Central Tendency

How much time has Carl been spending test driving different cars? When describing the data collected on a given variable, whether it be a Six Sigma or other type of study, a measure of central tendency is often reported. The Mean, Median, and Mode are all measures of central tendency. Here is an example: Carl took 10 cars for a test drive and this is how many minutes he spent driving each of the 10 cars: 5, 10, 10, 10, 11, 12, 15, 15, 16, and 18.

The mean (average) is calculated by adding these 10 numbers and then dividing that sum by 10 since that is how many test drives he took. The sum of these numbers is 122 minutes. Divide this by 10 to obtain the mean, and the answer is that 12.2 minutes were spent on average with each car.

The Median is the number in the middle of the distribution. The numbers are first sorted as they are above from smallest to largest, and the number found in the exact middle is the median. Since we have an even number of observations in this case (10 test drives) there are two numbers in the middle—11 and 12. Because there are two numbers in the middle, the Median is what number would be right in-between those two numbers. This can be found by taking the mean of these two middle numbers. So 11 + 12 = 23 which when divided by 2 is 11.5. So the Median is 11.5.

The Mode is simply the most frequent number. In this case, three cars were driven for 10 minutes, which is the most frequent number in this distribution, so the Mode is 10.

Lies, Damned Lies, and Statistics (21): Misleading Averages

Did you hear the joke about the statistician who put her head in the oven and her feet in the refrigerator? She said, “On average, I feel just fine.” That’s the same message as in this more widely known joke about statisticians:

And then there’s this one: did you know that the great majority of people have more than the average number of legs? It’s obvious, really: Among the 57 million people in Britain, there are probably 5,000 people who have only one leg. Therefore, the average number of legs is

And because most people have two legs, they have more legs than the average number of legs (1.9999123) (source). In this case, the median would be a better measure than the average or the mean.

But seriously now, averages can be very misleading, also in statistical work in the field of human rights. Take income data, for example. Income as such isn’t a human rights issue, but poverty is, as well as income inequality. When we look at income data, we may see that average income is rising. However, this may be due to extreme increases at the top 1% of income. If you then exclude the income increases of the top 1% of the population, the large majority of people may not experience rising income. Possible even the opposite. And rising average income – even excluding extremes at the top levels – is perfectly compatible with rising poverty for certain parts of the population.

Averages are often skewed by outliers. That is why it’s often necessary to remove outliers and calculate the averages without them. That will give you a better picture of the characteristics of the general population (the “real” average income evolution in my example). A simple way to neutralize outliers is to look at the median – the middle value of a series of values – rather than the average (or the mean).

An average (or a median for that matter) also doesn’t say anything about the extremes (or, in stat-speak, about the variability or dispersion of the population). A high average income level can hide extremely low and high income levels for certain parts of the population. So, for example, if you start to compare income levels across different countries, you’ll use the average income. Yet country A may have a lower average income than country B, but also lower levels of poverty than country B. That’s because the dispersion of income levels in country A is much smaller than in country B. The average in B is the result of adding together extremely low incomes (i.e. poverty) and extremely high incomes, whereas the average in A comes from the sum of incomes that are much more equal. From the point of view of poverty – which is a human rights issue – average income is misleading because it identifies country A as most poor, whereas in reality there are more poor people in country B. So when looking at averages, it’s always good to look at the standard deviation as well. SD is a measure of the dispersion around the mean.

Saya sangat tertarik dengan bagaimana kumpulan data bisa berbicara dengan pembacanya. Bagaimana kumpulan data tersebut bisa punya arti tertentu yg sangat berperan dalam mengambil keputusan.

