It truly is better to give than to receive… unless you are an apartment owner.  Even owners with the largest of hearts don’t find virtue in concessions, such as “3 months free rent” or “free plasma TV,” decreasing rents and a lack of liquidity in the market.

As the apartment market continues its “slide” (for reasons both real and perceived), the Jansen Multifamily Team is reminded of the classic scene in A Christmas Story when Ralphie “chokes” on Santa’s lap, unable to request the gift he covets; rather, he simply nods “yes” to “a football” as Santa’s crass elves attempt to hastily push Ralphie down the “Santa slide.”  In an instant, Ralphie snaps out of his trance, plants his feet into the slide to halt his descent and blurts out, “No! No! I want an Official Red Ryder Carbine-Action Two-Hundred-Shot Range Model Air Rifle!”  This is the Jansen Multifamily Team’s “moment on the slide.”

Our 2009 Holiday Wish List:

Increased Liquidity in the Market (particularly from local banks rather than agency lenders)

Over the past year, it was abundantly clear that the only viable lenders in the apartment finance game were government sponsored entities – Fannie, Freddie, and, to a lesser extent, FHA.  These lending sources have provided liquidity to would-be apartment buyers, but have not been immune to the increasingly strict underwriting criteria pervasive in the capital markets, for both properties and the borrowers attempting to purchase them.  Had it not been for the GSEs, it is safe to say that the number of units sold in 2009 (already the lowest amount since 1976) would have been reduced by at least half.  Simply put, leverage drives returns, making finance the most critical component of the apartment investment market.  In order for a 2010 rebound to take place, lending must become more accessible to prospective buyers, particularly individual investors and local investment groups.  “Accessible financing” must manifest itself in the form of competitive portfolio loans from local banks that understand the fundamentals of their local markets.  The Fed has announced it will stop purchasing GSE securities by the end of March 2010, thereby eliminating many of the subsidies that are keeping agency loans competitive.  Fannie and Freddie have already projected they will have lower volumes in 2010, and without an appropriate response by local banks to fill the void left by GSE contraction, apartment investments will grind to a screeching halt.

Absorption of New Units

Another crucial element to any recovery will be the absorption of both existing and new units on the market.  The rental market is fundamentally governed by the laws of supply and demand, and stability depends on the equilibrium of the two.  Puget Sound apartment owners have been contending with an oversupply of units over the past year, spurred by overdevelopment of multifamily units (particularly in core King County markets) and reconversion of failed condo projects to apartments.  When supply so drastically outpaces demand, the result is downward pressure on rents and occupancy.  The only path to equilibrium – and the sanity of apartment owners – requires filling the existing supply of units, a move that will be possible with the fulfillment of our next wish.

Job Growth

The clearest path to recovery in the apartment rental market, and the economy in general, is job growth.  Job growth brings people to the Puget Sound region and provides them with income.  Job growth creates demand for all the things an employed population needs, such as housing and durable goods, and is the key to reversing the current market trends of concessions, falling rents and decreasing occupancy.

Bridging of the “CAP Gap”

Aside from the realities of the capital markets, the next largest obstacle to putting a successful transaction together is the “CAP gap” between buyers and sellers.  Essentially, this refers to the difference in the conception of property value between buyers and sellers.  Many sellers are unwilling to accept the fact that their property values are not what they were in 2007/8 as credit has tightened, converters have gone out of business, and buyers require positive financial leverage, thereby driving up CAP rates.  Many buyers, on the other hand, are looking to “steal” properties by using fear and market uncertainty in an attempt to drive CAP rates to levels seen only in Detroit or other markets that lack the Seattle MSA’s strong fundamentals.  The “sweet spot” is somewhere in between these two extremes, and closings will not take place until both buyers and sellers can get realistic about what a “market” transaction looks like.

Social Darwinism

Real estate professionals, be they investors, lenders, or brokers, need to be proactive.  In an ever-changing market, proactive professionals will separate themselves from the “herd” through superior education, expertise, strategy, vision and execution.  The Puget Sound apartment market is filled with immense opportunity, which is why the Jansen Multifamily Team wishes for lenders to lend, investors to invest, owners to reevaluate their current holdings, and brokers to intelligently advise and educate their clients.  Those in the real estate industry who take a proactive approach to tackling market realities will “rise to the top,” while those who take a passive approach to the market are not likely to survive.  As a result, the best investors, lenders and brokers in the business will thrive, thereby reestablishing a solid foundation upon which our market can again grow.

