<p>So, I don&#8217;t see a lot of wholesalers wholesaling Foreclosures that are owned by Fannie Mae. I wanted to touch base on this subject, since I think it can be tricky for people who are flipping FNMA (Fannie Mae) foreclosures.</p>
<p>There is a lot of confusion for a lot of wholesalers out there that are flipping REO properties to their cash buyers that are not FNMA properties. That is truely a remarkable thing, since its easy to mark them up as much as you want. Of course, you don&#8217;t want to mark them up to much or else you will lose business and barely close deals. The confusion that I see and have experienced with other wholesalers is the mark up on selling the property to their buyers. There is a specific percentage that you really need to calculate correctly that most wholesalers don&#8217;t know about and if you don&#8217;t properly increase them by that FNMA percentage you can and will get stuck with a property you cannot resell to your buyers&#8230;.this will kill your deal and profits!</p>
<p>There is a seasoning issue on FNMA foreclosed properties if you are planning on wholesaling them. I wholesale these types of properties. WHY? Because, barely any other investors are doing it so this market is untouched. FMNA has a specific percentage that you are required to resell at if you do not plan on rehabbing the property and holding it for 3 months or more. This percentage will make or break your deal! </p>
<p>Although Fannie Mae prefers cash offers, many financing options will be considered. Down payment assistance programs, seller paid closing costs and home warranties are often considered. Remember, everyone’s goal is to provide affordable housing to owner occupants or cash investors. Fannie Mae encourages investors to purchase foreclosed homes, but the requirements to purchase are slightly different from that of an owner occupant. An investor is required to provide 10% of the purchase price in earnest funds when making an offer to purchase. If an investor purchases a Fannie Mae Foreclosure, there is a Deed Restriction placed on the property that the buyer/new owner cannot resale the property for more than 120% of the purchase price for a period of three months. </p>
<p>So guess what this means&#8230;..? You can still flip the foreclosure just as long as you stay within 120% of your purchase price within your first 3 months! For example, here are some numbers on a deal we did a couple months ago that was a FNMA REO:</p>
<p>North Miami Area<br />
Single Fam. Res.<br />
Purchase Price: $45,000<br />
Re-Sell Price (next day): $54,000<br />
10% Down Payment: $4,500<br />
We paid all our closing cost on A-B Transaction ($2,200 closing costs)<br />
End buyer paid all closing cost on B-C transaction</p>
<p>We walked away with a pretty sweet profit for a couple of hours of work!</p>
<p>FNMA foreclosures can be challenging at times, especially since you need 10% escrow, but can be profitable at the same time! Now, go out there and flipthisforeclosure!</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>I think you know what I&#8217;m talking about.  No?  Really?  I thought just saying &#8220;Angel&#8221; would be enough to give it away completely.  But really, no?  Okay then.</p>

