<p>The term “winter wonderland” may be a bit overused these days, but there’s really no other way to describe the Festival of Lights at James Island County Park.</p>
<p>From the moment you drive through the entrance, you’re surrounded by a sea of twinkling Christmas lights.</p>
<p>The feeling is almost magical as you drive through miles of displays- some stationary, some moving, but all of them, works of art.</p>
<p>After driving about half-way through the displays you come to Santa’s Village, a place with just about as many surprises as the road you traveled to get there.</p>
<p>Inside there are two gift shops, where the spirit of Christmas runs wild.</p>
<p>You’ll not only find some unusual, and sometimes amusing Christmas toys, but also lots of ornaments, many with a definite Charleston charm.</p>
<p>When you leave the gift shop, you can stop and take a picture in front of a beautifully decorated tree and then make your way to the sweets shop.</p>

<p>There’s even a table set up to make your own holiday bear to accompany you for the rest of the journey.</p>

<p>If that wasn’t enough, there are also several fire pits and stands set up where you can roast marshmallows and create your own s’mores.</p>
<p>Before you get back in your car, you can take a ride around the carousel or climb a rock wall.</p>
<p>To finish up the three-mile drive, you get to go through one fascinating display after another, all reminding you of the magical journey and the lasting memories that took place at James Island County Park.</p>

<p>We&#8217;ve succeeded in achieving a huge victory for real estate. Congress listened on the need to both extend and expand the homebuyer tax credit to continue stimulating the housing sector of the economy. The Senate voted 98-0 on Wednesday and yesterday the House voted 403-12 on legislation that includes the extension and expansion of the credit. The President is expected to sign the legislation, perhaps as early as<span style="color:#ff0000;"><strong> today</strong></span>.</p>

<div id="_mcePaste">North Charleston won the fiercely fought battle for a Boeing 787 aircraft assembly plant Wednesday, thrusting South Carolina onto the world stage of aircraft manufacturing.</div>

<div>The Boeing Co. will build the new line at its Charleston International Airport property instead of in Everett, Wash., the nation&#8217;s aviation nerve center and longtime home of the company&#8217;s commercial airplane business.</div>
<div id="_mcePaste">The decision was announced after state lawmakers wrapped up a two-day special session in which they approved a rich basket of financial incentives for Boeing valued at $450 million by state Sen. Hugh Leatherman, a Florence Republican who heads the Senate Finance Committee.</div>

<div>The aerospace giant would have to create at least 3,800 jobs and invest more than $750 million within seven years to take advantage of the various inducements.</div>

<div>Tim Coyle, vice president of Boeing Charleston, said the company plans to break ground on the 584,000-square-foot expansion near its existing factory within the next few weeks. Work on the first locally made 787 Dreamliner is expected to begin in 2011.</div>

<div>- SEATTLE, Oct. 28 /PRNewswire-FirstCall/ &#8212; Boeing (NYSE: BA) today announced that it has chosen its North Charleston, S.C., facility as the location for a second final assembly site for the 787 Dreamliner program. Boeing evaluated criteria that were designed to find the final assembly location within the company that would best support the 787 business plan as the program increases production rates. In addition to serving as a location for final assembly of 787 Dreamliners, the facility also will have the capability to support the testing and delivery of the airplanes.</div>
<div id="_mcePaste">&#8220;Establishing a second 787 assembly line in Charleston will expand our production capability to meet the market demand for the airplane,&#8221; said Jim Albaugh, president and CEO of Boeing Commercial Airplanes. &#8220;This decision allows us to continue building on the synergies we have established in South Carolina with Boeing Charleston and Global Aeronautica,&#8221; he said, adding that this move will strengthen the company&#8217;s competitiveness and sustainability and help it grow for the long term.</div>
<div id="_mcePaste">Boeing Charleston performs fabrication, assembly and systems installation for the 787 aft fuselage sections. Across the street, Global Aeronautica, which is 50 percent owned by Boeing, is responsible for joining and integrating 787 fuselage sections from other structural partners.</div>
<div id="_mcePaste">Until the second 787 assembly line is brought on line in North Charleston, Boeing will establish transitional surge capability at its Everett, Wash., location to ensure the successful introduction of the 787-9, the first derivative model of the 787. When the second line in Charleston is up and operating, the surge capability in Everett will be phased out.</div>
<div id="_mcePaste">&#8220;We&#8217;re taking prudent steps to protect the interests of our customers as we introduce the 787-9 and ramp up overall production to 10 twin-aisle 787 jets per month,&#8221; said Albaugh.</div>

