<title><![CDATA[The Orchestration of a Real Estate Transaction]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p><span style="font-family:Times New Roman;font-size:small;">Earlier this month my husband  and I were staying at The Breakers, the famed hotel of West Palm Beach.   One of the managers likened the coordination of the services at a hotel  to that of an orchestra director.  The conductor is key to the  coming together of many unique instruments playing sounds at just the  right time and place in order for beautiful music to occur.  In  a hotel with the rich heritage of The Breakers, it means team members  making certain everything is in place at the right time.  And in  a real estate transaction, it means the coordination of a myriad of  details in the process of selling and buying a home, which also requires  a master conductor. </span></p>
<p><span style="font-family:Times New Roman;font-size:small;">That master conductor is often  the Realtor.  In the marketing and selling of a home, the following  are just a few of the details that the Realtor orchestrates:  photography  of the property, preparing a marketing brochure, consulting with the  client on improvements and/or staging, obtaining a plat from the county  or homeowner, entering the property into MRIS and distributing to numerous  internet websites, configuring a virtual tour, hosting a Broker’s  Open with refreshments for other agents to view the home, installing  a sign and lock box (if appropriate) or showing the home by appointment,  having Sunday open houses if desired by the seller, advertising in newspaper  and other media outlets, sending out “Just Listed” postcards to  potential purchasers.  Until the property receives an offer, many  of these aspects of the marketing chorus are repeated, in addition to  contacting all the agents who have shown and/or previewed the home to  obtain feedback and keeping the seller apprised of market conditions. </span></p>
<p><span style="font-family:Times New Roman;font-size:small;">Once an offer is received,  then the negotiations begin, a new verse in the orchestration analogy.  Contract negotiations require an entirely other level of expertise.   A master Realtor contacts all other parties who have seen and expressed  an interest in the property to see if additional offers can be generated,  and or the current offer be bettered.  The Realtor works together  with the agent on the other side to provide the best possible outcome  for the client. </span></p>
<p><span style="font-family:Times New Roman;font-size:small;">After the contract has been  ratified, which is when all parties have agreed to all the terms in  writing and the offer has been delivered, the next verse begins.   These are but some of the many steps that can occur:  home and  radon inspections performed and agreement reached between parties; home  or condo association documents obtained, delivered and acknowledged;  meet the appraiser at the property to provide comparables and improvements;  application made for property insurance; application and completion  of all underwriting requirements for lender; wood-destroying pest (commonly  known as termite) inspection completed; delivery of copies of the contract  to and complete necessary paperwork for settlement company; determine  if a re-issue rate is available on title policy and obtain documentation  if necessary; be certain the survey and title have been ordered and  all is acceptable to parties; verify that the earnest money has been  deposited and the funds have cleared; coordinate septic and well inspections  if applicable and repairs/replacement as necessary; coordinate the performance  of any work required under the contract and agreed to by parties and  provide receipts to parties; complete home warranty paperwork if applicable;   obtain a HUD-1 from the settlement company for review by all parties;  coordinate the walk through inspection; and attend settlement with the  client.</span></p>

