Not getting enough referrals – try joint venturing!

By Dr. Jeanette Raymond, Ph.D.

How many times have you wondered why you stay in BNI when you get so few referrals? How often have you been on the verge of leaving but decided to give it another chance? Hundreds of time I bet.

You follow the BNI rule book to no avail

Perhaps you are in a profession like me where it is hard to get leads and referrals that pan out. It can be disheartening especially if you do the “wind sprints” Dr. Misner recommends and follow all the networking tips and strategies that BNI offer. You are a good attendee, you do your dance cards, you give referrals, you help other members in your chapter, you connect with members of other chapters, you take on leadership positions — but nothing happens.

You do great 60 second speeches and 10 minute presentations that create a buzz. You make good relationships only to find that a new member who has barely done a single dance card is raking in the referrals! It can make you wonder if you are getting a good return on your investment of time, money and commitment to your chapter.

Joint Venture Marketing Takes ‘giving’ to another dimension

After 20 months in BNI that has been my experience. So I decided to try a whole new approach. I offered a joint venture ship marketing option to my chapter members.

As a psychologist I have a have a lot of expertise in the areas of relationships and stress. I decided to offer content for other professionals that would add value and enhance the experience of their clients. In return I get local exposure and a chance to get clients. Here are a few examples of the members who took up my offer.

Benefits to my joint venture partners:

Free content from a credible local source

A huge marketing advantage over competitors

Added value for clients at no cost to the professional taking my content

Little or no time investment on the part of the joint venture partner

Enhanced image in the eyes of clients for the joint venture partner

Realtor - I compiled a set of tips on managing the stress of moving house. The tips are printed on the realtor’s stationary, goes out in his client packages, and I get my contact information on each tip sheet.

Chiropractor – I created a quiz on stress that is available to the chiropractor’s clients. I also offer one article a month on mind-body issues that the chiropractor can print on his stationary, add his perspective etc. I get my name and contact information on all documents.

Construction Company - I prepared content for a brochure that spells out how to prevent relationship stress when the crew come to do remodeling or other project. I also made a series of videos that addressed topics like dealing with pets, children and partner conflict during the disruption. I get my name and contact information on all the material that goes out to clients.

Insurance Company Owner - I put together ways in which I could help employees of firms deal with workplace relationship stress in free introductory workshops. The insurance owner can present this gift to prospective clients. He gives them a free gift and I get the chance to have face to face contact with people who may want to use my services.

There is no guarantee that I will get a client out of these ventures. I give a lot and take a leap of faith that some success will be born from this investment. However I encourage others of you who are in hard to refer professions to give it a try. For those of my chapter members who have chosen to participate, they have commented that it is a lot easier to pass my name along in this fashion than make a direct referral.

If any of you are interested in partnering with me, please contact me at dr.jeanette@hotmail.com

The magazine industry’s major players are about to form a new company that would allow them to take the digital future into their own hands.

According to The New York Observer, the company would make up one of the biggest alliances among rival publishers ever formed in print media, with Time Inc., Condé Nast and Hearst all expected to join, houses that together publish more than 50 magazines, including The New Yorker, Vanity Fair, Vogue, Time, People, Sports Illustrated, Esquire and O, The Oprah Magazine.

The new venture will be charged with setting up a seamless distribution channel for digital magazines across the iPhone, BlackBerry and other digital devices, creating a standard template for advertisers and readers. The group doesn’t plan to create a single digital e-reader product; instead the publishers want to set up an iTunes-like storefront for magazine content. In addition to electronic versions of mag content, the storefront would also allow for print subscriptions and sales.

I think it would be awesome and so convenient to have just one digital destination for all of these mags but I’m really missing ELLE here!

Been gone awhile. Watched a documentary about joint venture – whereby a gang member that is there when another kills someone is found equally guilty as if they committed the murder.

Whatever the rights and wrongs of the legal position, human life in this world is in many ways a joint venture. We may be by standers but our culpability in human affairs are not immune from examination.

Some gang members had an issue with getting to crips with the concept. Made me wonder how I would explain tolerance, liberalism, science, secularism to them. I decided the word shit may have to be involved. Hence what follows:

Life is too short to shit on other people’s dreams; accept perhaps when their dreams involve shitting on you in which case pointing out that a waking reality on that front means the shit has hit the fan and they will have a bloody mess to clean up.