<p style="text-align:left;">I&#8217;ll start by saying that I LOVE <strong>Angel</strong>.  I love <strong>David Boreanaz</strong> as Angel.  I love <strong>Buffy the Vampire Slayer </strong>and when he was on it, and I love that he got his own show out of the deal.  Although, I generally think that Angel as a standalone series was a little anticlimactic towards the end.  There&#8217;s a lot of build up, and it felt like there was no resolution.  No closure.</p>
<p>But I still love Angel.</p>
<p>And that may be just the problem.  Or not.  Depends on who you are, I guess.</p>
<p>You see, gentle readers, <strong>TNT</strong> does this awesome thing they like to call <em>Primetime in the Daytime</em> or <em>Primetime in the Morning </em>where they air older shows that used to be on during primetime.  So, yeah, they&#8217;re airing reruns.  So if you want to catch up with a particular show, you can.  <strong>Law and Order</strong>, <strong>Angel</strong> and <strong>Charmed</strong> are all on that roster.  But for me, Angel is the only one that really matters.</p>
<p>What&#8217;s great about it is that they air the entire series from start to finish over and over again.  All five seasons.  And they air two episodes a day.  So, in theory, if they don&#8217;t have any breaks in programming you can catch the beginning and watch all the way until the end every 11 weeks.  How cool is that?  Sure, I own the entire series on dvd once, and I&#8217;m on my way to a second time, but if Angel is on TV, and I happen to pass by it, I&#8217;m going to watch.  That is a given.</p>
<p>And this is where I talk about how much of a distraction that is.  At least for me.</p>
<p>My issue is the time of day TNT airs Angel.  And then it leads to the fact that they air two episodes a day.  They air it at 6 am.  And if I&#8217;m up, I&#8217;ll watch it.  But the only time I&#8217;m really up that early anymore is if I have to go to work at 8 am.  And if I have to work, I don&#8217;t really have time to be watching Angel because it&#8217;s easy to get engrossed in it, and I really should be getting ready for work.</p>
<p>Yes, I am easily distractable.  And a show like Angel is just the thing in the morning that will inevitably make me almost late for work every single time.  And I learned this last week when I was cutting it close every day.  Because Angel was on TV, and I had already see the episode, but I&#8217;ll watch just until the commercial break, because this is a really good scene, and it&#8217;s David Boreanaz.</p>
<p>So, gentle readers, Angel is my weakness.  Well, one of my weaknesses.  And a good enough reason for me to want to work at 11 instead of 8.  At least I can watch Angel AND be on time, if not early for work everyday.</p>
<p>So beware of Angel being all dark and broody so early in the morning.  He might distract you.</p>

<title><![CDATA[Feds’ Smart Grid Race Leaves Cybersecurity in the Dust]]></title>

<blockquote><p>President Obama, speaking at Florida Power and Light (FPL) facilities, announced $3.4 billion in grants to utility companies, municipal districts and manufacturers to spur a nationwide transition to smart-grid technologies and fund other energy-saving initiatives as part of the economic stimulus package.</p>
<p>FPL will receive $200 million to install 2.6 million smart meters and other technologies that promise to reduce energy costs for customers. CenterPoint Energy in Houston, Texas, gets $200 million to install 2.2 million smart meters (.pdf) and more than 550 sensors and automated switches. Baltimore Gas and Electric in Maryland is another $200-million recipient.</p>
<p>Strange, then, that another press release distributed Monday by the Information Trust Institute at the University of Illinois announces a grant of $18.8 million to four academic institutions to fund a five-year research project into securing the power grid. The project is supposed to make certain that the smart meters and other devices implemented by power companies can resist hackers and other attackers.</p>
<p>The only problem is, by the time the research project is completed, most of the nation will have already adopted untested and unsecured technologies.</p>
<p>Earlier this year IOActive, a computer security firm in Washington state, was contracted to examine the security of smart meters deployed by an unnamed utility company in the northwest. Mike Davis, an IOActive security consultant, and his fellow researchers developed a malicious worm that, in a simulated attack, was able to spread from meter to meter to take out power in more than 15,000 homes in 24 hours. Davis says IOActive submitted his findings to the Department of Homeland Security. DHS, in response to a Threat Level FOIA request, said it can’t find the report in its files.</p>
<p>So why would the federal government accelerate the adoption of insecure technologies at the same time it touts cybersecurity as one of the nation’s biggest national security concerns? According to the Department of Energy, the government has the smart-grid security issues under control. Spokeswoman Jen Stutsman said all the entities awarded smart-grid funds under Obama’s $3.4 billion stimulus grant were required to submit a cybersecurity plan with their proposal. “Each application was examined by at least two interoperability and cybersecurity experts, and it was a central component to the selection criteria for each of the awards,” Stutsman said.</p>
<p>According to the grant-proposal requirements, each applicant was required to submit a summary of known cybersecurity risks (.pdf) and explain how the applicant would mitigate them. They also had to identify the cybersecurity criteria they used for selecting vendors and technologies and the cybersecurity standards or best practices they planned to follow. And they had to explain how they would adapt to new standards that might emerge — such as those being developed by the National Institute of Standards and Technology.</p></blockquote>
<p>The sky isn&#8217;t falling&#8230; yet.</p>

