<p>Drivers Jonas won&#8217;t be going to MIPIM next March. There will be no drinks and nibbles at the well-branded DJ Café Pavilion on the Croisette. Why not: because DJ is being sued for several hundred thousand Euros for &#8220;parasitical behaviour&#8221; by Reed Midem, the organisers of the annual jamboree.</p>
<p>The story is told in<a href="http://www.thisislondon.co.uk/standard-business/article-23757299-mayors-vision-for-building-has-its-emphasis-on-quality.do"><strong> </strong><strong>today&#8217;s</strong></a> Evening Standard column. Habitués of the Cannes show will understand the arguments behind the case. Reed Midem are fed up with firms setting up their own fringe events at the show, without buying either a ticket or stand space at the main event. DJ (and plenty of others) reckon France is a free country and they have a perfect right, both morally and legally, to do as they wish.</p>
<p>The case against DJ in France is being defended to the last ditch by Herbert Smith&#8217;s finest. That will take a long while. Meanwhile what will be the reaction of the fellow members of the Windsor Group of top agents chaired by Nick Shepherd, managing partner of Drivers Jonas? Will there be a show of &#8220;one-out-all-out&#8221; solidarity?</p>
<p>Unlikely: even though a win in the French courts would allow all the other members to do what most of them want to do &#8211; thumb their nose at Reed Midem and set up for free on the fringe. Reed Midem must think that risk is worth taking &#8220;pour encourager les autres&#8221; to pay up. But the French risk watching a British celebration on the Croisette if they lose.</p>

De hecho un espacio como éste no hace justicia a su trayectoria. Haría falta un libro, que no sé que exista pero que debería escribirse si no se ha hecho ya.</p>
<p><span style="font-size:11pt;font-family:Arial;">Supe de Hines por primera vez allá por 1995 cuando el desarrollo de Diagonal Mar, sobre los terrenos de la antigua fábrica de Macosa en los que previamente se había atascado Kepro. Hines se alió con Jean Louis Solal para el centro comercial y el grupo completó con gran perseverancia lo que es hoy un complejo de referencia en Barcelona.</p>
<p><span style="font-size:11pt;font-family:Arial;">Para aquella época Gerald Hines, nacido en 1925, llevaba ya casi medio siglo como empresario inmobiliario. Nativo de Indiana, se licencia en ingeniería mecánica y se desplaza a Houston (petróleo = fortuna) en 1948. En 1957 funda su promotora, Hines Interests. En 1967 convence a Shell Oil (sí, petróleo = fortuna) de ser el promotor de su nueva sede en Houston, 1 Shell Plaza, un pequeñín de 109.000 m2 y 50 pisos. A partir de ahí, el gran salto empresarial. En 1973 inicia su expansión fuera de Estados Unidos, siendo su empresa hoy, probablemente, el principal promotor internacional de inmobiliario terciario.</p>
