<content:encoded><![CDATA[<p>It’s a rate war in reverse, with <a class="zem_slink" title="Teachta Dála" href="http://en.wikipedia.org/wiki/Teachta_D%C3%A1la" rel="wikipedia" target="_blank">TD</a> following RBC’s decision to set a five-year fixed well above the broker’s best.</p>
<p>Earlier this week, TD brought the rates on both its three- and five-year fixed mortgages in line with RBC, introducing a special on its own five-year equal to RBC’s 3.69 <a class="zem_slink" title="Percentage" href="http://en.wikipedia.org/wiki/Percentage" rel="wikipedia" target="_blank">per cent.</a></p>
<p>The country’s biggest <a class="zem_slink" title="Banking" href="http://www.business.com/finance/banking/" rel="businesscom" target="_blank">bank</a> made its move on Tuesday, announcing that it has bumped up its five-year-fixed by 20 bps. The decision has been viewed by some industry players as a win for <a class="zem_slink" title="Broker" href="http://en.wikipedia.org/wiki/Broker" rel="wikipedia" target="_blank">brokers</a> and mono-lines.</p>
<p>“Brokers could use these rate hikes to their advantage for the next two weeks or at least until other lenders decide to raise their rates also,” said Kunal Bhalia, broker with Dominion Lending Centres – Mortgage Village.</p>
<p>Still, none of the other <a class="zem_slink" title="Big Five (banks)" href="http://en.wikipedia.org/wiki/Big_Five_%28banks%29" rel="wikipedia" target="_blank">Big Six</a> members appear to have followed suit.</p>
<p>A quick check of the bank’s websites today indicates that <a class="zem_slink" title="NYSE: CM" href="http://www.google.com/finance?q=NYSE:CM" rel="googlefinance" target="_blank">CIBC</a>, <a class="zem_slink" title="NYSE: BMO" href="http://www.google.com/finance?q=NYSE:BMO" rel="googlefinance" target="_blank">BMO</a> and <a class="zem_slink" title="National bank" href="http://en.wikipedia.org/wiki/National_bank" rel="wikipedia" target="_blank">National Bank</a> are offering their three-year-fixed at 3.95 per cent and five-year-fixed is 5.24 per cent. However, BMO also offers five-year fixed at a low rate of 3.29 per cent.</p>
<p>Scotia’s three-year-<a class="zem_slink" title="Fixed rate mortgage" href="http://en.wikipedia.org/wiki/Fixed_rate_mortgage" rel="wikipedia" target="_blank">fixed mortgage</a> is 3.99 per cent and its five-year-fixed is 4.99 per cent. The bank has a special offer of 3.99 per cent on its five-year closed-term fixed mortgage.</p>
<p>There are a number of <a class="zem_slink" title="Mortgages" href="http://www.business.com/finance/mortgages/" rel="businesscom" target="_blank">mortgage rates</a> lower than what banks have posted, suggesting brokers increasingly face a hidden rate war – one without the kind of bank advertised rates that encourage fence-sitters into the market. <p>So this <a class="zem_slink" title="Record chart" href="http://en.wikipedia.org/wiki/Record_chart" rel="wikipedia" target="_blank">chart</a> places each GTA condo <a class="zem_slink" title="Project" href="http://en.wikipedia.org/wiki/Project" rel="wikipedia" target="_blank">project</a> in the month/year of its actual (July 31, 2012 and earlier) or scheduled (August 1, 2012 or later) occupancy date.</p>
<p>Each square represents one <a class="zem_slink" title="Building" href="http://en.wikipedia.org/wiki/Building" rel="wikipedia" target="_blank">building</a> and the size of that square represents the number of units in the building. The colour of each square corresponds to the year that building starting selling (ie Opening Date) and it’s all plotted against the average initial asking price/sf ($/sf) for the building.</p>

