<p></strong></p>
<p><strong> </strong>If you have thought about buying a home but are waiting for the home prices to drop even further or hit bottom, you are too late.  They already have, months ago.  The average price of a home in Snohomish County, for example, is about $275,000 and has been for most of the year.</p>
<p> In mid 2000 the prices escalated faster than incomes, due to demand and a better economy and easier mortgage terms.  By late 2007 the prices spiked and from the end of 2007 to early 2009 the values declined by about 16% (where they were in early 2006).  For most of 2009 the prices have been static throughout the Puget Sound region.  Why is that and why won’t they go lower?</p>
<p> The answer lies in several reasons. First is employment.  Unlike other areas of the country and even the state we have not suffered the huge decline in employment.  Yes we have a higher than normal rate, but lower than the national statistics and vastly lower than the worst hit areas.  Detroit for example is around 45% unemployment. And ours will recover more rapidly than most other areas due to our diverse employer base, especially in Snohomish County!  Employment is what creates increases in population. The higher the population growth, the bigger demand for housing.  The bigger demand for housing the lower the supply gets. And as the supplies dwindle, the higher the prices go. Second is available land (this is addressed later). Another factor is Affordability vs. income averages (even in this market look at the price of average homes in Southern California)</p>
<p>It is projected that at the current rate, with the current inventory of homes and the projected growth in population that between 16 and 24 months from now we will be out of homes to sell and the shift will once again go to the seller.  Home prices have been stable for months already and as the inventory decreases even further they will only start to climb and sellers will be more reluctant to give up any of the seller concession they are currently giving to get the house sold. </p>
<p> Take a climate of firmer prices; less seller concessions (paying for your closing costs), any increase in interest rates and the tax credit ending, buying a home in the future will only cost you a lot more than you could buy a home for right now.</p>
<p> Information is valuable in making a decision to buy a house.  This is, after all, the biggest financial decision most people make in their life.  Knowing when a great time to buy is essential.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Marysville, OH ~ The P family has such a beautifully decorated home especially at Christmastime.  I&#8217;m probably going to get this wrong, but I think Em has 7 or 8 full trees throughout her home.  You can see several of them in all the windows.  It&#8217;s really a beautiful sight in the evening.  I may have to drive by and snap a few shots to share with you. <img src='http://s.wordpress.com/wp-includes/images/smilies/icon_wink.gif' alt=';)' class='wp-smiley' />  </p>
<p>I love the colors they chose for these holiday photos.  Browns worked very well with Em&#8217;s decor. </p>

<p> I’ve broken this down in to several parts so as to not make it to lengthy for one posting.</p>
<p><strong><em>Interest rates</em></strong></p>
<p>            It seems incredible that at a 5% range houses aren’t selling like hotcakes.  I know it is fear of the market, and I’ll address that later.</p>
<p>The rates are where they are at because; essentially the government has been buying mortgage backed securities and deflating the rates to keep them low in an effort to stimulate the market.  Frankly it hasn’t done much except spend tax dollars and appeases investor fears.  The federal government pledged to continue to purchase these bonds until the first quarter of 2010.  After that the market will stand on its own, and we will once again enter the world of supply and demand.  As the demand for mortgage backed securities lessens, the rates will increase.  Once full confidence is restored and demand increases the rates will decrease. This is a very simple analogy but it is easier to understand than all of the elements that goes in to what drives rates up or down.</p>
<p> The reality is once the government stops buying mortgage backed securities, the rates are predicted to rise sharply; presumably to the 6% and even possibly the 7% range.  They will surely not remain in the low 5% range that we have enjoyed for the past year.  Come April and May It is likely the rates will start their climb, just about the time the $8,000 tax credit is about to expire.  One thing all of the experts agree on is that rates will not go lower than the historic lows we have experienced. </p>
<p> So what does that mean to you?  Well, on a $300,000 home loan at 5% your principle and interest payment would be $1610 per month at 6.5% the payment would be $1896 per month or a difference of 286 per month that would be $3432 a year, $17,160 for five years, $34,320 for ten years and $102,960 over the 30 year life of the loan.  To put it in perspective, the $1610 per month at 6.5% would buy you a $255,000 home! That is a difference of $45,000 for the same payment (not the same home).  So whatever payment you qualify for if the interest rate goes up, it will only mean that you purchasing power goes down and you’ll be able to buy less home for your money.</p>
<p> If you are waiting for rates to drop any lower, they won’t.  If you are waiting for prices to drop and the market to bottom, it has, months ago.  And in a matter of months the $8,000 tax credit will disappear adding an addition cost to buying a home.</p>
<p> This is only our opinion, but if you are even remotely thinking about taking advantage of the best buyers market ever, do it now while the choices are immense, the rates are low and the opportunities are huge.  If you wait, and the rates are higher, don’t say no one told you!</p>