Ada banyak tehnik analisis data yg dapat membantu menginterpretasi data. Mulai dari yang paling dasar sampai yang paling advance. Pada tahapan yang paling dasar, pengolah data biasanya akan menemukan angka yang paling mewakili (kita sebut saja nilai representatif) seluruh populasi data. Nilai representatif bisa diartikan sebagai semacam tehnik untuk interpretasi data dengan melihat secara “sepintas” inti atau tema sentral yang dibawa data-data tersebut ke hadapan pembacanya. Atau untuk lebih mudahnya, nilai representatif adalah nilai yang paling mendekati seluruh nilai yang ada dalam satu populasi.

Ada tiga macam nilai representatif yang kita kenal, yaitu Mean, Median, dan Modus. Ketiganya merupakan jawaban paling awal terhadap pertanyaan “Datanya seperti apa?”

Mean
Mean adalah rerata dari kumpulan data tertentu. Mean dicari dengan menjumlahkan semua data dan membaginya dengan total kasus. Jika anda menghitung menggunakan aplikasi analisis data seperti Excel & SPSS, yang anda lakukan adalah membagi “sum” data dengan “count” data (SUM/COUNT). Ini adalah cara penghitungan yang paling banyak dipakai para pengolah data dan peneliti. Pada kebanyakan populasi data yang normal, Mean adalah cara paling baik untuk mencari nilai representatif. Tapi tentu saja, ada kondisi-kondisi tertentu di mana ada cara lain yang lebih baik dari Mean.

Modus
Cara mencari nilai representatif ketiga adalah Modus. Kalau bagi saya pribadi, modus paling mudah dipahami fungsinya. Modus adalah angka paling umum atau paling banyak dari satu populasi. Contoh, jika dalam sekumpulan data hasil tes IQ dari sekumpulan orang dalam satu kelas ditemukan modus = 109, maka ini berarti bahwa orang dengan skor IQ = 109 paling banyak ditemukan dalam populasi kelas tersebut. Jika sebaran data nya berbentuk simetris sempurna dan memiliki satu Modus, maka dalam kasus seperti ini Modus akan sama dengan Mean. Dalam banyak situasi Modus kurang banyak digunakan dibanding Mean. Mean dianggap sebagai nilai representatif yang lebih baik. Jika anda memiliki data yang memiliki nilai ekstrim (tinggi atau rendah) tapi jumlahnya sedikit, hal ini tidak akan merubah nilai Modus, namun dia akan merubah nilai Mean. Karena itu, Mean biasanya lebih mampu merepresentasikan SELURUH populasi.

Median
Median adalah nilai tengah. Nilai ini anda peroleh dengan mengurutkan seluruh data dalam populasi dan menentukan data yang berada di tengah. Jika data yang anda miliki berjumlah genap, maka akan ada 2 data yang letaknya di tengah. Dalam kondisi seperti ini, Median diperoleh dengan menghitung rerata dari kedua data yang berada di tengah.
Dalam kasus tertentu, Median lebih baik dibandingkan Mean dalam merepresentasikan populasi. Hal ini terjadi dalam kondisi di mana ada sedikit data yang menyimpang (dengan simpangan sangat jauh) dalam satu populasi, yang akan sangat mempengaruhi Mean tanpa mempengaruhi Median. Contoh, dalam satu komplek perumahan yang terdiri dari 100 keluarga, nyaris seluruh keluarga di perumahan tersebut mempunyai pendapatan perbulan sebesar 5 juta rupiah, kecuali satu keluarga. Satu keluarga ini punya pendapatan perbulan sebesar 500 juta rupiah. Jika dihitung, Mean penghasilan adalah 9,95 juta.* Faktanya, tidak satupun keluarga dalam perumahan tersebut memiliki pendapatan bulanan yang mendekati 9,95 juta rupiah. Jadi, angka ini benar-benar dapat menyesatkan. Nilai Median dalam kasus ini adalah 5 juta rupiah. Nilai yang “mirip” dengan banyak sekali keluarga dalam perumahan tersebut. Nilai yang akan sangat mudah anda temukan jika anda berjalan-jalan di perumahan tersebut.

