However, what you are looking for is not just any real estate investment, but real estate investment that can give you good returns. By real estate investment we mean investing money into property i.e. buying property at a low price and selling it at a higher price so as to make a profit out of it. So the most important part of good real estate investment is to get hold of such properties which can give you good returns.

Since the owner is saving on the commission that they would otherwise have to pay to the broker, they would probably be able to offer a lower price to you and be more open to negotiations. You could also place your own ‘wanted’ ad in the local newspapers.&#160; On the same lines, you could use internet to search for the real estate investment avenues. In fact, you would be astonished by the number of real estate investment opportunities you are able to locate on the internet. Not only that, searching for real estate investment opportunities (i.e. property for sale) is much easier on internet than anywhere else.

Another good way to hunt for real estate investment opportunities is by using the services of real estate brokers. Some people use real estate agents as their first (and maybe the only) touch point for getting real estate investment opportunities. The real estate agents act as information hub for people looking to buy property. Multiple listings service is another good way to find real estate investment opportunities. Since the multiple listing book is provided only to the real estate agents and not to the general public (unless you are very lucky), all the cream (good real estate investment opportunities) would have already been taken before you get to see the book. <p>In an attempt to buy silver, gold and numismatic products in New Mexico last week, I found that the metals market is just as hot there as it is here. Sometimes in our own region, we may not see inflation, unemployment and numerous problems as they are viewed in a different area. It appears that the metals market is as strong in New Mexico as it is in Oklahoma. Most of us don&#8217;t get out of our bubble enough to truly evaluate the economy and problems in other regions.</p>
<p>I was able to secure some nice silver pieces and gold pieces while I was away. I probably missed more opportunity to buy here but sometime you just have to get away! It is also refreshing to be away and then come back to such a strong metals market in Oklahoma City.</p>
<p>One of my dealers in Houston that I buy a lot of gold from recently viewed my website and blog and thought the simplistic approach to understanding the market was &#8220;brilliant&#8221;. I’m not brilliant, just a simple man, which helps me bring this information in an approach that you can understand.</p>

And one have to know how to separate oneself from the crowd if one wants to avoid of being trampled by them. The most popular technical indicator available today– is to fade.</p>
<p>The single most followed technical indicator is the MACD. It’s probably the first tool an investor or trader is ever presented with. It’s probably the most easily understood, too. As such, and like most popular investment tools, it has almost completely lost its utility, and I have discovered that the MACD is more effective and more profitable when used to fade signals, rather than to take them.</p>
<p>Take a look at this simple chart of the weekly MACD (using the StockCharts.com default settings). Now, note that nearly every cross-over Buy and Sell on this chart was a fade within a week or two.</p>