Things have gotten tighter for many central Ohio families, and the Mid-Ohio Foodbank&#8217;s work is needed more now than than ever. This year alone they have worked with over 200 area companies to deliver 4,517,754 meals. </p>
<p>But even with FOUR-POINT-FIVE-MILLION meals provided in 2009, it&#8217;s still not enough. We&#8217;re getting involved to further help the communities where we work.  </p>
<p> Food requests at their network of pantries is up 15% </p>
<p>Imagine telling your kids you have no food. </p>
<p><strong>The Basement Doctor team is hosting a food drive to benefit our fellow central Ohioans served by the Mid-Ohio Foodbank. We&#8217;re utilizing the Home Improvement Center (614-522-0784) as a collection point for nonperishable food donations. Our food drive starts now and runs through December 24th.</strong></p>
<p>We&#8217;ll ensure the donations get the the Foodbank asap.</p>
<p>Your much needed donation will directly help families here in the mid-Ohio region. For nearly 30 years, the Mid-Ohio Foodbank has been working with grocers, food companies, Ohio farmers, the USDA, and community partners to obtain and distribute food to more than 500 food pantries, soup kitchens, shelters, after-school programs, and senior housing sites across central and eastern Ohio.</p>

<description><![CDATA[Raymond, OH ~ Late November usually means a little snow in our area and the &#8220;T&#8221; family a]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>Raymond, OH ~ Late November usually means a little snow in our area and the &#8220;T&#8221; family and I were hoping we WOULD have snow for our photo session together.  They wanted to get the four wheeler and snowmobile out, plus take the horse out in the snow.  But, Mother Nature had a different idea in mind.  It was sunny and 50+ degrees the morning of our shoot.  We shed our coats, got some great photos, but promised to try and get together later in the season for some snowy shots. </p>
<p>Their property made a perfect background for the session.  We used the pastures, pond and even the hay loft as props.  Here are some shots of our day:</p>

<title><![CDATA[Warburton is ‘Surviving Georgia’ – Australian Film comes to town.]]></title>

<description><![CDATA[Warburton has made some new friends this week. In the Twilight of a spring evening a caravan of film]]></description>