<p>The Santa Clarita City Council will hold a <a href="http://www.santa-clarita.com/cityhall/agendas/council/special/09Dec8reorganization.pdf">Re-Oganization Special Meeting</a> tomorrow, Tuesday December 8, beginning at 5 p.m. at City Hall. The meeting will air locally on Time Warner Channel 20, AT&#38;T Uverse Channel 99 (menu option Santa Clarita) and SCVTV.com as well as the Santa-Clarita.com.</p>
<p>During the re-organization meeting, outgoing Mayor Frank Ferry will make remarks and presentations will be made. The City Clerk will then open nominations for the 2010 Mayor. Once a nomination is recieved and seconded, the  five members of the City Council select the new Mayor by majority vote. The new Mayor will be sworn in, open nominations for a new Mayor Pro Tem and give an acceptance speech, outlining the goals for the new year.</p>
<p>The regular meeting, and last meeting of 2009, will follow the special meeting at 6 p.m.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>In their first trip to Cincinnati the K-Wings certainly weren&#8217;t flying, as the Cyclones came up one short of providing the 3156 in attendance with some Thanksgiving BBQ. <a href="http://www.cycloneshockey.com/team-news/cyclones-clip-wings-4-1">The 4-1 victory was probably one of the Cyclones most complete game of the season</a>.  The Boys took it to Kalamazoo early and didn&#8217;t let up, the lone K-wings goal was a Power Play tally that &#8216;Clones net minder Jeremy Smith probably wants back. The effort saw 7 different Cyclones tally points as the Boys out shot the K-Wings 45 to 26. The Defense played well, stifling the K-Zoo forwards on the few occasions they were able to mount an attack. From zone to zone, the game showed what this years team is capable of when they keep their feet moving and play for a full 60 minutes.</p>
<p>-Dustin Sproat keeps rolling, as does Scott Reynolds. When the Cyclones get Voakes healthy and if Chris Mueller returns from Milwaukee, the Cyclones will have legitimate scoring threats on each line; something they haven&#8217;t had since the Kelly Cup Championship year.</p>
<p>-Not so lame duck. In a previous post, I raised some questions about Dwayne Zinger after watching him play some questionable games. Last night Dwayne played an excellent game. I hope it&#8217;s a trend that continues and that previous efforts were a fluke.</p>
<p>-There was a distinct lack of chippiness in last nights game. Could it be the beat down Zinger put on Lloyd a few games back? Or perhaps the return of Hans Benson? I&#8217;m thinking it&#8217;s a bit of both. Zinger has proven his value at standing up for teammates and now with Benson back in the fold the Boys certainly have a little more edge to their game. Factor in a little Ryan Del Monte and Brett Robinson (Brett says that his game has some edge and he likes to chirp a bit, but hasn&#8217;t done too much of it yet) and the Cyclones have plenty of edge to keep the opposition honest.</p>
<p>-McLean keeps getting better. I said previously that Mike was not living up to my expectations, but after a multi-assist night a few games back, Mike kept it going with a second period goal that I can only describe as disturbingly nice. It&#8217;s good to seem him get it going.</p>
<p>-Since the weekday series with Trenton that saw the Cyclones only manage 1 Power Play goal despite 19 chances, the &#8216;Clones have scored Power Play goals in their last 3 games. The Power Play is currently ranked 8th in the League at 18.6% which isn&#8217;t bad, but with the opportunities the Team is generating it would be nice to see the Unit convert around 20% to really make the opponents pay.</p>

<p>“The documents in this series were kept by two brothers, William Henry Street and John Ambrose Sherman Street, who were born in Burton, Sunbury County, the sons of Hon. Samuel Deny Street and Abigail Freeman.  They were educated at public schools in Burton and Fredericton.</p>
<p>William Henry Street was born April 11, 1793.  After completing his education, he engaged in the mercantile business in Saint John.  He was twice mayor of Saint John (1835-1836 and 1848-1849) and served in the militia.  In the General Election of 1842, he ran for Saint John City and, after protest, was awarded the seat.  He sat until the dissolution of the House in 1846 when he retired from politics.  W.H. Street was married twice: in 1824 to Mary Bruce, and in 1847 to Sarah Boyd Orr.  He died in Saint John on April 4, 1875.</p>
<p>John Ambrose Sherman Street was born September 22, 1795.  He studied in his father&#8217;s law office and was admitted to the New Brunswick Bar on February 22, 1817.  He practiced law at Chatham, Northumberland County, and in 1823 married Jane Isabella Hubbard.  He was elected to the Assembly as a Conservative member for Northumberland County at a by-election in 1833.  He sat in the House almost continuously until his defeat in 1856.  He then moved to Fredericton and unsuccessfully ran for York County in 1861 and 1865.  He was made a member of the Executive Council in 1851, and served as Attorney-General until 1854.  He died in 1865.</p>
<p>The Street Records pertain to the legal and business affairs of the brothers.  The material is catalogued alphabetically according to client&#8217;s name.  The types of documents found here include: indentures, deeds, declarations, bonds, assignments, correspondence, and leases.  The material dates from 1812 to 1863.  This series measures 9 centimeters.&#8221;</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Today, one of my patients asked me&#8211;Dr.Fan, You are the Provider in My BlueCross BlueShield Insurance Network, Why I have to Pay Acupuncture Treatments?</p>
<p>Here is the answer:</p>
<p>Only when the patient has acupuncture coverage, patient&#8217;s insurance may pay the acupuncture fee for patient. Why I say &#8220;may&#8221; pay for?</p>
<p>It depends on a few conditions:</p>
<p>(1) If patient has HMO, even patient does have acupuncture coverage, the provider is not an in-network provider, patient has to pay by himself/herself;</p>
<p>(2) If patient has PPO(with acupuncture coverage), and without limitation in deductible and illness condition, the provider also is an in-network provider, insurance company should pay for the patient&#8217;s acupuncture treatment.</p>
<p>If the patient has a PPO but without acupuncture benefit, patient have to pay out of the pocket. But the insurance may advise the provider to give such patients some extent discount/or just pay a reduced fee;</p>
<p>If the patient&#8217;s PPO with acupuncture benefit, but has some pre-conditions, such as acupuncture treating the low back pain only, the patient has to pay for acupuncture treating other conditions, such as upper back pain, neck pain, etc. If the patient has deductible, say, $500, or $1000, even acupuncture is covered, the deductible part has to be met first-pay by patient first.</p>
<p>And the copay(such as $25 or $40) or coinsurance part (such as 10%,20% of the &#8220;allowed amount&#8221;,etc) is patient&#8217;s responsibility.</p>
<p>(3) Another issue is: insurance may cover acupuncture, electric-acupuncture only, other related therapies, such as Cupping, Tuina, Infrared, etc, in the theory, should be paid by patient. However, sometime, the provider may give patient a courtesy&#8211;at no additional fee.</p>
<p>Sometime, the flexible spending account could help patient to cover the part of self-pay, save patient&#8217;s tax in healthcare part.</p>

