Real estate may have appreciated over the past several years, but probably nowhere did it increase i

Real estate may have appreciated over the past several years, but probably nowhere did it increase in value more than Southern California’s Balboa Island. A bay front lot here sold for $25 just after the turn of the century — now it will bring as much as $3 million.

And that’s only for the lot. Building that dream residence on the island will cost extra.

Fortunately, one doesn’t have to actually live on Balboa Island to enjoy its unique atmosphere. Today the island is a fascinating day trip for those who are living or vacationing in and around Los Angeles. The island is located in Newport Beach where accommodations, restaurants and shopping are all top-drawer.

The island itself has a tiny, but busy Main Street – actually it’s called Marine Avenue – which is just a few short blocks with about 70 shops and restaurants to explore. This little example of Small Town Americana offers a wide selection of shops in all price ranges as well as several boutiques and galleries. The visitors who browse this street are a combination of couples and families with an unusually high percentage of style mavens – which is what you expect in Newport Beach and other nearby beach communities where expensive clothes and fancy cars are just part of the lifestyle.

The downtown shopping area is just part of the attraction on Balboa Island, an island small enough that you can walk entirely around its perimeter in less than two miles. It’s fun to observe life on an island that remains exclusive because it is so expensive. There is no denying that the ever-present sunshine and the harbor views create a quiet respite from bustling city life and clogged freeways. As you miight suspect, the island is full of colorful villas and vacation homes, and everyone’s yard is picture-perfect. It’s a patriotic little place, too – American flags are posted on several homes and along Marina Avenue.

But given the real estate prices, it’s also interesting to observe that people will pay so much money for so little space. The island at times seems a little congested with homes built so close to each other that a good-size Balboa yard really is just slightly larger than a shuffleboard court. Most residents have to park one or more cars on the street and it’s common to see the locals abandon cars altogether by using golf carts to take their trips to the downtown market.

Nevertheless, the island is a great escape for a morning or afternoon, and will flood the senses with spectacular harbor views, incredible sunsets and a feeling like you’re visiting the California version of Martha’s Vineyard. Adding to the flavor is the little ferry that hauls just a few cars at a time from the island over to the Balboa Fun Zone area of the Balboa peninsula. Balboa is connected to the mainland by bridge on the west, but the tiny ferry gets you out on the water for just pocket change.

Of course another way to get out on the water – and get a different look at Balboa Island water – is to rent a Duffy boat for a couple of hours. Duffy boats actually are made in Newport Beach and are perfect for a group of people to go out cruising in comfort with little operational expense. We rented a 21-foot boat which, surprisingly, could accommodate 10 adults and featured plush seatting and plenty of table tops for drinks or snacks. On this hot day, it was a relief that the boat was entirely covered — but there are plenty of open areas to gaze at the scenery. It had a Sirius satellite radio — a great option for us because we enjoyed listening to classical music as we gently cruised in and around the Newport Beach harbor.

Visitors with little or no boating experience needn’t worry – like our Duffy attendant told us at the dock: “This will be like driving a golf cart.” The convenient forward/reverse throttle made it easy to go just the right speed for docking or any other maneuvers that might be necessary out on the calm waters of the harbor. The electric engine is quiet, smooth and gives you just enough power to cruise through the harbor at the maximum legal speed. Since the boats don’t leave the harbor, the electric motor is more than adequate.

When we pushed away from the dock, our Duffy opened up a whole new panorama that offered picture-postcard harbor views in every direction. As we made our way down the channel we observed the “best of the best” Balboa homes – the ones that were out on the water, often with 60 or 80-foot luxury yachts moored at their own private docks. It was like an episode of “Lifestyles of the Rich and Famous.” Which moguls or movie stars owned these spectacular villas? Which big-time CEO’s were lounging on their decks watching us put-put by in our Duffy?

