<title><![CDATA[Problems and solutions]]></title>

And now is a good time to think about the problems we&#8217;ve encountered&#8211;above and beyond the usual tiny home issues of planning space, getting zoning, and &#8220;dropping out&#8221; of the stuff culture to live with what we truly need&#8211;and truly cherish what we have. So here goes:</p>
<p><LI><STRONG>Lofts</STRONG>. Most tiny tiny houses have the bed as a loft. This makes sense, as you need more floor space and less head space to sleep. But we can&#8217;t get up to a loft. The house we ended up buying does have a nice, sturdy attic. And we do need heated storage for my macs (which play my oldest elit work). So we are cutting the attic in two, leaving part for storage and vaulting the ceiling so my tall tall love does not feel boxed in. </p>
<p><LI><STRONG>Bed space. </STRONG>That leaves the problem of where the beds go. Right now, it looks like they will take up about half the floor space. We are going to move in with temporary air beds (even though the contraption dumped me out last night and I couldn&#8217;t move). And then figure it out. But we have three potential floor plans (one with the beds in an L shape and two with the beds together).</p>
<p><LI><STRONG>Bathroom</STRONG>. We have a head start on this one&#8211;our current bathroom has no door because we had to take it off early on so I could get into it. So we are used to the idea of no bathroom door. We will have a full length shower curtain all the way around the bathroom. We are also knocking out the bathroom wall so we can have a roll in shower with a downward drain.</p>
<p><LI><STRONG>Doors. </STRONG>The current door is 32 inches&#8211;which gives me one inch on either side of my tiny wheelchair. (I am in a 15 inch chair&#8211;which is smaller than an adult&#8217;s, but bigger than a child&#8217;s). So we are going to solve two problems at once (maximizing light and flow through). We are knocking out 9 feeet of a 15 foot wall to give me a patio sliding glass door. This can have a lever on it that a dog can pull&#8211;so when I can&#8217;t do it, the future service dog can. </p>
<p><LI><STRONG>Oxygen compressor.</STRONG> The noise of that thing drives us batty from three rooms away. So we are going to build a cabinet with sound proofing andput it by MaJe&#8217;s bed. She can use the front of the cabinet to be a desk side bed (or a bed side eating tray) and the space above it we will turn into her shelves so she can reach her books and her stuff in bed. </p>
<p><LI><STRONG>Chairs and indoor access.</STRONG> Not sure yet. However, I am thinking: outdoor/lawn chair/wheelchair to go between the house and the car. Inside, a tiny wheeled office chair (if both of my legs are out, I can grab onto stuff and pull me along as there won&#8217;t be that much room). Then keep my regular chair in the car&#8211;parked in our gated compound. &#8216;</p>
<p><LI><STRONG>Litter box.</STRONG> Have absolutely no clue whatsoever. Maybe under the sink with a cat door?</p>

<li>It’s tax season again and thoughts of home ownership weigh heavily on the minds of renters and other prospective homebuyers. Renters are often apprehensive about the financial responsibility of owning a home. I want to remind taxpayers that ownership, rather than renting, offers financial benefits. Below are tax incentives for home ownership, but as always, taxpayers should seek the advice of a financial professional:
<p><strong></strong></li>
<li><strong>Deductible property taxes and interest.</strong> Most homeowners can deduct property taxes and interest paid on their mortgage for each year of ownership.</li>
<li><strong>Borrowing against equity.</strong> Homeowners can borrow against the equity they have built up in their homes. Equity from a home can be used to improve the property, buy a car or pay for education. </li>
<li><strong>Real estate tax exemption.</strong> Depending on the state, certain real estate tax exemptions apply for homeowners who meet specific criteria. </li>
<li><strong>Yearly home appreciation.</strong> Although it is not a tax advantage, homes build equity over time. Renters receive no financial return on monthly rental costs. </li>
<li>$<strong>8000 Tax Credit.</strong>  You can still take advantage of this tax credit!  Use it for paint, new hardwood floors, stainless steel appliances, or a vacation.  Remember, this isn&#8217;t just for first time homebuyers anymore&#8230;Please view my previous posts about who can take advantage of this expanded tax credit.</li>