<p>Many cancer patients seek acupuncture as a complementary therapy when they get conventional oncological therapies, such as various chemo, radiation, surgical treatments.</p>
<p>We have several cancer patients under acupuncture long-term treatments.</p>
<p>One patient had very bad anemia, after 2 year acupuncture treatments, her Hb improved from 5 g to 12.5 (recently). And her complexion improved a lot.</p>
<p>One patient under chemotherapy, his WBC droped down to 1,500, after two session acupuncture in one week, before his MD considered using drug to stimulate blood production, his WBC already got up to 6,500.</p>
<p>Our patients also told us,  after acupuncture, their energy level goes up, more relax and happier, acupuncture eliminates some uncomfortable from other therapies, help them tolerate more chemoand other strong treatments.</p>

<p>The Cyclones are currently 7-6-0-1 for 15pts, which is good enough to overtake Toledo for second in the Division and 8th in the Conference. This Sunday&#8217;s late afternoon affair against Toledo will be another big one for the boys.</p>
<p>The Cyclones got their first look at Kalamazoo where they, again, showed some early season resiliency in battling back to a <a href="http://www.cycloneshockey.com/team-news/kalamazoo-takes-shootout-win-cyclones-4-3">4-3 shoot out loss</a> in the first game and a <a href="http://www.cycloneshockey.com/team-news/cyclones-rally-comes-short-%E2%80%93-3-2-loss-kalamazoo">3-2 loss</a> in the second. The boys played from behind in both games; Friday nights game being a back and forth game in which the &#8216;Clones just couldn&#8217;t get the go ahead goal, and on Saturday, from what has been described to me as a sloppy game by the boys, falling behind early but finding away to make a game of it in the 3rd but again couldn&#8217;t find the equalizer. All in all, it wasn&#8217;t a bad showing by the Boys, especially given how depleted the line up is.</p>
<p>Trenton came to town for two midweek match ups, one of which being the <a href="http://www.cycloneshockey.com/team-news/cyclones-attendance-sets-record-%E2%80%93-average-leads-league">Education in Hockey Day game, which not only had the Boys playing in front of 8900+ screaming kids, but also had the Cyclones leading the league in attendance</a>&#8230;ok, it was only for a day but still, it&#8217;s impressive to see how the organization has grown on and off the ice. The kids saw a good game too, the <a href="http://www.cycloneshockey.com/team-news/cyclones-strike-early-3-1-win-over-trenton">Cyclones won 3-1</a> in what could best be described as a chippy affair, with Trenton racking up a total of 41pms on 15 infractions, giving the &#8216;Clones 12 Power Play chances (more on the PP in a bit). <a href="http://www.cycloneshockey.com/team-news/cyclones-drop-4-2-verdict-trenton">Wednesday night saw the Cyclones dominate play but come up short 4-2</a>. The &#8216;Clones out shot Trenton 39 to 16 but just couldn&#8217;t solve Trenton&#8217;s 6&#8242;5&#8243; net minder Gerald &#8216;what-you-talkin-bout-willis&#8217; Coleman. The game saw Trenton convert on 2 of 6 Power Play chances.  In my opinion, on at least 3 of the goals, Cyclones&#8217; goalie Robert Mayer was left hanging by defensive break downs. Overall it was a game the Cyclones dominated, but Trenton was able to capitalize on Cyclone mistakes to take the win.</p>
<p><a href="http://www.cycloneshockey.com/team-news/cyclones-drop-toledo-4-3">The Power Play finally put some goals on the board Friday night in Toledo and the Boys hung on late and earned a 4-3 win</a>. The Power Play converted on 3 of 4 chances, which was a relief after it went 1 for 19 in the two games verse Trenton.</p>
<p>-The bipolar special teams continue. The Cyclones Power Play has converted on 16 of 86 chances for 18.6%, which is good for 9th in the League. That&#8217;s not bad, but with the unit is generating chances  it is, that number needs to be higher, at least 20%. Luckily, the Penalty Kill is still clicking along at League leading 89.4%, allowing just 7 goals on 66 man down situation (I don&#8217;t know the exact number on this but there have been some 5 on 3 kills along the way and it doesn&#8217;t appear that the Boys have surrendered a goal while down 2 men).</p>
<p>-The Cyclones are the least penalized team in the League. The have amassed just 209pims for an average of 14.9 per game.</p>
<p>-Dustin Sproat leads the team in scoring with 7g-8a-15pts.</p>
<p>-Lame Duck? I learned my lesson last season, when I called out Matt Syrczinski only to find out he was playing injured for most of the season, but I do want to say that I haven&#8217;t been impressed with Dwayne Zinger. He has quite a hockey resume, but personally I haven&#8217;t seen what I was expecting. It doesn&#8217;t look like he&#8217;s moving his feet well and forwards on the rush are able to turn the corner and drive the net on him frequently. He did start the season on IR, perhaps Chuck was forced to bring him back early as other defensemen where hampered with more serious injuries,  and he&#8217;s not 100% or not in game shape. I do like the leadership he has shown. He frequently sticks up for teammates and while not known as a fighter, he more than holds his own when the gloves come off. He also knows the right times to step in and drop the gloves.</p>
<p>-Mike McLean posted a multi point game last night against Toledo, depending on the source it was either 2 or 3 assists. Hammer&#8217;s recap has him at 3, th score sheet from last night initially had him at 3, but as of today has him at 2. I was expecting big things out of him after what he did last year on a bad team in Dayton. He currently has 6g-3a for 6points and is a staggering -10. I thought he had some extra jump and confidence with the puck against Trenton. Maybe he&#8217;s finally starting to get going.</p>