<title><![CDATA[Battle of the Networks: CBS vs ABC]]></title>

<description><![CDATA[It&#8217;s interesting when dueling networks have similar programming.  It was painfully clear a few]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>It&#8217;s interesting when dueling networks have similar programming.  It was painfully clear a few years ago when reality tv was <em>all the rage</em> and EVERYONE was showing the same programming but with different characters and producers but the storylines from week to week would be shockingly similar.</p>
<p>I can remember when I first started watching Grey&#8217;s Anatomy that many of the basic plots were the same as what I&#8217;d been watching on House in previous seasons.  To the point where the diagnoses were spot on.</p>
<p>Even wannabe shows that don&#8217;t seem to last have constant similarities to currently high-rated programming.  Take a look at Rules of Engagement, which only last little more than a season.  There you had 2 couples, and a single guy.  It felt like I was watching a cheapened version of How I Met Your Mother.</p>
<p>So, in light of all those crappy rip offs and wannabe shows, I present to you the very latest in the Battle of the Networks: Accidentally on Purpose vs Cougar Town.  CBS vs ABC.</p>
<p>I watch both shows.  I LOVE both shows.  They each have their own little quirks and qualities that make them funny.  But are they the same show?</p>
<p>The basic premise is the same: older woman (40s) is having trouble with being the older woman and ends up in search of a <em>younger</em> life, thus leaving her in the arms of a much younger man.  Each woman is an individual.  They both have their own little things that makes them special.  And funny.</p>
<p>The MAJOR difference between the shows?  One is pregnant by her younger man, and the other already has a kid, and has lived <em>that</em> life.</p>
<p>Bille (Accidentally on Purpose) shacks up with a guy in his early 20&#8217;s and ends up getting knocked up.</p>
<p>Whereas, Jules (Cougar Town) already has the kid, and is looking to recapture her youth after a divorce.</p>
<p>Both shows provide hilarious antics and amusing dynamics between the characters.  It&#8217;s even easy to see which characters match up on both shows.  Two best friends, the guy next door and his friends.</p>
<p>But each show is funny in it&#8217;s own right.</p>
<p>What I do find comforting is the fact that after their freshman seasons respectively, each show will find footing and become more original and unique.  And both, on separate networks will probably survive.</p>
<p>Just look at House and Grey&#8217;s Anatomy.  Sure, early on some of the episodes had hints from the other show, but here we are, many MANY seasons later, and each show has a completely different feel, and have both taken totally different paths.  *Sniffle sniffle*  They grow up so fast.</p>
<p>So, in looking at all those things, I like both shows because of their similarities and differences and can&#8217;t wait to see each one pan out for more than a season because it will be interesting to see which path each show chooses.</p>

<p>Based off this article, I&#8217;ve formulate my personal top 6 issues I have with Late-Night</p>

<li>Letterman&#8217;s audience is 55 percent women; Mr. Leno’s is more than 53 percent, and Mr. O’Brien’s just over one half. Yet barely any female writers</li>
<li>If a &#8220;dude&#8221; is the host, you have to write like a dude. Think about it, all late night hosts, minus the newly added <a href="http://www.eonline.com/on/shows/chelsea/index.jsp" target="_blank">Chelsea Handler</a>, are guys. So where are the opportunities for women?</li>
<li>Letterman&#8217;s scandal pretty much cast a shadow on women working for late-night TV.</li>
<li>&#8220;Boy Humor&#8221; is keeping women away from late-night jobs, according to the article. Yet the audience, which over half are women, seem to be eating it up. So why not give them a chance?</li>
<li>Mr. Kimmel and Mr. Leno both have female executive producers. So big deal, there&#8217;s one female in charge. What about all the other positions.</li>
<li><a href="http://mjperry.blogspot.com/2009/06/women-dominate-higher-education-at.html" target="_blank">And it&#8217;s now official</a>: Women dominate men at every level of higher education, in terms of degrees conferred. Yet the entry level jobs for women writers on television is mostly held by men. Interesting.</li>