<content:encoded><![CDATA[<div class='snap_preview'><p>Most homebuyers miss out on one of the most important steps in the home buying process. No matter what type of real estate market,  it’s a good idea to be pre-approved for a mortgage loan before the house hunting begins.</p>
<p>A pre-approved mortgage loan is a lender&#8217;s actual commitment to lend to the homebuyer, with specifications on the exact loan amount. To become pre-approved, consumers must provide personal financial information, such as income, debts and assets, to an underwriter. After a homebuyer applies for the loan, the lender will most likely approve the application with certain caveats. As the lender is committing to the loan amount and interest rate up front, the buyer knows they have their financing in place before begin shopping for a home. Advantages of having a pre-approved mortgage loan include:</p>
<p><strong>Establishing an advantage in a competitive market. </strong>A pre-approval letter gives the homebuyer an edge in a multi-offer situation. Sellers prefer working with potential buyers who are pre-approved; they do not want a deal to fall through because the purchaser cannot get sufficient financing. An offer with a mortgage <em>pre-approval</em> letter carries far more weight than an offer with only a <em>pre-qualification</em> letter or no letter at all. In fact, sellers often accept offers of lower dollar amounts from pre-approved buyers over buyers who have not been, despite higher offers. With pre-approval, the home sellers are more confident the deal will go smoothly.</p>
<p><strong>Finding the best possible type of loan. </strong>Working with a mortgage agent before looking at houses gives the homebuyer plenty of time to decide what category of mortgage product works best for his or her financial goals. Once the buyer decides on the kind of loan he or she wants and has been pre-approved for it, the homebuyer can then focus on finding their dream home.</p>
<p><strong>Establishing the price range.</strong> Getting pre-approved for a mortgage enables the homebuyer to determine, prior to house hunting, how much money he or she qualifies for, thereby establishing a price range. I can then focus with the homebuyer on looking at appropriate homes.</p>
<p><strong>Seeking comfort with the loan amount.</strong> By taking the time to seek pre-approval, the homebuyer selects a comfortable loan amount. In many cases, buyers may qualify for mortgages that are more expensive than what they feel comfortable committing to for the long-term, merely because it works on paper. <span style="text-decoration:underline;">It is important</span> for a buyer to purchase a home they can afford!</p>
<p><strong>Good Faith Estimates.</strong>  Pay close attention to the fees associated with buying a home.  103% loans are gone, and won&#8217;t be coming back.  Not only will you need the down payment, but you will need money for closing costs, inspections, mortgage insurance, etc. </p>
<p>The best advice I can give is to ask questions.  Don&#8217;t ever feel like you are asking too many questions.  This is your money, your future home, and you need to understand the process you are about to embark on.</p>

The best thing people can do with these old structures is reuse them, most often for offices or open-concept loft apartments.  I found a fun article on lofts just of this type, detailing what the structures had been used to produce before they became homes.  </p>

<content:encoded><![CDATA[<div class='snap_preview'><p>This building, the former home of the Chronicle Herald, is currently vacant. It was built after a 1912 fire destroyed the Dennis Building on Granville St.<br />
<a href="http://www.thecoast.ca/RealityBites/archives/2009/10/28/evictions-closings-and-demolitions-sweep-through-downtown">The Coast</a> says it will be torn down soon, though there are no concrete plans for what is to be built on the site.</p>
<p>A shame to see it go.  I plan to go take more pictures before they knock her down.</p>

A few weeks ago I was in the area and the bright <span style="color:#ff00ff;">pink neon </span>sales center caught my attention and I couldn’t pass up the opportunity not to go in. Well, let me tell you this, I was glad I did.</p>

