Am incheiat un contract de leasing pentru o camioneta de 3,5 tone, pentru care plateam o rata lunara de 1000 de euro. 989, ca sa fiu mai exact. De cateva luni, partenerul pentru care transportam marfa si-a inchis afacerea pentru ca nu-i mai mergeau vanzarile. Criza, desigur. O luna am platit rata in gol, din buzunar. Pe urma, am incercat sa dau contractul cuiva care are nevoie de o camioneta. Firmele mari nu aveau ce face cu camioneta mea, ca foloseau TIRuri. Firmele mici nu mai cumpara camionete pentru ca afacerile sunt in ceata acum. Asa ca nu am gasit cui sa-i dau contractul, desi mai am doar cateva luni de plata.<br />
Banca mi-a notificat ca am de achitat, inafara ratelor, un comision de 4500 de euro, in cazul in care imi reziliaza contractul, spunand ca pe ei ii costa avocatii, notarii etc.<br />
Nu mi-e foarte clar daca acest comision e legal.<br />
Prim urmare, banca a primit mai multi bani din ratele mele decat a costat masina, imi ia si masina inapoi si imi mai pretinde si 4500 de euro comision.<br />
Daca ar fi o masina mica, as distruge-o cu mana mea. Banca si`ar incasa asigurarea CASCO si toata lumea ar fi fericita. Dar la camioneta asta, ca s-o fac zob, e nevoie de acrobatii gen James Bond. Nu stiu ce sa fac. &#8230;&#8221;</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>El leasing  o arrendamiento financiero, es un tipo de contrato de alquiler de un bien material con derecho de compra, el cual se basa en proporcionar al arrendatario la primera opción de compra, ya que mediante el pago del alquiler se puede adelantar un excedente <a href="http://www.invertirforex.com/noticias-economicas.htm" target="_blank">económico</a> que aparte de proporcionar la primera opción de compra, también facilita el pago del bien que se desea comprar.</p>
<p style="text-align:center;"><img class="aligncenter" src="http://www.thegreene.com/thegreene/graphics/Leasing.jpg" alt="" width="450" height="175" /></p>
<p>Es importante resaltar que aunque el leasing sea un contrato, por llamarlo de algún modo, para comprar, los arrendatarios no se ven en esta obligación, sin embargo esto depende directamente de las cláusulas del contrato previamente firmado.</p>
<p>Algunos  importantes factores a tener en cuenta en un contrato leasing son los parámetros del contrato, pues en dicho caso que el arrendatario no ejerza la opción de compra al finalizar el contrato, deberá devolver el bien arrendado, sin la opción de la devolución del excedente dado, a menos que en el contrato esto este estipulado.</p>
<p>Gracias al contrato leasing cuando uno de estos finaliza el arrendatario se ve beneficiado gracias a las opciones que este proporciona; algunas de ellas como:</p>
<p>•    <em>Prorrogar el contrato de arrendamiento</em>: esto  con el propósito de tomar bien la decisión de compra del bien o por el simple caso de seguir pagando el bien mediante la cancelación del alquiler. Aunque en ciertas ocasiones esto no es muy recomendable, pues el arrendatario se puede ver expuesto a perder la inversión realizada sino toma la decisión de compra.</p>
<p>•    <em>Ejercer la opción de compra</em>: al tomar esta decisión el arrendatario se puede ver claramente favorecido, pues posee la primera opción de compra facilitando el este proceso, sin comentar que al valor inicial del bien deseado se le resta las cantidades abonadas en cada cancelación de alquiler. Dado lo anterior se puede decir que para los arrendatarios esta seria la mejor opción.</p>
<p>•    <em>No ejercer la opción de compra</em>: esta proporciona la libertad del arrendatario, pues se cancela la opción de <a href="http://www.invertirforex.com/informes-del-mercado.htm" target="_blank">compra</a>,  mediante la devolución del bien al arrendador. Sin embargo es bueno tener en cuenta el contrato previamente firmado, ya que en ciertas ocasiones estos pueden traer cláusulas de tiempo, que adjudican al arrendatario el bien por un determinado tiempo sin opción de devolución.</p>