I don’t have the answers. That does not grant liscense to people with fantasies about an unpalable reality to fill the void. It may grant a warm fuzzy feeling that feels great. It may well be better for you to have positive thoughts in terms of stress and attitude to life.

You don’t need religion to have a false sense of reality; a distorted sense of events and happenings are part of being human. We all have are an approximation of life, the universe and everything to get by. The shit rule above is just to make sure intrusions into my reality do not add to a grosser distortion then I already have beyond my inability to comprhend the atom or the universe.

So I will not go out of my way to poke you in the eye, or shit on you. Yet allow me to dissent, to say it stinks and why the world may be a better place if we did not pile shit sky high as a modern tower of babel. You need more then that if you want to have peace and harmony – it may involve accepting other people’s shit within reason.

The only thing that may improve is respecting other people’s shit, not forcing your shit on other people or shitting on people’s door step. Because covering the world in each other’s shit is not going to bring a brave new world.

Dealing with shit may.

Cypress Envirosystems, a subsidiary of Cypress Semiconductor Corp., and Invensys Operations Manageme

Cypress Envirosystems, a subsidiary of Cypress Semiconductor Corp., and Invensys Operations Management announced they have formed a technology alliance to ensure seamless interoperability between Cypress Envirosystems’ wireless monitoring and control solutions and a wide range of Wonderware® software solutions, including the new Corporate Energy Management Application. The combined solutions can be set up quickly to make it simple for customers to conserve energy and cut costs in industrial and commercial facilities.

“We are pleased to join forces with Invensys and to leverage their Wonderware software solutions, which are widely recognized for their ease of use and the versatility they bring to manage diverse plant and facilities functions effectively,” said Harry Sim, CEO of Cypress Envirosystems. “Our combined solutions allow managers of existing facilities to automate processes with minimal disruption, significantly boosting operational efficiency while conserving energy.”

Cypress Envirosystems’ technologies enable older buildings and manufacturing sites to adopt the latest automation technologies at an affordable cost, and with minimal disruption to existing occupants, processes and staff. The products require minutes to install and typically provide payback within 12 months. The alliance with Invensys includes Cypress Envirosystems’ Wireless Gauge Reader, the Wireless Steam Trap Monitor, the Wireless Transducer Reader and the Wireless Pneumatic Thermostat.

The new Wonderware Corporate Energy Management Application transforms data into vital plant information to synchronize operations and business objectives. This application enables manufacturing, industrial and commercial facilities customers to easily and quickly implement energy management programs to achieve corporate-wide sustainability goals. It allows users to monitor, detect and notify personnel of energy inefficiencies when demand and usage limits have been exceeded and require attention. It also connects directly to meters through automation systems and building information networks, as well as accepts manual entry via Wonderware InTouch® HMI interface for operations management, control and optimization.

Field information may also be supplied from the Wonderware IntelaTrac mobile workforce and decision support system. The energy management application checks consumption and demand at main and sub meters operating a wide range of power generation methods, including power, water, gas, air and steam. Alarms activate when demand limits are exceeded, with visualization of alarms provided by InTouch software.

“Users have a growing need to extract data from their sustainability, energy savings and leak detection applications, but manufacturers are not always in a position to access this information because legacy systems are monitoring and controlling important processes such as water, steam, oil and natural gas consumption,” said Craig Resnick, Research Director, ARC Advisory Group. “The strategic alliance between Cypress Envirosystems and Invensys will provide solutions that will connect these automation islands and extend the lifecycle of legacy assets, enabling the deployment of applications that will result in energy and natural resource savings, increased plant efficiency and a quick return on investment.”

“Our open technology platform is a collaborative foundation that ecosystem partners use to develop a wide variety of targeted solutions for industrial automation and facilities management markets at competitive prices,” said Matt Bauer, VP Ecosystems, Invensys Operations Management. “Cypress Envirosystems is an example of the power in that approach.

Together we deliver an outstanding value proposition that overcomes a major issue for many organizations: interactive control of, and data collection from, traditional analog-style instrumentation associated with energy usage and management. Their low-cost conversion of legacy meters, dials and valves into a wireless digital environment creates rapidly deployable, highly cost-effective data sources for our corporate energy management solution. Together we offer a granular level of energy-usage visibility, tracking and control that simply has not been available in any of our served markets to date.”