There is just so many darn things you can use them for and there are a couple of tools out there that help me to accomplish three of my major goals: my education; sharing great content with other folks through <a class="zem_slink" title="Social media" rel="wikipedia" href="http://en.wikipedia.org/wiki/Social_media">social media</a> outlets like <a class="zem_slink" title="Twitter" rel="homepage" href="http://twitter.com/">Twitter</a> and <a class="zem_slink" title="Facebook" rel="homepage" href="http://facebook.com">FaceBook</a>; and they are now allowing me the capability to further promote our groups, our members, and their companies. Sweet!</p>
<p><strong>My Education:</strong> Whenever I encounter a site or a blog that I find interesting, I&#8217;m always looking for the &#8220;RSS Icon&#8221; as shown above. Click on that and I am immediately taken to a screen that allows me to automatically load this feed to my <a class="zem_slink" title="Google Reader" rel="homepage" href="http://www.google.com/reader">Google Reader</a>. If you don&#8217;t see the icon, look for something that says &#8220;Subscribe&#8221; or words to that effect. Failing that, you can still try to manually feed the <a class="zem_slink" title="Uniform Resource Locator" rel="wikipedia" href="http://en.wikipedia.org/wiki/Uniform_Resource_Locator">URL</a> to your reader and see if it can find the feed from that address. I&#8217;d guess that this last-ditch method will work better than 50% of the time. Now that the feed is in your reader, you can peruse articles at your leisure and read the ones you find to be of interest. There are probably well over 500 such articles that go to my reader each day, perhaps closer to 1,000, and it takes me maybe 1/2 hour per day to sift through those. I also use a tool called<a href="http://www.readtwit.com" target="_self"> ReadTwit</a> that takes the links from Tweets of those that I follow and converts and loads them into my reader. In other words, that obscure shortened URL actually converts to something you can read and understand.</p>
<p><strong>Share Content With Followers:</strong> From my Google Reader, once I have selected an article to read, I can also choose to send that article out via Twitter or post it to FaceBook. There are other sites that you can share it to as well. If this article was generated by a Tweet, I will typically follow that back to the person who sent the link and then RT (retweet) their update. The only shortcoming with using the reader interface is that it needs to be a separate action for each site you wish to share to. No biggie.</p>
<p>Now, let&#8217;s say that I find a site that consistently puts out quality articles. A site that I trust implicitly to be both professional and interesting. Enter <a class="zem_slink" title="twitterfeed" rel="homepage" href="http://twitterfeed.com">Twitterfeed</a>. Twitterfeed allows me to take <strong>any</strong> RSS feed and set up a system whereby the app will automatically scan each feed on a set schedule to look for new content. When it finds said new content, a tweet is automatically generated along with a content header and a link to that article. It&#8217;s a win-win. I am credited with generating and sharing good content and the person who wrote the article is promoted at the same time and it generates hits to his or her site. You can also add standard prefix and suffix language to the tweet not to exceed 20 characters per each. Got to love that!</p>
<p><strong>Promote NetWorks! Boise, Our Members, and Their Companies:</strong> I used to have Twitterfeed scan this blog for new articles however, a few months ago <a class="zem_slink" title="WordPress.com" rel="homepage" href="http://wordpress.com">WordPress.com</a> added a &#8220;publish to Twitter&#8221; option that sends the article out immediately. And, I&#8217;m an &#8220;immediate&#8221; kind of guy so I took this off that service. However, I did create a new Twitterfeed account for NetWorks! Boise and added it to that. Follow me as I try to make sense of all of this for <strong>both </strong>you and me (smile).</p>
<p>NetWorks! Boise is committed to showcasing our members and their companies via any legitimate avenue that we can either find or create. This site, as well as our individual group sites, are examples of this commitment. Social Media is another tool that we have used on a limited basis to accomplish this goal. The goal being &#8230; push member information <strong>out. </strong>So, here are the steps being taken:</p>
<ol>
<li>I have created a new Twitter account, @NetWorks_Boise, for this purpose. At least for now, this account is pretty much going to be fully automated.</li>
<li>I have encouraged the members to provide me with links to their, and their company&#8217;s, blogs and have been loading those into the new Twitterfeed account along with the feed for this blog.</li>
<li>At the same time, I have been also loading these feeds into my existing Twitterfeed account and the reason for that is .. right now @NetWorks_Boise has about a grand total of 5 followers (smile). Once the follower count rises to a reasonable level, I will likely remove these feeds from my main Twitterfeed account.</li>
<li>Each of the feeds is prefaced with the member company name or member name and has a suffix reading &#8220;NetWorks Boise Mbr&#8221;. Remember, a 20 character limitation for both the prefix and the suffix. We promote both the member and the group.</li>
<li>Guess what? Our dedicated group pages also have those cute little RSS icons on them. And even in multiple places (smile). I am testing these out now for one group and using two of the separate feeds available: events and group activity. Actually, I learned this trick from Jamie Morgan who runs <a href="http://www.networkincda.com" target="_self">NetworkInCDA</a> up in <a class="zem_slink" title="Coeur d'Alene, Idaho" rel="geolocation" href="http://maps.google.com/maps?ll=47.6927777778,-116.78&#38;spn=0.1,0.1&#38;q=47.6927777778,-116.78%20%28Coeur%20d%27Alene%2C%20Idaho%29&#38;t=h">Coeur d&#8217;Alene, Idaho</a> who is also the individual who introduced me to the <a class="zem_slink" title="Ning" rel="homepage" href="http://www.ning.com">Ning</a> platform that we are using. Thanks, Jamie! Follow her @jamiemorgancda. Very smart gal! The result of this will be that whenever new member activity is created on the site, a tweet goes out. Should a member post an event on the site, you guessed it, a tweet goes out.</li>
</ol>
<p>I&#8217;m pretty pumped about all of this and can&#8217;t wait to monitor the results. I do know that our member blogs are already getting hits as a result of  this and that&#8217;s the goal that we hoped to achieve.</p>