<p>It’s uncanny. Not perfect, not usually long term, and not always easy to trade, but almost always there was an opportunity to make money trading against the signal in pretty short order, even if it’s going against the larger trend.</p>
<p>What that means is that any “system” that relies upon MACD cross-overs is likely to lose money. That’s why, with a little trading expertise and some fine tuning, the few traders who know this little gem can winnow out some fine profitable trades when others are suffering draw downs over and over.</p>
<p>This approach can be used for almost any trading tool that has a wide following. It works on multiple time frames, too. This is especially true if there is a long history of profitability that neophytes can build their confidence with. If less sophisticated traders can be predicted to go long or short reliably, there’s a good chance that the trading “sharks” are going to exploit that.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>I hope that everyone who invests money knows that entrusting your money to someone else is risky.  It doesn&#8217;t matter if the yield is 0%, 2% or 5%.  The act of handing your money to someone else involves risk.  So, is it then no surprise when someone like Bernard Madoff, who once the chairman of the Nasdaq Stock Market, is arrested for an alleged ponzi scheme that bilked people out of billions?</p>
<p>Hello, no!  Wake up people.  When times are good, no one delves into such corrupt Wall Street vehicles because they are self-sustaining.  It&#8217;s only when times become bad that these schemes fall apart.  The way a ponzi scheme works is by paying old investors out with new investor money.  The fund itself is not self-sustaining (and probably was never intended to be).  So, as new investors dry up, the older investers can no longer be paid.  The whole thing then falls apart.</p>
<p>But, the question isn&#8217;t so much that this one person did this.  It&#8217;s the loss of trust and of faith in the system.  It&#8217;s the question of how many more people are doing it?  When respected people of the invesment community end up operating such scam vehicles, what does that say of Wall Street as a whole?  Clearly, this is not and will not be the only ponzi scheme to turn up.  It&#8217;s the first major case of it recently, but it certainly won&#8217;t be the last.</p>
<p>Is investing a bad idea?  Not necessarily.  But, it is risky.   This is why diversification is part of the answer.  Do not put your money into one fund or even two or three funds.  Spread the money out into many funds.  Granted, it&#8217;s harder to keep track of, but the chances that every single investment fund being corrupt is unlikely.  However, we all know that money corrupts.  So, you have to take the good with the bad when you give someone your cash to manage.</p>
<p>These are the kinds of problems that shake the foundations of investing to the core.  These are the kinds of trust issues that the investment community needs to avoid like the plague.  Yet, here we are.  These are also the kinds of problems that America itself has been fostering for the last 10-15 years.  Why is greed, power and corruption such a big part of the American dream today?  Only a historian will be able to look back and fully answer this question.  Today, these problems appear to be unrelated.  But, is this problem systemic?  Is it only likely to get worse?  When well respected Wall Street investment professionals, such as Madoff, can bilk so many out of their money, this is much more than isolated and, indeed, does appear to be systemic and a symptom of a much bigger issue.</p>
<p>At this point, America needs an overhaul and perhaps this downturn and the financial sector upheaval  is the beginning of that overhaul.  The corporate and financial system on which this country is based is near completely broken.  When 20 year veterans of Wall Street can turn to Ponzi schemes to keep their lifestyle afloat, anything can happen.  So, watch your money closely when you invest.  But, even doing so is no guarantee that you aren&#8217;t investing in a sham.  One quote is more salient now than ever&#8230; &#8220;Caveat Emptor&#8221;  (Buyer Beware).</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>December 2nd was an interesting trading day as markets around the world rebounded from one of the worst trading session on record. Markets around the world except for Canada. Our markets dropped along with our dollar.</p>
<p>Any economic stimulus package that the three party coalition may put forward could be completely offset by foreigners dumping Canadian securities as corporations find it difficult to raise money in public markets as institutional investors leave our market for greener pastures.</p>
<p>This angle has not been put forward by the media as Harper and Dion&#8217;s outrage during question period is more exciting to watch then discussing the ramifications of an unstable government.</p>
<p>What are your thoughts on this political uncertainty? Your comments are greatly appreciated.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>The passing of Ted Rogers, founder of Rogers Communications, is a blow not only to the corporation but to Canada as he was a corporate icon that cannot be replicated.</p>
<p>He took on immeasurable risk to build a media giant that would surpass BCE and Telus. He did a great job buying media properties or building them from scratch and then buying content like the Toronto Blue Jays to increase the profitabilty of his organization.</p>
<p>His model was very similar to that created by Ted Turner, the founder of CNN and TBS as well as the owner of the Atlanta Braves. I look at Mr. Rogers in the same light as Steven Jobs from Apple or Bill Gates from Microsoft. There are very few entrepreneurs that have made suck an impact. He will be missed by many.</p>

With the sharp slowdown in the global economy and dire domestic economic outlook, we are expecting to see a sharp cut in the policy interest rate from the Bank of Thailand.</p>
<p>Inflation, which has been a major concern for the MPC, has also been dropping sharply as commodity prices plunge, in some cases by nearly 70 per cent from peaks reached a few months earlier, in the face of bleaker and bleaker global economic prospects especially in the US.</p>
<p>The US problem now is no longer confined to the financial sector, as we are now seeing major industrial job providers such as in the automobile industry facing a no less dire situation.</p>
<p>All in all, the market is now expecting US unemployment to rise throughout 2009, again delaying the process of economic recovery especially in the housing, real estate and consumer sectors.</p>
<p>In Asia, countries including Thailand are pinning their hopes on domestic investment and consumption. Fortunately, due to healthy currentaccount positions, low debt burdens and substantially large foreign reserves, several countries in Asia can still push for governmentsponsored infrastructure investment to support growth in 2009.</p>
<p>However with this looming sharp slowdown, we certainly expect interest rates to nosedive in the coming months. Given the current level of commodity prices, we should be seeing a steep fall in inflation too. Therefore, a drop in interest rates of 75 to 100 basis points could be easily expected in the coming months. This will certainly have serious implications for how we allocate our investment portfolio.</p>
<p>I know it has been less than three months that we have been worrying about runaway inflation and higher interest rates, but the world has changed so quickly these days.</p>
<p>These dramatic changes call for a readjustment of our investment horizon for deposit and fixedincome asset classes. Longerterm deposits and longerdate bonds should help stabilise our portfolio returns and give us the luxury of more steady income. But as with everything in life, there is no need to rush and a more balanced view is always prudent.</p>
<p>We would recommend the usual cautious approach of slowly putting your money to work over next few months with more bias towards government and established, financially sound corporate issues. The tenor should be also spread out, with a bias toward three to five years. We expect that highgrade corporate issues should come to market at around 5 per cent plus yield for those tenors. And again, our deposit and fixincome portfolio should beat inflation.</p>
<p>For investors with more risk appetite who can tolerate temporary high investment value fluctuations, we also recommend a dip into stocks of wellestablished, stable companies and those paying high dividend yields. No one has said that the worst is over but some rays of hope may begin to shine and at this market level picking up blue chips paying 7 to 8 per cent in dividends, not counting any future capital gains, looks like a risk worth taking.</p>

