the foci of the cluster through education, marketing, supporting through ancillaries and so on. Further, Clusters are a hotbed for competition, which also contributes a great deal to innovation as intensity in competition drives organisations to focus more on innovations in terms of the durability of their offerings and cost-related advantages. Another significant attribute of clusters is the fact that they provide a bottomless pitcher of employees through the development of institutions of professional training and research. Not only does this allow organisations in the clusters to infuse new talent into their operations, it also ensures availability of workforce on an as-and-when basis.</p>
<p>On further articulation, a clear cut live example of Clusters and their contribution to competitive advantage can be seen in the Automobile Industry Cluster in the New Delhi &#38; NCR area. It started with Maruti-Suzuki’s first production facilities in Manesar, Haryana and now accommodates two Maruti-Suzuki plants, a Hero Honda plant, Honda Motorcycles and Scooters facility, and a plethora of component manufacturers in the Gurgaon-Manesar area near New Delhi, and Honda Siel Motors and Yamaha India in Greater Noida on the other side of the capital. The factors that have attributed to this cluster are the sprouting of component manufacturers such as Sona Steering, Minda, Apollo Tyres <em>et al</em> around the Maruti-Suzuki facility in Manesar, and of further support organisations in areas of Delhi such as Mayapuri Industrial Area. The fact is, however, that the cluster was essentially instigated by the Government with the set up of the Maruti-Suzuki production facility in Manesar back in the mid-1980’s and the various tax and real-estate benefits offered by both the Central and State governments. This allowed for the set-up of a large number of component manufacturers since importing components at the pre-liberalisation era was just not a cost-effective option. Given the high demand for engineering graduates and management professionals, a large number of institutions were set up both by the government and private players to meet the demand through a never-ending supply of manpower. This essentially further motivated more Automobile manufacturers to set up shop around the area because of the logistical, cost and manpower advantages. A similar pattern can be seen at Pune, Maharashtra as well, which was primarily instigated by the setting up of the Tata Motors plant and Bajaj Motors plant, where the best of Automobile manufacturers are setting up shop, from Volkswagen to Daimler AG.</p>
<p>To conclude, the competitive advantage offered by clusters is highly beneficial for both the constituents of the clusters as well as the government as a whole. It is evident that most manufacturers can source parts from countries such as China and South Korea, but they stick to Indian component manufacturers because of the plethora of advantages offered by them.</p>

The 165 km long Yamuna expressway would connect to Agra and the Eastern<br />

expressway connects to Ghaziabad, Noida &#38; Faridabad whereas the ring road would<br />
connect to internal regions of Greater Noida.<br />

Who are the Architects &#38; Principal Consultants?<br />
The project is being designed by world renowned International Architects &#38; Planners,<br />