<p>In the Twilight of a spring evening a caravan of film equipment trundled into town and set up camp.</p>
<p>We are the ‘location’ for an independent Australian film called “<a title="Article" href="http://www.starnewsgroup.com.au/story/82699" target="_blank">Surviving Georgia</a>”, directed by Sandra Sciberras and Kate Whitbread. I believe the synopsis goes a little like this…</p>
<blockquote><p>“Surviving Georgia is a heart warming romantic comedy about family and finding your own identity in the world. Heidi and Rose must find love but in doing so, must first reconcile with their feisty gambling alcoholic mother.”</p></blockquote>
<p>At least that is what <a title="Shane jacobson" href="http://www.shanejacobson.com.au" target="_blank">Shane’s website</a> says. Shane who you ask? None other than Shane Jacobson (alias Kenny) who mentions on his Twitter page that he is “moving to Warburton for a few weeks!” but is yet to be spotted inspecting any of our local toilet establishments.</p>
<p>Other cast members like Pia Miranda, to my knowledge, have not bought fish and chips at our local milk bar. Spencer McLaren , Holly Valance and Anthony Woodcock, also maintain similar low profiles.</p>
<p>But a spot of celebrity watching is not really the point. Instead it’s been a fascinating insight into the machinations of film production and two things stand out for me when watching a hard days toil :</p>
<p>1.<span style="white-space:pre;"> </span>It takes a lot of people standing around to make a film, and</p>
<p>2.<span style="white-space:pre;"> </span>They mostly wear black.</p>
<p>One of the crew shares with me a nugget of &#8216;film&#8217; wisdom. &#8221;It takes Art, Chance and Chaos&#8221; he says, as yet another retake is called.</p>
<p>In a small town its hard not to notice the production, even thought its all very low key and respectfully managed for us residents. I could not go anywhere at the start of the week without having to pass (or stop and wait for a scene to conclude) by a house that was being used just around the corner.</p>
<p>For Monday, a casting call has gone out for us locals to be extras in a wedding scene at the local Golf club. Sure it’s just standing around in the background, but if you’ve never been in a film, here&#8217;s a big chance to apparently get your name in the credits.</p>
<p>A  friends&#8217; shop, Earth Bazaar, is also being used as a location. So taken were the location scouts with its charm, that apparently there were script changes to accommodate it “as is.”</p>
<p>It means a lot for a little town to be acknowledged by a big industry. Whilst Warburton has been poised as the next big thing for years, if not decades, it still manages to elude the grand tourist status of its neighbours like Healesville. But that’s OK, us residents are very comfortable with its secret beauty and undiscovered potential.</p>
<p>Apparently you will never see the “Welcome to Warburton “ sign or know that the town is the location for the shoot, unless of course you are one of those people who sit in a cinema until the credits stop rolling, or you recognise the odd iconic location.</p>
<p>I am reminded of a similar feeling TV film called ‘<a title="little Oberon" href="http://www.smh.com.au/news/tv--radio/magic-mountain/2005/09/10/1125772732933.html" target="_blank">Little Oberon</a>’ which starred Sigrid Thornton and Tasma Walton, shot in and around Marysville in 2005. Although perhaps long since forgotten, this film stands as a celluloid memorial to the township that no longer exists. And that is the intrinsic value of film. It provides us all with a moment, a memory that steps in when our own cerebral filing system fails us.</p>
<p>Scheduled for release in 2010, one thing is for certain, that when &#8216;Surviving Georgia&#8217; has its opening night, the town and community of Warburton will be there in all its glory.</p>

I am a storyteller and author and I was honoured to be asked to contribute to the regeneration of the Victorian bushfire communities in Murrindindi shire by providing storytelling for children&#8217;s mornings and women&#8217;s evenings during October and November 2009. I visited Alexandra, Kinglake, Eildon,Yea, Flowerdale, Buxton, Narbethong, Toolangi and Marysville from my base at the home of fellow storyteller, Cora Zon, in Healesville. Working with these survivors of Saturday, February 7th 2009, was uplifting. Everywhere I went there was a sense of positive renewal despite the tragic memories. I have recorded my impressions from that tour here with couplets and images.<br />

<p>Some of the couplets were inspired by comments made by local residents as follows:</p>
<p><strong>Eildon</strong> residents told me how they had to camp by the river in the evenings, fearful that a change of wind would send the fire exploding through their small community.</p>
<p>The residents of <strong>Yea</strong> were very supportive of their mayor for her courageous efforts to handle the situation since Black Saturday despite enduring some tough times and copping a lot of flack. Also, the ladies in Yea were enthusiastic when invited to get up and dance by our belly dancer, Cate O&#8217;Keefe, who followed my telling of  Sheherezade&#8217;s story.</p>
<p>A <strong>Flowerdale </strong>resident told me how she had lost her beautiful garden along with her home but, to her surprise and delight, the daffodils popped up this year with a happy show of yellow to honour the home they are rebuilding. Another Flowerdale resident, Tanya, told me how, during the rebuilding of the family home, she typed up the story of the house and the family, laminated it and inserted it in the bathroom wall before the plasterers came, leaving a delightful suprise for future renovators of that home!</p>
<p>Several ladies at the Women’s Dinner in <strong>Buxton</strong> commented on how they are now ready for a little fun and expressed their sincere appreciation that the library staff offered that to them.</p>
<p>The Inn at <strong>Narbethong</strong> is the Black Spur Inn which allocates a room for the local playgroup to use.</p>
<p>A Spring Song is a reference to a poem in <em>A Sentimental Bloke</em> written by C.J. Dennis (Australia’s Shakespeare) when he lived in <strong>Toolangi</strong>.</p>
<p>Sue Hill at <strong>Marysville</strong> said ‘the village rocks’ and the sign on one of the Marysville cafes reads &#8216;We’re coming back&#8217;.</p>
<p>The <strong>librarians</strong> in all these communities displayed outstanding commitment, generosity and kindness and a sincere willingness to embrace and nurture their communities thereby radically challenging the idea that librarians are ‘just sitting at the desk, all quiet and everything’ as Michael Moore is quoted as saying when he hailed librarians as ‘subversive’ and ‘a dangerous group’ he ‘wouldn’t mess with’.</p>