The patent-pending Wireless Gauge Reader (WGR) clips onto the front face of an existing gauge to capture and transmit the readings. It installs in minutes and does not require removing old gauges, breaking pressure seals, performing leak checks, running wires or interrupting the underlying process.

The Wireless Steam Trap Monitor (WSTM) mounts non-invasively onto existing steam traps in minutes and uses a proven algorithm to detect steam trap failures, particularly expensive steam leaks. An estimated 15-20% of steam traps are malfunctioning at a given time, and the WSTM augments manual audits to detect failures in a timely manner and avoid wasting resources.

The Wireless Transducer Reader (WTR) provides a fast and inexpensive solution to read and transmit data from existing standalone transducers with no need to run wires. Packaged with clamp-on current meters and ultrasonic flow meters, the WTR is an extremely cost-effective and flexible method to obtain energy use characterization and baseline data for audits.

The patent-pending Wireless Pneumatic Thermostat (WPT) retrofits existing pneumatic thermostats to deliver DDC-like functionality in minutes. Compared with a cost of $2,500 or more per zone for implementing DDC systems, the WPT costs less than 20% as much and enables remote temperature sensing and control of setpoints, programmable zone control, self-calibration and Demand Response program usage.

Siemens IT Solutions and Services has concluded a new partnership agreement with VMware to deliver innovative virtualization solutions to the marketplace. The agreement will allow joint customer acquisition and includes developing new offers and implementing a common marketing and sales strategy.

VMware was a key partner with Siemens in its largest virtualization transformation and project yet completed. Siemens utilized VMware virtualization technology to help transform the Siemens global IT presence into a fully dynamic environment. Through that effort, the two companies have forged very close ties and continue to engage in ongoing product development and testing for their customers. Also through that effort, Siemens has been able to:

Consolidate 11 compute locations into two;

Virtualize 10,948 servers and 9,600 applications;

Standardize on storage utility, application assessment, integrated lifecycle services and standard services catalog.

In doing so, they were able to achieve cost savings and process efficiencies such as:

“Our implementation of VMware technology provides an excellent platform for VMware customers to evolve toward full virtualization in a simple, cost-effective way,” said John Hill, Chief Technology Officer, Siemens IT Solutions and Services. “We’ve implemented virtualization from data centers to the desktop, and our customers find their IT organizations becoming cheaper, faster and more reliable.”

The global economic downturn has increased pressure on companies around the world to reduce IT costs and improve IT service delivery. Virtualization and cloud computing are two emerging megatrends with considerable potential for offering more robust and effective services at a lower cost.

Siemens and VMware are now maximizing their strengths in the management of IT infrastructures and the provisioning of virtualization solutions to deliver more robust product and service offerings to current and future customers. In addition to the Siemens AG transformation, the two companies have already successfully implemented virtualization solutions for several high-profile companies. With those successes, the two companies are looking to drive expansion of their customer base through this partnership.

“Siemens understands that virtualization is not just a project, but an evolution to a more results-oriented IT approach that helps IT run at the speed of business,” said Scott Aronson, VP global accounts and vCloud market development, VMware. “VMware and Siemens are pushing the boundaries of that evolution, and we value the strong relationship between our companies. As a key global partner, Siemens is simplifying customer IT environments using VMware technology to provide a more efficient, flexible and reliable IT service. We are excited to work with Siemens as we continue to build a cloud computing service for their customers based on the VMware platform.”

The Purchase, New York, maker of drinks and Frito-Lay snacks earned $US1.72 billion ($A1.93 billion), or $US1.09 per share, in the three months ended Sept 5. That’s up from the $US1.58 billion ($A1.77 billion), or 99 cents per share, a year ago.

The results beat expectations of analysts polled by Thomson Reuters, whose estimates typically exclude one-time items, forecast profit of $1.03 per share.

PepsiCo, which also sells the Gatorade and Tropicana brands, said its sales slipped 1 per cent to $US11.08 billion ($A12.44 billion) from $US11.24 billion ($A12.62 billion). The results fell short of Wall Street’s $US11.25 billion ($A12.63 billion) estimate.

Shares fell 88 cents to $60.29 in morning trading Thursday.

Sales were hindered by weakness in its PepsiCo Americas Beverages unit, which reported a 6 per cent drop in volume and a 9 per cent revenue decline.