The presentation centre is very stylish with high ceilings and modern designs that keep your eye constantly moving and make your imagination run wild. The South Beach Condos + Lofts are anything but your average new condo development. Dramatic ceilings, big spaces, lavish interior with unique décor elements create a feel of the South Beach.</p>
<p>The new condo complex seems to have it all right at your door step. The development caters to individuals who value detail, sophistication and design. It’s a perfect combination of form and function. The buildings feature 27 storey glass and steel towers crowned with illuminated glass in vibrant neon <span style="color:#00ff00;">green</span> and <span style="color:#00ccff;">blue</span> hues. The suites have 9’ high floor-to-ceiling windows and 6 foot deep terraces.</p>

<p>These buyers are considered &#8220;first timers&#8221; if they have not owned a home during the previous 3 years. For example, if you owned a condo from 2000-2003, then sold that condo, and have rented properties since that time, you would qualify as a first time homebuyer.</p>
<p>- Tax Credit &#8211; $8,000 ($4,000 for married couples filing separately)</p>
<p><strong><span style="text-decoration:underline;">Existing Homeowners</span></strong></p>
<p>These buyers must have used the home that they are currently selling, sold, or will be selling as their primary residence consecutively for 5 of the previous 8 years.</p>
<p>- Tax Credit &#8211; $6,500 ($3,250 for married couples filing separately)</p>
<p><strong><span style="text-decoration:underline;">Rules &#38; Regs</span></strong></p>
<p><span style="text-decoration:underline;">Credit Expiration:</span></p>
<p>The tax credit will be available for Purchase Agreements signed on or before April 30, 2010, however, time will be allotted through June 30, 2010 to allow for closing on your new home. <span style="text-decoration:underline;">Income Limits:</span></p>
<p>$125,000 &#8211; Single; $225,000 &#8211; Married.</p>
<p>Should your income exceed these limits by $20,000 or less, the tax credit will be phased out gradually.</p>

<p>Maximum Sales Price of $800,000</p>
<p>Homes selling for under $80,000 will be eligible for a maximum tax credit of 10% of the sales price.</p>

<p>- Homebuyers who purchase from a parent, grandparent, child or grandchild are not eligible.</p>
<p>- The tax credit may only be used for a primary residence including: single-family homes, condos, townhomes, and co-ops.</p>

<p>You can buy them separately, of course, and 601 4th, also known as The Heublein Building, is one of the better loft properties in the neighborhood to consider. It was the first large loft development in the city.</p>
<p>Penthouse 2 (above) is being offered as a 1BR/1BA, 1184-square foot unit for $815,000. It was on the market for a bulk of last year at $949,000, and the current owner paid $815,000 in Sept 2000. </p>
<p>Penthouse 3 is a 2BR/2BA, 1792-square foot unit:<br />

<content:encoded><![CDATA[<div class='snap_preview'><p>Ooooook. First thing&#8217;s first. I have to get this out of the way: The abysmal nature of <a href="http://www.artrala.org/">Here and Now ARTRA Curatorial </a>was NOT, in any way, the fault of the artists involved. The work I saw was really hit-or-miss, but on the whole most of it exhibited real commitment and dedication. There was not much half-assing (but there was a lot of derivative painting). The real problem was the space, the context for the event.</p>
<p>Artra was a weekend-long event where dozens of artists were invited to exhibit their work (overwhelmingly painting) in unoccupied apartments in a new loft complex on L.A.&#8217;s Westside. The event was billed with the subtitle: &#8220;A Westside showing of over 70 artists at the corner of cool and convenience.&#8221; Cool is debatable. Convenience &#8211; for who?</p>
<p>I went on Sunday as the sun was setting, and, I will admit, rushed to each room. Maybe it was because I was in a rush, but I quickly developed a queasiness about the whole thing.</p>
<p>Important to note was that some of the lofts had already sold. I know this because they had huge circular stickers on their doors reading &#8220;SOLD,” which lent a strange uber-capitalist aura to the event.</p>