<p>In a normal credit environment, Real Estate Investment Trusts are able to renew mortgages and go to the capital markets to roll over convertible debentures if their stock price is low. Today, many REIT&#8217;s have convertible debentures coming due between 2010 &#8211; 2014 as well as mortgage renewals that may not be available at favourable rates.</p>
<p>Ideally, free cash flow would be used to buyback debentures trading at significant discounts to help their balance sheets. However, cutting distributions will have a short term negative impact on their share prices.</p>
<p>Expect REIT&#8217;s to start selling off assets as they try and strengthen their balance sheet and survive as mortgage renewals and debentures come due which could place lower valuations on commercial property as supply increases.</p>

<p>If you think your stock will appreciate because it was over subscribed think again. Big buyers make the stocks appreciate as they buy all those shares they didn’t get in the IPO. If they don’t believe in the stock’s long-term viability, you will not make a quick buck. If you consider buying a stock on Monday and selling it Tuesday. You ought to be concerned about what could happen to the stock on Friday? Yes, because it will affect the price on Tuesday.</p>
<p>If the person you sell the stock to is one of those people who buy and hold stocks, then he will care about what happens on Friday. What he is willing to pay on Tuesday will be influenced by what he suspects will occur on Friday. In another scenario, you sell the stock to another short-term trader who plans to sell it on Wednesday. Even if this buyer intends to sell to another person with a short time horizon, either that next buyer will care about Friday, or she will sell to someone who does. When a trader sells a stock, the price he gets is determined by what the next buyer will pay, which is affected by what the next buyer will pay, and so on. Consequently, not wanting to hold your stock for the long run does not mean that the long run doesn&#8217;t influence you.</p>
<p>Short-term traders should care about the future exactly as much as long-run investors do. If this were not true, short- and long-term traders would place different values on the same stock. Market prices generally reflect long-run evaluations, short term traders may value a stock more if they think they could make quick money but the next buyer might not be of the same opinion. The result will be low demand and they would have to sell at a loss.</p>
<p>What if, however, it’s known that Eveready’s price will go up to sh.15 today and go back to sh. 9.50 tomorrow? If this kind of situation arose, then short- and long-run investors would indeed have different perspectives. Nonetheless, a stock’s value is determined by what someone would pay for it. Why would anyone pay sh. 15 today for something that is going to be worth only sh. 9.50 tomorrow? Perhaps because they will sell it to someone before the price goes down. But then why would this second buyer pay more than sh. 9.50?</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Foreigners trying to obtain a freehold title on land in Indonesia should note that current law is clear in both its letter and intent: namely, foreigners cannot directly hold freehold title on Indonesian land. &#8220;freehold title&#8221;, or in Indonesian &#8220;hak milik&#8221;, does not exist for foreign property buyers.</p>
<p>To conclude a property sale a local nominee is generally used, with a notary creating a multi-party, multi-document legal constructs that:</p>
<p>Puts the &#8220;hak milik&#8221; or &#8220;freehold title&#8221; in the hand of an Indonesian nominee. It is, in fact, the Indonesian nominee whose name is on the property title and who freeholds the parcel, not the foreign purchaser fronting the money for the land.</p>
<p>The notary will also usually create an irrevocable power of attorney in which the nominee owner surrenders all rights to use, sell and lease the subject property to the foreign purchaser. Is such an irrevocable &#8220;power of attorney&#8221; legally iron clad? The most truthful answer is that there is very little in Indonesian law that should be considered &#8220;iron clad&#8221; and should the foreigner eventually wish to transfer or sell his &#8220;title&#8221; to a new party, the transfer transaction will be heavily dependent on the good grace and continued docility of the Indonesian nominee who will need to attend the notary and sign over the deed to the new owner or his nominee.</p>
<p>In such transactions the notary also typically draws up a loan agreement for a large sum of money that is theoretically on loan from the foreign purchaser to the Indonesian nominee. In principle, this creates a lien on the property held by the Indonesian nominee. The purpose of the loan agreements is to &#8220;legally compel&#8221; the Indonesian nominee stay tame and cooperative.</p>
<p>While such agreements are often superficially attractive to a foreigner eager to own a home here, these loan agreements may not have much force if legally challenged and may be extremely vulnerable to any future vagaries of the &#8220;personal bond&#8221; between the foreign owner and his Indonesia nominee.</p>
<p>There are at least two other legal pitfalls may befall such loan agreement arrangements. First, because the loan is fictional, if legally challenged the foreign owner may be hard pressed to demonstrate to a court that the &#8220;loan&#8221; was ever transacted. No less legally problematic is the prohibition under current Indonesian for any foreign borrowings not approved by the Foreign Investment Coordinating Board.</p>