<p><span style="font-size:11pt;font-family:Arial;">En una única ocasión he podido escucharle en persona, pero por medio de mi relación con sus gerentes en España he ido conociendo lo que creo son las claves de una promotora tremendamente exitosa. Sin excluir por supuesto el valor de un equipo del que debe haber sabido rodearse, en el caso de Hines se hacen patentes algunas reglas clave en la promoción o propiedad de un grupo inmobiliario:</p>
<p><span style="font-size:11pt;font-family:Arial;">a)	Financiación conservadora, yendo siempre a menos de lo posible y aunando la misma  a estructuras de inversión estables, propias o en alianzas, de largo plazo.</p>
<p><span style="font-size:11pt;font-family:Arial;">b)	Excelencia en el diseño, buscando siempre arquitectura de primera clase. Es común ver sus proyectos repetidamente asociados a nombres como Skidmore, Owings &#38; Merill, Hellmuth, Obata &#38; Kasabaum, Kohn Pedersen Fox, Pelli, Pei, Gehry o Philip Johnson.</p>
<p><span style="font-size:11pt;font-family:Arial;">c)	El control de costos.</p>
<p><span style="font-size:11pt;font-family:Arial;">d)	Fé en los proyectos <em>mixed-use</em>, entre los actuales, Porta Nuova en Milán o el California Place en Shanghai, y en el gran tamaño si el mercado lo permite, ya sea en logística, comercial u oficinas. Obligado mencionar el centro <em>mixed use </em>Galleria de Dallas, con más de 170.000 m2 de superficie bruta alquilable.</p>
<p><span style="font-size:11pt;font-family:Arial;">e)	Dominio en Texas (Houston en especial) y en Estados Unidos con ubicaciones prime. Hines está presente en prácticamente todos los mercados americanos con edificios de primera calidad.</p>
<p><span style="font-size:11pt;font-family:Arial;">f)	Atención a los grandes mercados de liquidez asegurada (New York, San Francisco, Londres, Paris, Frankfurt). Y a nuevos grandes mercados como Brasil o China.</p>
<p><span style="font-size:11pt;font-family:Arial;">g)	Flexibilidad de roles: promotor, co-promotor, project-manager, asset manager o inversor según sea el caso.</p>
<p><span style="font-size:11pt;font-family:Arial;">y h)	Apuesta decidida por la sostenibilidad y la eficiencia energética muy desde el principio.</p>
<p><span style="font-size:11pt;font-family:Arial;">En cuanto a sus edificios de oficinas, es imposible hacer una selección reducida. Cuando en su página web, www.hines.com, buscas “office building” te salen 316 inmuebles. Si filtras a únicamente los de más de 50.000 m2 te salen todavía 123&#8230; (102 en Estados Unidos).</p>

