Se ha publicado en el Boletin Oficial del Estado de 24 de Noviembre de 2009 la  la Ley 19/2009, de 23 de noviembre, de Medidas de Fomento y Agilización Procesal del Alquiler y de la Eficiencia Energética de los Edificios.

Entrada en Vigor: 

Esta Ley entrará en vigor al mes de su publicación en el Boletin Oficial del Estado( Disposición Final Segunda)

Según el preámbulo de la Ley, se modifican la Ley de Arrendamientos Urbanos y la Ley de Enjuiciamiento Civil para impulsar el desarrollo del mercado del alquiler y la Ley de Propiedad Horizontal para facilitar actuaciones que mejoren la eficiencia energética de los edificios.

Weiter geht es mit unserer Gräserfläche!

Nachdem ich euch das letzte Mal über meine stundenlange Internetrecherche berichtet habe muss ich euch jetzt berichten, dass diese völlig umsonst war! Die “Auftraggeberin” sagte zwar, dass sie Gräserarten haben möchte, meinte aber Rasenarten. Also nochmal alles von vorn.. Letztendlich haben wir uns auf die folgenden Sorten geeinigt: Festuca, Poa, Agrostis und Lolium.

Die Festuca eine Schwingel ist. Die Schwingel ist eine Pflanzengattung der Familie der Süssgräser. Es sind Rispengräser mit spitzen, auf dem Rücken rundlichen Ähren:

Die Poa sind Rispengräser, welche auch eine Gattung der Familie der Süssgräser sind:

Die Agrostis sind Straußgräser und ebenso eine Gattung der Familie der Süssgräser:

Lolium sind Weidelgräser, welche genau wie die vorrangehenden eine Pflanzengattung aus der Familie der Süssgräser sind:

Und davon dann noch einige Arten. Nähere Erklärungen zu Sorten und Arten folgen, wenn die Arten feststehen.

Die einzelnen Flächen sollen mindestens 1,5m² groß sein. Sie sollen also getrennt gehalten werden und je nach Pflegeintensität einander zugeordnet sein, wobei die Zueinandergehörigkeit der Sorten keine Rolle spielt, da es eine Übungsfläche ist.

Desweiteren haben wir die Höhen der Fläche vermessen, da es eine sehr unebene Fläche ist. Daraus schließt sich, dass die Fläche mit Frischboden aufgefüllt werden muss.

In den nächsten Schritten muss über die angrenzende Mauer nachgedacht werden. Wie schützt man diese am besten vor aufsteigender Nässe?! Die Bewässerung der Fläche muss gut durchdacht sein. Die Fläche wird eingeteilt und die Sorten werden ausgewählt. Der Ablaufplan für die Vorarbeiten der Rasenfläche muss ausgearbeitet werden und Musterleistungszeiten müssen festgelegt werden.

Ang sunod kong post ay tungkol sa aming gaganapin na Cheerdance Competition sa  Biyernes, Nobyembre 13.  Kasalukuyan namin itong pinaghahandaan ng bonggang bongga dahil labanan ito ng FRESHMEN (first year) , SOPHOMORES (second year),  JUNIORS (third year) at SENIORS (fourth year). Wooh! Sana may patunguhan ang lahat ng pag hihirap namin.

Nasa kamay na ni Lord lahat to. Kaya pinapaubaya na namin to sa kanya.

I wrote this essay 2 years ago, at the start of my 5th pharmacy year at LAU. After the ridiculous results of the USJ student body elections, clearly illustrated by Rami at +961, I wanted to share it on my new blog. It’s all still relevant today, and the yearly cycle of college campus bullshit never ceases to amaze me.

State Politics In University Elections. Is This a Good Idea?

Approaching the year-end, its election time at universities in Lebanon. Every year around this time, politics enters the student arena like a circus comes to town, or like a virus enters the human body (depending on which way you look at it I suppose). On any circumstance, this is a reality that universities have to deal with; a true display of democratic campaigning comes alive in a plethora of multi colored stands, t-shirts, and pamphlets circulating amid enthusiastic chanting and music. Democracy at its finest, as some would say.

