<title><![CDATA[Breaking Down Barriers…or Doors - Part Deux]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p>6:30pm &#8211; Currently I&#8217;m in <strong><a href="http://www.world-airport-codes.com/united-states/gainesville-regional-2466.html" target="_blank">GNV</a></strong> sitting on a broken airplane. We got down here with no problems, but now things seemed to have spiraled out of control.</p>
<p>As soon as we open the door to deplane the gate agent asks when I&#8217;ll be ready to board again because apparently they want to get these people out of here. We only have 19 passengers so I asked for five minutes.</p>
<p>Everyone gets on and gets settled, but we&#8217;re still not even fueled, and the fueler is busy with another plane, so we wait. ATC has given us a window of 10-12 minutes past the hour to get off the ground before we have to wait on another slot; the flight deck clock says nine minutes past and we&#8217;ve not even been fueled.  I&#8217;m not too sure we&#8217;ll make that window.</p>
<p>After a few minutes we have our 6,500 pounds of Jet A fuel and the captain tells me I&#8217;m clear to close the door. I press the door assist button, and wouldn&#8217;t you know the thing doesn&#8217;t work. I&#8217;ve been in this spot before, but it doesn&#8217;t make it any more pleasant, not at all. In addition to a main cabin door that won&#8217;t close, the galley service door is showing as open. That problem is identified as a circuit breaker that keeps popping out.</p>
<p>The captain gets on the horn with maintenance, and they end up sending a contract maintenance guy out. He takes 45 minutes to arrive. Right now, I&#8217;m just drinking hot chocolate hoping we cancel, because a pilot that I met earlier today will be down here to overnight, and she&#8217;s got great freckles and pretty eyes.</p>
<p>I&#8217;ll update as news breaks.</p>
<p>7:20pm &#8211; Update: The guy came, and it was a quick fix. Something about a wire in the cargo hold that &#8220;popped&#8221; and deactivated all the door sensors causing them to go inop.  At least we didn&#8217;t have some aircraft safety guru trying to tell me we failed our safety inspection this time.</p>
<p>We were supposed to overnight in <strong><a href="http://www.world-airport-codes.com/united-states/lovell-field-1393.html" target="_blank">CHA</a></strong>, but now we spend the night in <strong><a href="http://www.world-airport-codes.com/united-states/charlotte-douglas-1382.html" target="_blank">CLT</a></strong> when we get back. That&#8217;s fine with me. I don&#8217;t get to see the cute pilot, but I do get to drink cheap beer and get paid for a flight I&#8217;ll never work. Rum all &#8217;round!</p>

<p>Today was inspection day.  I didn&#8217;t have too many doubts that thee house would &#8220;pass&#8221; inspection, but at the same time you still  have a shadow of doubt in your mind that the inspector will uncover something more than you expected. I will admit, if you bring in a specimen try not to smoosh it to much. It really is difficult to identify a bug that was 1/4 inch and is now 1 inch &#8211; anyway the questions.</p>

<li>We have tried everything and still have scorpions what can we do?</li>
<li>If my neighbor in the apartment next to me has roaches or bed bugs will I get them?</li>
<li>My other bug company can&#8217;t seem to get rid of the bugs &#8211; what do you do different?</li>
<li>Why do we often notice dirt like castles or dirt on wood fences, why are termites more active in October?</li>
<li>I&#8217;m buying a house and everybody including HUD/FHA say I don&#8217;t have to have a termite inspection, do I need one?</li>
</ol>