<title><![CDATA[Twitter? not in my Remit]]></title>

<description><![CDATA[I&#8217;ve been reading survey findings (PDF) from Remit Consulting following the recent MIPIM prope]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p><img class="alignright size-medium wp-image-452" title="remitsurvey" src="http://pwcom.wordpress.com/files/2009/03/remitsurvey.jpg?w=211" alt="remitsurvey" width="211" height="300" />I&#8217;ve been reading <a title="Remit Consulting" href="http://www.remitconsulting.com/resources/clients/1/user/resource_186.pdf" target="_blank">survey findings (PDF)</a> from <a title="Remit Consulting" href="http://www.remitconsulting.com" target="_blank">Remit Consulting</a> following the recent MIPIM property fair in Cannes. The findings don&#8217;t make good reading for people &#8211; like me &#8211; who hope that the construction and property sector will be quick to embrace social media. The survey done with <a title="Estates Gazette" href="http://www.egi.co.uk" target="_blank"><em>Estates Gazette</em></a> was website-hosted &#8211; which may immediately have captured a sample of people pre-disposed to use websites and happy to answer online surveys &#8211; and attracted 113 responses in 48 hours (adding to the self-selecting unrepresentative sample, this is not enough to be able to draw statistically significant conclusions). Its findings included:</p>
<ul>
<li>The <em>Estates Gazette</em> website was the most popular source at 50% followed by the magazine at 43%</li>
<li>Blogs were the most popular “new” source at 23% with RSS (18%) just edging Twitter (15%)</li>
<li>Blogs (98% recognition) were better understood than RSS (80%) or Twitter (89%)</li>
<li>Nearly 80% used blogs “regularly” or “sometimes”; this dropped to 58% for RSS feeds and 23% for Twitter</li>
<li>Twitter attracts the biggest negative sentiment with 66% “never” using it despite 90% recognition</li>
<li>Twitter also attracted the only “null” responses</li>
</ul>
<p>Remit admits the property industry tends to be &#8220;very traditional&#8221;, even pointing out that:</p>
<blockquote><p>&#8220;As recently as <strong>ten years ago</strong>, we were being told that the<strong> use of websites</strong> for information was <strong>a step too far</strong> for a group of people that preferred instead to open their weekly copy of the <em>Estates Gazette</em> and browse through the pictures.&#8221;</p></blockquote>
<p>Remit looked at <em>EG</em>&#8217;s use of Twitter and found only &#8220;Out of the 240 or so messages twittered by <em>EG</em> at MIPIM&#8230; we found just five containing useful information and those were simply puffing future events&#8221;, quoting users who suggested Twitter is “of no use professionally” and has “no real role”. Remit&#8217;s final take was that:</p>
<blockquote><p>&#8220;<strong>in another ten years time we may well see blogs being the information source of choice</strong> in the industry although on this showing it looks like twittering will be for the birds.&#8221;</p></blockquote>
<p>Sorry Remit, but blogs are already a widely used information source for many industry professionals, and the implied criticism of Twitter is wrong too.</p>
<p>With Twitter, you post your own updates (sometimes in response to other people&#8217;s) and you read the updates of people that <em>you</em> have <em>chosen</em> to follow. Maybe the <em>EG</em> people were more intent on reflecting things they saw and heard, perhaps they were providing live updates on events as they unfolded. After all, <strong>it&#8217;s about people having conversations online</strong> &#8211; not necessarily about people tweeting useful information with every update (though some corporate Twitter accounts are certainly useful for that too). I really enjoyed the MIPIM Tweets from friends <a href="http://www.twitter.com/rosssturley">Ross Sturley</a> and <a title="vaughanburnand" href="http://twitter.com/VaughanBurnand" target="_blank">Vaughan Burnand</a>, for example &#8211; lots of insights, not always factual, and sometimes humorous with it.</p>
<p>I could rant on, but Steve Lawson&#8217;s recent post sums up how misguided such Twitter criticism is (read the whole of his excellent post -<a title="solobasssteve" href="http://www.stevelawson.net/wordpress/2009/03/twitter-sucks-so-change-your-friends/" target="_blank"><em>Twitter sucks, so change your friends</em></a> &#8211; to get the full flavour):</p>