Students cast their votes, and then the waiting game begins as the ballots are counted, and the party slowly escalates leading up to an orgasmic eruption of festivities once the final results are in. Sounds like fun huh?

Well it’s loads of fun… But the festivities eventually die down. The coming day or two show an extrapolation of University election results into statistical achievement of political parties around the country, and mainstream newspapers publish stories about their favorites’ victories. The country amuses itself for a few days with the results of the “intellectual” vote. It’s marvelous…All the smart people in the country have chosen who they want to represent them in Lebanese society, rendering one political sect more superior (more legitimate? Cooler? ) than another political sect. Orange becomes the new blue… fuscia becomes the new magenta…

It all seems to work out well for the country, for the state lacks anything that resembles a clean democratic operation. BUT…can anyone really feel a sense of closure when the elections end? Seriously now, have we done our academic institution, the same one that evoked our democratic discipline in the first place, the justice it deserves?

Why are there university elections in the first place? The student body elects its representatives for a reason other than the creation an overrated statistic for the country. We elect our representatives as a way to directly communicate our needs to the academic institution, in order to better our institution, as well as to improve our academic lives throughout our college or university years. These ideals, although always present in some form or another, seem to be overshadowed by political rhetoric and slogans. So much so that students forget their roles as students, and their political activism and emotions take on a form so large that they seem to forget their institutional responsibilities to begin with.

But who cares??? The country needs the “intellectual vote”! This will always be a priority more important than any institutional needs… If we seriously represent the intellectual class of the Lebanese populace, then why do we so much mimic Lebanon’s political atmosphere, when we ALL know, and I stress on ALL, that it is a decadent system which has obviously failed its people? Why must we allow such a system to inevitably break our universities, by allowing a biased choice of candidates as student representatives?

Biased … Candidates in university elections are almost never voted for according to their own individual ideals and ideas for institutional improvement. The majority of candidates are voted for because they are backed by the various student political groups. This therefore creates a bias, because most votes are cast for purely political reasons, rather than there being a more realistic determinant of a student’s choice of representative. More realistic, individual determinants include a candidate’s leadership qualities, public relations, and more importantly, true enthusiasm for contribution to the institution. Heaven forbid we elect our representatives for their qualifications rather than their politics!

Thus, there is no doubt whatsoever that more importance is given to the election itself rather than the elected. However, and to put things a little bit in perspective, those elected are not always unfit for the job. On the contrary, some of those elected are very qualified for the job, and are motivated to do good work as well. Also, many politically active students and their student party leaders can be some of the most intelligent, and no doubt most enthusiastic and well spoken students on campus. Still… It’s not about being smart or stupid at the end, it’s about where your priorities lie. Most answer to that by saying “My priority is my country!”. Well that’s fine and all, but there are more realistic goals to aspire to… Maybe the institution for a change? Let us not forget why we have an election in the first place.

To put things in perspective again… University policy, and improvement of the academic institutions are, in fact, included in the campaign agendas of certain political groups. I mean, they have to be there right, so that the elections are at least semi-believable in the end… What’s an election without campaign promises? What is disappointing however is that they are never prioritized… and are most of the time completely forgotten 2 minutes after a side emerges victorious.

Still… We do see a lot of initiative from political groups. The most organized student groups are those affiliated with political parties. The most enthusiastic as well… Important issues like financial aid and tuition have in the past been tackled by the various political groups. That’s just great, HOWEVER… Would an initiative to decrease tuition be taken more seriously from a political party, whose political aspirations originally outweighed any institutional goals? Or from a student group originally created to handle such a thing? In addition to this, any initiative that spurs from a political group, however marvelously beneficial it may be, will most probably be ignored by their opponents, mainly out of spite, thus weakening the initiative altogether.