<p>Here&#8217;s how Artra is described <a href="http://www.artrala.org/about.html">on the event&#8217;s website</a>:</p>
<p>&#8220;ARTRA was formed in answer to the restrictions in exhibiting opportunities for artists following the economic meltdown. With commercial galleries closing, non-profits seeing their budgets shrink and future funding drying up we felt the need for a return to some DIY creativity in the search for an engagement between artists and audiences.&#8221;</p>
<p>I&#8217;m all for expanding exhibition opportunities for artists, but let’s not kid ourselves. This was not a DIY endeavor. It was a DIC thing: Do It Corporate.  This event was put on by the <a href="www.tlofts.com">T-Lofts company</a>, an entity devoted to selling – duh – the $600,000 plus lofts which played host to work for the weekend. Another sponsor was <a href="www.leehomes.net">Lee Homes</a>, a developer who built the lofts. So this was a corporate money-making scheme &#8211; there is not disputing that. So please, lets banish any notion that ARTRA was artist-run, DIY, or subversive in any way. It wasn’t really an answer to dwindling spaces available for artists to show their work. It wasn’t a new concept in any respect. Realtors, salesmen, developers, and government insitutions have used artwork, and the attendant presence of artists, to sell property for decades. This is how people sell real estate all over the world. The problem here is that when a developer looks to sell a condo they usually RENT work from artists to put up on the walls. Artists are PAID for their labor and the use of their art as temporary decoration to make a space look less cold and more inviting. The ARTRA artists were NOT paid for use of their works nor for the time they spent in each space talking to visitors and potential future inhabitants of the T-Lofts.</p>
<p>Perhaps the most startling aspect of the event was that The<a href="http://www.torranceartmuseum.com"> Torrance Art Museum</a> was an event sponsor. What is a museum like the TAM doing sponsoring what was, essentially, a corporate sales event? I wonder if one of the board members at the museum has a direct or indirect interest in the success of the T-Lofts or Lee Homes.</p>
<p>I’m sure some of the artists who participated were pleased to do so. Work certainly got sold and I saw a few collectors there. Plus it did draw a crowd.</p>
<p>But really, was this the ideal environment to showcase work? First off, the lighting was completely inadequate. I went around 4pm on Sunday and half of the condos were poorly lit or else completely dark. Only a few spaces had switched on their lights and a few had to employ their own flood-lights for proper viewing. Also the artists involved had to contend with real-estate agents wandering around actually showing potential buyers the space. This seems like an inevitable outcome of such an event, but it did taint the entire viewing experience. It gave each space the feeling of a model home, a sort of Ikea showroom.</p>
<p>From the rumblings of a few artists I talked to, it seems that they were promised something far different from what they got. From poor lighting, to space restrictions, to interruption from loud realtors, the artists who participated in this thing really got the short end of the stick. But what do you expect from a real estate sales pitch masquerading as an art show? The whole thing fell somewhere in between an art fair and a timeshare presentation.</p>
<p>That said, there was certainly some great work on display. Here are a few of my favorites:</p>

<p>Sherin Guirguis&#8217; work is always so gorgeous, you can&#8217;t help but want to stare and stare and stare away until you can take in every last detail. The cut out tessellation patters are really what take the cake for me. Yet they have a kind of violence bubbling just beneath the surface &#8211; with images resembling mushroom clouds and technicolor explosions. The work revels in it&#8217;s own visual pleasure and I find that comforting.</p>

<p>I&#8217;m not very familiar with Roni Feldman&#8217;s work but I really liked his black-on-black paintings of crowds. You can really only grasp the totality of each visual field when the light reflects in a just-so manner. This makes the work very mysterious but kinda hard to photograph.</p>

<p>Roland Reiss&#8217; installation in one of the loft&#8217;s bathrooms was a nice surprise. I liked the variety of fake flowers, the notion of something beautiful springing from such a stark, modernist space. I also liked that this was one of the few installations that directly addressed the space itself, the idea of the bathroom as a fruitful, productive space.</p>