The results somewhat reflect a change in shoppers’ Buying habits, as consumers shift toward juices and teas and away from soft drinks.

CEO Indra Nooyi said consumers also are more focused on Cost now, and that’s something the company expects to last.

She told investors the company is still developing new products that have healthy attributes, targeting key groups like baby boomers, but price is just as important.

“Clearly one part of the effort has to be on launching lower-priced options, and our R&D people are focused on that,” she said.

Although there’s weakness in the soft drink business, PepsiCo’s sales have been helped by strength in its snack business.

The Frito-Lay North America division reported revenue climbed 5 per cent in the quarter while volume rose 3 per cent. The company said its Lay’s brand posted high single-digit growth and its Sabra joint venture and variety packs experienced solid gains.

Its effort to add 20 per cent extra volume – while keeping price stable – didn’t win over many consumers, the company said, as PepsiCo learned bigger packages didn’t spur consumers to purchase as much as price did.

CFO Richard Goodman said as each month wore on, consumers had more constrained budgets so PepsiCo offered more promotions at the end of the month to keep spurring sales.

PepsiCo’s other major food business, Quaker Foods North America, also posted revenue gains. Food makers in general have benefited during the recession as strapped consumers eat at home more to save money.

The company also saw strength abroad, with sales increases at PepsiCo International and Asia, Middle East and Africa divisions.

Costs fell faster than revenue, with selling, general and administrative expences down 8 per cent to $US3.65 billion ($A4.1 billion).

PepsiCo is in the midst of acquiring its largest North American bottlers Pepsi Bottling Group Inc and PepsiAmericas Inc.

The two bottlers accepted a $US7.8 billion ($A8.76 billion) deal in August, after rejecting an earlier offer for less money.

Analysts say the deal will transform the North American beverage business because it will mean PepsiCo can be quicker to market with new products and even determine how they are positioned on shelves.

The company reaffirmed its full-year guidance for fiscal 2009 of earnings per share growth of mid-to-high single digits, if currency stays constant. For fiscal 2010, PepsiCo targets earnings per share growth of between 11 to 13 per cent, with currency staying constant.

Deutsche Bank-North America analyst Marc Greenberg said the estimates for next year imply earnings per share of $4.16 to $4.24, versus his $4.20 estimate, which he left unchanged.

He maintained a “Buy” rating on the stock with a $70 price target.

According to Thomson Reuters, analysts on average expect earnings per share of $4.11 in fiscal 2010.

During the summer exploration program 670 closely spaced till samples were collected, drills

During the 1999 winter program, drills
, kimberlite dykes were discovered in MZ Lake located in the central, drills
, part of the AK claims, approximately 20 km northwest of Kennady Lake. A large number of indicator minerals, mainly garnets, have been recovered on the western edge of the lake and as far west as the border of the AK claims (approximately 20 km to the west). A land based target on the north shore of MZ Lake, located approximately 300 meters to the northwest of the previously located kimberlite dyke intersections, was drilled in April 2000 with a vertical hole to a depth of 35 meters. Five kimberlite stringers were intersected with two having thicknesses of 0.40 and 0.70 meters, as well as a 1.70 meter thick intersection at a depth of 16 meters of what may be a, drills
The survey covered the entire length of the northern shore of the lake (approximately 4 km) and a low-lying shallow dipping structure was detected on land along most of the area surveyed, drills
, . This structure, drills
, will now be drilled to determine if it is kimberlite.

The Company is pleased with the aggressive and thorough approach De Beers has taken with regard to the exploration program.

Mr. Joe Joyce,, drills

The drill crew arrived in camp, drills
, at the end of the April, and drilling will commence today.

The bulk sample program of the Hearne and 5034 pipes is nearly, drills
Maidstone-based (but willing to travel …), Justine provides a large variety of home-casting services for your new baby.

I visited Justine recently and had the opportunity to see some of her beautiful, bespoke products. Justine explained “Even if you have a new arrival, and didn’t have your older children’s hands or feet cast, it’s still not too late!”. Justine offers a variety of options for home-casting or kits (which are available through her website). Pictures of her products show the detail in the castings, and how you can incorporate your own (adult) hand with that of a child …

Justine offers a home delivery service (for the castings, not for your baby!) and is more than happy to diarise forward to make an appointment in the first few weeks after your due date. And, as part of our joint venture, I am providing a portrait session which will allow you to have beautiful photographic memories of your baby (and other siblings) as well as the beautiful castings by Justine.