<p>This type of chart can be used to learn many things, especially as you drill down into specific geographic areas. However it is quite useful as an overview of projects working through the long delivery pipeline of many years from launch to construction start to occupancy and subsequent closing.</p>
<p>For instance the projects that have occupied, or are scheduled to be occupied (many will be delayed), in 2012 had opening dates ranging from 2007 through 2010 and had an average initial price of $442/sf at opening. The current RealNet Price Index of $542/sf, but the majority projects opening this year – and contributing to today’s <a class="zem_slink" title="Price index" href="http://en.wikipedia.org/wiki/Price_index" rel="wikipedia" target="_blank">price index</a> – are not scheduled to be occupying until 2015 or 2016.</p>
<p>An understanding of today’s new home market requires a look at both ends of the delivery pipeline as typical metrics like sales price and number of starts must now be viewed with the perspective of completions and occupancies.</p>

<content:encoded><![CDATA[<p>According to a top <a class="zem_slink" title="Canadian Imperial Bank of Commerce" href="http://cibc.com/" rel="homepage" target="_blank">CIBC</a> economist, suggesting the anticipated housing decline will not be as sharp or as long as earlier projected because of <a class="zem_slink" title="Immigration" href="http://www.wikinvest.com/concept/Immigration" rel="wikinvest" target="_blank">immigration</a>.</p>
<p>“It turns out fears of a long and sharp downturn in the <a class="zem_slink" title="Real estate economics" href="http://en.wikipedia.org/wiki/Real_estate_economics" rel="wikipedia" target="_blank">housing market</a>, are highly exaggerated and very premature,” said Benjamin Tal, deputy <a class="zem_slink" title="Chief economist" href="http://en.wikipedia.org/wiki/Chief_economist" rel="wikipedia" target="_blank">chief economist</a> at CIBC. “In fact demographic forces will be supportive to <a class="zem_slink" title="Real Estate" href="http://www.business.com/real-estate/real-estate/" rel="businesscom" target="_blank">real estate</a> markets in the coming decade.”</p>
<p>Tal predicts immigration, which is responsible for most of the <a class="zem_slink" title="Population growth" href="http://en.wikipedia.org/wiki/Population_growth" rel="wikipedia" target="_blank">population growth</a>, will be a major force impacting housing demand.</p>
<p>“What’s more, there is significant jump in the <a class="zem_slink" title="Owner-occupier" href="http://en.wikipedia.org/wiki/Owner-occupier" rel="wikipedia" target="_blank">home ownership</a> rate among immigrants as they pass the three-year mark,” said Tal. “In fact, after 10 years in <a class="zem_slink" title="Canada" href="http://maps.google.com/maps?ll=45.4,-75.6666666667&#38;spn=10.0,10.0&#38;q=45.4,-75.6666666667 (Canada)&#38;t=h" rel="geolocation" target="_blank">Canada</a>, the propensity among immigrants to own a house is higher than among native Canadians.”</p>
<p>While there will be a decline in the number of Canadians under the age of 25 and those between 45 and 54, those age groups account for a relatively small portion of home buyers, Tal writes in his latest Consumer Watch report.</p>
<p>By contrast, the number of Canadians between the ages of 25 and 35 – the <a class="zem_slink" title="Demographic profile" href="http://en.wikipedia.org/wiki/Demographic_profile" rel="wikipedia" target="_blank">age group</a> that makes up the vast majority of first-time home buyers – will continue to rise, the report said.</p>
<p>“From a housing market perspective, what counts is not only the change in population of a given age group, but more importantly, the level of housing market activity among these groups,” said Tal. “In other words, the group that is most likely to buy a house will grow faster in the coming decade.” Source: Brokernews.ca</p>