Initially, Ralphie’s Red-Ryder holiday wish went unfilled in A Christmas Story. It seemed that all hope was lost for the main character of this holiday classic as St. Nick responded, “You’ll shoot your eye out, kid.” However, when Christmas morning came, Ralphie got his wish.  Similarly, our 2009 Holiday Wish List may be nothing more than “wishful thinking” in the short term.  Eventually, however, banks will start lending, employers will start hiring, new hires will rent apartments and buyers and sellers will agree on market realities.  Most importantly, those real estate investors, lenders and brokers who proactively pushed through the market downturn will be poised to capitalize on the market’s eventual recovery.

As 2009 comes to a close, the Puget Sound Apartment market is nursing a hangover brought about by the drunken bender of the previous 5-years.  Vacancies are rising.  Net Operating Incomes are dropping.  Underwriting standards are tightening.  The market is, for lack of a better phrase, “giving apartment owners headaches.”  Rather than retreat to the couch to sleep off the ill effects of the Anomaly Period binge, apartment owners need to attack the market “head-on” and take a proactive approach to the management of not just their properties, but their investment goals, as well.  The following practical steps will empower Puget Sound apartment owners to do just that:

• Know your goals as an apartment owner: Growing?  Liquidating? Status quo?  Do you need to increase cash flow in the short term to offset increased overhead?  Do you need to shore up your liquidity position?  Having the answers to questions such as these will enable you to empirically measure your investment goals against the actual performance of your assets, bringing clarity as to whether buying, selling, refinancing or simply holding is the right decision for you.

• Analyze the financial performance of your property: Dive into your property’s financial statements.  Are your operating costs in line with market?  Are delinquencies abnormally high? Are capital expenditures being reported above the NOI line? Is your property management company operating your property efficiently?  A clear understanding over every line-item on your financial reports can increase both cash flow and property value.

• Assess your current loan structure(s): What is the maturity date on each loan?  What is your interest rate?  Does the note call for yield maintenance or defeasance?  Can a second be added?  Refinance risk is real in this market, but it is a risk that can be mitigated with a clear understanding of your loan structure.
• Understand the capital markets: Who is lending money?  How are loans being sized?  What are the underwriting guidelines of the government sponsored entities?  The number of active lenders in the market has rapidly decreased over the last year; a skilled, reputable financing resource is priceless in this market.
• Know your competition: What rents and concessions are owners in your marketing offering to prospective tenants?  Which property is the “market leader?”  Knowing your competition enables you to position your property “ahead of the market” to win tenants.
• Track your market: Who is buying?  Who is selling?  Who is developing? What are the key pricing indicators?  Understanding the profile of active buyers and sellers in your market and the motivation behind their decisions will effectively position you for both acquisition and disposition opportunities.

Change is good.  Movement in the market, whether up or down, presents investors with opportunities to build immense wealth.  Hung-over investors will likely sleep their way through the bottom of the market; conversely, “hands-on” investors will use the hair of the dog that bit them to their advantage, i.e. leveraging their understanding of current market realities to outperform their competition.

At a time when apartment owners are seeking relief from the flagging rental market, development is poised to pick up for the first time since the market downturn.  According to the McGraw-Hill 2010 Construction Outlook Report, multifamily construction will increase 16% nationally in dollar volume and 14% nationally in units built next year, which is a sizable uptick after two straight years of significant dropoffs.  While increased building provides a boost for the construction industry, apartment investors faced with rising vacancy and falling rents will not be happy to see new supply come to the market.

The potential impact of new development on apartment owners is somewhat mixed.  On one hand, any new development projects beginning in 2010 would not likely be completed until the latter half of 2011, at the earliest.  This time lag will prevent additional downward pressure on already tenuous rents and occupancy in the short term.  On the other hand, if the rental market is still precarious in two years, any recovery over that time span could be wiped out by any additional supply.