Then up the channel a little further we came across a man settled into a floating lounge chair that had drifted far out into the channel where he was intently staring at the fishing line he had dangling in the blue harbor waters. Next it was a regatta of sorts – a few tiny sailboats with a couple of kids in each boat, apparently learning how to sail. Then came the parade of pleasure craft, five or six boats each headed out to sea and none of them less than 60 feet long.

Those heads in the water up ahead turned out to be a family of sea lions, playfully cruising through the harbor with no regard to the speed limit. And then we were dodging the island ferry – although both we and the ferry were going so slow that there was plenty of time to contemplate our next move. We just got off the throttle, watched the ferry conclude its crossing and then went about our way further along the channel.

After a couple of hours it was time to return our boat to the dock where the attendant was on hand to grab our boat as we glided effortlessly into the reception area. The experience had given us a new look at Balboa Island, and a fun afternoon on the water.

Balboa Island is part of Newport Beach, and this affluent beach community includes a long list of natural and man-made visitor attractions. The beach is a big draw, of course, and once you’re out on the Balboa Peninsula there are miles of wide beaches as well as visitor attractions such as the Balboa Fun Zone amusement park. Nearby Crystal Cove Beach offers great tide pools and is excellent for beach walking, hiking and biking.

The Upper Newport Bay Ecological Reserve is Southern California’s largest estuary – nearly three-and-a-half miles long and a half-mile wide. With 752 acres altogether, there are thousands of birds – including many rare species — that are found in these habitats.

If you are serious about shopping, Fashion Island is one of two shopping icons in Orange County – the other being South Coast Plaza, just a short drive from Newport Beach. You can window shop on Via Oporto, a tree-lined cobblestone street in Lido Marina Village. And there are galleries, unique shops and waterfront cafes in Cannery Village.

There are also some interesting museums in Newport Beach. The Orange County Museum of Art has a changing schedule of exhibitions that feature California’s rich artistic heritage and contemporary art. While you’re out there, you’ll go by a paddlewheel riverboat that is docked and open to the public as the Newport Harbor Hautical Museum.

AT A GLANCE

WHERE: Balboa Island is part of Newport Beach, located in Orange County just south of Los Angeles.

WHAT: With its colorful architecture – both contemporary and Cape Cod – Balboa Island feels like the “Martha’s Vineyard” of California, albeit on a much smaller scale. It’s the perfect place to enjoy nautical scenery, sunshine and see “how the other half lives.”

WHEN: Any time of year.

WHY: Balboa Island is charming, easy to reach and is bordered by many other visitor attractions. Several major hotels are in the area, and some island villas are available for rent by contacting local real estate firms.

HOW: For more information on Balboa Island, visit www.balboa-island.com. For more information on renting a Duffy boat, call (949) 645-6812 or visit www.duffyboats.com. All rentals are 21-foot boats and hold up to 10 adults comfortably.

Hong Kong is an eclectic destination, situated on the Pearl River Delta’s eastern side, with G

Hong Kong is an eclectic destination, situated on the Pearl River Delta’s eastern side, with Guangdong province and the South China Sea to the south, east, and west. A special administrative region of China, Hong Kong consists of three main areas such as the Hong Kong Island, Kowloon Peninsula, and the New Territories and Outlying Areas.

Hong Kong was once a colony of the British and now presents a diverse range of attractions, all of which are a vibrant mix of scenic natural attractions, incredible temples, soaring skyscrapers, most modern architecture, well-maintained parks, and beautiful gardens. Just few among many of the attractions in Hong Kong are the Hong Kong Museum of Art, Kowloon Walled City Park, Victoria Peak, Hong Kong Disneyland Park, Happy Valley Racecourse, Clock Tower, Space Museum, Jardine House, St John’s Cathedral, Water World, Tiger Balms Gardens, Water World, the Temple of 10,000 Buddhas, the Hong Kong Science Museum, and Kam Tin Walled Village.