FHA Loan Limits As a result of the passage of the American Recovery and Reinvestment Act of 2009, on February 25, 2009, HUD published changes to FHA’s single family loan limits . Given that most of the loan limits decreased for 2009, most areas will revert to the higher 2008 mortgage limit. On October 29, 2009, House and Senate passed legislation to extend the current loan limits for FHA and Freddie Mac and Fannie Mae (the government sponsored enterprises, or GSEs) through December 31, 2010. These loan limits, set at 125% of local area median home price and capped at $729,750, would have expired on December 31, 2009 in which case loan limits would have been reduced in many markets.

Greater Greenville includes Greenville, Simpsonville, Greer, Easley, Fountain Inn, Mauldin, Taylors, Travelers Rest, Piedmont, Landrum, Marietta, pelzer, some parts of Spartanburg County, Anderson County, Pickens County, Laurens County, and Oconee County). Average price of these sold listings was $174,525, Median price was $139,900, total sold volume was $104,191,611, and average Days on Market (DOM) was 112 days.

Year to date from January 1st – September 30th 2009, there were 5015 residential homes sold. Average sold price was $168,298, Median sold price was $140,000, total volume was $844,012,063, and average DOM was 102 days.

The Market is Alive & Well!!!

Wow! It’s been a while since I have blogged! I am turning over a new leaf though! More blogging. Being that Twitter and Facebook are the new social-internet-media-in-crowd, I have been neglectful but never fear because, I’m baaaccckkkkk!!!

I also wanted EVERYONE to know that the market, real estate that is, is alive and well! Yes, the first-time homebuyers are driving the market with the help of the $8,000 tax credit. New homeowners are cashing in, compliments of Uncle Sam, and are either replenishing their savings from the home purchase or upgrading and fixing up their new purchase. Whatever they decide to do is one thing, but the fact is that, despite what the media says about the job market and the unemployment rate, people are STILL buying houses! Which is great for me. Let’s hope the government does the right things and extend the tax credit so that people can continue to take advantage of record low home prices and mortgage rates. I have been able to take advantage of more sales because when a lot of agents saw the housing market decline, they did not renew their licenses or got out of the business altogether. I love working with the first-time homebuyers! Not only are the armed with TONS of information and knowledgable about the mortgage process, they are enthusiastic, patient and ready to embark on the new journey of homeownership. The median price for purchasing a home in GA seem to be around $160,000 or less and first timers are buying them up!

Another market that is alive and well is the…you guessed it!…the RENTAL market! The rental market has helped numerous Sellers get the majority or all of their mortgage paid each month. These Sellers have had their property listed on the market for a while and its JUST NOT MOVING! In turn, they decide to become a landlord to keep the bills paid and avoid the big “F” (foreclosure)! Renting also helps those who have recently experienced foreclosure and need somewhere to live, or for people ready to buy a home and are not quite their credit wise! Either way, it’s a win-win because people will ALWAYS need somewhere to live. Being a landlord is NOT for everyone so do your homework before you make this decision, but most of all, if the tenants are paying you rent to live there, PLEASE pay your mortgage. It is very unfair for a landlord to accept rent and the house goes into foreclosure. I will dedicate and entire entry, one day, to that subject.

Easley is only a short drive from downtown Greenville, and there are a wide variety of Real Estate available in Easley. There are several shops, restaurants, auto dealerships and more located on highway 123, the highway that goes from downtown Greenville through Easley.
The city of Easley was named after Confederate Gen. William King Easley, who in the late 1800s, persuaded officials from the Charlotte-to-Atlanta Airline Railroad to lay a track through the town. This track helped fuel the development of textile industry in Pickens County.
Easley is the largest city in Pickens County. Pickens County is home to Sassafras Mountain, the state’s highest point at 3,548′. There are three lakes that line the western edge of Pickens County from the North Carolina border to Clemson, and they are Hartwell, Keowee, and Jocassee.