<p class="MsoNormal" style="margin:0;"><span style="font-size:small;font-family:Arial;">The MIPIM Awards on Thursday night may well have been the official closing event, but it was the Ear to the Ground ‘Hang the DJ’ party that was the hottest ticket in town…</span></p>

<p class="MsoNormal" style="margin:0;"><span style="font-size:small;font-family:Arial;">Word had obviously spread from the success of last year and it seemed that half of Cannes was trying to get in. All of the DJ’s did a great job, but Andrew Stokes’ ‘old skool’ selections, Barbara Spicer’s balance of Salford, Manchester and Liverpool bands and Wayne Mellor’s light-hearted pop collection really got the crowd going. </span></p>

<p class="MsoNormal" style="margin:0;"><span style="font-size:small;font-family:Arial;">So, as we pack away our iManc t-shirts for another year, I can look back at a job well done. The stand team might not negotiate the million pound deals, but we’re there every year with you and it’s nice to see the partnership doing well in these difficult times.</span></p>

<p class="MsoNormal">Dawn of the last major day of MIPIM activity, and we finally got our hands on the FT supplement.<span>  </span>As Dan Thomas outlined yesterday, it paints a positive picture for Manchester. Of course there are challenges, but we continue to punch above our weight, and this will stand us in good stead.</p>
<p class="MsoNormal">Roel Spee, a location expert from IBM, echoed this view at the MIDAS led Property Week breakfast, outlining why Manchester is perfectly positioned for continued investment. It is in part because of the falling pound, but more positively because of the quality of our offer in comparison with other European cities.</p>
<p class="MsoNormal">This morning’s stand presentation focused on partnerships, and the importance of ensuring that their primary objectives are related to corporate priorities. They need to be about improving competitiveness, making the fullest contribution to place shaping &#8211; particularly where public realm is concerned &#8211; and delivering real local benefit.</p>
<p class="MsoNormal">The importance of high quality design remains a priority and we cannot compromise. Just some examples of what has been delivered in Manchester through partnership include Spinningfields, Piccadilly Place, Central Park, New York Street and Cathedral Street. Uniquely, these developments have frequently put Manchester first – ranking the importance of achieving the city’s long-term vision above more localised, short-term goals.</p>
<p class="MsoNormal">Partnership is so important to us not only because it will give us the city we deserve, as Peter Saville declared yesterday, but deliver what the people that live and work in Manchester demand. Together, we must communicate to Government that Manchester is a major part of the national growth and recovery plan, and should be recognised and resourced as such.</p>
<p class="MsoNormal">Chris Oglesby went on to outline how MIPIM itself is a prime example of how we derive benefit and success from partnership activity. This show of public, private partnership strength, to both our customers and competitors, is as important as ever.</p>
<p class="MsoNormal">This is not about short term goals, but long term vision. Chris said that he finds working in Manchester liberating, both in the strength of its public sector leadership, and in the way that the private sector works together, putting the needs of the city above their own competition.</p>
<p class="MsoNormal">However, I agree with him that if AGMA is going to be the governance body for the city-region, it must be united in its ambition. We can’t afford to loose another opportunity like TIF. It is incumbent upon all of us and we must resist the urge to put up barriers and continue to be fully engaged. We must think positively. We must continue to support major cultural initiatives such as the International Festival. And we must make plans now for next year’s MIPIM.</p>
<p class="MsoNormal">As highlighted by today’s Guardian article ‘Forget the banks, we need fast broadband’, there is a general awareness that if they are going to compete in the modern world, city’s need a digital communications infrastructure to suit. In 2009, this means making plans for ‘next generation access’: an infrastructure that can support very high speed, high quality broadband and keep pace with accelerating demand over the next years.</p>
<p class="MsoNormal">Our final official presentation this afternoon focused on New East Manchester. Eddie Smith spoke of the plans to bring next generation broadband directly to the doors of East Manchester’s businesses and residents. As a city we are uniquely placed in being able to deliver such a project, and it is increasingly clear that its implementation will bring major benefit. The Sharp project is an excellent example of the innovation that such investment will drive – creating a 24/7 global facility that will allow red vision and others to work on a ‘follow-the-sun’ basis.</p>
<p class="MsoNormal">Finally, as the sun began to set, I was able to take the opportunity to share the news on the Arts Council review of the potential for Manchester to become a second base for the Royal Opera House.<span>   </span>The opportunity to deliver the most significant artistic development in this country for a generation and to transform the artistic life of the North West was a great note to end on. Confirmed just hours earlier, there is now genuine recognition that this project would transform the cultural proposition for opera and ballet across the North and provide an unprecedented training and skills stage for many of our talented musicians and dancers. Our work can now begin in earnest.</p>
<p class="MsoNormal">This year’s MIPIM, as you can tell from previous blogs, has been more real, more professional and more beneficial than ever. Times are challenging but I genuinely sense, despite the tough conditions that partners recognise the benefit of this event and I would like to reiterate my thanks to all who have supported the Manchester partnership. Thanks to the presenters who made the topics seriously interesting and informative.<span>  </span></p>

