<title><![CDATA[Pimping out my Crib~Update on the Doll house]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><h3>I love &#8220;mini&#8221;, and I&#8217;ve been working on the weekends on my &#8220;crib&#8221; pimpin it up.   Renovations are happening all over the place.    Since we last got together,  I showed you all my nice new bathroom renovation, with its warm colors and antique porcelain bathtub.  Here are some recent additions.</h3>

<h2> The Kitchen as is right now:</h2>

<p>  I made stylish little country curtains seen on the window on the right.</p>
<p> I sew by hand.  I have no sewing machine.  P.S.  I don&#8217;t know how to sew. lol.  I hotlgued them to the window frame.</p>
<p>    The stove and sink were found at an antique store in Weston, MO and are in need of a renewed paint/gloss job.  I got them for 3 bucks each.  A sink is a hard thing to find, as well as a stove, so I was happy.</p>
<p>  The little touches like the wooden breadbox, the window decoration, the pitcher and the other china dish in the window,  as well as the &#8220;copper&#8221; frying pan. all under a buck each.</p>

<p> I finished crocheting this &#8220;braided&#8221;  rug for the attic toy room floor.  I didn&#8217;t use regular yarn but a tough kind of yarn found in small amounts in stores.  I had it laying around the house from a long ago project and used it. </p>

<p>A &#8220;hard to find&#8221; appliance.  I bought this Hallmark ornament and lo and behold it was the exact size I needed!  I was sooooo happy with the appearance of it.  I didn&#8217;t mind the 20 dollars it cost!  Making it the most expensive piece in the home.</p>

<p> I remade this &#8220;Ryan&#8217;s Room&#8221; bed into something a girl could love!  I sewed by hand the bedding.  I know it seems like it&#8217;s really a rough sew, but I get so excited when I make things,  I have no patience!  I just want it done. lol.  anyhow, little A loves it!</p>

<p>* I painted the wall pinkish red, added girlie crystal flowers, and made curtains out of wired satin ribbon.  I hot glued it to the window.  They were the simplest &#8220;no sew&#8221; curtains!</p>
<p>  I painted the &#8220;Ryan&#8217;s room furniture&#8221; which was blue,  white. </p>
<p>I found nail polish to be an inexpensive paint!   I purchase 4 cheap nail colors in girlie colors. </p>
<p> White and clear sparkle together made a cute girly &#8220;paint&#8221; for the furniture.</p>
<p>  Everywhere you see white on the furniture, used to be blue.</p>

<p> I made this upholstered chair cushion and hot glued it on, then sewed the chair skirt and tablecloth on.</p>
<p>  The glass table top was a compact mirror, I removed from my make up holder.</p>
<p> The beads on the chair were part of a child&#8217;s beaded bracelet I got at a yard sale for 50 cents.</p>

<p>I made these bed covers too.  hand sewn.  My favorite is the round rolled accent pillow.   The little dog is a close replica of Sugar I bought at a toy store.  it was 3.oo bucks.</p>

<span style="font-family:Arial;font-size:x-small;">The average interest rate for 30-year mortgages has fallen to the lowest level since Freddie Mac began compiling its weekly survey in 1971, declining to 4.71 percent this week from 4.78 percent a week ago. </span></p>
<p><span style="font-family:Arial;font-size:x-small;">Rates also were more attractive for 15-year fixed loans, which fell from 4.29 percent to 4.27 percent, but many consumers may not have qualified for them because they now face higher credit standards from lenders. </span></p>
<p><span style="font-family:Arial;font-size:x-small;">Still, the Mortgage Bankers Association&#8217;s index of application demand, which rose 2.1 percent on a seasonally adjusted basis during Thanksgiving week from the previous week, shows that consumers were looking to take advantage of mortgage rates at a historic low.</span></p>