New listings for condominium <a class="zem_slink" title="Apartment" href="http://en.wikipedia.org/wiki/Apartment" rel="wikipedia" target="_blank">apartments</a> were up substantially on a year-over-year basis, climbing by 19 per cent in comparison to 2011.</p>
<p>“The condominium apartment market has been the best-supplied <a class="zem_slink" title="Market segmentation" href="http://en.wikipedia.org/wiki/Market_segmentation" rel="wikipedia" target="_blank">market segment</a> in the GTA this year. Many condominium projects have completed over the past year and this has resulted in a substantial increase in listings and ultimately more choice for buyers,” said <a class="zem_slink" title="Toronto Real Estate Board" href="http://en.wikipedia.org/wiki/Toronto_Real_Estate_Board" rel="wikipedia" target="_blank">Toronto Real Estate Board</a> President Ann Hannah. “The greater degree of choice in the condo market translated into a moderate rate of price growth compared to what was experienced in the low-rise market segment.”</p>
<p>The average price for second quarter condominium apartment sales was $342,212, representing a 3.2 per cent increase over the same period in 2011.</p>
<p>“Sellers seemed to be well-aware of condo market conditions in the second quarter. <p>Should you lease a new car, or should you buy one? Like most financial questions, the answer depends on your situation. For some people, leasing a car presents distinct economic advantages. For others, buying a car is the way to go.</p>
<p>There&#8217;s plenty of online material to help you choose your optimal path, but this 3-minute piece from <a title="NBC piece on Buying vs Leasing" href="http://today.msnbc.msn.com/id/26184891/#48183958" target="_blank">NBC&#8217;s The Today Show</a> serves as an excellent summary. In it, you&#8217;ll learn about the basics of leasing a car, and for whom leasing can be a great fit.&#160;You&#8217;ll also hear reasons to avoid a lease completely.</p>
<p><a title="NBC on Buy vs Lease" href="http://today.msnbc.msn.com/id/26184891/#48183958" target="_blank">The NBC interview</a> makes all of the following points :</p>
<ul>
<li>Leasing allows you to drive a car that may be &#8220;too expensive&#8221; to purchase</li>
<li>Leasing puts you in a new car, with the latest safety features and gadgets, every few years</li>
<li>Buying a car means that you have no mileage limits, and can sell at any time</li>
</ul>
<p>For many people, it concludes, buying a car is preferable to leasing one, with a notable exception being those people who can claim their car or truck as a tax deduction. Be sure to check with your tax advisor if you plan to take that route.</p>
<p>However, for another group &#8212; homeowners and active home buyers &#8212; leasing a car can invite mortgage approval trouble. This is because a car lease payment is assumed by a mortgage underwriter to be a perpetual debt; one that never reduces or gets extinguished. When a lease is complete, it must be replaced with a new lease, and so on.</p>
<p>Therefore, no matter how many payments remain in a lease, mortgage applicants must use the full car lease payment for purposes of a mortgage approval.</p>
<p>By contrast, for people whom are owners of their automobiles, car payments must only be added to debt ratios if more than 10 car payments remain until the car&#8217;s loan is paid-in-full. For homeowners and buyers , this can improve debt-to-income ratios and support a higher purchase price on a home.</p>
<p>There is no firm rule for whether it better to lease a car or to own one. The arguments for both sides are compelling and reasonable. Start with the video, then do your own research.&#160;</p>

<h2><span style="font-size:x-large;">Home-builders&#8217; costs are expected to increase by 5-10 per cent in the final quarter of the year because of rises in the cost of construction materials and labour.</span></h2>
<p><span style="font-size:large;">Home Builder Association president Dr Patchara Tantayanyong said home-construction companies would maintain current residential prices until the end of the ninth &#8220;Home Builder&#8221; exposition that will run from August 23-26 at the Plenary Hall, Queen Sirikit National Convention Centre.</p>
<p>She said the demand to build homes had recovered after last year&#8217;s flood and would drive market growth of least 5 per cent this year. The Home Builder 2012 expo targets new contracts worth Bt3.3 billion from the four-day event, up 15 per cent from Bt2.9 billion at last year&#8217;s expo.</p>
<p>The association also expects 15-20 per cent more visitors this year, totalling between 50,000 and 70,000, as buyers are eager to build before prices go up.</p>
<p>To boost the number of visitors at this event, Home Builder 2012 will coincide with Home Buyer Expo 2012, a leading consumer show for detached houses, townhouses and condominiums, NPA Grand Sale 2012 organised by the Housing Finance Association, and Home Loan 2012, a consumer finance show &#8211; all of which are expected to draw a good number of well-informed visitors to the venue.</p>
<p>Meanwhile, the association will partner with the Iron and Steel Institute of Thailand and the de-partment of innovation in real estate development, faculty of architecture and planning, Thammasat University, to highlight the &#8220;Across the Line&#8221; concept. They will showcase the latest in home construction and design innovations and outlook as well as play host to more than 40 leading home-builders and building-material suppliers.</span></p>