<p>Si apre oggi a Cannes il Mipim, il principale salone internazionale della proprietà immobiliare, che proseguirà fino al 13 marzo. La novità di questo anno è la partecipazione del Ministero della Difesa italiano, presente per garantirsi l’attenzione dei possibili acquirenti che in un futuro non remoto potrebbero essere interessati a speculazioni sul patrimonio militare italiano. Questo futuro è legato ai tempi di approvazione in Parlamento del ddl 1373 di istituzione della <strong>Difesa Servizi S.p.A., forse la più grande operazione di privatizzazione e svendita mai tentata nel Paese</strong>.<br />
“La costituzione della Difesa Servizi S.p.A consentirebbe di scavalcare tutti gli impedimenti frapposti dalla normativa vigente e, cosa più importante, uscire fuori dal controllo democratico del Parlamento”, sottolinea Massimo Solferino della RdB-CUB Difesa “Il principale obiettivo di questa società è quello di far cassa utilizzando il patrimonio collettivo, espropriando così cittadini della possibilità di una riconversione al sociale di queste risorse, con ricadute benefiche sull’intera collettività”.<br />
“Ma la Difesa Servizi S.p.A. non si occuperà solo della svendita del patrimonio del demanio militare. Infatti – aggiunge Solferino – tra le funzioni ad essa attribuite figurano anche l’utilizzo, in proprio o con gestioni miste pubblico-privato, di aree demaniali per settori strategici quali lo smaltimento rifiuti e l’approvvigionamento energetico. Ci troveremo dunque di fronte al cambiamento della destinazione d’uso di immense aree, sottoposte oggi a vincoli militari, in cui sarà possibile costruire discariche, impianti per la produzione di combustibile da rifiuti (CdR), inceneritori e, potenzialmente, anche centrali nucleari. Il tutto senza dover dar conto a Comuni, Province, Regioni o al Parlamento ma rispondendo solo al suo unico azionista: il Ministro della Difesa”.<br />
Prosegue il rappresentante RdB: “Il personale civile e parte di quello militare verrà assorbito, privatizzato e utilizzato a supporto di tutte queste operazioni, venendo spogliato di tutte le prerogative di pubblico dipendente al servizio dello Stato. Per tutte queste ragioni la RdB-CUB P.I. contrasterà questo progetto scellerato e fa appello a tutti i cittadini, gli amministratori, le forze sociali e parlamentari affinché vi si oppongano in tutte le sedi opportune”, conclude Solferino.</p>

<p>Architects <a href="http://www.rmjm.com/" target="_blank">RMJM</a> have launched a concept for apartment blocks that do not require heating. The MiLoft concept, launched at the <a href="http://www.mipim.com/App/homepage.cfm?moduleid=399&#38;appname=100517" target="_blank">MIPIM</a> property fair in Cannes today, features a super-insulated shell that retains heat generated by occupants and electrical appliances, as well as a heat recovery system.</p>

<p><strong>Die Mieter in der Mainmetropole haben 2008 ihre Ansprüche an neue Büroflächen zurückgeschraubt. So das Ergebnis der Studie „Trendguide Büroanmietungen Frankfurt“ der Dr. Lübke GmbH. Befragt wurden 60 Unternehmen, die in 2008 neue Büroräume in Frankfurt angemietet haben. Im Vergleich zu 2007 ist die Dynamik deutlich zurückgegangen: Nur noch knapp ein Drittel der Anmietungen geht auf eine „neue“ Nachfrage zurück – 2007 lag dieser Wert noch bei 45 Prozent. Hauptmotive für den Umzug waren der Wunsch nach größeren Räumlichkeiten (38 Prozent), einer besseren Lage (15 Prozent) und einer repräsentativeren Ausstattung (13 Prozent).</strong></p>

<p>„Die Dynamik des Frankfurter Bürovermietungsmarktes lässt langsam aber sicher nach“, erklärt Metin Yildirim, Regionalleiter Frankfurt der Dr. Lübke GmbH. Resultierten 2007 noch fast die Hälfte der Büroanmietungen aus einer „echten“ Flächennachfrage, waren 2008 nur noch 30 Prozent der Anmietungen mit einer erstmaligen Nachfrage oder mit der Anmietung einer zusätzlichen Fläche verbunden. So gingen 2008 Firmenneugründungen und die Eröffnung neuer Niederlassungen, die 2007 mit 20 Prozent noch einen hohen Beitrag zur positiven Nettoabsorption leisteten, um die Hälfte zurück. Gegen diesen Trend behaupteten sich jedoch bereits ansässige Frankfurter Firmen: 17 Prozent haben zusätzliche Flächen angemietet und 42 Prozent haben mit einem Umzug in größere Räumlichkeiten zur positiven Nettoabsorption beigetragen.</p>