<p>Property Tax Amount and Lowering Property Taxes</p>
<p>I have received calls on how real property taxes may be affected by the current economic market in Clark County.</p>
<p><strong>How Is Tax Determined?</strong></p>
<p>Real Property taxes in Clark County are based upon a formula, not the sales price.  To calculate the real property tax you multiply value times .35 times tax rate.  (VALUE x .35 x RATE).  Example:  $1,000,000 x .35 = $350,000 <em>assessed value</em>.  To calculate the tax, multiply the assessed value ($350,000) by the tax rate (.035): $350,000 x .035 = $12,250.</p>
<p><strong>How Is Value Determined?:</strong></p>
<p>The value is generated by the <a href="http://www.accessclarkcounty.com/ASSESSor/" target="_blank"><strong>Clark County Assessors</strong> </a> office. </p>
<p><strong>When is Value Determined?</strong>:</p>
<p>Notice of value was sent by mail to property owners on December 1, 2009.</p>
<p><strong>How Do You Appeal Value (<span style="text-decoration:underline;">Lower your Taxes</span>):</strong></p>
<p>Owners have between December 15 to January 15, 2010 to file an appeal.  Owner can telephone and speak to the Assessor to request an appeal form OR go to 500 S Grand Centennial Parkway 2nd Floor Las Vegas, Nevada to get an appeal form.  <strong>Beware of Scam</strong>:  Be aware there is no such thing as a “<strong><a href="http://ag.state.nv.us/newsroom/press/2009/Property%20Tax%20Savings%20Fraud%20Alert.pdf" target="_blank">Property Tax Review Board</a></strong>.”  The Board claims that it can lower property taxes for property owners.  Questions regarding this matter can also be addressed by contacting the Nevada Attorney General’s Bureau of Consumer Protection at (775) 684-1169. </p>
<p><strong>Deadline</strong>:</p>
<p>Appeals must be filed within these 30 days, <em>December 15, 2009 to January 15, 2010</em>.  </p>

<p>Questions regarding a tax amount for a specific property should contact the Treasurer’s Office 702-455-3882.</p>

<p>Higgs has held teaching positions at University of Washington, Lafayette College, and Seattle University. He has also been a visiting scholar at Oxford University and Stanford University. <p><!-- end .byline -->NEW YORK (Reuters) – The U.S. Treasury on Monday set long-awaited guidance on a plan for mortgage companies to speed &#8220;short sales&#8221; of homes and other loan modification alternatives to stem a rising tide of foreclosures.</p>
<p>The <a title="Home Affordable Foreclosure Alternatives Program" href="http://www.realtor.org/government_affairs/short_sales_hafa" target="_blank">Home Affordable Foreclosure Alternatives Program</a> provides financial incentives and simplifies the procedures for completing short sales, a growing practice in which a lender agrees to accept the sale price of a home to pay off a mortgage even if the price falls short of the amount owed, according to an announcement on the Treasury&#8217;s website.</p>
<p>Guidelines address barriers that have often sidelined short sales by setting limits on the time it takes a bank to approve an offer, freeing borrowers from debt and capping claims of subordinate lenders.</p>
<p>The incentives, first announced in May, expand on the government&#8217;s <a title="Home Affordable Modification Program" href="https://www.hmpadmin.com/portal/index.html" target="_blank">Home Affordable Modification Program</a>, known as HAMP, that has seen limited success in lowering payments for distressed homeowners. The Treasury earlier on Monday stepped up pressure on mortgage companies to make permanent the 650,000 trial modifications they have started.</p>
<p>&#8220;While HAMP program guidelines are intended to reach a broad range of at-risk borrowers, it is expected that servicers will encounter situations where they are unable to approve&#8221; or offer a modification, the Treasury said in its announcement.</p>
<p>Financial incentives for completing short sales or similar deed-in-lieu transactions &#8212; in which the deed is simply transferred to the lender &#8212; include a $1,000 payment to servicers, and a maximum of $1,000 to go to investors who sign off on payments to subordinate lien holders, the Treasury said. Borrowers would receive $1,500 in relocation expenses.</p>
<p>Short sales are favored by real estate agents and community groups over foreclosure because they can preserve the borrower&#8217;s credit rating and leave the property in better condition than when a homeowner is evicted. While primary lenders typically realize steep losses, their recovery is typically far better than under foreclosure.</p>
<p>But short sales have been frustrating for borrowers and real estate agents, often hung up by negotiations with multiple lien holders and mortgage insurance companies. Real estate agents have complained that sales fall through as lenders bicker over the sales price, what they should receive from the proceeds, and whether the borrower will be held accountable for the debt in the future&#8230;.</p>

