So many people are wondering what is going on with the short sale real estate market.  At least a lot of people are asking.  Personally, I love knowledge and learning about the real estate market.  So, since I am not, nor have I ever claimed to be an economist, I do want to share with you some stats I have recently learned about from research and other real estate professionals so you can draw your own conclusions as to where you think the current real estate market is.

No matter where you live, I think it’s safe to say that you know someone who has or is going through some form of foreclosure during this incredible housing negative equity market.  Sure, it’s not all wine and roses, but if you look at where the economy is as a  whole, it sure leads one to believe that it’s got to get better at some point…right?  It’s tough to make any kind of decision as to what the future holds.  It’s kind of like looking into that crystal ball and getting all the answers to your questions.  However, even with a crystal ball, you still need to be educated enough to ask the right questions.  The key word in that last sentence was…”educated”.  If you aren’t educated, how can you devise any type of plan to move forward no matter what kind of market you are in?

Have you heard anything about the possibility of the FHA 90 day “no-flip” policy might be lifted?  Have you heard anything about Fannie and/or Freddie might be spearheading a new law that will not allow the banks to pursue deficiency judgments after the first of the year?  Well, if you haven’t that is some of the information I have heard about lately and it’s difficult to determine what to do now in order to have a great future.  What is real and what is just a rumor?

Here are some of the latest stats I could find regarding the real estate market, short sales, foreclosure, notice of defaults and loan modifications:

• According to one website with great foreclosure statistics, the amount of homes in foreclosure just this year alone is over 2,000,000.  Yes, six zeros and with just over 6,600 new foreclosures per day, (that breaks down to one foreclosure every 13 seconds), it’s difficult to see any end in sight.
• Approximately 250,000 homeowners received loan modifications on their homes according to Home Now, which is great however because most of these modifications simply extended their terms or reduced their interest rates.
• A report produced by a top federal banking regulator last December in the US News & World Report Money found 50% of homeowners who received a loan modification in the first quarter of 2008 were in default within 6 months.
• According to an article written in USA Today on February 13, 2009, 1 out of every 9 homes is vacant due to the foreclosure market.
• Home values are predicted to drop in 342 out of 381 markets during the next year, according to a new forecast of real estate prices.  Find out more at CNNMoney online.
• Overall, the national median home price is predicted to drop 11.3% by June 30, 2010, according to Fiserv, a financial information and analysis firm. For the following year, the firm anticipates some stabilization with prices rising 3.6%.

I could go on with more stats, but the whole point I am writing this blog is to help educate you with the current market trends.  Hopefully, you will continue reading and educating yourself so that you can identify the current market, and then, make the best decision on how to move forward based on the information you have.