<title><![CDATA[CC Collectibles Show With Bill Bergey]]></title>

<description><![CDATA[This morning I made the 40 minute drive to the Marysville Lions Club to attend one of the CC Collect]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>This morning I made the 40 minute drive to the Marysville Lions Club to attend one of the <a href="http://cac-shows.com/Show_Schedule.html">CC Collectibles</a> shows.  The show was a little bigger than your standard mall show and I got to see some of the regular dealers.  Former Cincinnati Bengals and Philadelphia Eagle&#8217;s linebacker Bill Bergey arrived around lunchtime to sign a few autographs.  They had a lot of Eagles memorabilia you could purchase for Bergey to sign, but I took along my football.  I think this was the last autograph on this football because its getting a little full.</p>
<p>It didn&#8217;t take long to look through many of the dealer&#8217;s tables.  I picked up the following singles for my personal collection:</p>
<ul>
<li> Lynn Swann &#8216;08 UD Premier Dual Jersey #&#8217;ed/65 &#8211; this was the first Swann relic I&#8217;ve seen in person.  Goes great with my old relic collection.</li>
<li>Christy Mathewson &#8216;09 Topps Commemorative 1905 World Series Patch &#8211; I know its a manufactured patch, but I really like Mathewson cards and it looks cool.  I go by his college and grave everyday on my way to school.</li>
<li>J.A. Happ &#8216;04 Bowman Chrome First Year &#8211; One dealer had an album full of Phillies cards.  As soon as I found this one I knew I had to have it.</li>
<li>Shane Victorino &#8216;03 Bowman&#8217;s Best First Year &#8211; Another dealer had a huge stack of Victorino cards from 2003.  Even though he is in a Dodgers uniform I bought it.  I don&#8217;t think I&#8217;ve ever seen so many Victorino rookies at one dealer&#8217;s table in all my life.</li>
</ul>
<p>I also purchased a box of &#8216;09 Absolute Memorabilia Football from a dealer located in York, PA.  I pulled the following hits:</p>
<ul>
<li>Shonn Greene Jersey/Ball/Jersey Auto #&#8217;ed/299</li>
<li>Jason Smith Jersey Auto #&#8217;ed/25</li>

</ul>
<p>Overall it was a decent show.  A lot of Phillies, Eagles, and Steelers stuff.  Another dealer had a box full of vintage graded cards going all the way back to the 30&#8217;s.  It was fun looking through all of those cards.  I give this show 3 hot dogs out of 5 (1=poor &#38; 5=perfect).</p>