<p><strong>Great news for buyers:  The Mortgage Protection Program has been extended through 2010</strong><strong>.</strong><strong></strong></p>
<p>To continue to provide first-time home buyers with peace of mind when purchasing their first home, the CALIFORNIA ASSOCIATION OF REALTORS® Housing Affordability Fund has extended the Mortgage Protection Program (MPP) through December 2010.</p>
<p>Through the C.A.R. Housing Affordability Fund’s MPP, first-time home buyers who lose their jobs due to layoffs may be eligible to receive up to $1,500 per month, for six months, to help make their mortgage payments. A qualified co-buyer also can participate in the program, and receive a monthly benefit of $750 per month for up to six months. </p>
<p><strong>TO QUALIFY FOR THE MORTGAGE PROTECTION PROGRAM APPLICANTS MUST:</strong><br />
 Be a first-time home buyer – someone who has not owned property in the last three years<br />
     (includes co-buyer).<br />
Open escrow April 2, 2009, or later, and close on or before December 31, 2010<br />
     (<strong>purchase agreement cannot be dated before April 2, 2009</strong>)</p>
<p>Use a California REALTOR® in the transaction<br />
Purchase the property in California<br />
Be a W-2 employee (cannot be self-employed)</p>
<p><strong>Housing affordability reaches 70.1 in third quarter.</strong><strong></strong></p>
<p>Housing affordability stood at 70.1 percent nationwide in the third quarter, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI) released last week.</p>
<p>That means more than 70% of all households in the country can afford to purchase a home. When you consider that so many families are settled in homes they purchased years ago at much lower prices, the percentage of people being able to achieve the American Dream of homeownership is even higher.</p>
<p><strong>Low Interest Rates.</strong><strong></strong></p>
<p>Interest rates have been historically low all year. Average conventional mortgage rates have hovered between 5 and 6 percent through most of 2009 and are currently below 5 percent. Interest rates can have even more impact on the actual cost of homeownership than sales prices.<strong></strong></p>
<p><strong>Extension of first–time home buyers’ tax credit.</strong><strong></strong></p>
<p>First time home buyer $8000 tax credit has been extended till April 30, 2010. Homebuyers who are in transactions of that date can close escrow on or before July 1, 2010 to get the tax credit. So far an estimated 1.5 million buyers who purchased homes in 2009 are expected to claim the credit and the numbers are growing because of the extension.</p>
<p><strong>New Tax credit for existing homeowners.</strong><strong></strong></p>
<p>Homeowners that have lived in their home for 5 out of the last 8 years can get a tax credit of $6,500 when they buy another home as long as it is going to be a primary residence. In other words the buyers do not have to be first time home buyers. This means, current homeowners who want a home that is larger or smaller or in a different location may be eligible for this tax credit.</p>
<p><strong>Extension of higher conforming loan limits.</strong><strong></strong></p>
<p>Congress has agreed to extend the conforming loan limit from $417,000 to $729,750 through 2010. As you probably know jumbo rates are expensive and more difficult to obtain. <strong>                                                                                 </strong></p>