<p>Es bueno mencionar que aunque existen diversas opciones al terminar un contrato leasing, las ya mencionadas son las que poseen la mayor  prioridad.</p>
<p>Un importante punto a tocar en el contrato leasing son las ventajas y desventajas que estos pueden proporcionar, ya que según estos dos factores tomaremos las decisiones de tomar este tipo de contrato. Algunas de estas ventajas y desventajas son:</p>
<p><strong><em>Ventajas</em></strong>:</p>
<p>•    Se puede financiar el bien deseado en un 100 %.<br />
•    Es un contrato muy sencillo y flexible en cuestiones <a href="http://www.invertirforex.com/" target="_blank">financieras</a>.<br />
•    La adquisición del bien deseado se hace con mayor rapidez.<br />
•    Conserva las condiciones de la venta de contado.</p>
<p><strong><em>Desventajas</em></strong>:</p>
<p>•    Solo se accede al bien deseado al finalizar el contrato, mediante el ejercimiento de la opción de compra.<br />
•    El arrendatario se ve en la obligación de cancelar un seguro obligatorio sobre bien deseado, que no tendría que cancelar si la adquisición del inmueble se hiciera por medio de una entidad bancaria.</p>

<p>En conclusión, el leasing se muestra ante nosotros como una excelente forma de obtener un bien material sin la necesidad de largos trámites, sin embargo es recomendable tener en cuenta que este contrato es sumamente beneficioso solo cuando se accede a la opción de compra, de lo contrario puede resultar, por llamarlo de algún modo, una perdida financiera.</p>

A time for giving thanks for the blessings in our lives.  Since this is a Commercial Real Estate (CRE) blog, I will focus my thanks on that and save the personal stuff for the dinner table Thursday night.  So let me share a little bit of what I&#8217;m thankful for in the CRE industry as if you own or occupy space, this relates to you too.<br />

I&#8217;m thankful for: </p>
<p>•	Making it through the 2008 banking meltdown.<br />
         o	I compare 2008 to someone shaking up a snow globe on the financial markets.  That in turn effected every aspect of real estate.  Lenders, owners &#38; brokers couldn&#8217;t tell you which direction was up and everything froze.</p>
<p>•	Surviving the 2009 market correction and bottoming out of CRE values.<br />
          o	Values dropped like a stone all year as capital for purchases was/is non-existent and job losses mounted at a record pace.  Some positive economic indicators are starting to spike which shows us that we have hopefully bottomed out.</p>
<p>•	A 2010 recovery.<br />
          o	Although it will be a long slow road, it is already starting to happen.  Small businesses are starting to show signs of life &#38; banks are slowly starting to sell off their toxic assets.  With bad debt gone, they should be able to start lending again.  Time heals all wounds.</p>
<p>•	Our team of Advisors &#38; staff at SVN/Paradigm.<br />
         o	Like Thanksgiving Day we will all likely thank our family for supporting us through the good times and the not so good times.  If any of you reading this have ever been to an SVN function or even to our office, you&#8217;ll see that we are a (growing) family.  I am blessed to be surrounded by such a professional, well educated, morally centric and caring group of people.</p>

<p> Thorough research is the key to finding the best deal <b>when renting</b> a vehicle. The starting point is price discovery. </p>

These may indicate poormaintenance or restoration of potential odometer. The car may be marketed as &#34;certified&#34;, but is always in your best interest to have thoroughly inspected by a qualified mechanic and reliable. </p>
<p> This gap is a type of insurance that is offered on a new machine to protect the vehicle against loss, theft or damage. However, this type of coverage is generally not offered a lease of used cars. Your policy of automobile insurance in May only cover the value of your car yetloss, and does not cover the amount due under the lease. This difference may be executed thousands of dollars, a serious obstacle to most people. </p>
<p> Try to organize your own gap insurance lease used cars, for your peace of mind. These arrangements May be done directly with the retailer or by an insurance company automobile. </p>
<p> If you&#39;ve always dreamed of driving a car upmarket, but can not handle higher payments, consider a lease cars. It may be just what you need to help youCruise in style without the high price. </p>

<p>Many management companies offer an incentive to the resident for renewing in some form of discount, etc.  The Gene B. Glick Company wanted to offer a similar program company-wide of the sake of consistency, but they were reluctant to use an accelerated percentage program that would deduct too much from the bottom line over the course of several years.  During a Brainstorming session on the topic, one of their Property Managers came up with the idea to reduce the amount of the <em>increase </em>by a percentage, rather than the entire apartment rent.</p>
<p>It was a perfect solution!  As a result, each resident receives 20% off their increase when they renew their lease.  It provided exactly what their residents wanted… recognition that they’re valued and the realization that they are getting a better deal than market renters.</p>
<p>Has it worked?  The first Property Manager to implement it changed the minds of two residents who’d given intent to vacate notices, the first day the idea was implemented!</p>