Justine also donates 1% of profit to The Oliver Fisher Special Care Baby Trust.

, drills
, . In talking with Rick Mazur about his joint venture’s recent drill campaign at Costigan Lake in Canada’s Athabasca Basin, there was a sort of sadness in his voice. “Unfortunately due to spring breakup coming a little more quickly upon us, we were unable to continue our planned program and to drill two further holes, drills
, we wanted to test,” Mazur told us.
What Forum did find will be interpreted by Dr. Boen Tan, when assays, drills
, come back from the lab. Mazur expects them by the end of this month. Dr. Tan’s interpretation may very well turn, drills
, around, drills
, the stock’s recent and steep sell-off. This is the typical “buy on the mystery, sell on the history” found in nearly all Canadian exploration plays. The news release announces 824 meters of drilling. Five holes were drilled at shallow depths, between 125 and 160 meters. Three of the holes encountered radioactivity in the C3 conductor, drills
, . Five holes, drills
, spaced out over a 2.4 kilometer strike length was a pretty speculative exploration plan, but the plan was to find a “sniff”, drills
, of uranium mineralization and not a uranium mine. We believe there may be reason for, drills
, optimism, drills
, with the exploration project.
We talked about the C3 conductor. “This one conductive, drills
, trend occurs over the full extent of the property,” Mazur explained. “It hosts the, drills
, uranium mineralization from previously drilling from 1978-79 appears to be the conductive horizon of interest to us. There is anomalous radioactivity in the footwall of the graphitic horizon, which is highly encouraging to us. It is typical of the mineralization which occurs in the basement rocks at Key Lake (Athabasca Basin, Saskatchewan province in Canada).” Mazur talked a bit more about the geology,, drills
, “The drilling has confirmed that it is due to a very, drills
, thick graphitic horizon, drills
, . That’s promising.”
So where does Forum Development stand on this property? “We have to go back in and drill some more holes,” said Mazur. “This drilling campaign has verified that it does have potential. At this stage, we would most certainly like to go back in and continue drilling.” But he laughed, drills
, and added, “Of course, I have to go over that with my joint venture partner.” He, drills
, was referring to Breakwater Resources, which is the minority joint, drills
, venture partner on the Costigan, drills
, Lake project. Mazur will be mobilizing the company’s wholly owned Maurice Point project for a summer program. Maurice Point is where Forum’s geologists found uranium mineralization over a 100 meter strike extent, grading up to 7.3 percent U3O8 during the last field season.
Forum Development shares may be down for now, and may,, drills
, drills
, bottom around these levels, depending upon the momentum of the spot uranium price. But, don’t rule them out so fast, drills
, . They have planned a series of exploration projects over the coming twelve months,, drills
, which should again create some, drills
, upward momentum. For the speculatively minded, the quiet period between exploration programs may offer an opportunity to acquire shares at, drills
, bargain prices,, drills
, before the next momentum rally. If spot uranium prices, drills
, continue to rise, or sustain at the current price level above $40/pound, then, drills
, optimism in the sector will continue. And Forum Development should hold its own, stock-wise..

After a long consideration, I finally decided to open a blog about making money online. I’ve been in

After a long consideration, I finally decided to open a blog about making money online. I’ve been involved in different online “ventures” since 1996 and I have to say that 99% of them were either scams, half –truth or simply smoke and mirrors. Luckily I started a “brick and mortar” advertising business and (knock on wood) has been successful since 1998.

Just last year (2008) a friend of mine presented me an online business opportunity. He said that he just started and the money was coming in, not by the millions but the amount per month was pretty decent. You know, he show me statements and everything and I said “what the hell is only 77 bucks I have nothing to lose” so I jump in.

A year and a half later ( as I write is October 30 2009) I can say that I am extremely satisfied with the program. No, I am not the type of guy who has a blog or a website with flashing colors saying that you can make a million dollars overnight. Remember, I had my share of burn-outs (one cost me 7 grand…really!) back in the 90’s. That by itself makes me the biggest skeptical in the universe.

The question is… can you really make money online? it all depends on you. Do you need millions of dollars to make it.? The answer is definitely no, you don’t. As a matter of fact, the internet is probably the only place where you can make decent money with minimal investment.