<content:encoded><![CDATA[<div class='snap_preview'><p>so yesterday&#8217;s flower market downtown LA was unbelievable&#8230;&#8230; i literally jumped up and down with joy&#8230;&#8230;. i expected the market to be weak after thanksgiving, but by yesterday it presented itself at it&#8217;s best&#8230;&#8230;. all the good (and sometimes boring) holiday stuff was there, at it&#8217;s finest&#8230;&#8230;. won&#8217;t name any names, but one wholesaler in particular had outdone himself&#8230;&#8230; lucky for me i had to do a house for a holiday party, and i know i seriously overspent, but i just couldn&#8217;t help myself&#8230;&#8230;. everything was just so freaking beautiful&#8230;.. the materials that i&#8217;m going to name now might sound all a bit boring, but believe me, when the quality is spectacular, you know why these materials symbolize the holidays&#8230;&#8230;</p>
<p>so, i arranged lots of outstanding quality dark red &#8216;liberty&#8217; amaryllis (which i usually don&#8217;t care for) with picture perfect magnolia tips, their glossy surface and velvety brown underbelly alone reading like warmth, luxury and festiveness&#8230;&#8230;</p>
<p>and of course lots of noble fir, cedar ( a MUST for the fragrance it lends to the house!! ) together with seeded eucalyptus and silver brunia (form south africa??) for ornamentation&#8230;&#8230; it always trips me out when i see in semi professional publications everything with a &#8220;needle&#8221; on it called &#8220;pine&#8221; regardless, if it&#8217;s fir, pine, cedar, juniper or whatever&#8230;&#8230; get your holiday greens straight people!!</p>
<p>and yes, also threw in there some ilex berries, which usually costs an arm and a leg, for what?? but when it&#8217;s short, and loaded with hundreds of juicy berries, it&#8217;s good&#8230;&#8230;&#8230;</p>
<p>and last not least: &#8220;bowl of cream&#8221; peonies from new zealand, AAA quality&#8230;&#8230;.. ah, the luxurious, richer than thou, &#8220;you wanna see how many petals i have, here look, i got thousands of them&#8221; &#8211; quality makes up for the fortune they cost&#8230;&#8230;.</p>
<p>ah, nothing like the holidays!!!! deck the halls people!!</p>

<p>Silva was founded in 1912 as a Soo Line Railroad settlement. It reportedly reached a peak population of 125 in 1920 and has been on the decline ever since.</p>
<p>Silva&#8217;s most famous former resident would be Julius Thompson who at one time was the world&#8217;s tallest man at eight feet, seven inches. Thompson died in 1955.</p>
<p>In the late nineties, North Dakota State University did a study on statewide population decline and featured photos of Silva on the cover of the finished report. Unfortunately, the buildings no longer stand as they were burned due to infestation.</p>
<p>Present-day Silva appears to be home to a dozen or so residents, and perhaps 4 to 6 abandoned structures. The church, sans bell tower, stands alone on the east edge of town, with most of the remaining structures on the other side of the road leading into town.</p>
<p>An interesting oddity in Silva is pictured below&#8230; a bank vault sitting in the middle of a vacant lot. It&#8217;s made of re-inforced concrete, the door has been removed, and it says &#8220;First State Bank&#8221; above the door-jamb.</p>
<p>How it got to Silva and why it sits alone in the middle of town is a mystery to us.</p>