At such a crossroads, Puget Sound apartment owners can take comfort in the knowledge that there are significant geographical and regulatory barriers to development in the region.  Seattle has not been subject to the endless suburban sprawl plaguing many cities nationwide, and, for the most part, the city has expanded responsibly and in all the right directions.  Nevertheless, King County and specifically, Seattle, saw its share of overbuilding relative to job growth from 2004 to 2009 in both the condominium and multifamily categories, which is contributing heavily to increasing vacancies and the culture of concessions evident in “core” King County markets; secondary markets, such as Snohomish County, built more responsibility relative to job growth over the same period.  The result: King County owners are competing with a “shadow market” of condo properties that are now rentals, thereby making it even more difficult to get a grasp on just how much apartment supply is currently available to prospective tenants.   Even in Snohomish County, where multifamily development was much less rampant than that of King County, it is evident that the return to stability in the apartment rental market will be slow and measured.

The October 2009 Apartment Development Report, published by Dupre & Scott Apartment Advisors, Inc., reports that a total of 13,064 apartment units were built in King County from 2004 to 2009, while approximately 31,000 jobs were added to the County over the same period (Dupre & Scott Apartment Advisors, Inc., The Apartment Advisor, August 2009). Compare that to the data listed for Snohomish County in the aforementioned reports: 1,145 new apartment units from 2004 to 2009 compared to job growth of approximately 35,000 over the same period.  The Apartment Development Report also forecasts that 3,952 apartment units will be added to the King County market in 2010 and 2011, while projecting just 82 new apartment units in Snohomish County over the same period.

So what does this mean for Puget Sound apartment investors?  Is it possible that we will see an inverse relationship between the King and Snohomish County rental markets?  Will short term vacancy rates in Snohomish County be lower than those in King County, fueling rent growth in secondary markets that outpaces any potential rent increases in primary markets?  The only thing certain in a volatile market such as this is “uncertainty” due to forces both real and perceived. But, for the opportunistic investor, a secondary market supply constrain might be all that is needed for one to confirm that today, whether buyer or selling, is a time for action.

Nach genau 50 Votes habe ich die Abstimmung einfach mal für beendet erklärt. Bereits ab dem ersten Tag war die Siegerin in Führung und der Sieg war eigentlich nie gefährdet. So souverän wie der Vorsprung war auch ihr Auftritt bei School of Rock und deshalb kann man an dieser Stelle nur noch sagen:

Erdrutschsieg, eine einwandfreie Performance, die ersten Fans: Was will man mehr? Schade nur, dass dieser Moment so früh in deinem Leben kommt. Ja, die Jule ist viel jünger als man denkt. Und das erkennt man auch nur am pinken Klebeband. Aber nach dem Erringen dieses Titels inklusive Ruhm und Ehre von allen Seiten muss ich auch sagen: Von jetzt an geht´s nur noch bergab. Aber dafür kannst du noch deinen Enkeln davon erzählen. “Ja, damals, da bin ich School of Rock-Rockerin geworden…”

Nee, Quatsch. Natürlich gratuliert dir die ganze Band und wir prophezeien dir eine glorreiche Zukunft. Ich denke, dass auf Jule der Begriff “Nachwuchstalent” einfach zutrifft. Natürlich haben auch alle anderen Gastsänger Anerkennung verdient. Aber nur soviel, wie die Prozentpunkte des Votings hergeben.

So ein bisschen schlechte Nachrichten gibt es aber auch. Wie ihr bestimmt wisst, wurde der Auftritt von sechs Kameras aufgenommen. Und das Ganze zu einer DVD zusammen zu schneiden wird was dauern. Oder wie unser Lieblings-Loony sagte:

“Videos wird dauern. Bis jetzt sind es 6x 5 DVDs aus jeweils einer Perspektive.”

Also übt euch in Geduld, bevor ihr die heiß ersehnten Aufnahmen in feinster Qualität erblicken werdet. Es lohnt sich.

Do designer holandês Theo Jansen, as criaturas entituladas Strandbeest, são grandes articulações que utilizam algoritmos complexos para se movimentar com apenas a força do vento. Construídos basicamente por cabos, tubulações, madeira, e velas para captar o vento, as criaturas têm um caminhar bastante natural, demonstrando uma espécie de vida autônoma ao homem.