Where have all the independents gone?? There has been a recession of independent university parties over the past few years (need we explain why?). Also, so called “independent” students are always most definitely affiliated with a political alliance, so much so that the term “independent” means almost nothing anymore, and political parties use it as an act of subterfuge, in order to attract the neutral vote.

It’s just sad. This country should be a reflection of its proud academic institutions, not the opposite.

This really old janitor has always caught my eye at LAU. He is an obvious case of hyperkyphosis. The hump on his back is so large that it seems that he is leaning over all the time facing the ground. Of course LAU noticed his undeniable talent at landscape perception, and he was thus handed a broom and a dustpan with the mission of sweeping up the campus. I’ve never seen him doing anything else. I’ve never seen him without his broom and dustpan.

Why hasn’t this poor guy retired yet? It’s sad that someone like him can’t afford to retire in peace, and is bound to clean the hallways until his arthritis catches up with his sweeping wrist action. I’m all for people with disabilities being functional members of society, but this guy is at least 70 years old (I’m being generous). Time to send him home. I implore LAU to offer this guy a decent retirement,  i’m sure the next janitor is on his/her way of develloping a spinal disease bad enough to clean the campus.

Just like Kylie Minogue in her ‘TOUS’ ad she looked. With her short stylish brown hair, and her white earnings that were suitable with her hair style, Faten the LAU cafeteria’s cashier made her best to have the stylish look, even if not an LAU student. It could be noticed by how she interacted with the students in a welcoming cute smile as if trying to belong. But what could she know about that feeling. In the end it was just a fantasy that Faten lived at least from inside the LAU cafeteria.

For some she was interesting, for others she was just a cashier. And no matter how she was looked upon, Faten was still the girl wearing a nametag and living the wishful thinking of LAU.

Yawning interfered from time to time, but her smile pushed it away when friends and male students appeared. Was it a fake smile? Or was it true? It was really hard to know what was running in a head carrying widened lips that almost touched her ears from smiling.

Besides her smile, she had a mysterious look on her face that couldn’t help but wonder, what was the reason for her work at LAU specifically? Was it the place she wished to be in, or was it the girls that attracted her most? Whichever the reason was, it made her stand behind LAU caferteria’s cashier everyday from 8 am till 4 pm.

Only it wasn’t about standing behind the cashier, it was more like an observation and an interaction between students and coworkers who made her a sandwich to munch on, who also needed her assistance. She was on top where she felt that she could be someone other than just Faten. And just like the end of Cinderella’s twelve am fairytale, Faten’s fairytale turns into reality when her finishing time hit four pm sharp, and she’s boom, back to her real life.

Ha? Ano? Setyembre 27 ko naisulat ang huling post ko? Eh dalawang araw na lang Nobyembre na! Hala ka ..

Andami ko na palang atraso sa inyo .. Kayo kasi eh, di nyo ako tine-text! Hahaha. . Joke.

Ayun, kahapon eh katatapos lang ng aming 2nd Periodical Exam.

At ngayon, kasalukuyan naming nilalasap ang napakasarap na SEMBREAK o SEMESTRAL BREAK.

Sigurado akong ang reaction mo ay:

First Period: TLE (Ma’am Cantillas)

Nothing na unusual, hindi ko naman sinasabing boring. Pero first subject kasi eh, parang wala pa masyado sa mood. FACT: dito ako madalas late.

Second Period: Science (Sir Alad)

favorite period namin to! Di naman sa favorite namin yung subject, it’s just that favorite namin yung teacher .. favorite …………… ASARIN!

Hahahahaha! Asar-talo samin yan si Sir Alad, lalo na ‘pag sinasabi niyang, “Did i tell you to stand?” banat namin, “Sir, did we tell you to talk?”  HAHAHA.

Third Period: Math (Mam Sabaneco)

Ok din naman. Masarap kaasaran ang PINAKABATANG TEACHER NG HIGH SCHOOL. oo! tama yung narinig mo. bongga kmi.