<p>Tagus was founded in 1900, on a rolling spot on the prairie, forty miles west of Minot. A railroad settlement town, it reached a peak population of 140 in 1940. It was originally named Wallace, but was later renamed Tagus to avoid confusion with the town of Wallace, Idaho. The origin of the name &#8220;Tagus&#8221; is still in dispute.</p>
<p>It is now primarily abandoned with a handful of residents and numerous vacant structures.</p>
<p>The Minot Daily News ran a story about GND several days before our actual trip to Tagus. You can imagine our surprise when we were met by two of the residents of Tagus who had been keeping an eye out for us. They had quite a story to tell.</p>
<p>As it turns out, Tagus has weathered way more than it&#8217;s fair share of vandalism and mean-spirited behavior. For years, vandals from the nearby areas have used Tagus as a party place. One of Tagus&#8217; residents told us a story about one Halloween night in the 1980&#8217;s, when 300 kids showed up in this tiny town for an all-out Halloween trashing session. The Mountrail County Sherriff had been tipped however and put a stop to it.</p>
<p>In 2001, vandals again did their damage when they were found to be responsible for a fire which destroyed Tagus only remaining church. The spot is now marked with a stone marker.  Although there are reports the fire was electrical, the resident we spoke to was adamant the fire was caused by vandals.</p>
<p>If you decide to visit Tagus, be respectful of the town. They&#8217;ve already sacrificed far too much.</p>
<p>As you drive through Mountrail County, it becomes something like a grand tour of Minuteman Missile silos. They are everywhere in the areas around Tagus, interspersed with dozens of abandoned farmsteads.</p>
<p>The railroad still goes through Tagus. As a matter of fact, a train sped through while we were visiting. It does not stop however.</p>

<p>Straubville is in the extreme southeastern part of North Dakota, near the border with South Dakota. It was named for the first settler, Joseph W. Straub, who donated ten acres for the town site, in 1883. A Great Northern Railroad station was founded in 1886, and population peaked at 40.</p>
<p>It is empty now, with one building appearing to be recently boarded up. Cell service is sketchy at best. </p>
<p>Straubville is a short distance from the major highways, and quite secluded. The roads leading to it are unpaved and would be quite difficult in bad weather. The roads to approach Straubville are not well marked, so if you go for a drive to Straubville, be alert.</p>
<p>Although Straubville was once a GNRR station, we didn&#8217;t see any tracks, so either they were taken out, or we just missed them.</p>

<p>Temple was founded along the Great Northern Railroad line. It&#8217;s Post Office was moved from Haarstad in 1908.  The significance of the town name is unknown.</p>
<p>Temple&#8217;s peak population was about 90 people in 1920, but it had dwindled to 25 in 1960. It is presently uninhabited.</p>
<p>Like many of the ghosts towns in North Dakota, Temple saw a steady decline beginning around the depression and continuing until it&#8217;s Post Office closed in 1965.</p>
<p>The harsh winters and and the here-and-gone fortunes of the railroad were just too difficult for many settlers.</p>
<p>Temple seems to present some impressive photography opportunities and we intend to revisit the site when time, weather and finances permit.</p>

<p>Sherbrooke was plotted in 1884 by Dustin P. Baldwin, and named after Sherbrooke, Quebec, Canada. Although rumors of a railroad line surfaced several times, the line never materialized and Sherbrooke quickly declined.</p>
<p>Sherbrooke was once the county seat of Steele County. The only population figures we have on Sherbrooke are from 1895, with a population of 144.</p>
<p>Most of the landscape is very overgrown and quickly being reclaimed by nature. The overgrowth was so dense, we could barely see this pink house from the road, even considering we visited in fall and most of the leaf cover was gone!</p>
<p>The red house pictured below is the largest building still standing in Sherbrooke. It&#8217;s the former home of Arlene Carpenter and it looked like it was the most recently occupied. It had several outbuildings including a garage, a barn, and a stable.</p>
<p>The relatively modern construction of the houses in Sherbrooke, and the ruined condition of the older structures, would suggest it&#8217;s a second generation ghost town. Vacated, re-inhabited at some point, and then abandoned again.</p>
<p>Sherbrooke&#8217;s most famous former resident would be the late Clarence Norman Brunsdale, both Governor and US Senator between the years of 1951 and 1960. He was born in Sherbrooke in 1891.</p>
<p>Sherbrooke was one of the first ghost towns we ever visited. We hadn&#8217;t yet perfected our photography methods and so we intend to make a return trip one day and take better pictures.</p>