Pra completar, as criaturas possuem uma certa inteligência artificial, podendo sentir a presença ou não de água e alterando sua direção para campos mais secos. Além de tudo, o sistema também conta com bolsões de ar comprimido para garantir a autonomia do sistema.

Und noch einmal: Wow, was für ein Auftritt! Was für eine Show! Und was für eine unglaublich arbeitsintensive Auftrittsvorbereitung!

Daher müssen wir uns zuerst mal bei allen Leuten bedanken, die irgendwie zum reibungslosen Ablauf des gestrigen Abends beigetragen haben. Ich will hier keine Namen aufzählen, aber hiermit geht ein dickes DANKE an alle raus, die sich angesprochen fühlen. Dazu gehören u. a. alle Gastsänger, alle Leute hinter der Theke, alle Film- und Fotokameramänner, alle Licht- und Technik-Menschen, der “Ich mach immer den Vorhang auf und zu”-Mann und vor allen Dingen der Typ, der sich das Bühnenbild ausgedacht hat. Denn das war einfach unglaublich.

Für alle diejenigen, die nicht anwesend waren: Ihr habt was verpasst. Hier einige Highlights von gestern:

• Die Bühne. Oh ja, die Bühne. Speziell angefertigte Traversen, eine Armee von Moving Heads, Live-Übertragung auf eine Leinwand während des Auftritts und gerade erst aufgenommene Fotos während der Pausen. So viel Technik hat die Aula des St. Wolfhelm Gymnasiums sicher noch nicht gesehen.
• Dieter als Gastmusiker am Klavier bei Rosanna und You can leave your hat on. Unglaublich, der Mann.
• Tobi packt noch einmal die Perücke bei Highway to hell aus und wir rocken mit neuen Luftgitarren.
• Ein Unentschieden beim Gesangswettbewerb “Männer gegen Frauen” bei Ein Kompliment. Wer hätte gedacht, dass sowas mal vorkommt.
• Tobi zeigt bei The Best auch seine Qualitäten am aufblasbaren Saxophon. Versucht mal einen vielseitigeren Musiker zu finden. Ich kenne keinen.
• Viva la vida mit dem gefühlten kompletten Publikum auf der Bühne als Hintergrundchor.
• Die Auftritte der Gastsänger. Immer wieder das Salz in der Suppe. Jule brachte die Menge schon im ersten Set zum Grooven, Sylvia ließ die ersten Feuerzeuge auftauchen und Jennifer rockte mit uns ab. Timo & Olivia brachten zweistimmige Romantik in die Aula, bevor Golo die Frauenherzen für sich gewann und Jan den perfekten Deutschrocker verkörperte. Respekt!

Und an dieser Stelle könnt ihr auch abstimmen, welche/r Gastsänger/in den besten Auftritt hingelegt hat. Zu gewinnen gibt es für denjenigen mit den meisten Stimmen… äh… Ruhm und Ehre. Und den Titel “School of Rock-Rocker”. Also stimmt ab!

A expectativa da criadora da campanha informativa sobre doação de ossos é alcançar mais de 15 doações neste ano

            O Instituto Nacional de Traumatologia e Ortopedia (Into), com sede no Rio de Janeiro, já recebeu, até julho deste ano, sete doações para o banco de ossos. Com esse número de doadores, o hospital pode beneficiar até 245 pacientes (cada doador pode beneficiar até 35 pessoas, de acordo com alguns especialistas).

             De acordo com informações obtidas junto a assessoria de imprensa, cerca de 600 pessoas estão na fila do hospital, que realiza as cirurgias de transplante ósseo sem custo algum para o paciente uma vez que é financiada com o dinheiro do Sistema Único de Saúde. Aliás, o Into possui o único banco de ossos do país 100% gratuito – os outros bancos cobram a armazenagem do osso, segundo informações.

             Para tentar acabar com a fila dessas 600 pessoas seria necessário o triplo desse patamar já alcançado. Por isso, eu, Larissa Jansen, em 2007 lancei – junto ao Programa de Acessibilidade do Senado Federal, por meio da III Semana de Valorização da Pessoa com Deficiência, o livro “Diário de um transplante ósseo – na real, dois”, em parceria com o Into. Esta primeira edição do livro não tem custo algum, nem mesmo de frete, e para ser adquirido precisa-se enviar e-mail ao endereço: lalajansen@yahoo.com.br.