Aside aforesaid attractions, Hong Kong is also much famed for its Victoria Harbor, which is one of the most charming spots in Hong Kong. The main harbor in Hong Kong, Victoria is stunningly set against the backdrop of extraordinary mountainous hills and attractive natural scenery.

Victoria Harbor is simply the stretch of water that is located between the Hong Kong Island and the Kowloon Peninsula. Sprawling over an area of about more than 42 square kilometers, the Victoria Harbor is the one of the world’s busiest deepwater ports, and has now become one of the most sought after tourist spots in Hong Kong, with its breathtaking views, excellent transportation network, bustling sea port, and more than a century old ferry services.

The charm and beauty of the harbor is double-folded during night, with the Symphony of Lights, a light and laser show in which building found on either sides of the harbor are incredibly illuminated. The Symphony of Lights is accompanied by fireworks during special holidays. Further, the harbor becomes the focal point of Hong Kong during the second night of the lunar New Year when spectacular fireworks are displayed.

Apart from these, a large number of maritime vessels including fishing boats, container ships, ferries, junks, barges, motorboats, and cruise liners can be seen here. You can also see locals engaged in fishing from the waterfront. One of the most favorite activities among both locals and holidaymakers touring the harbor is to take a ride in the most scenic as well as the most inexpensive mode of transportation, namely, Star Ferry.

With a history dating back to more than 100 years, Star Ferry stands as a symbol of the long interesting history of Hong Kong. The Star Ferry mainly runs on four routes such as between Hung Hom and Wanchai, Wanchai and Tsim Sha Tsui, Tsim Sha Tsui and Central, and Central and Hung Hom. By taking a ride in Star Ferry, you could be free from the hustles and bustles of the city life and could enjoy the picturesque views of the surroundings as well as savor the gentle breeze from the sea.

One could enjoy the breathtaking views of the harbor from the Victoria Peak or the Tsim Sha Tsui, which is a great urbanized area packed with museums, upscale hotels, shopping malls, and sightseeing options. Above all, the area becomes more vibrant and colorful during Christmas when the both sides of the harbor are elegantly decorated. Nearby the harbor is the Avenue of Stars, located in Tsim Sha Tsui, along the waterfront of the Victoria Harbor. Modeled in the form of the Hollywood Walk of Fame, the Avenue of Stars has been erected to honor the legendary actors in the Hong Kong Film Industry. Among the highlights of the Avenue of Stars are the Museum of Art, Culture Center, Clock Tower, and Space Museum.

With scores of attractions and activities to do, it is not a wonder why Hong Kong is visited year round by people from every nook and corner of the world. Many of them boast of such a location that renders commanding views of the Victoria Harbor. When comes to comforts, majority of them attached with top end facilities and amenities. Further, mostly these hotels are within easy reach of the airport and city center as well as shopping districts.

This weeks North Coast Journal, Hank Sims has an article on harbor commissioner Pat Higgins wanting

This weeks North Coast Journal, Hank Sims has an article on harbor commissioner Pat Higgins wanting to transfer the management of the Humboldt part of the railroad to the district. Due to the large sum of $175,000 the NCRA owes the district. Unfortunately, you have to wait until Thursday to read it online.

I’m not sure how they can manage it, when, they are hurting for cash also. That is a question, Hank fails to ask, or answer.

Another question, is “With that section closed, the justification for the authority” is stated, but never seems to be finished. What was it’s closing of that sentence? That “With that section closed, the justification for the authority is to get the Humboldt short line going ASAP?”

Maybe, “With that section closed, the justification for the authority to sue the state of California, for not providing enough funds, to operate, on something other than a shoestring budget. Thus ensuring the failure of the railroad to keep up the maintenance, preventing a high cost of return?”

The thing is Higgins seems to infer that the NCRA and NWP aren’t working with THA, and trails. To what I’ve seen NCRA, and NWP have been very helpful to THA.

My other issue with NCJ is the failure to print my election letter supporting Dan and Richard.