<content:encoded><![CDATA[<div class='snap_preview'><p>We all know that the home buyer tax credit is what has helped breath life into an otherwise abysmal economy. Not to mention the state of housing. Good news! The home buyer tax credit is slated to be extended and amended for the better.</p>
<p>A deal struck among key senators last night to extend the homebuyer <a id="KonaLink0" href="http://www.upi.com/Real-Estate/2009/10/29/Move-up-Buyers-to-Get-Homebuyer-Tax-Credit/6661256816327/#" target="undefined"><span style="color:blue;">tax credit</span></a> will broaden the benefit to include existing homeowners who are buying a new home as well as first-time homebuyers.</p>
<p>Tax credit for move-up buyers will be less than for first-time buyers, but still significant. They will qualify for a credit of up to $6,500 and must have owned their current homes at least five years. Under the current program and the new one for 2010, first-time buyers qualify for up to $8,000 and cannot have owned a home for the past three years.</p>
<p>Income limits would rise under the new proposal. Individuals would have to make less than $125,000 a year and couples $225,000 per year to qualify. Under the current program, limits are $75,000 for individuals and $150,000 for couples. Move-up buyers will be subject to the same income limits as first-time buyers.</p>
<p>Under the compromise worked out last night, the homebuyer tax credit would be extended seven months. Homebuyers will have to sign contracts by the end of April in order to qualify and they would have until the end of June to close. The current credit expires December 1. Cost is estimated at roughly $10 billion.</p>
<p>The credit will reach the floor as soon as Democrats and Republications reach agreement on several related issues, possibly today or tomorrow. Senate Majority Leader Harry Reid, who played a key role working out the terms of the new credit, tried to schedule a vote Monday but was thwarted by Republicans who want a vote on a proposal to require people receiving unemployment <a id="KonaLink1" href="http://www.upi.com/Real-Estate/2009/10/29/Move-up-Buyers-to-Get-Homebuyer-Tax-Credit/6661256816327/#" target="undefined"><span style="color:blue;">insurance</span></a> to be processed through the E-Verify program to prove legal immigration status and would require all federal contractors to use E-Verify. E-Verify is an Internet-based system that employers use to check on the immigration status of new hires. Republicans also are demanding the chance to offer amendments to restrict federal aid to the activist group ACORN.</p>
<p>Another issue that may or may not reach the floor this week is legislation popular with larger home builders that would extend the ability of money-losing businesses to claim refunds on taxes paid during profitable times up to four years ago. When passed in February it was limited to smaller companies with annual revenues of $15 million or less.</p>
<p>Once the homebuyer credit reaches the Senate floor in the form of an amendment to legislation extending unemployment benefits, passage is expected to be easy. The credit is highly popular with senators and their constituents who have benefited from it. About 1.4 million first-time homebuyers have qualified for the credit through August.</p>
<p>Enactment also should be quick and easy, and the credit may reach the President&#8217;s desk as soon as next week. The unemployment benefits bill is sure to pass the Senate and has already passed the House of Representatives. Differences between the <a id="KonaLink2" href="http://www.upi.com/Real-Estate/2009/10/29/Move-up-Buyers-to-Get-Homebuyer-Tax-Credit/6661256816327/#" target="undefined"><span style="color:blue;">House and Senate</span></a> versions will be worked out quickly in a conference committee and returned to each body for a single up or down vote. There will no opportunity to vote on specific amendments.</p>

<title><![CDATA[Steps to bidding on foreclosures]]></title>

However I think this is the general jist of most transactions around the country as this has been going on for hundreds of years.</p>

<p style="text-align:left;"><img class="size-full wp-image-320 alignleft" title="Court House Auctions" src="http://jameseschiller.wordpress.com/files/2009/09/images.jpg" alt="Court House Auctions" width="140" height="121" />If you are interested in bidding on a piece of property in Charleston County, SC, which has been foreclosed upon and is scheduled to be auctioned for sale in the near future, the following are some things you may find helpful to know:</p>

