Greater Greenville SC Real Estate Residential Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale – November 2009

National Association of Realtors reported today December 22nd, 2009 that existing home sales in November rose 7.4 percent to 6.54 million units, up from 6.09 million units in October 2009. This numbers for November is 44 percent higher than the 4.54 million units sold in November 2008. Greater Greenville SC real estate market also saw an increase in sale. In November 2009, there were 581 total residential single family homes, including Condos and Townhouses, that sold in the Greater Greenville real estate market. This number is 40.3 percent higher than the 414 units that were sold in November 2008, and 10.2 percent higher than the 12 month average of 527 units. This increase is mostly credited to first time home buyers who hurried to take advantage of the first time home buyer tax credit which originally had a deadline of November 30th. Average sales price in Greater Greenville for November 2009 was $157,491, Median sales price was $132,900, and total sales volume was $91,502,537. The average Days on Market(DOM) in Greater Greenville for the month of November was 100 days. Year to date, from January 1st to November 30th 2009, there were 6251 units sold. Average sales price was $166,112, Median sales price was $139,900, total volume was $1,038,365,561, and the average DOM was 101 days. As of December 10th 2009, there were 6,465 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 192 units less inventory than the 6,657 available units as of November 10th 2009. Average list price was $259,492, Median list price was $184,628, total volume was $1,677,615,331, and average DOM for the active listings was 158 days. The increase in Greenville SC home sales, coupled with the decrease in current inventory is an indication that the home buyer tax credit is doing its job to stimulate the housing market. Of course we still have a long way to go, especially with the amount home owners who are still in default, but it seems like our worst days are behind us. This number is only one home less than the 597 homes that were sold in September 2009, but is 89 homes higher than the 507 homes sold in October 2008. Average price for these sold homes in October 2009 was $157,747, Median sold price was $137,000, and total sold price volume for October was $94,017,472. Average Days on Market(DOM) for October was 95 days, which is 7 days less than 105 days average DOM for September 2009. Greater Greenville includes Greenville, Simpsonville, Greer, Easley, Fountain Inn, Mauldin, Taylors, Travelers Rest, Piedmont, Landrum, Marietta, pelzer, some parts of Spartanburg County, Anderson County, Pickens County, Laurens County, and Oconee County).

In the month of September 2009, there were 597 Residential Single Family homes, including Condos/Townhouses, sold in the Greater Greenville South Carolina Real Estate market. Greater Greenville includes Greenville, Simpsonville, Greer, Easley, Fountain Inn, Mauldin, Taylors, Travelers Rest, Piedmont, Landrum, Marietta, pelzer, some parts of Spartanburg County, Anderson County, Pickens County, Laurens County, and Oconee County). Average price of these sold listings was $174,525, Median price was $139,900, total sold volume was $104,191,611, and average Days on Market (DOM) was 112 days.

Year to date from January 1st – September 30th 2009, there were 5015 residential homes sold. Average sold price was $168,298, Median sold price was $140,000, total volume was $844,012,063, and average DOM was 102 days.

12 month average units sold as of September 30th 2009 was 516 units, Average price was $170,658, Median sold price was $142,196, totall volume was $88,040,745, and average DOM was 103 days.

As of October 10th 2009, there were 6745 active residential listings available for sale in the Greater Greenville real estate market. Average list price was $265,218, Median list price was $189,000, total volume was $1,788,895,675, and average DOM was 150 days.

Oxymoron - Fire Department

On our lake front walk we passed a fire truck which was parked on the pedestrian area of the lakefront walk. This spot seems to be where the fireman do their scuba/diving practice and I caught this sign on the side of their truck. I thought it sounded a bit funny and an oxymoron if you see what I mean. Fire and water, I thought god how odd. Obviously every city needs a department like this but it doesn’t stop the sign looking amusing though, wouldn’t you say?

I took this snap walking back towards home with James and thought it just looked idyllic. We shall miss Chicago in many ways when we eventually move home, not least because of views like this one.

Screaming Jets

We are getting some amazing views of the Air and Water show, the only show of it’s kind anywhere in the world.

Talk about get close to the action, we have jets screaming past our window less that 1/4 mile away.

City Jet Shot

We are lucky to be going to the show on Sunday as the guest of American Airlines so we should have front row beach seats allowing me to get some great shots and video which I will post on this blog over the next day or so. It really is distracting, in a good way, you can’t just watch TV, or work on photos when you have multiple F-15 fighter jets screaming past your windows. Last year we have the F-22 Raptor as well as a stealth bomber come by, a stunning display of the most murderous technology. Every boys wet dream!

I spent a few minutes along Chicago’s lakefront near the Adler Planetarium. Not only did I like the view of the skyline from that vantage point, but I also loved the textured cement of the walkway…particularly where the “No Diving” warning signs were stenciled.

I came across this article in the Realtor Magazine which notes 6 items that are declining in new homes.  While some items I disagree with, I do see some truth in a few features.  As a real estate broker, I am in and out of a ton of homes.  We do see “eras” in styles, decorating, features, and upgrades.  Ten years ago, granite countertops were the latest rage.  Today, it is standard, almost “uncommon” in new homes. 

Here is the article from Realtor Magazine…

“LAS VEGAS – Some home features don’t stay popular forever. More homes are inching away from incorporating the following home features, according to recent consumer preference surveys.

1. Fireplaces: The fireplace skyrocketed in importance in homes in 1991 with 62 percent of new homes having one or more. But the number has steadily been decreasing ever since. In 2007, the number dropped to 51 percent.

2. Carpet: While 54 percent of homes still have carpet floors, the number is decreasing and hardwood floors are taking the place. Vinyl and ceramic tile flooring also are being bypassed more by buyers. Seventeen percent of new homes contain hardwood floors throughout the entire house.

3. Living room: These once-decorative centerpieces of homes are slowly vanishing from newer homes. Thirty-four percent of consumers say they’re willing to buy a home without a living room.

4. Desks in the kitchen: These desks were once looked at as great storage areas but they’re often too small and quickly become clutter spaces in a home, said Gayle Butler, editor in chief of Better Homes and Gardens. Instead, more consumers say they prefer larger desks in or near the family room—equipped with a messaging center—where they can keep an eye on their kids as they work on the computer.

5. Skylights: The little windows that allow natural light to seep into a home from above are falling out of style. Only 10 percent of new homes will include them this year, a continuing downward spiral for skylights.

6. Upscale kitchen finishes: Granite countertops are slowly becoming less desirable among buyers who are now moving toward affordable, low-maintenance laminate countertops—which tend to last longer and now come in various styles.”