<p>Die Zurückhaltung spiegelt sich auch in den Umzugsmotiven wider. Zwar veranlasste 38 Prozent der Befragten zusätzlicher Raumbedarf zum Umzug, aber im Vergleich zum Vorjahr hat der Wunsch nach repräsentativeren Flächen und/oder einem besseren Standort   zumindest als ausschlaggebendes Motiv für den Umzug   an Bedeutung verloren. Der Kostendruck scheint jedoch noch nicht all zu hoch: Nur sieben Prozent strebten mit dem Umzug eine Kostenreduktion an und keinem der befragten Unternehmen war das alte Büro zu groß geworden.</p>
<p><strong>Wunschzettel erfüllt</strong><br />
Entsprechend dem Hauptumzugsmotiv bezogen 60 Prozent größere Büros. Den Wunsch nach Räumlichkeiten in einer besseren Lage haben sich 29 Prozent erfüllt und 76 Prozent entschieden sich   obwohl nur 13 Prozent dies als Hauptmotiv für den Umzug angaben   für ein Büro mit einer hochwertigeren Ausstattung. Allerdings ist die Bereitschaft, hochpreisige Mieten zu zahlen, zurückgegangen. Nur noch 40 Prozent waren 2008 bereit, am neuen Standort mehr zu bezahlen – im Vorjahr waren es noch die Hälfte. Und knapp ein Viertel der Befragten profitierten von einer günstigeren Miete.<br />

Frankfurter Mieter sind „Umweltmuffel“</strong><br />
Wie in Dresden und Düsseldorf gewinnt das Thema Nachhaltigkeit in Frankfurt nur langsam an Fahrt. Auch wenn es deutschlandweit einige Projekte gibt, die nach Greenbuilding-Standards modernisiert oder gebaut werden, wie beispielsweise die Frankfurter „Greentowers“ – derzeit Europas größtes Refurbishmentprojekt. <content:encoded><![CDATA[<div class='snap_preview'><p>I have blogged before about Nottingham City Council&#8217;s expenditure on a 200ft luxury yacht at an international event in Cannes and a party for over 300 guests. Finally the wider press have caught on. Nottingham was featured in an article in the Sunday Times yesterday about junkets at the taxpayers expense.</p>
<p>Today the Nottingham Evening Post has published an article about this expenditure. Although &#8220;council officers stressed last year that the entertainment had been paid for by sponsors&#8221;, the Evening Post reveals that</p>
<p>&#8220;In 2008, total council expenditure (on attending this event) was £74,000, with sponsorship contributing a further £85,000.&#8221;</p>

They are again hiring a yacht where the events they will be running include dinners and cocktail parties. A party fo over 300 people called The Nottingham Club will be rerun.</p>

Donc dès qu’un « faits divers ou de société » peut être relaté nous voyons une foison de blogs, de re-dit blogs (pas de contenu mais des reprises et du liens sponsorisé partout), médias web se contenter du pire. Dès lors l’étiquette monde virtuel ou <strong>Second Life</strong> n’inspire pas grand monde quand les projets sont un peu plus conséquents et valent d’en parler. C’est le cas des <strong>Transmusicales de rennes</strong> qui sous l’impulsion d’acteurs motivés<span>  </span>ont offert la deuxième édition de cet évènement dans et avec <strong>Second Life</strong> comme support. <strong>La mix réalité</strong> (concert réel / concert virtuel) se pratique depuis quelques temps dans <strong>Second Life</strong> mais les gros organisateurs de concerts ou boites d’événementiel n’en ont pas encore pris la mesure. On dira Bravo à ceux qui ont porté le projet, ceux qui ont participé à sa réalisation et aussi aux organisateurs des <strong>transmusicales</strong> qui se foutent du buzz et donne le bon ton tout comme en 1992 avec un plateau techno (mal vue à l’époque mais ils avaient eu raison </span><span style="font-size:10pt;font-family:Wingdings;"><span>J</span></span><span style="font-size:10pt;font-family:Verdana;">).</span></p>

<p>&#8220;11-14 March in Cannes on the French Riviera, Nottingham is ready to raise its profile amongst international investors and developers.</p>
<p>Nottingham has been allocated one of the prime moorings for its impressive yacht – ‘Powder Monkey’.. Nottingham plans on making the most of its prime location with a host of high profile events being planned onboard its 100ft Falcon yacht.</p>