Around the seacoast there is probably no bird more familiar than the sea gull.

It is a large, long-winged bird with mostly white feathers. Its graceful soaring and wheeling flight makes the sea gull a pleasure to watch.

Sea gulls have webbed feet and often alight on the water to feed or rest. They float and swim easily, often roosting on the waves.

Sea gulls are the scavengers of the seashore. A sea gull will eat almost any kind of food it can swallow. Its favorite food is garbage. Sea gulls often follow ships for many miles, eagerly swooping down upon any garbage that is thrown overboard. Large flocks congregate in harbors where there are plenty of floating scraps of food to eat.

Besides garbage, sea gulls eat fish and will even rob the nests of other birds for eggs.

Thousands of sea gulls will often be found nesting on the same island or rock cliff.

The year is 1985. Benji Cooper is one of the only black students at an elite prep school in Manhattan. He spends his falls and winters going to roller-disco bar mitzvahs, playing too much Dungeons and Dragons, and trying to catch glimpses of nudity on late-night cable TV. After a tragic mishap on his first day of high school—when Benji reveals his deep enthusiasm for the horror movie magazine Fangoria—his social doom is sealed for the next four years.

But every summer, Benji escapes to the Hamptons, to Sag Harbor, where a small community of African American professionals have built a world of their own. Because their parents come out only on weekends, he and his friends are left to their own devices for three glorious months. And although he’s just as confused about this all-black refuge as he is about the white world he negotiates the rest of the year, he thinks that maybe this summer things will be different. If all goes according to plan, that is.

There will be trials and tribulations, of course. There will be complicated new handshakes to fumble through, and state-of-the-art profanity to master. He will be tested by contests big and small, by his misshapen haircut (which seems to have a will of its own), by the New Coke Tragedy of ’85, and by his secret Lite FM addiction. But maybe, with a little luck, things will turn out differently this summer.

In this deeply affectionate and fiercely funny coming-of-age novel, Whitehead—using the perpetual mortification of teenage existence and the desperate quest for reinvention—lithely probes the elusive nature of identity, both personal and communal……..
Readmore

“Loveable loser” 2009-10-06
By Richard W. Hudson (Miami, FL)
Benji Cooper is the loveable loser with whom we can identify. Benji and his brother Reggie are spending the summer mostly alone at their family’s beach house at Sag Harbor. He is at that awkward age for many teenage boys when the desire to be cool and fit in doesn’t always match reality. Everytime I thought Benji was making progress, something happened that left him short. Take the time when he gets his first kiss and seems about to get more than that and all goes wrong. Or his frustration at his summer job at Jonni Waffle. I went through some similar experiences only a few years earlier than Benji (the book is set in 1985), so many of the cultural references were familiar. Some reviewers have disliked this book because of its lack of plot, but I think they just don’t get what Colson Whitehead is doing here. He is painting a portrait of the black teenagers who happen to belong to families with summer beach houses and seem to not quite fit into any culture (black or white). The TV dinners, BB gun fights, and the grilling father were just a few of the elements that made this such a captivating read. I can only suspect that Benji will return next summer to Sag Harbor a bit wiser if not any luckier.

“Took a While to Get into The Rhythm but I Loved The Nostalgia” 2009-09-24
By Geoffrey Kleinman (Portland, OR USA)
This book was a bit of a mixed experience for me. I found that I picked it up to read and then set it down several times. I found it difficult to initially latch on to the book which is stronger in mood but lighter in narrative. I did eventually find my way onto the rhythm of the book and ultimately enjoyed it.

In many ways this is both the beauty and the challenge of Colson Whitehead’s writing here. He does so much with a book that doesn’t have a lot of story, and once you recognize that there aren’t going to be fireworks it’s easier to sit back and enjoy it.

While Sag Harbor isn’t action packed it does paint a very complete and compelling world for its main character. I found I could identify with Benji’s issues as they called back to my own coming of age in the 80’s. If you go into this book with the right expectations it can be quite a pleasurable read (perfect for a lazy summer day).