RECCESS.

Fourth Subject: Filipino (Mam Alvares)

Isa sa mga paboritong guro ng I-Mercury hindi lamang dahil sa lagi niya kaming pipuri tulad ng, “bakit naman kayo mahihigitan ng ibang section? eh samantalang nandito ang pinakamatatalino sa first year” kundi dahil humahanga kami sa galing niyang magturo at at the same time, mag disiplina. at plus pa dun yung humor niya. idol!

Fifth Subject: AP (Sir Flores)

Pinagpapantasyahan ng halos lahat ng kababaihan sa high School dahil sa angking kagwapuhan, kabaitan, sense of humor at kagalingan mag turo kung saan dumaan sa Fernando Magallanes sa pagpunta niya sa ‘Pinas. saludo!

Sixth and Last Subject: English (Mam Amilyn)

sabi niya pag ‘mam’ ang tawag mo sa teacher dapat first name ang gamit mo, pero kapag ‘ms/mrs’ last name dapat.  Hindi mahilig sa discussion to si Mam, puro conversation, minsan nga may time na ‘uto’ na lang ang ginagawa namin, dahil ang bilis niya mapasakay! haha.. At P.S., bawal mag tagalog sa klase niya. period.

SAYA SAYA ng high school life! Tama na sila. Sana wala nang katapusan ang drama, aral, lakwatsa, kalokohan, tawanan, mga kakaibang trip at asaran!

Kaya next time, ang mga tao naman na tumulong sakin para malaman at ma-realize na masaya talaga ang High School!

Bouncing back on Kassatly Chtaura’s “mediocrity of the year”, Malik’s bookshop figured they were legitimate enough to exploit Michael Jackson’s death for their “back to school” campaign. I hate to break it down to you, but adding a fineprint that says “in loving memory of Michael Jackson” doesn’t make it right.

But putting aside whatever moral issues might be at hand, Malik’s is actually, as they (rather clumsily) put it on their billboard, an integrant part of university life, both in AUB and LAU. Every book we bought, original or copied, every binded document or photocopy we made was, by definition, Malik’s business.

Yes they’ve been here through the fun school days and the rough project overnights, they have. so… how exactly do we move from this to “we like Michael Jackson, so do you, please love us”?

I think Malik’s has more than enough assets to actually establish a powerful, long-lasting brand identity, that indeed could create that “unbreakable bond” with students, but this is definitely not the way to do it.

A new industry has apparently been booming across the Streets of Beirut. You might have heard about it. They go by the name of children’s beauty salons or spas, as testifies the pioneer on Lebanese soil, Spa-tacular, located in Sodeco square Ashrafieh. Remember, that place you used to hang out at, when ditching classes around age 14.

Anyway, as no good idea goes unexploited on the lands of the first merchants, the trend quickly caught on across town in Verdun plaza where a couple of crafty businesspeople are bringing on the competition.

The concept is very simple really, these spas are a place for preteen females, aged 3 to 12 (read: three to twelve) to “come in to take care of themselves, to look good and to pamper themselves”, says Spa-tacular owner and creator Maya Kabbani Hilal to NowLebanon. Miss Kabbani’s Salon and Spa offers manicures, pedicures, make-up, facial treatments and hair dressing. These spas even organize birthday parties where a group of girls can book the whole place and spend their day making themselves beautiful, and finally blow candles on a cake. Spa-tacular, who’s already integrated social media into their marketing strategy, provides photos of the happy occasions on their facebook page.

Many people obviously disagree with the concept. Some of the arguments put forth concern
The sanity of instilling such superficial values in the minds of young girls,
the distorted idea of femininity developed in said minds,
and the fundamentally wrong perception of a girl’s own self-esteem and place in society.