<p>For those of you that own commercial or residential property, the banking industry fiasco has a direct relationship on your property&#8217;s value.  Their strategy with toxic debts has led to record bank closures and in turn has tightened credit dramatically.  If consumers can not get loans, they can not buy your property and values are pushed down.  Below is some information about the current state of the banking industry, you can draw your own conclusions&#8230;.</p>
<p>&#8220;Reports indicate that 2009 will see one of the highest numbers of bank closings in US history.  According to reports the hundredth bank will be closed and taken over by the FDIC next weekend.  Just about a week ago the FDIC closed the ninety-ninth bank for the year.  2009 may not be as bad as previous years, in history, but according to the FDIC, currently there are 416 banks in its &#8220;at risk&#8221; category.</p>
<p>This indicates that there are many more bank failures to come in the months ahead.  FDIC does not indicate which banks are in this category, to curb the mass withdrawal of money from the banks at risk of failures.  Many bank closings have been caused by the real estate boom of the mid-2000s.  It is clear that many banks are still at risk and will continue to be at risk of failure for some time.&#8221;<br />

The total cliche message for this time of year. But I can&#8217;t escape it! It&#8217;s still just as important as it ever was. What did your Mom always make you say when someone gave you something (whether you wanted it or not): a compliment, a gift, your misplaced homework, dinner, whatever.</p>
<p>&#8220;Thank you!&#8221;  It was either in verbal or written form, but it was one of those things mothers and grandmothers drill into their young. Or at least try to.</p>
<p>Resist though we may, as we grew older we began to realize the importance of this simple gesture. We noticed those who &#8220;forgot their manners,&#8221; which typically made a negative impression, and those who &#8220;remembered their manners&#8221; making positive impacts on us. I&#8217;m still delighted when I get a handwritten thank you from anyone &#8211; friend, relative, client, or vendor. Are our residents any different?</p>
<p>One of the most common complaints we hear is a resident feeling like the leasing and management team stops caring about them the moment the lease is signed. So, surprise your residents. Remember what your mother taught you, and tell them &#8220;Thank you&#8221; for choosing your community as your home.</p>

<p>Il leasing è una forma di finanziamento molto e normalmente usata dalle aziende. Il concetto con cui funziona è quello per cui un’azienda, nel nostro caso un bar, ha bisogno di acquistare un bene, diciamo l’arredamento, e vuole finanziarlo. Per farlo con il leasing il bar fa acquistare l’arredo ad una società di leasing.<br />
A questo punto vediamo in cosa differisce soprattutto un contratto di leasing (dal’inglese to lease= prestare) rispetto ad un tradizionale prestito bancario.</p>
<p>Di fatto il bene comprato dalla società di leasing viene prestato al bar di fatto al pagamento di un canone periodico. Alla scadenza del contratto resta proprietaria del bene fino alla scadenza del contratto, vale a dire fino a che esso non è stato interamente pagato. Alla scadenza del contratto è prevista per chi usa il bene la facoltà di acquistare il bene stesso, previo l&#8217;esercizio dell&#8217;opzione di acquisto (chiamato riscatto) con il pagamento di un prezzo che di solito costituisce la maxi rata finale</p>
<p>I vantaggi del leasing sono diversi. Tanto per cominciare il costo del bene è finanziabile per intero, compreso l’iva. I tassi dinteresse sono spesso più bassi Inoltre i tempi di erogazione sono rapidi e non ci sono complesse istruttorie da fare. Inoltre i canoni, le rate del leasing, sono detraibili fiscalmente.</p>
<p>Bisogna stare attenti, spesso, al cosiddetto maxicanone iniziale, il cui scopo è quello di ridurre i rischi di perdita del concedente in caso di insolvenza dell&#8217;utilizzatore.<br />
Attenzione inoltre al fatto che voi non siete mai, fino alla maxi rata finale, proprietari del bene, e non potete venderlo.</p>
<p>Il leasing è una forma di finanziamento che può essere usata solo per le attività professionali. Può riguardare i beni più diversi, ma essi devono essere strumentali all’attività del richiedente. La natura professionale del finanziamento di leasing prevede inoltre che la durata del piano di rientro non possa essere inferiore alla metà della durata dell’ammortamento del bene, un concetto complicato che implicita il fatto che i beni acquisiti con il leasing dovranno far parte del bilancio finanziario della società.</p>