The most important is to seal/caulk your home, start at one point and caulk everything facia boards, lights and seal any holes with copper wool and caulking and don&#8217;t forget inside fans, lights etc. Less entry points = less scorpions getting in. Bark scorpions can climb straight up the stucco to the attic so pay close attention to any small cracks or crevices. The block fence wall around your home is an ideal spot for all kinds of insects and scorpions hide during the day and come out at night. The block walls retain the heat well into the evening hours so you can go hunting at night with a blacklight and catch scorpions &#8211; reduce the numbers. <li>Well the bad news if you live in an apartment or condo or attached home it is possible for insects to travel and I think the number 1 way for roaches is pipes since they really connect to everyone. So seal off those pipe entrances in the back of the kitchen and bathrooms. Before I forget don&#8217;t bomb, when you use those aerosol devices it just drives the bugs deeper in! Bed bugs travel as well but not by pipes, they are so small they can enter under walls or hitch rides in backpacks, clothing and used furniture.</li>
<li>WE listen to your complaint and come up with a plan, we also have a specific way of doing pest control. Today unlike many years ago, it is not necessary to put pesticides in your home each month. Most work can be accomplished from the exterior, if or when you have a problem inside just bring it to our attention when we call and we will be happy to assist.</li>
<li>We have a few different termites here in the Arizona Desert, the ones you are noticing are called grass eaters and typically will scar over wood fences, sometimes they will eat the drywall paper and sometimes try to eat the dead bark from trees or cactus. <content:encoded><![CDATA[<div class='snap_preview'><p>Recent press stories about low standards in some NHS hospitals, where up to 12 hospitals have been judged inadequate by the semi-autonomous body Dr Foster&#8217;s, have once again raised questions about targets, inspection and standards. We have been treating similar themes in this blog (see below The Tyranny of Targets and Performance Measures). The discussion has become much more animated in a context where standards of hygiene and care have more than just nominal implications, but can make the difference between life and death for patients. The debate seems to swing between two poles: on the one hand, the argument goes, it is no longer enough to rely on self-assessment, since some of the failing hospitals judged themselves excellent. Therefore the right approach must be more stringent, on-the-spot inspections. This is an argument for adding to the bureaucracy of inspection. The more free-market argument is to encourage the public to vote with their feet, and to stop using hospitals that fail to meet basic standards. As consumers we are encouraged to exercise our right to &#8216;exit&#8217; the service. Neither approach seems to ask what kinds of work practices allow highly trained professional staff to ignore what must be very obvious to them in terms of low standards. To what extent does the practice of government &#8216;naming and shaming&#8217; and the anxiety that this evokes in top NHS managers encourage them to prevent staff pointing out the obvious for fear of jeopardising the hospital&#8217;s reputation? How possible is it to speak out in hospitals even if what one has to say is unpalatable? Neither inspection nor consumer exit deals with the ethical responsibility of staff in situ, both managers and health professionals to find ways of talking about and dealing with the difficult situations they find themselves in together.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>You have found the property you want to own, live in, and create memories for years to come.  You have made an offer and the seller has accepted.  In Arizona you customarily have ten days by contract to allow you to do your &#8216;due diligence&#8217;.  What is &#8216;due diligence&#8217; you may ask?  It is taking the time to learn all you can about the property you plan to acquire.  Certainly you&#8217;ve viewed the property and perhaps more than once.  You&#8217;ve decided it has the features you desire and most likely the room to accommodate your family and furniture not to mention your lifestyle.  Perhaps you are knowledgeable in construction or other forms of home maintenance.  However, getting a second opinion in most of life&#8217;s matters is always a good idea.</p>
<p>A home inspection by a qualified inspector will provide you with a detailed and objective observance of the homes condition without the emotional attachment the buyer may have when they &#8216;fall in love&#8217;.  The fee of $200 or so dollars is well worth it for your reference and to ask the seller for repairs prior to closing.  You should also get a roof and termite inspection and verify assessors records. Additionally, pursue any other avenues of inspection you desire from electrical and plumbing to the pool.  Do not exclude your rights just because you are planning to purchase a new construction.</p>
<p>What to expect if you don&#8217;t inspect?  Have you ever seen the movie &#8216;The Money Pit&#8217;?  A new homeowners worst nightmare personified.  However, you can be certain you will find out things you&#8217;d never expected once you are in the home.  Things from neighbors to cost of utilities.  Find out before you purchase what you need to know.  In Arizona the inspection period allows you to cancel without penalty if you discern a deal breaker.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>I’ve become particularly interested recently in the increasing number of cases where the outcome of inspection does not seem to bear out what happens in practice. Here are some examples of what I mean:</p>
<ul>
<li>The case of Children’s Services In Hackney where inspection ratings prior to the Baby P case had been positive</li>
<li>The case of Basildon Hospital where the inspection report does not appear to have identified some real problems and reflected what was really happening on the ground</li>
<li>The increasing concern about OFSTED reports by the local government association (LGA) and by Directors of Childrens Services</li>
<li>Inspections of local councils under the comprehensive performance assessment regime that resulted in ratings that “poor’ or ‘weak’ councils with examples of good and excellent performance and good practice and vice versa</li>
<li>Increasing signs of concern about the Audit Commission approach being voiced within the LGA</li>
</ul>
<p><strong>What do we think is going on here?</strong></p>
<p>I wonder whether it is something to do with the methodology and the way that inspections are carried out? The difficulties seem to me to arise from the fact that <strong>inspections focus on the ‘professional’ and “organisational” end of the service </strong>and <strong>not enough on real examples of delivery &#8211; what actually happens on the ground.</strong></p>
<p><strong> </strong></p>
<p>So what we see often in inspection reports is critiquing and comment about policy, strategy, systems, processes and performance targets and indicators. What we see little of is <strong>real commentary about how services are delivered and what it feels like to users and citizens.</strong></p>
<p>Maybe this is at the root of the current problems and concerns? A noticeable policy shift in the way that government, the major political parties and the public sector see the role and involvement of communities in the design and delivery of our public services. Total Place and the comprehensive area assessment (CAA) represent <strong>a move away from top down approaches to target setting to a world where partnership, collaboration, the community and the citizen play a pivotal part in designing, procuring and delivering local services within a place. </strong></p>
<p><strong> </strong></p>
<p>This signals a real paradigm shift.</p>
<p>So it not just about the policies, strategies, targets and processes. <strong>It is what is really happening on the ground, in the streets, in the wards and in families and communities that really matters.</strong></p>
<p><strong> </strong></p>
<p>Perhaps the inspection regime has some catching up to do? Unless it is to fall into disrepute, it will need to make that paradigm shift too.</p>

