New rules by Uncle Sam are encouraging such a thing, all within reasoning. Let me explain. You and and your significant other are permitted to give a gift, whether money or property, within $13,000 , without having to pay taxes for yourself or the person you  are giving such a wonderful gift to.

According to the Wall Street Journal, ” if you and your spouse wanted to give $50,000 to your son for a down payment on a house, together you could gift him $26,000 this year, and $24,000 next year, tax-free.” (Give a Home for The Holidays, by June Fletcher)

This would be a great time tto do so before the federal government’s tax credit package expires next summer. If your gift helps your loved one reach 20% or more of the sales price, he/shou could also avoid paying private mortgage insurance.

Finding the best deals in Miami Beach real estate doesn’t necessarily always involve playing a game of bargaining with the seller.  In fact, if you’re not the negotiating type then there’s little reason to even involve yourself in such a scenario, unless you’ve got Miami Beach realtors working on your behalf.  Worthwhile and reduced Miami Beach real estate can be found in other ways, here are some of the alternatives.

Don’t overlook listings that are a little older.  Time is obviously your best friend in this scenario and the more of it that has gone by, the better your chances are.  Property listings that have spent a considerable amount time on the market generally come with larger discounts.  Because the property has been sitting idly on the market, the seller is also a better candidate in accepting a lower offer.

Look for properties with repairable flaws.  If you find Miami real estate that’s in a less than desirable condition, the odds are that the seller is primarily concerned with finding a buyer willing to purchase the home, not how much they can sell the place for.  Although this may sound tempting, it’s still strongly encouraged that you request a home inspection so you know what you’re in for.

The early modern history of South Beach, Florida goes back to 1870.  In that year, the Lum brothers, Henry and Charles, purchased some land to be used for coconut farming.  These 165 acres soon became known by the family as “South Beach”.  The first house was built on the beach in 1886 and the Lum brothers stayed for a few years.  In 1894 the Lums left the island and John Collins came in and farmed on the land also.

People nearby began to take notice of the land in 1912 when the Lummus brothers, businessmen from Miami, bought 400 acres with the plans to build modest homes on the beach.  Collins began building a bridge in 1913 from Miami to Miami Beach, but funding fell through and it was put on hold for some time.  Carl Fisher came to the beach in 1913 with his own plans for the Beach, namely to make it into its own separate city from Miami.  Fisher later helped Collins finish the Collins Bridge, and in 1915 Collins, Lummis, and Fisher all worked together to incorporate the Town of Miami Beach.

It wasn’t until 1920 that more residents began moving in.  Millionaires such as J.C. Penny and Harvey Firestone bought and built oceanfront mansions on South Beach real estate, and President Warren Harding stayed at the Flamingo Hotel.  Famous residents like these created a stir about the area among the rest of the country.  Soon the area was filled with well-to-do individuals, and the city became almost exclusively wealthy.  Those that could do so began moving out of their Miami homes into South Beach real estate, and the area flourished.