<p>PATASKALA &#8212; After years of quietly working in the background, Pataskala&#8217;s &#8220;guardian angel&#8221; was recognized for his generosity on Thursday.</p>
<p>Tom Johnston, the owner of J&#38;D Basement Systems <em>(Note: That&#8217;s us, The Basement Doctor organization</em>) on U.S. 40 for 22 years, was presented the Pataskala Rotary Club&#8217;s prestigious Vocational Service Award.</p>
<blockquote><p>&#8220;He is a local businessman who epitomizes the requirements of the Vocational Service Award,&#8221; said Judy Baird, who nominated Johnston for the honor. &#8220;He&#8217;s generous. He is ethical and caring. He does whatever he can do to help people in need.&#8221;</p></blockquote>
<p>In presenting a plaque signifying the honor, Rotarian Julie Maurer echoed the words in Baird&#8217;s nomination form, calling Johnston a &#8220;guardian angel.</p>
<blockquote><p>&#8220;He discretely and anonymously does many acts of kindness for those in need,&#8221; Maurer said, including support of special service events, Little League baseball, and a special tornado awareness event last spring.</p>
<p>&#8220;He&#8217;s helped families in need with groceries and payment of utility bills and helped people move,&#8221; Maurer said. &#8220;In the past two years he has provided thousands of dollars to people in need in Pataskala. He sees the need and steps up quietly&#8230;.&#8221;</p></blockquote>
<p>Maurer added that Johnston often hires individuals who are need desperate need of employment.</p>
<p>Criteria for the Vocational Service Award include demonstration of pride and extraordinary leadership skills, making visible contributions to the quality of life in the Licking County community, enhancing the performance of one&#8217;s business or institution, and setting high standards for ethical relationships with employees, peers and customers.</p>
<p>Johnston, in accepting the honor, said he was honored to be listed among several civic-minded individuals who are past award winners. Previous honorees present were Martha Tykodi, Daniel Bauer, and Tom and Margaret Caw.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>I am stealing one of Oprah&#8217;s gimmicks.  I hear she has shows specifically about her favorite things.  I, too, have some favorite things.  <img src='http://s.wordpress.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  </p>
<p>I like to take lots of photos of my family, other families, buildings, plants, landscapes, my friends&#8230;well, you get the idea.  I keep practicing and keep my camera ready because I just never know when a great image will emerge.  Keep in mind that a great image doesn&#8217;t necessarily mean it is composed to perfection.  Sometimes what I think makes a great image is the emotion it evokes.  I like to look back on these images to see what I thought was important at the time.  Sometimes it even sparks some creativity if I&#8217;m in a photo rut. </p>
<p>I can see that I&#8217;m rambling.  Without further ado, here are a few of my favorite things:</p>

All of the games were back-to-back and between the two of us we captures an amazing 2800 photo&#8217;s! I&#8217;ve spent the day going through them and wanted to share some of them here with you.</p>

<p>I while back I posted a nod to Angela Shoemaker and her work at the Prison Nursery at Ohio Reformatory for Women, Marysville, OH.</p>
<p>Since then, Angela has been busy with her <a href="http://www.angelashoemaker.com/vignette/story.html" target="_blank">multimedia work on families and the recession</a>, updating her website theme &#38; images and <a href="http://blogs.nppa.org/visualstudent/2009/09/21/applying-for-a-fulbright-angela-shoemaker/" target="_blank">securing a Fulbright Grant</a> to photograph Muslim youth in the Netherlands.</p>
<p><a href="http://angshoemaker.wordpress.com/story-prison-nursery/" target="_blank">Check out Angela&#8217;s series about mothers and babies in prison</a>. She has provided us with good background information to the program.</p>
<p>The stand out stat for me was that only 16 of the 138 women who have passed through this program have re-offended which is good for them and very good for us as a society.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Marysville, OH ~ This girl has attitude.  In a good way!  She&#8217;s stylish, fun to work with, edgy, beautiful, a little shy and was ready to bring it!  Her senior shoot was on a cold, windy, overcast October afternoon, but that didn&#8217;t stop us.  We ventured out to one of our local covered bridges to get a fabulous rural backdrop for our shoot and we OWNED the place. </p>

<content:encoded><![CDATA[<div class='snap_preview'><p>I recently got a chance to capture my family&#8217;s younger generation.  It&#8217;s rare that all the little ones are at the same place at the same time.  The kids in these photos (besides mine) are my cousin&#8217;s kid&#8217;s kids.  They did not want to sit still for me, but preferred to run and play because it was one of the last nicer fall days we would see in a while.  But, I managed to get a few anyhow: </p>