<p>Both the current and future RMI (Real Estate Market) index remained well above 60, which is a strong indicator that economic and real estate market conditions are healthy and improving.  Five out of ten tracked land usage indicators also have an index above 60.  Overall, there have been major improvements in the economy and real estate from a year ago and since the first quarter of 2012.</p>

<p>Even though unemployment is still high, real estate forecasters are optimistic about the future outlook for the economy and the real estate markets.  RCLCO believes that the likelihood that the U.S. will slip back into a recession is slim.</p>

<p>Some home owners or first time home buyers believe that purchasing a condo is much easier and more convenient than purchasing a home.  But that is not the case, there are still many things to look at, and if you’re not careful you can get stuck with a property that is less than suitable.</p>
<p>The suburban town of Mississauga is now booming, ready to burst into a live, crowded city like its neighboring city Toronto. With new condos in Mississauga just shooting up all around the City Centre, the once suburban city is starting to look like the skyline of Toronto. If you’re looking to purchase one of these new condos, the question is, which one should you buy? Below is a list of features you should consider when purchasing a condo in Mississauga around City Centre:</p>
<ul>
<li><strong>Location/View</strong> – Does your condo have a view? Or is it obstructed by another condo? Is it a 10 or 20 minute walk to Square One Shopping Centre? Depending on the location, noise may be an issue – some condos may be in a high traffic areas where you can hear cars or planes, and while some residents may not mind that, others do.</li>
</ul>
<ul>
<li><strong>Your Neighbours</strong> – You may want to consider the demographics of your building. Are the residents in your condo around the same age, the same culture? This may affect the noise level and the type of guests that come in and out of your building. Some condos may have residents with an average age of 50+ while some condos such as the Onyx 223 Webb Drive are mostly 24+ males.</li>
</ul>
<ul>
<li><strong>Building Security</strong> – Concierge, security officers, cameras – most residents want to ensure that they are safe and their condo is not easily accessible just by anyone off the street.</li>
</ul>

<li><strong>Hydro/water</strong> – Check with your Real Estate Agent or Toronto MLS if these are included with the maintenance fees. Depending on the condo, some include just the hydro; some include just the water bill; some don’t include either!</li>
</ul>
<ul>
<li><strong>Maintenance Fees/Repair Funds</strong> – new condos aged 1-10 years old should have a repair fund of 10% of the cost of the replaceable items. If the maintenance fees are suspiciously low compared to other condos, watch out – if those amenities need replacing all of a sudden – that maintenance fee might suddenly rocket!</li>
</ul>
<ul>
<li><strong>Modern design/hardwood flooring</strong> – most new condos in Mississauga have a modern, open-concept design which most people prefer – the suite appears most spacious and spreads light throughout the condo. Hardwood flooring is an attractive option for all homeowners and is also easy to clean!</li>
</ul>
<ul>
<li><strong>Vents/Kitchen Stove Hood Fan</strong> – does the fan vent outside the complex or circulate through the building? Most new condos in Mississauga should have the fans vent outside the complex, but you do want to make sure. You don’t want all of your neighbours’ cooking wafting through the hallways!</li>
</ul>
<ul>
<li><strong>Concrete/Wood framing construction</strong> – With so many new condos being built in the City Centre area, the new Sheridan college, Mississauga Celebration Square, noise level is certainly on the rise! With a concrete frame, noise level is reduced whereas with a wood framing construction – you may hear not only the traffic down below – but your neighbours to the left, right, and above you! Also, it’s safer! The sturdier the frame – the safer you are.</li>
</ul>
<ul>
<li><strong>Pricing</strong> – check out other units in the buildings and other condos in the area to make sure you are not overpaying, and that you are getting what you are paying for. You can also check out Toronto MLS on your computer at home to check out many different properties before you settle on one.</li>
</ul>
<p>These are just some of the features you should look at before purchasing – before deciding, make sure you talk to your Realtor, check out different properties online and on Toronto MLS and in person, take a drive in the neighbourhood, anything that will ensure you have picked just the right home for you (and your family)!</p>