Another one would be – if you put the necessary effort will you be successful online? All I can tell you is that I did in a big way. So can you.

In a nutshell, you need two things

1) A nice product/system/offer
2) Desire to work hard and be patience with results.

Making money online is for many a dream far up in the sky. Well, I tell you, the biggest obstacle lies within yourself . Some people only put in a part-time effort, while others make their entire living working from home on the Internet. The majority of people who use the Web to start a business, however, never look any further than the surface.

I spend countless hours designing, planning and implementing my brick and mortar advertising business. As I am used to the hard work and long hours, when I found out that this opportunity was feasible, I said to myself “You need to do just what you do everyday – work your butt off” Surprisingly for me, not even half of the amount of work needed on my brick and mortar business was needed for my online venture. But you have to put some effort.

As today October 30 2009, I leased my advertising company to my cousin (we split the profits) he is also my client in some niche online advertising. I run my online business 100% full-time from home and I make three times more money. All in a year and a half.

I believe there’s two types of individual who seeks information to make money online

1) To get out of the 9-5 rat race.
2) To strike rich quick.

The rest have diverse interests – stay at home, freedom etc. The first thing you must do is to situate yourself in what you want to accomplish. Yes, money is a #1 motivator, but what would you do in order to get it? Be realistic – Making a gazillion dollars in one week, although could happen, is an unrealistic goal. Some people strike a river of gold in a heartbeat, but that’s not the norm and shouldn’t be utilize as a guide to follow.

I am rich. Yes, not afraid to spell it out. But I work my butt off in a big way. This opportunity made me rich. Not only that, it opened the doors to be creative in some other online vetures. The website is enticing and you might believe is a little flashy. At least that was my first impression. But I tell you, everything that you’ll find in there, if you apply yourself, can make you very successful like no other online opportunity ever.

Patience and perseverance are the key ingredients coming from you that will really make a difference between you and the rest of the online crowd. Yes, some people strike a river of gold in no time. It happens. It could happen to you (I have documented cases of guys striking gold in no time with this opportunity) But don’t count on that, please. Take your time. Let your business mature.

I’ll make it very easy for you – click at the link below. Try this opportunity for a while. If you like it, keep it. If not, simply return and I will refund every single penny. Just remember this: Success doesn’t come overnight. Apply yourself and work HARD and you’ll see the results. If you reject this opportunity, then honestly speaking would be your loss, not mine. I already made my$$$. Not only that, this opportunity STILL makes me money.

In 1996, France’s Groupe Danone SA, a global leader in healthy food, partnered with China’s Wahaha Group, one of China’s leading beverage brands, to form five joint ventures (JVs) of which Danone owned 51%. Over the next 10 years, the number of JVs increased to 39, and revenues grew to $2.25 billion from $100 million. Both Danone and Wahaha pursued growth in China through business ventures that were outside of the JVs. Danone grew to be the largest beverage maker in China, while Wahaha controlled 70 subsidiary companies in China. All of the Wahaha companies used the Wahaha brand name, but only 39 of the 70 had a JV relationship with Danone.

Trouble started in 2006. The master JV agreement between Danone and Wahaha granted exclusive rights to the JVs to use the Wahaha brand. Danone felt that Wahaha’s non-JV subsidiaries were violating the agreement by selling product under the Wahaha brand. Wahaha claimed that Chinese trademark office never approved the brand, so that part of the master agreement never became effective. To complicate the relationship further, Wahaha claimed that Danone was investing in other companies that were competing with Wahaha.

The dispute became public in the press in 2007 with each sides criticizing the other. Lawsuits and counter suits followed. Finally, on September 30, 2009 a press release was issued stating that the two companies had reached an “amicable settlement” whereby Wahaha would buy Danone’s 51% interest in the JVs. The settlement was also reported in the China Daily.

The moral of this story is that if your company is going to enter a foreign market through a JV with a domestic firm, it is so important that both side fully understand the intent of the JV agreement. Every detail must be spelled out. It would also be wise to retain local legal representation, someone that understands the laws; institutions, both formal and informal; and the culture of the target market.

Danone and Wahaha had a very successful JV in terms of revenue and profit. However, there were significant costs associated with the breakup. Do your homework up front to avoid the headaches later.