In the face of such arguments, Miss Kabbani replies that girls who attend her establishment “become more and more aware, they grow up knowing that they have to have clean hands and clean feet”.
Sort of turns into a moral dilemma, doesn’t it?
I guess I can see how some parents can approve of this. In the end, every parent wants to provide his child with assets to succeed in life. While some might see education as a good start, some people are more pragmatic, better understand the Lebanese society and economic conjuncture. Acknowledging your daughter has more chances of landing a husband in Sky Bar, or ultimately a pimp in Dubai than she does of landing a self-sustaining job really is a pragmatic, realistic position…

who are we to judge?

A brief background of Charsiew – Pork lean meat spread and marinated with a special sweet sauce which gives it a special taste… traditionally grilled using Charcoal to give a grilled taste that amplifies the sweet sauce marinate.

Siew Yok – Literally “Roasted Meat”. Its pork belly (3 Layered Meat – Skin, Fats, Meat) roasted in an oven, making the skin crispy, Fats a little melted and the meat with an nice charcoal scent.

Sabi naman nila, antaas na daw nun. Ano pa daw ba gusto ko. Ganun daw talaga mag bigay ng grades sa UE.

Ang pinakamataas ko lang na grade e 92 at iyon ang mga asignaturang Araling Panlipunan at English.

Ang pinakamababa ko naman ay ang asignaturang MAPEH o Music, Arts, Physical Education and Health. Wag niyo nang tanungin kung ilan. Nakakahiya. MAPEH na nga lang C pa.  Sa bagay, buti nalang at hindi ako kabilang sa mga kaklase kong bumagsak. Palibhasa hindi umaattend.

Di bale, babawi ako sa second, third at fourth grading!

Magiging halimaw grades ko. Taga niyo sa lahat ng batong makikita niyo. Pati yung kay Darna pwede na.

-An okay movie, ‘The Haunting‘ from 1963 is still THE scariest movie ever…

Today my filmgroup and I completeted our recording of the musicvideo for filmclass.
Haha I had to go into town dressed up like a trannie, it was sort of embarrasing but not too bad..Ive done worse things than dress in drag.
It took 2 hours but was well spent, now all we gotta do is cut and edit until the end of next week^^

Pero sa kabutihan naman ng mga mabubuting palad (meron ba nun?), napasakamay ko ang Nokia 7210 Supernova.

Napaka-macho ng phone na ito. At akala ko totoo yung mga nasa opinion boxes sa gsmarena.com na mahirap pindutin yung keypad. Di pala. Buti di ako nag-expect, ayoko kasi ma-disappoint.

May 2gb memory card siya, at 30mb external memory. Sa kasalukuyan, meron akong 30 songs na nakalagay sa memory card at 20 pictures sa phone.

Wahahaha! Nag-eenjoy naman ako.

So Andy Lau has come clean, sort of. The public has finally gotten some photographic proof that Andy is attached to Carol Chu. Spotted in Malaysia at the airport paparazzi finally managed to snap a picture of the 2 together, after years of HK photographers failing miserably. He did not admit nor deny their relationship but we all know better. I’m not sure why he would spend so long keeping the rumors at bay while many other stars have gone public. You have a man who has gone to great lengths to keep his private life private.

Andy Lau announces marriage

Never before has Tartan Heart’s tag of “Homegrown heaven in the Highlands” been more appropriate, and not only for the programme. For the last month it has seemed increasingly unlikely that welly boots would not be essential for Bella, but by a metereological miracle, apart from a short sharp shower on Friday and a shorter one on Saturday, warm summer sunshine was what poured down from on high.

Musical highlights on Friday were Orkestra del Sol in the Hothouse tent with their inimitable mix of superb music and theatricality; lovely Lau’s Bella debut on the Grassroots stage, where the audience would have given them a standing ovation, had they not been already standing; the smooth, mellow tones of the Bevvy Sisters in the Venus Flytrap Palais; a simply dazzling display in the Sideburns tent by Bruce Macgregor, Andy Thorburn and Marc Clement (Blazin’ Fiddle, in other words), following on Hamish Macdonald’s terrific take on ‘Tam O’Shanter’; and of course, the perennially magical Peatbog Faeries.