<p>Zillow Chief Economist Stan Humphries says “It’s refreshing to see some markets swinging back in favor of sellers, with asking prices being met and listings spending fewer days on market.”  He reports that “The housing recession has been long and rocky, and we’re seeing more balance during this summer selling season. Of course, many markets are still firmly in favor of buyers, and we expect that to continue until the recovery takes more of a hold nationwide.”</p>

<p>Another good indicator of the improving health of the real estate market is the rising home value index.  Zillow reports that from April to May of 2012, housing values increased 0.5% overall.</p>

<p>The inventory of unsold homes is shrinking contributing to the market&#8217;s comeback.  Housing construction is also up by 26% since spring of last year which has contributed to the economy’s growth recently.</p>
<p>Experts agree that even as the economy slows a bit, the recovery of the housing market is steadily gaining momentum.  The majority of economic forecasters agree that the housing market has bottomed out.</p>

Sales <a class="zem_slink" title="Economic growth" href="http://en.wikipedia.org/wiki/Economic_growth" rel="wikipedia" target="_blank">growth</a> was strongest in the ‘905’ regions surrounding the <a class="zem_slink" title="Toronto" href="http://maps.google.com/maps?ll=43.7165888889,-79.3406861111&#38;spn=0.1,0.1&#38;q=43.7165888889,-79.3406861111 (Toronto)&#38;t=h" rel="geolocation" target="_blank">City of Toronto</a>.</span></p>
<p>&#8220;Sales growth in the ‘905’ area code was stronger than growth in the City of Toronto across all major home types. While lower average <a class="zem_slink" title="Price" href="http://en.wikipedia.org/wiki/Price" rel="wikipedia" target="_blank">prices</a> are certainly one factor that has contributed to this trend, recent polling also suggests that the City of Toronto’s land <a class="zem_slink" title="Transfer tax" href="http://en.wikipedia.org/wiki/Transfer_tax" rel="wikipedia" target="_blank">transfer tax</a> has also prompted many households to look outside of the City for their ownership housing needs,&#8221; said <a class="zem_slink" title="Toronto Real Estate Board" href="http://en.wikipedia.org/wiki/Toronto_Real_Estate_Board" rel="wikipedia" target="_blank">Toronto Real Estate Board</a> (TREB) President Richard Silver.</p>

<p>New listings were up substantially on a year-over-year basis in May – rising by more than 20 per cent to 19,177.</p>

<p>The average price for May 2012 sales was $516,787, representing an annual increase of 6.5 per cent compared to $485,362 in May 2011. Price growth continued to be driven by the low-rise <a class="zem_slink" title="Market segmentation" href="http://en.wikipedia.org/wiki/Market_segmentation" rel="wikipedia" target="_blank">market segment</a>.</p>