             Mais de 4.700 livros já foram distribuídos ao Brasil e exterior, em países como Venezuela e Estados Unidos da América. No próximo ano, a expectativa é que a segunda edição esteja disponível nas principais livrarias do País, já nos primeiros meses. Com isso, o que eu espero é que aquela parceria de 2007, junto ao Senado Federal e ao Instituto Nacional de Traumatologia e Ortopedia (Into), arrebanhe mais doações, e, assim, mais brasileiros possam voltar a andar, a parar com as dores, a VIVER.

             Iniciei o ano com a expectativa de chegarmos a 30 doações neste ano. Com o apoio da imprensa, achei mesmo que seria possível, principalmente após matérias em jornais como Estado de São Paulo e Bom dia Brasil (Globo), e Revista Seleções. Mas, infelizmente, hoje sonho com 15… Se chegarmos a 20 serei a brasileira mais feliz.

Banco de Tecidos Músculos Esqueléticos (Banco de Ossos) do Into 

No Rio de Janeiro, o Into é a única instituição pública que realiza o trabalho de captação e processamento. Atualmente, existem aproximadamente 700 pessoas aguardando por cirurgias de transplante ósseo. No Instituto, são realizadas, em média, quatro cirurgias por mês com transplante ósseo. A baixa produção é devido ao número reduzido de doações recebidas pela instituição. Foram apenas 11 doações em 2007, 10 em 2008 e quatro em 2009, até o mês de abril.

O maior empecilho à doação é a idéia de que o corpo não terá sua aparência preservada nas cerimônias de funeral. Entretanto, a legislação regulamentadora da atividade de transplante no Brasil determina a recomposição do cadáver após a retirada dos ossos e tecidos. As regiões envolvidas são reconstruídas e as cavidades são preenchidas com material sintético. Em nenhuma hipótese, são retirados ossos da face do doador.

Como funciona o procedimento da doação de ossos

A cirurgia para retirada do material só poderá ser efetuada mediante autorização de parente próximo ou representante legal do doador. A Central Estadual de Transplantes realiza exames no doador à procura de indícios de doenças transmitidas pelo sangue, como hepatite, aids ou malária, que podem infectar o receptor. A família do doador responde a um questionário clínico sobre o histórico de saúde.

O doador poderá ser excluído se apresentar doenças como câncer, doenças infecciosas ou o uso recente e prolongado de corticóide (substância usada em tratamentos de doenças inflamatórias reumáticas, renais e neurológicas), entre outras causas.Após as investigações, a Central entra em contato com o banco de ossos. A equipe do Into vai ao local com todo o material necessário para a captação do tecido.

Durante a retirada e o posterior processamento do tecido no Banco, são realizadas uma série de testes que comprovam a qualidade do material retirado. São feitos exames bacteriológicos, fúngicos, radiográficos e histopatológicos para minimizar os riscos para a saúde do receptor.

Os ossos e tecidos, então, terminadas todas as etapas, ficam disponíveis para, quando houver necessidade, os médicos credenciados no Sistema Nacional de Transplantes entrem em contato, solicitando o material para cirurgias.

Am Samstag ist es endlich soweit: Wir spielen den School of Rock-Auftritt in Schwalmtal!

Wir sind so gut vorbereitet, dass Benny sogar die Generalprobe abgesagt hat. Wir haben auch einiges vorbereitet, um euch einen unvergesslichen Auftritt zu liefern. Um eventuell aufkommenden Fragen vorzubeugen, gibt es jetzt alles Wissenswerte zu diesem monumentalen Ereignis.

Was ist School of Rock?

School of Rock ist ein Konzert zu Gunsten der Jugendförderung der Schwalmtalzupfer. Alle Einnahmen kommen den Schwalmtalzupfern zu Gute und deshalb kann das Event auch nur aufgrund zahlreicher Sponsoren stattfinden. Mit anderen Worten: Je mehr Leute kommen, desto mehr Geld kann die Jugendförderung Schwalmtalzupfer e. V. einnehmen. Plan B versucht durch die Organisation des Events und durch eine einzigartige Show viele Leute zum Konzert zu bringen und unterstützt damit die Schwalmtalzupfer.