<p>Matt Wardell, aka 10 Pound Ape, makes some of the most badass assemblage installations available for your viewing pleasure today. I&#8217;m so glad his show at the Claremont Museum of Art is extended and the museum isn&#8217;t going to get shut down- yet.</p>
<p>The work really gives you a lot to look at, but it&#8217;s real success is its ability to make subtle comparisons between visual regularities and strange, metaphorical lovelies. Notice the flocked kitty next to the flower-sporting crack pipes? And yes, that is a poster for a Susan Sontag Marathon Reading. The work also employs lots and lots of phone numbers you can call to hear interesting messages. I love me phone numbers in art!</p>

<p>Matt also had one of the best installations of the day. These oranges festooned one of the loft&#8217;s staircases. I really liked how it engaged with the space, referenced the kind of decorative pennants used to sell stuff, and the fact that the oil dripping from the oranges stained the concrete floor. It smelled nice too.</p>

<p>Macha Suzuki makes some amazing sculptural works that walk the line between humorous prop and surreal maquette. His work always seems to touch on questions of transcendence and out-of-body experiences. I also like the way the work takes up space.</p>

<p>This caught my eye because it was one of the few works that took advantage of the site itself. Here, during the show-off showcase day for the lofts, this work suddenly adds an ominous tone, as if the walls were falling apart. Nice job. I also like the work&#8217;s simplicity and its innocuous, yet penetrating, nature.</p>

<p>Reilhsen&#8217;s other works were not so successful, but I found this piece really made an impact, probably because it photographs so well.</p>

<p>Martin Durazo had this great little buddah sculpture in his space (shared with Sherin Guirguis and Kelly Barrie, whose photographs were big and beautiful &#8211; but maybe a little too enigmatic for me). I really like the pedestal- very Martin to tweak the supporting elements of his work to bring about a totally unexpected read. I also like the stark whiteness of the buddah contrasting with the bright heavy utilitarian box.</p>

<p>Ichiro Irie had some really funny photos of a guy (probably the artist) pissing on art museums and art institutions. The joke gets old pretty fast, but I appreciate that the next time I go to the BCAM I&#8217;ll think of this photo.</p>

<p>This work by Dawn Arrowsmith is a little difficult to see, but it&#8217;s a rearrangement of LA&#8217;s freeways as if they were a labyrinthine projection into the Pacific Ocean. It&#8217;s a funny collage work, and I appreciate how it involves the viewer in imagining the irrationality of it&#8217;s creation.</p>

<p>This may be my favorite piece of the day. Andy Brown&#8217;s simple work consisted of a small piece of drywall with a foot-size hole knocked out of it. The hole is partially covered by a poster for the movie <em>Escape From LA</em>. Not only does the work call attention to rumblings of insecurity, the punishment of being &#8220;under the stairs&#8221;, it goes to a place that critiques the fragility of the very structure that houses it. It also references the notion of quick fixes, tiding up a space, wallpapering over problems. It seemed to fit the mood of the day.</p>

<p>Billy Kheel is one of the recent graduates of <a href="http://www.gyst-ink.com">GYST&#8217;s 8-week Getting Your Shit Together class</a>, so he&#8217;s one of my students. I was very excited to see his work in person, and it didn&#8217;t disappoint. His felt collages can be a little too design-y at times, too concerned with looking like &#8220;art,&#8221; but here the grey and black image is striking. It&#8217;s a scary work but made of comforting materials. I cant wait to see how he evolves this part of his practice.</p>