<p>Peggy Duvette, Chief Exec of Wiserearth will be in the UK to talk about the web based directory sparked by Paul Hawken&#8217;s brilliant book &#8216;Blessed Unrest&#8217;.  Wiserearth promotes collective awareness, collaborative efforts, and connectivity for the millions of organisations and individuals actively working toward ecological sustainability, economic justice, human rights protection, political accountability and peace around the world (see <a href="http://www.wiserearth.org">www.wiserearth.org</a>). Camilla Burg, who runs Wiserearth in France will also be there along with Mike Zeidler, coordinator for the UK.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Firewalls have been around in some form or another, from the early days of networks.  A typical firewall protects the &#8216;trusted&#8217; internal network from those who are on the &#8216;untrusted&#8217; outside.  Things have changed since the early days.  The exploits make it all the way to applications through open ports on the firewall.  Requirements to give access to partners, contractors, guests, and customers accessing self service portals, deem the notions of &#8216;trusted&#8217; and &#8216;untrusted&#8217;  portions of the network useless.   Today we stand at a crossroad between installed legacy infrastructure, that does not satisfy even present day security needs, and emerging technologies.  Emerging technologies don&#8217;t focus on networks and hosts, but on protecting the &#8216;data&#8217; and the &#8216;content&#8217;. Wisdom of the day is to let the traditional firewalls keep the riff-raff out by only allowing traffic to appropriate ip addresses and ports in, and let the more application specific techniques protect the &#8216;data&#8217; and defend against application level denial of service attacks.</p>
<p>The cost of the switch from legacy to emerging technology will be large, but the balance is tipping such that the cost of not making the switch will be even larger. Open source can help with the costs by offering the emerging techniques developed by a community of cooperative experts.  OpenADC will allow network security experts to write cost effective traditional firewalls that face the internet, and application developers to write the application specific firewalls that sit just in front of the application, such that the two work in unison to provide best protection for the application.</p>
<p>In rest of the posts in this category, I will survey existing open source firewalls &#8212; both the traditional network level firewalls, and application specific ones. </p>