<p style="text-align:left;">
<p style="text-align:left;">1.) When real property is ordered to be foreclosed in Charleston County, a judge called the Master-in-Equity will issue an order directing the mortgaged premises (or part thereof as required to satisfy the claims established) be sold by or under direction of the Master.</p>
<p style="text-align:left;">2.) The judgment (often called a Master&#8217;s Decree of Foreclosure) will contain a legal description of the property being sold, a provision for the necessary legal advertisement, the time and location of the sale, and notice of any senior liens, taxes or other rights to which the property to be sold is subject.</p>
<p>Sales are held the 1st and 3rd Tuesday of each month at 11 a.m. at the front entrance of the Charleston County Judicial Center located at 100 Broad Street in downtown Charleston.</p>
<p>The judgment also will specify the amount of good faith deposit necessary at the time of the sale, which is usually <span style="color:#ff0000;">5% five percent</span> of the successful bid at the sale. Compliance must be made with the bid by 4 p.m. that same day. This deposit is required to be in cash or certified funds and is not refundable. The plaintiff or any other party may be a purchaser on such sale. You have 30 days to comply with the balance of the bid with cash or certified funds.</p>
<p>Some Plaintiffs seek a deficiency judgment against the Defendant. This means the Plaintiff is not only foreclosing its mortgage but is seeking a money judgment too. Unless the pleadings state that no personal or deficiency judgment is demanded or any right to such judgment is expressly waived in writing, the bidding will not be closed upon the day of sale but remains open until the thirtieth day after such sale exclusive of the day of the sale. When the sale is re-opened for final bidding, the highest bid is accepted. The Plaintiff can only bid at the first sale.</p>

<p>As a general rule I try to stay away from tequila before noon but I made an exception Wednesday at <a href="http://ziataco.com/" target="_blank">Zia Taqueria</a>. I had already visited Zia last friday night and was impressed with the food and owner Kevin Grant that I knew I would have to come back to take some pictures&#8230;.and eat more food. I arrived right at the 11am opening so I could take pictures with my bigger camera and not interrupt others people&#8217;s meal. Zia is located at a small shopping center that is anchored by the Terrence Movie Theater on James Island.</p>

<p>Zia immediately stands out from the other shops in the Terrence shopping center due to the southwest flair of the facade, two palm trees flanking the entrance and the large Zia symbol above it all. You may recognize the Zia symbol if you have ever seen the New Mexico state flag. Besides meaning aunt in Italian, Zia is a symbol that is sacred to the <a href="http://www.indianpueblo.org/19pueblos/zia.html" target="_blank">Zia Pueblo Indians </a>of New Mexico. Stepping across the threshold of Zia you are instantly transported to the southwest by the warm colours on the walls and how the space is garnished with southwestern style art and artifacts.</p>

<p>I took a seat at the bar and the friendly bartender didn&#8217;t even have to ask me what I wanted.  The memory of the Zia Rita I tasted Friday night was still clear in my mind and knew I would be throwing the &#8220;no tequila before noon rule&#8221; out the window. This isn&#8217;t your run of the mill, syrup based margarita. One taste and you can tell everything was made fresh and that would be an ongoing theme throughout my lunch. I ordered the Chile con queso for an appetizer and Beef Barbacoa with a side of mexican rice. While sipping my Rita, Kevin emerged from the back and between dipping my chips in a excellent fresh salsa I had a chance to pick his brain about Zia.</p>

<p>As soon as Kevin opens his mouth you can sense the passion and love for what he does and you can taste it by what comes from the kitchen. Kevin spent time in Albuquerque, New Mexico and its apparent he picked up a few things along the way. Kevin started <a href="www.tacoboy.net" target="_blank">Taco Boy </a>which is a Taqueria on the touristy <a href="http://www.follybeach.com/" target="_blank">Folly Beach </a>and due to creative differences he branched out on his own to open Zia Taqueria. As Kevin put it &#8220;everything happens for a reason&#8221; and now he&#8217;s putting out the food he wants out at Zia.</p>
<p>Soon my Beef Barbacoa and rice made it to the bar and it looked amazing. Friday night I had the Barbacoa on a taco and the nicely spiced, slow cooked beef that filled the taco had me thinking about it the next few days. Wednesday I went with the enchilada because the tacos are served on a warmed soft corn tortilla and I personally like my corn tortillas crunchy and fried (or baked). I went with the green salsa verde sauce over the red chile and it was excellent choice, but I don&#8217;t recommend it to anyone that doesn&#8217;t like a bit of heat because it did have a little kick. The mexican rice was another winner, it was light with a slight tomato flair and the taste of garlic, onion and carrots dancing in the background. The only thing at Zia that fell short of my expectations was the Pastor taco (had on friday night) which is explained as &#8220;<span>Seared tender bits of pork marinated in achiote guajillo glaze with minced pineapple &#38; onion–cilantro relish&#8221;. I felt the pastor was lacking a bit in the flavor department and didn&#8217;t quite live up to that glowing description. I almost forgot about the chili con queso which I felt was a pretty good rendition of the classic appetizer and made good dipping for my chips with little bits of red bell pepper.</span></p>