<p>The beta-blocker could decrease the pulse rate and force, so the pulse may be weak and slower than should be; The anti-hypertension drugs also affect patient pulse depending on specific style of action.</p>
<p>Some medications may be in-directly affect the pulse. For example, some antibiotics may hurt patient&#8217;s stomach, causing gastritis and pain, which may cause patient has a string pulse.</p>

<p>You can go one step further during very low temperatures and increase the warm air circulation in the house by opening interior doors, as well as cabinet doors under the sinks, especially when your water lines are next to exterior walls.</p>

<title><![CDATA[U.S. Government Medical Researchers Ask Dr. Fan ]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p>By invitation of the National Institute for Neurological Disorders and Stroke (NINDS) in Bethesda, MD, Dr. Arthur Fan (Fan Ying) recently lectured more than 20 medical doctors and clinical fellows on current progress, scientific studies, and clinical effectiveness evaluation in the treatment of movement disorders, especially Parkinson&#8217;s Disease, with acupuncture and traditional Chinese medicine (TCM).</p>
<p>As part of his Jan. 29, 2007 lecture on the National Institutes of Health (NIH) main campus, Dr. Fan showed videos demonstrating the beneficial effects of TCM on Meige&#8217;s syndrome (a dystonia) and Huntington&#8217;s disease, in addition to Parkinson&#8217;s. After the lecture, Dr. Fan answered questions regarding the placement of acupuncture needles in the body and scalp, the differences between manual and electric acupuncture, and the safety of using traditional Chinese herbology in neurological patients.</p>
<p>&#8220;In the treatment of movement disorders, which often diminish patients&#8217; quality of life and are difficult to heal with Western medicine, TCM may dramatically improve patients&#8217; lives by decreasing clinical symptoms in some cases,&#8221; says Dr. Fan. &#8220;For example, after acupuncture, the stiffness and shaking of extremities caused by Parkinson&#8217;s will often stop for many days. Also, TCM, including herbology and acupuncture, can improve patients&#8217; sleeping and stabilize their emotions.&#8221;</p>
<p>Dr. Fan holds the National Certification Commission for Acupuncture and Oriental Medicine (NCCAOM) certificate in Oriental Medicine, which comprises Acupuncture, Chinese Herbology and Asian Bodywork. This little-held certificate reflects his expertise in the use of Chinese herbs and therapeutic massage, as well as acupuncture, in the authentic practice of Chinese medicine.</p>
<p>Dr. Fan&#8217;s clinical practice is continually enhanced by his evidence-based research in TCM. In China he conducted research in his medical specialty areas under grants from the Chinese Nature Science Foundation. In the United States he has been an active scientific researcher in complementary and alternative medicine (CAM) under federal National Institutes of Health (NIH) grants. For the University of Maryland medical school, Dr. Fan is currently a consultant for the scientific study of TCM.</p>
<p>As an internationally noted TCM research scholar, he is also a CAM reviewing expert for several well-known medical publication houses including Elsevier and World Scientific. The recipient of several important awards from the Chinese government, Dr. Fan has been the subject of coverage by the international news agency Reuters Health.</p>