<p>Our goal is for the Conference Sessions to be Fresh, Forward-Thinking, and Interactive. We want the sessions to spark ideas and conversation throughout the cruise whether that be at dinner, by the pool, at the cocktail parties, at the blackjack tables, etc.. After the cruise, the #SoCruise attendees will have a distinct advantage over those who did not attend thanks to a stronger network, new ideas, and rejuvenation from a 4-day Cruise Vacation!</p>

<title><![CDATA[Using digital media? Be serious about visualizing the data]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p>While the enthusiasm for using digital media to engage with individuals around the world shows little sign of abating, interestingly the enthusiasm for discussing hard data about those interactions seems to be lagging behind.</p>
<p>While not every Public Diplomat need nor can be expected to have a detailed knowledge of vast spreadsheets with numerous columns and thousands of rows of data, there should be a clear understanding of the trends. Numerous sites provide some of that data for example <a href="http://twitteranalyzer.com/" target="_blank">Twitter Analyzer</a> , <a href="http://tweetstats.com/" target="_blank">TweetStats</a> , <a href="http://twittercounter.com/" target="_blank">TwitterCounter</a> and <a href="http://trendsmap.com/" target="_blank">Trendsmap</a> among many others. Whichever method is used, key to success is understanding the people who are following what they are saying, after all how meaningful an interaction can occur otherwise?</p>
<p>Building on earlier <a href="http://mountainrunner.us/2009/07/mission_vs_rules.html" target="_blank">pieces</a> analyzing and <a href="http://wandrenpd.com/2009/07/27/mapping-the-question-what-does-it-mean-if-the-demographic-of-two-thirds-of-your-audience-is-not-your-target-demographic/" target="_blank">mapping</a> America.gov followers on Twitter, it seemed only fair to have a look at Dipnote’s over 9,000 followers. So who follows <a href="http://twitter.com/dipnote">Dipnote</a> on Twitter &#38; where are they?</p>

<p>This is a cloud of the most common words appearing in the screen-names of those following Dipnote. While it appears there are a lot of people called David following Dipnote, this doesn’t tell us much except confirm that we can identify all the followers individually.</p>
<p>More important than their chosen screen-names is the geographic location of followers. Looking at the users who identify their location can give an idea of the geographic spread of the followers. While there is no guarantee the individuals are anywhere near where they say they are, it might be assumed that a large portion of users volunteering the information are doing so to give an indication of their location.</p>

<p>Similar to America.gov, the most common locations are predominantly in the USA, and specifically Washington DC – I’ll leave it to others to draw conclusions from that.</p>
<p>There are numerous other aspects of the data which could be analyzed, one of which is the profile of these followers? What are the most common things they choose to say about themselves?</p>

<p>This shows the most common words in the profiles of the 9000 followers. Another aspect is that these followers in turn have an average of 2810 followers of their own (although this is likely skewed by a few very high values, e.g. one user has 42,000 followers)  While clouds of screen-names might be a little frivolous, being able to quickly identify common values from 9,500 rows of data can significantly increase the understanding of followers. It can highlight factors which might have serious implications on tactical and strategic decision making about the use of digital media.</p>
<p>As a final thought, what has Dipnote been tweeting about recently?</p>

<p>These images demonstrate there is no need to operate in the dark; the data is out there. The onus must be on those directing Public Diplomats to use digital media to also ensure data is available in a format which those on the frontline can easily understand.</p>

<p>Winter Camp 09 was an event which took place between 3 and 7 March 2009 in Amsterdam. Organized by the Institute of Network Cultures, the event offered twelve networks for four days the space to develop and analyze their identity and practices.</p>
<p>How does the &#8220;will to network&#8221; manifest in today&#8217;s society where the number of network technologies is continuously growing? How do networked interactions influence culture? What happens when networks become driving forces? How can networks maintain their critical edge while aiming for professional status? These and other questions motivated the organization of the event which resulted in the publication <em>From Weak Ties to Organnized Networks: Ideas, Reports, Critiques</em>, which can be downloaded for free from the Institute of Network Cultures <a href="http://www.networkcultures.org/_uploads/Winter_Camp_report_def_web.pdf">website</a>.</p>