Section 9 of the Act, titled: “Pipeline Safety Information Grants to Communities” authorized the Secretary of Transportation to make grants to local communities and organizations for technical assistance relating to pipeline safety issues. The TAG program was then amended by Section 5 of the Pipeline Inspection, Protection, Enforcement, and Safety Act of 2006. However, FY 2009 was the first year in which PHMSA has received appropriations to fund the grant program. <p>The updated IOM chapter (Updated 07 MAY 2009) is something I happened on while doing a search. This is the entire IOM section Chapter 5 Establishment Inspection, not just my favorite section on “Subchapter 5.3 &#8211; Evidence Development.” The major updates in the document include adding the term “regulatory notes,” significant attention to Personal Safety Plans [inspections may be getting harder on the inspectors] and attention to updating databases [perhaps a consequence of plant mis-identification in the heparin crisis last year]. That said, the document is a very comprehensive read, useful as an introduction to the practical end of our field or a refresher. You will even find a fully filled out 482 (Notice to Inspect) and things like notes on how to add pictures to a Turbo-483.</p>

<title><![CDATA[Thinking of Bidding at a Real Estate Auction?]]></title>

<description><![CDATA[I’ve been to my share of Real Estate auctions through the counties and by third party auction compan]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>I’ve been to my share of Real Estate auctions through the counties and by third party auction companies here in Denver, CO.  Every time I go, I see the same things happen.  A lot of people show up in hopes of “stealing” a property to fix up or to live in and sometimes it happens, but most of the time it doesn’t.  I’m not going to go over all the details of the different types of auctions, but give you some things to consider and watch out for at any auction.</p>
<p><strong><span style="text-decoration:underline;">1.  Know when and where the auction is taking place:</span></strong> Auction companies will auction a number of properties at one location, usually at one of the homes being sold.  Know the time and which property the auction will be held at.  If it’s through the county, know the time and place.  Know if you must show up early to register.</p>
<p><strong><span style="text-decoration:underline;">2.  Do your research of the area:</span></strong> Know the neighborhood of the home you are going to bid on.  Know the home values, if the community is in transition and increasing or decreasing in value, is it a desirable neighborhood? How many homes are being sold? How many are on the market and if there are a lot of fixer uppers.</p>
<p><strong><span style="text-decoration:underline;">3.   Know the house you are bidding on</span></strong>: This is an auction and the homes are sold AS-IS!  There are no contingencies or “outs” and if you missed a big ticket item, you could find yourself spending more than you thought.  With auction companies there are open houses and if there aren’t you may hire a Realtor to help you gain access to look at the homes and help you with the transaction.</p>
<p><strong><span style="text-decoration:underline;">4.  Auction rules</span></strong>: Know the auction rules, their contracts, what’s expected of you and most of all how you will fund the purchase if you are high bidder.  You may have to have all the money that day or you may be able to finance the purchase 30 days later.  You will have to give earnest money regardless.  Talk to your financing source before you go to the auction.</p>
<p><strong><span style="text-decoration:underline;">5.  Consider finding a Realtor and a general contractor or inspector</span></strong>:  A Realtor can represent you if you are attending a third party auction but if it’s a county auction, Realtors don’t get paid so you may have to compensate them.  If you aren’t comfortable with inspecting the house for potential potholes, estimating costs, and generally deciding if things are good or bad, bring along a contractor or inspector to point out items and give you an idea of costs.</p>
<p><strong><span style="text-decoration:underline;">6.  Come up with YOUR max bid</span></strong>: Each person is going to have a different number based on their risk, their knowledge, and what they see.  YOU have to know your limits and not get caught up in what other people are saying.  You will hear conversations about fix up costs, after repaired value, but don’t listen-do you own thing!</p>
<p><strong><span style="text-decoration:underline;">7.  Auction time &#38; emotions</span></strong>:  It’s now time for the auction, you’ve registered, you know all the rules, you know what you are there for and you are ready to bid.  The excitement begins and the auctioneer starts pumping up the crowd trying to extract the most money for the property as they can.  What I see almost every time is that it gets down to two or three people and they go back and forth.  This is where your emotions and thoughts are going crazy.  You think “they’re still bidding the property up, they must know something I don’t”, your adrenaline is running high, you say to yourself “what’s another few thousand dollars” and you keep going.  Bad move!  Keep your emotions and thoughts in check and don’t get caught up in this.  I see many times where this takes over and people overpay; it’s easy to do.</p>