Wer sind die Schwalmtalzupfer?

Die Schwalmtalzupfer bezeichnen sich selbst als “Europas größtes Gitarrenorchester” und bestehen aus Gitarrenspielern aus unterschiedlichen Generationen. Das Logo auf dem Plakat, das zwei Gitarrenspieler zeigt, gehört ihnen. Sie haben schon mehrere CDs aufgenommen, viele Auftritte gespielt und einige Ausflüge unternommen. Warum steht auf dem Plakat “Plan B & Friends”?

Wir werden auf diesem Auftritt Nachwuchstalenten aus Schwalmtal und Umgebung die Chance geben, sich zu präsentieren. Aus diesem Grund haben sich ein paar Sänger bei uns beworben, die ihr am Samstag zum ersten und wahrscheinlich auch einzigen Mal mit musikalischer Begleitung von Plan B hören und sehen könnt. An dieser Stelle wird auch verraten, wer alles auftritt und von welchem Künstler die Songs stammen. Allerdings werden wir euch nicht verraten, welches Nachwuchstalent welchen Song singt, damit es trotzdem eine Überraschung für euch wird.

Dafür sprechen wohl mehr als 1.000 Gründe. Hier mal eine kleine Auswahl:

Wow, I’ve had an incredibly eventful day. Well, I say that, I’ve left my room a few times for a cup of coffee/toilet and the rest has been spent applying for jobs. Fun.  I really need to get something to eat soon.

I’ve listened to some new/different music today, a couple of Frank Turner albums, I’ve never properly listened to him, but I was very impressed with his new album. I’ve listened to The Reminder by Feist a lot too, I love that album, and ‘1234′ is one of my favourite songs ever, I got so excited the first time I heard it, I still do when I hear the start and haven’t heard it in a while, I listened to Sigur Ros first thing too, after seeing someone mention them on Facebook and realising I’d not listened to them properly in a while.

I planned on tidying my room today, I forgot about that, disgraceful, well, I started, put some stuff on my bed, then procrastinated all day online. Well done me. It’s pathetic, I’ve still not sorted my room out properly since I moved in, two months ago.

I watched a bit of the cricket earlier, well, the last fifteen overs or so, it’s weird how much passion seems to go as soon as The Ashes/any test series is over, I do quite like ODI’s but they’re just so different. England looked awful from what I seen. I don’t understand the logic of waiting until last man is in before taking the last Power Play. So weird and such a waste.

Facebook’s been going mental all day and just posting old statuses as new ones, wow, that’s how boring today has been, that not only have I noticed that, I’ve pointed it out.

I started thinking about Matt Jansen earlier, such a sad story, a properly wonderful player and if only he hadn’t had a virus before an England friendly, he’d have probably gone to the World Cup/not had his accident. It’s insane how the world can be like that. I often wonder about him, and what goes through his head when he thinks about football. It really must be heartbreaking for him. Souness can fuck off though, definitely the man you need at the helm during that time in your life, annoyingly I can’t find the video of Hughes’ first game in charge, but Jansen came on, for his first appearance in ages and scored a lovely taken goal to win 1-0. He’s at Leigh Genesis now along with Garry Flitcroft, well, Flitcroft is manager. I hope it goes well for him, although obviously there’s no chance of him coming back to a top level.

Pentru că plecarea lui Zé Roberto, dar mai ales cea a lui Lucio i-au dezamăgit pe mulţi, pe unii dintre noi chiar rău de tot, vă propun sondajul de mai sus.

Cred că e interesant de ştiut despărţirea de care jucător v-a produs cele mai mari regrete. Pentru a nu transforma lista fotbaliştilor nominalizaţi într-una lungă cât o zi de post, am amintit doar cele mai răsunătoare plecări din ultimii 5 ani. Unii au ţinut morţiş să-şi ia tălpăşiţa, cu alţii nu ne-am înţeles la bani şi/sau la anii de prelungire a contractelor, unii n-au dat randamentul scontat la noi (dar s-au impus în altă parte) sau, dimpotrivă, păreau la apusul carierei, alţii n-au primit destule şanse etc.