No Wifi access, so I can’t do my usual live bloging. I’m slow at texting and thus won’t do many twittering.

NCRA counsel isn’t here, so discussions/replies can’t be done at this meeting.

EPIC

DEIR: wants more time to review, complaining that due to holidays people won’t have time to review it. Wants it to be extended 30 days.

Lady from Fortuna, doesn’t understand why NCRA did the lease for thirty years, when the current gravel mining permit will last for about three more years.

Pat Wiggins: Here as part to get a repayment of money owed to the Harbor District. Says chapter 9 is possible of NCRA, and thus ROW sold piece meal. Suggested that NCRA’s land/ROW be transferred to the Harbor district, so they can develop the trail, and tourist train.

Chairman Hemphill said they are identifying more sources of revenue.

Had just received an entire history of of Marcus, THA history, trail vs railroad, passenger cars, life the universe and everything.

Hank Sims left after that, must of got what he wanted, or something better happened.

Trail update, should have route for public review in January, for Eureka to Arcata. In four weeks should have clear idea of routes. Very happy and helpful to have meeting with John Williams yesterday. Meeting with THA today.

The securities vote is so they can explore various methods to increase revenues.

ICE-T funds only for Cloverdale south, not anywhere north. Quiet zone funding would only be around the city of Novato.

Caltrans, Rep says funds was for the entire line.

Chairman McDonald further defined that the funds was originally sought, for the Northern line.

Financial information, was disapproved by the board due to lack of accrual statements

? NCRA is currently undergoing yearly audit. Note board members were disapproving on the lack reports, rather than information presented.

SMART forgave NCRA’s loan for repair of Haystack bridge, due to NCRA’s work on shared portion of the line.

Draft EIR. Note comment period was already extended one week to make it to end of year. No approval of further extension of comment period.

Revenues of 800,000 per year, expenses of 1 million per year. 1/3 of revenue is car leases, part id property/crossing leases. Needs to complete repairs, and start running trains.

Sonoma county is the one doing the financial books.

Quaker hill project?

Tom McDonald’s report used by Pat Higgins, and SMART wasn’t complete, was intended to be an internal report as a call to action.

Operator’s report.

Supports THA efforts. THA is a possible source of income for NCRA. Needs money to repair track. Need to prioritize money for Northern project. Also supports efforts to put trail along side rail. Spent three hours yesterday, walking along track with trails person.

Suggestions for revenue. Consider suspending stipends until such time board is more solvent. Principal effort is to lift FRA order 21.

McDonald, wanted to correct that he was only over per deim is staying in Humboldt, during county fair time, and not by much. Thus the hotel didn’t offer government discount at that time. Same with Meyers. Atkins said she hasn’t submitted her expenses yet. She wouldn’t be able to be on the board, if expenses weren’t reimbursed.

Next meeting at Novato, hoping for that city council chambers.

No presentations by Dave at this meeting.

So like most people who have one, I’m a pretty big fan of my iPhone (3G). One of the best features by far is the camera; for its 2MP sensor and f/2.8 aperture, it’s a powerhouse little camera, and as the saying goes, “the best camera is the one that’s with you.”

I’m not sure who actually said that, but a great contemporary photographer and journalist by the name of Chase Jarvis repeats it on his website, as part of his iPhone photo campaign. To summarize, he shoots between 1 and 1000 iPhone photos a day, edits them using only native iPhone applications (Best Camera exclusively at this point, I believe) and then shares them on his blog and other sites.

Well, I’m no Chase Jarvis, but I do have an iPhone, so here’s a few I’ve shot lately. Applications I use include OldCamera, CameraBag, Lomo, PS Mobile and FilterFX. Some of the real creativity I’ve found comes from combining filters in sequence, and often repeating a filter on the same image, in conjunction with others, to create new effects.