I shall also treasure an exhortation from Larry Love during Alabama 3’s acoustic set not to let the government cheat us by limiting us to bipolar disorder, but to aim for multi-polar disorder. At the time it made perfect sense…

After so much rich musical nourishment, even the smooth indie rock of the headlining Editors with the even smoother, bell-like tones of Tom Smith didn’t quite fit the bill. Shed Seven? One Britpop band in a weekend was enough, and the crowds were thick around Glenn Tilbrook and the Fluffers…. but there was still so much to choose from. Who could resist a karaoke Sound of Music in the Read Bed (on Saturday it was Mamma Mia!), drams beckoning at Fiddlers’ Malt Whisky Bar, or the siren beats of the Dance DJs?

On Saturday programming on the Garden Stage was probably the best ever, when a common thread ran through Treacherous Orchestra, Noah & the Whale and the Saw Doctors to pave the way for Ocean Colour Scene’s finale.

Newcomers Treacherous Orchestra look set to become the quintessential festival band, having closed the Cambridge Folk Festival the week before [see Sue Wilson’s review – Ed.]. Despite being short-handed due to the impossibility of synching 13 musicians in demand on the trad scene, their awesomely disciplined rehearsal schedule paid off yet again.

They turned, musically speaking, on a sixpence, nodding to Led Zeppelin, Dreadzone, predecessors Shooglenifty (whose James Mackintosh was out front dancing like a dervish), and Peatbog Faeries, whose Iain Copeland was also out front, not dancing but beaming proudly. The audience went wild.

The pace slowed, mercifully, with Noah & the Whale – you could have closed your eyes and sworn these were out-takes from Lou Reed’s Magic and Loss – it’s a great voice, augmented by a double bass (the instrument of the festival, seen on every stage). The Saw Doctors took things back to folk/rock basics, while OCS rolled out the Moseley Shoals hits and took no prisoners, ending triumphantly with ‘Day Tripper’.

Other musical highlights on Saturday were the immaculate DJ set by Edinburgh’s Dolphin Boy; The Lost Brothers, impossible to resist, recalling other duos of the calibre of The Proclaimers, The Everly Brothers and Simon & Garfunkel; followed by the sweetness of Aberfeldy before the exuberant folk/world/rock of Seth Lakeman, all in the Grassroots tent; and I managed to catch a glimpse of the equally exuberant De Votchka in the Hothouse tent. British Sea Power, however, failed to impress either this reviewer or the surprisingly small audience for a headliner.

It is evident every year that Joe Gibbs and his Tartan Heart team do not rest on their laurels. Structural rearrangement of the Seedlings and Hothouse tent area, including the removal of several trees, had created an open, more easily navigable central space.

New stages, including the Homecoming Scotland Sideburns tent and the Dance DJ setup in the newly (half) built Mother’s Ruin, meant that this year it was even harder than formerly to see even half of the treats on offer. The only low point was the loos – but that’s festivals for you.

Threaded throughout the weekend were the many joyful flourishes that add so much enchantment to Belladrum. The living room hanging from a tree, the whisky tasting in the Verb Garden, the small, semi-feral children darting here, there, everywhere in search of plastic and paper cups to exchange for hard pence (a brilliant though sadly partial solution to the litter problem), Rimski’s Bicycle (a lugubrious pianist who ingeniously pedalled himself and his upright piano sideways and crablike around the site, complete with candles).

Stiltwalking giant Big Rory & his anatomically correct dog Ochie teetered on the border between comedy and something much darker. Saturday’s fancy dress theme was Beach ‘n’ Sea, so there were shiploads of sailors, shoals of octopi (some luminous), and obligatory mermaids. Two drag Amy Winehouses stuck to their beehives. Burlesque, clowning, circus, football, fireworks, poetry, oratory, debate, excellent food and drink, and so much more – it would have been possible to have missed seeing any music at all, and still have had the best weekend of the summer.