Mi s-a părut important să amintesc, între paranteze, anii despărţirii şi vârsta pe care o avea fiecare fotbalist în parte, la momentul respectiv, pentru că una e să pleci la 35 de ani, alta e să o faci la numai 28. Nu este un criteriu decisiv, dar contează, cât de cât.

Dacă cel al cărui transfer v-a stors cele mai multe lacrimi sau cei mai mulţi nervi nu se regăseşte în tabel, votaţi “altul” şi – vă implor! - amintiţi-l la comentarii, acolo unde puteţi explica şi de ce aţi pus ştampila pe x sau pe y.

Nog 13 dagen om mijn zaken op school in orde te krijgen en nog 18 dagen om me zaken in Holland op orde te krijgen. Daarna vertrek ik met de noorder zon naar het verre westen. Daar zal ik (weer) 7 weken in Long Beach California verblijven en (weer) 7 weken bij de familie Kovalski als Au Pair.

Of ik er klaar voor ben? Nee. Absoluut niet. Of ik er zin in heb? Dat moet nog komen. Nu heb ik ander “werk” wat mijn leven over heeft genomen. School…
De zin komt (hopelijk) nog wel wanneer ik op 2 juli mijn laatste opdrachten heb ingeleverd en de vakantie is ingeluid. Een beetje vreemd is het wel. Maandenlang heb ik geroepen dat ik terug naar het paradijselijke California wilde maar nu puntje bij paaltje is, ervaar ik het anders. 

Natuurlijk heb ik zin in het heerlijke weer, het strand, de malls, de stad en natuurlijk om de Kovalski’s weer te zien. Ik heb zelfs zin in de Amerikaanse mensen en de Amerikaanse “cultuur”. Maar toch blijft er iets in me hoofd knagen. Wat weet ik niet precies… Misschien omdat ik vorig jaar ook al heel de zomer weg ben geweest. Misschien omdat ik net als vorig jaar weer constant verantwoordelijk moet zijn, omdat ik dan als het ware een ouder ben. Misschien gewoon om het feit dat het niet meer “nieuw” voor me is..

Het bovenstaande klinkt nu allemaal zo negatief, maar zo moet je het ook niet zien. Er staan ook positieve dingen in het vooruitzicht. Zoals het bezoek van mijn broer en schoonzus in Augustus en de wekelijkse standaard bezoeken aan de Mall.

Voor nu stort ik me op het werk dat school me heeft gegeven en geniet ik van de laatste weken in Nederland. Geniet ik een beetje extra van de aanwezigheid van mijn vriendinnen en geniet ik zelfs van het Hollandse “zomer” weer.

Observaţii:

1. Suma totală încasată pe cei unsprezece jucători este de 80.675.000 €, mai puţin decât a primit Manchester United, în această vară, pentru a-l ceda pe Cristiano Ronaldo la Real Madrid.
2. Există doi jucători care apar şi în echipa celor mai scumpe achiziţii, şi în cea a celor mai profitabile vânzări: Marcell Jansen şi Roy Makaay. Pe neamţ l-am luat de la Mönchengladbach (2007) şi l-am vândut la Hamburg (2008), înregistrând o pierdere de 6 milioane de euro. În cazul olandezului a fost şi mai dramatic, pentru că am ieşit pe minus cu vreo 14 milioane între cumpărare şi vânzare.
3. În viitorul apropiat şi mediu, cred că doar Şeptarul îl poate detrona pe Hargreaves în privinţa celor mai profitabile afaceri pe care le-am făcut vreodată. Englezul nu ne-a costat nimic, pentru că a crescut la juniorii noştri, dar l-am dat cu 25 de milioane de euro, de unde rezultă un profit de 25 milioane de euro. Pe Şeptar l-am luat cu aceeaşi sumă şi va trebui să plece măcar pe dublul acesteia, pentru a-l bate pe Owen la capitolul respectiv.
4. Am reuşit să-i vindem scump pe Laudrup, Jansen şi Podolski, deşi nici unul dintre ei nu a impresionat în perioada petrecută la München.