<p>But Billy&#8217;s strongest work is no doubt his videos. Here he tries to break a circular rope/crown/measurement string with only the blood in his head. It&#8217;s a rather ludicrous attempt to literalize a thought into action. It&#8217;s a rather Sisyphusian task, but one that calls to mind questions of the intersection between intellectual thought and physical strength. It seems to go to the heart of conceptual art. It&#8217;s also quite funny.</p>
<p>Maybe the ARTRA event was worth it to get introduced to new artworks. But I think artists should take this event and transplant it to an environment where they get paid to show their work, or a space that they claim and inhabit on their own terms, where their work is the main attraction.</p>
<p>In the late 80&#8217;s and early 90&#8217;s, the <a href="http://en.wikipedia.org/wiki/Young_British_Artists">Young British Artists</a> did this by showing their work in warehouses, and, as <a href="http://www.artillerymag.com/">Artillery has pointed out in their last Nov./Dec.2009 issue</a>, there are many alternative venues in LA showcasing work, and many more just waiting to spring up. So come on artists! Let&#8217;s all seek out new truly DIY opportunities to show our work.</p>

<p>I am sure there is a reason why no construction developer has turned the ruin into a trendy apartment building. Let&#8217;s start with the overall condition, which of course can be improved. But then there is the issue of heating, it is a well-known fact that rooms of this size are hard and expensive to heat, considering the technologies used in this country. Moreover, floods are also an issue&#8230;</p>

<p>When it comes to lofts, experts argue that the target group (potential buyers) is also relatively small&#8230; these people would have to have the millions to invest and the guts to accept some aspects of life in such a house at the same time. I might be wrong but it seems to me that in the U.S. loft apartments are for singles &#8212; and once they have families or babies, they move into a picket-fenced suburb house. It would not work the same way here&#8230;</p>
<p>I think there is only one project when a former factory has been turned into an apartment building: the Moravan project (a former textile factory, I think&#8230;). Most of the units are small studios, or one-bedroom apartments&#8230; <em>(more information on this project coming up&#8230;)</em></p>

<p>But things have loosened up a bit, particularly in the South of Market neighborhood. The ongoing short/foreclosure sales have brought prices down, and there&#8217;s actually plenty of inventory. A nice loft that previously commanded a price of $650,000 or $700,000+ two or three years ago can now be purchased for about $100,000 less.</p>
<p>There are currently 33 one- to two-bedroom condos/lofts on the market in SoMa for up to $600,000. Sure, many of them are located in less-desirable locales (hello, 140 South Van Ness!), but I thought I&#8217;d spotlight two properties I think could be good deals&#8212;at the right price&#8212;due to location and overall appeal:</p>

It&#8217;s always been a favorite of mine due to its large windows, high ceilings, and overall character. The building is also in a very central location (94 Walk Score). The unit itself features 16-foot ceilings and an outlook to a shared garden. It&#8217;s listed at $579,000, but maybe at $550,000 or so, more buyers will bite.</p>
<p>Next up is <a href="http://www.trulia.com/property/1084181123-695-5th-St-7-San-Francisco-CA">695 5th #7:</a> </p>

It&#8217;s not very different from other lower-priced lofts, so hopefully there&#8217;s room to move in price. But here&#8217;s the good stuff: You&#8217;re right at Townsend &#38; 5th, which is a pretty central location (Walk Score: 92). The sleeping area upstairs is reasonable, and there&#8217;s one-car parking and a large deeded storage space. Knock this baby down to $540,000 or so, and you&#8217;ve got yourself a nice loft that&#8217;s just over 1,000 square feet in a hip location.</p>

<p>Seeing my Metropolitan Home magazine in my mailbox tonight when I got home just completely made my day!!  I couldn&#8217;t have asked for anything better to come home to especially after having a very busy weekend and Monday.  After having lasagna and garlic bread for dinner, I relaxed in front of the tv and read my November 2009 issue.</p>
<p>In this issue, we get a sneak peek of Emily Robinson&#8217;s (from the Dixie Chicks) loft in downtown San Antonio.  Emily has been known to be the quiet one out of the Dixie Chicks and I think her loft suites her personality perfectly!!  The loft is flooded by natural light and even though it has concrete floors (which I&#8217;m not a huge fan of), it feels warm and inviting.