<p>Over all my 17 dollar lunch (without the tip and with a good size margarita) was well worth it. The food was fresh, full of flavor and enough to satisfy (left a little bit of chili con queso behind). The service was friendly and it was noticeable that Kevin&#8217;s engaging demeanor is passed down to his employees. Kevin takes pride in the local following and a menu that is simple and fair priced. The menu is not long and overwhelming because Zia has decided to take a few things and do them well. I definitely plan to take another trip to the southwest via Jamestown, South Carolina at Zia Taqueria.</p>

Both do delivery within a certain distance, and <a href="http://maps.google.com/maps?oe=utf-8&#38;client=firefox-a&#38;ie=UTF8&#38;q=Gilroy%27s+Downtown+Charleston&#38;fb=1&#38;split=1&#38;gl=us&#38;cid=13835999973130667522&#38;li=lmd&#38;z=16&#38;iwloc=A" target="_blank">the downtown one</a> is definitely a great place to fill your need for late night Saturday grease since they are open after 2 AM.  Strongly recommend the Chicken Ranch Pizza, and also the lunch special.  Of course, go and check out the one on JI since it is getting cleaned up.</p>

<p>Homes sold throughout the region totaled 732 in June, a 12% drop from the same month last year. <a title="James Island Real Estate for Sale" href="http://www.jamesislandrealestateguide.com/">James Island Real Estate</a> buyers were just about dead even with the region’s numbers.</p>
<p>For the entire spring season, sales were off roughly 20% over 2008, or more than 40% compared to 2007. Some industry experts noted that more sellers have readjusted their expectation of their home value, which has brought prices down considerably.</p>

<p>Sales of previously occupied homes rose modestly from April to May, but signs of recovery are fragile at best. <a title="James Island Real Estate for Sale" href="http://www.jamesislandrealestateguide.com/">James Island Real Estate</a> sales show the same modest boost that the national numbers reflect. The National Association of Realtors said that home sales rose 2.4%, missing analyst expectations and sending the stock market lower.</p>
<p>The key statement coming from this news came from Paul Dales, US economist with Capital Economics who wrote, “While activity has stabilized, a meaningful recovery has yet to begin.”</p>

<p style="text-align:left;">On Tuesday night in lovely Charleston, I was gonna meet up with some friends at a bar called The Pour House. It was pretty cool because there was gonna be a band playing. It ended up being Against Me! which is one of Jason&#8217;s favorite bands!  It was pretty awesome. I of course loved the logo the place has, very whimsical. Here is also a great YouTube clip of the place to get an idea of how big the venue was. I love that about Charleston, or South Carolina really. I was always able to see really cool bands in a more intimate environment for dirt cheap! This show was only $10. Don&#8217;t get me started on how cheap drinks were! But, best by far was seeing some old friends. Good times.</p>

<p><span><em><span>Sales at their highest level since October 2008</span></em> </span></p>
<p><span>An unexpected large number of showings in January and March have translated into higher sales volume, driven by incentives like the $8,000 tax credit, low interest rates, and a great selection of reasonably priced homes. <strong><a title="James Island Real Estate for Sale" href="http://www.jamesislandrealestateguide.com/"><span style="color:#0066cc;">James Island Real Estate</span></a></strong> has shown similar volume gains that are very close to county-wide figures. </span></p>
<p><span>Charleston Trident MLS reported that March gains were 37% over February levels with 568 closed transactions. While below year-over-year levels, the increases in showings, sales, and median prices has led to at least some level of optimism looking forward. </span></p>

It opened sometime last fall or so, and I have had about everything on the menu. You must go to at least try the barbacoa, but my favorite is probably the salad with carne asada, but the tortas with carne asada can&#8217;t be beat either.