<p>&#8220;Strong competition between buyers seeking to purchase low-rise home types drove strong price growth in May. <p><span style="font-size:small;"><strong></strong><span style="font-family:Arial, Arial;font-size:small;"><span style="font-family:Arial, Arial;font-size:small;">- Ahead of an important announcement to be made on Monday June 4</span></span><span style="font-family:Arial, Arial;font-size:xx-small;"><span style="font-family:Arial, Arial;font-size:xx-small;">th</span></span><span style="font-family:Arial, Arial;font-size:small;"><span style="font-family:Arial, Arial;font-size:small;">, by the Toronto Real Estate Board (TREB), regarding efforts on the City’s Land Transfer Tax, Toronto’s REALTORS® are releasing results of <a class="zem_slink" title="Opinion poll" href="http://en.wikipedia.org/wiki/Opinion_poll" rel="wikipedia" target="_blank">public opinion polling</a> that shows, among other results, a strong majority of <a class="zem_slink" title="Toronto" href="http://maps.google.com/maps?ll=43.7165888889,-79.3406861111&#38;spn=0.1,0.1&#38;q=43.7165888889,-79.3406861111 (Toronto)&#38;t=h" rel="geolocation" target="_blank">Torontonians</a>, 66 percent, support plans to repeal the Toronto Land Transfer Tax. </span></span></span></p>
<p>The detailed polling results were formally presented by Mike Colledge, President, Canadian Public Affairs for <a class="zem_slink" title="Ipsos-Reid" href="http://en.wikipedia.org/wiki/Ipsos-Reid" rel="wikipedia" target="_blank">Ipsos Reid</a> at a TREB luncheon attended by various elected officials from all levels of government, shelter charity representatives, real estate industry representatives, and TREB Members.</p>
<p>&#8220;REALTORS® know that the Toronto Land Transfer Tax is having an impact on <a class="zem_slink" title="Our City, Christchurch" href="http://maps.google.com/maps?ll=-43.5308,172.6336&#38;spn=0.01,0.01&#38;q=-43.5308,172.6336 (Our%20City%2C%20Christchurch)&#38;t=h" rel="geolocation" target="_blank">our City</a>, and these poll results show that the public understands this too,&#8221; said Richard Silver, President of TREB. &#8220;The Toronto Land Transfer Tax is impacting real people and real jobs and it’s holding our City back. It’s time for action. TREB is looking forward to making an important announcement on this, next Monday.&#8221;</p>
<p>Among other key highlights of the poll were:</p>
<p><span style="font-family:Arial, Arial;font-size:small;">77 percent of Torontonians who recently purchased a home in Toronto feel that they received little or no added value in <a class="zem_slink" title="Municipal services" href="http://en.wikipedia.org/wiki/Municipal_services" rel="wikipedia" target="_blank">City services</a> for the amount of Land Transfer <a class="zem_slink" title="Tax" href="http://www.business.com/finance/tax-services/" rel="businesscom" target="_blank">Tax paid</a> to the City; </span></p>
<p><span style="font-family:Arial, Arial;font-size:small;">A third of first-time buyers indicated that they had to pay some Land Transfer Tax to the City, notwithstanding City rebates; </span></p>
<p>&#160;</p>
<p><span style="font-family:Arial, Arial;font-size:small;">In a list of issues facing municipalities, housing affordability was most often ranked as the most important by Torontonians, ahead of traffic congestion;</span></p>
<p>&#160;</p>
<p><span style="font-family:Arial, Arial;font-size:small;">78 percent of Torontonians believe that property taxes are more transparent than the Land Transfer Tax and make it easier for the public to hold <a class="zem_slink" title="City council" href="http://en.wikipedia.org/wiki/City_council" rel="wikipedia" target="_blank">City Council</a> accountable for their spending decisions; </span></p>
<p>&#160;</p>
<p><span style="font-family:Arial, Arial;font-size:small;">Public opposition to the land transfer tax remains strong even if the tax were to be dedicated for spending on transit and infrastructure, with more than two-thirds, 68 per cent, opposed to this idea; </span></p>
<p>&#160;</p>
<p><span style="font-family:Arial, Arial;font-size:small;">61 percent of Torontonians believe that City spending on programs and services is efficient and cost-effective. This is up from 45 percent a year ago, indicating a significant improvement.</span></p>
<p>This poll is the third conducted for TREB by Ipsos Reid in the last year.</p>
<p>&#160;</p>
<p>&#8220;Public opinion on the Toronto Land Transfer Tax has remained consistent through all the ups and downs of the economy and <a class="zem_slink" title="New York City Hall" href="http://maps.google.com/maps?ll=40.7127,-74.0059&#38;spn=1.0,1.0&#38;q=40.7127,-74.0059 (New%20York%20City%20Hall)&#38;t=h" rel="geolocation" target="_blank">City Hall</a> debates. Clearly, the public’s opposition to this tax is strong,&#8221; said Von Palmer, TREB’s Chief Government and <a class="zem_slink" title="Office of Public Affairs" href="http://en.wikipedia.org/wiki/Office_of_Public_Affairs" rel="wikipedia" target="_blank">Public Affairs Officer</a>. &#8220;We understand the importance of quality services to building a great city, but we believe that those services should be funded fairly and reliably.&#8221;</p>

<p>TREB will be following-up on the release of this polling data with the release of additional results and an important announcement on efforts regarding the Toronto Land Transfer Tax, on Monday June 4th.The poll was conducted by Ipsos Reid, from April 30 to May 7, 2012, with a sample of 1,257 adults, of which 653 live in the City of Toronto, and 604 live in the surrounding 905 region, with a margin of error of</p>