<p>Decided to not use my huge gloves today, to see what it would be like. Got stung as the Bee’s seem very aggressive today for some reason. Maybe it was the windy weather, it was bright and sunny but quite windy. But calm down by the hives.</p>
<p>Checked the new Brood Box and it was completely empty, bees but no wax. So I think my placement of putting at the bottom was a mistake. So I have switched them around, empty brood now on top.</p>
<p>The main Brood is almost full of wax, saw Queenie and evidence of lava and still haven’t seen any eggs yet. We didn’t inspect the last four frames as the Bee’s were getting annoyed and the smoker had gone out. Plus my hand was hurting because of the sting, I know but dear reader it hurt.</p>
<p>So put the Real Estate sign installation on the top between the hive mat and the tin roof, there was less condensation that the last time. So I think the hole in the hive mat is a good idea.</p>
<p>M also checked Honey 1, we will we await her blog for that visit.</p>

<p>A few nights ago I was boarding a plane to <strong><a href="http://www.world-airport-codes.com/united-states/tallahassee-regional-airport-9065.html" target="_blank">TLH</a></strong>.  It appeared to me that we had a good group of passengers on board.  We weren&#8217;t full, we were on time, and 75% of the crew was pretty rockin&#8217;.  As I&#8217;m closing the main cabin door a ramper comes scampering up waving his hand to get me to stop.  The door is roughly halfway closed, but I release the Door Assist button, dropping the 200 pound door back to the ground.  As <a href="http://ararity.wordpress.com/files/2009/11/blog-pictures-003.jpg"><img class="alignleft size-medium wp-image-218" title="motor housing covers" src="http://ararity.wordpress.com/files/2009/11/blog-pictures-003.jpg?w=300" alt="" width="180" height="135" /></a>soon as I release the button, though, I see that the aforementioned ramper is standing under the door . . . kind of like an idiot would do.  Not wanting to hit him in the head I quickly press the Door Assist button so he can move himself out of harm&#8217;s way before letting the door drop again.  He tells me that the captain needs to add three more checked bags into the fancy computer.  We do that, the captain tells me we are once again clear to close the door, and I hit the button for the third time.</p>
<p>Only this time nothing happens.  The door just sits there on the ground like a jerk.  After a few minutes maintenance comes out to the plane and diagnoses the problem as a faulty motor.  We are given the option to swap aircraft or have them repair it.   Thankfully, our large-nostriled captain wants to just repair the motor and that&#8217;s what happens.  It would have been a royal pain in the butt to find a plane, deplane everyone, transfer bags, cater the plane, do our checks, and board them up again.  Plus, when passengers have to get off a plane before it even leaves its originating point they seem to get a lot crankier.  Crisis averted. <p>While we&#8217;re waiting for the maintenance guys to finish some brainiac in the back asks the other flight attendant if our planes have safety inspections.  Obviously she tells him they do, and he proceeds to tell her that this particular plane has failed, like he knows anything about aircraft maintenance or safety.  No way.  No way!  I wonder what he says and how he feels when he has to fill his gas tank or change a tire on his &#8216;94 Ford Escort.  What a jabroney!</p>
<p>We get the thing fixed and make it to TLH only about 30 minutes late because, yeah, we&#8217;re that good.  Most of the passengers were fine and didn&#8217;t mind the slight delay.</p>
<p>And as it turns out I had to do a line check on someone down to TLH a few days later, and one of the same guys was on the plane going back to CLT.  Thankfully, it wasn&#8217;t Mr. Aircraft-Door-Safety-Man.  Getting to the point &#8211; this whole thing could have been avoided if the ramper had thought to himself that it might not be such a bright idea to stand under a rather large aircraft door as it falls open, or maybe even just tell the flight crew over the radio to add more checked bags.  But at least he wasn&#8217;t hurt and I didn&#8217;t get in trouble for &#8220;breaking&#8221; the motor.</p>
