<p>In response to the overwhelming amount of requests for marketing and collateral materials for our clients who wish to establish themselves as the go-to agent in their market for short sales and foreclosure properties I began to a little deep digging into what is clearly one of the fastest growing segments and designation in the real estate industry of all times.  What did I learn?  Most surprisingly, that the current national average statistic is that one in seven homeowners are not currently paying their mortgage.  One in seven!  What wasn’t surprising to me after more than twenty years in this business is the how so many talented real estate professionals are rising up with a passion to help protect and serve these distressed property owners with a unparalleled compassion. </p>
<p>To learn more about why so many agents are stepping up and stepping into this often challenging, but from what I’ve learned, altogether rewarding niche market, I tapped Alex Charfen, CEO of CDPE, or the Certified Distressed Property Expert program, a designation that has grown to 15,000 agents in just 23 months.  I also enlisted the insight of Stacy Spickes of ShortSalesSolutions.biz, an industry expert who, along with her husband Michael, produce training programs across the nation.  Look for their new Lifetime Television Series, piloting soon called <strong><em>Solutions for Homeowners Facing Foreclosure.</em></strong></p>
<p>It was interesting to note that both Alex and Stacy share similar stories.  Both fell into the business of short sales with spouses by their sides, as a need to better care for customers who were in need and a way to meet the demands and challenges of a declining market.  Alex and his wife introduced CDPE less than two years ago and are currently seeing the demand grow weekly for additional training, tools and practical advice for agents eager to acquire the skills they need to work in this niche. </p>
<p>Stacy and her husband come from the Austin area which, of course, saw the technology boom – and later bust, and grew their training program from that experience of being in the trenches trying to help facilitate options for so many of their clients that found themselves upside down on their mortgages.  I asked them both a series of questions to see if I could get some common perspectives to share with agents interested in jumping into this complicated market segment.  Here is an excerpt of our conversations:</p>
<p><strong>Question:  Why do you believe that mastering the right training and tools are so critical when working with distressed homeowners in today’s market? </strong></p>
<p><strong>Alex Charfen:  </strong>What we’ve found was that there were a lot of real estate agents out there working without a net or without prior training and skills.  What they have to come to realize is that we’re no longer just talking about helping people buy and sell property; we’re dealing with their financial future of these consumers.  Agents have to understand that the rules keep changing, and that there are right and wrong ways to help.  Even the most well-intentioned agent, if they’re not properly trained can give the wrong message or advice to a consumer and cause long-term financial hurt. </p>
<p>I just read that Bank of America alone is taking 100,000 phone calls a day from homeowners in distress.  That tells us that the bandwidth is just too constrained for these lenders to push all the paperwork through.  That’s why agents have to really be on their game, and know how to put together the right packages for the right lenders to increase the success rate, not only for themselves, but certainly for that homeowner. </p>
<p>I’ll give you some stats from a survey we did of 9,000 of our CDPE experts.  We tracked the time it took to process a short sale before training at 54 days, and after 27 days.  That’s a 50% reduction in time it takes to get a short sale approved – and it’s all because you know the language necessary to get it through the lender.  It’s no magic bullet – but understanding the process, what the lender is looking for and the language that needs to be spoken. </p>
<p> <strong>Stacy Spickes:</strong>  First of all, these are very specialized transactions. In fact, what we found nationwide when we started developing our training was that the closing ratio for short sales was averaging less than 20%.  That’s where you were hearing, and still hear, those horror stories of people still sitting on short sales for 15-18 months.  The agents that go through our training program average an 89-91% closing ratio. </p>
<p>Now, we always say there’s nothing magic about it, but what closes that gap and makes that possible is that we know the kind of information a REALTOR needs to know to get the deal closed.  I mean there are a lot of agents out there taking these listings and just don’t know what they don’t know.  Their hearts are in the right place – they want to help – but unfortunately a lot of people are finding themselves in foreclosure at the hands of a REALTOR who just didn’t know what they didn’t know.     </p>
<p>In our programs, we focus on the practical nuts and bolts substantive information agents must have to get the transaction closed and help save that homeowner from foreclosure.  Components such as “Short Sale Math,” which is where we show them how to calculate exactly what the lenders have to net on each short sale so they know ahead of time and don’t submit packages that contribute to an already log-jammed system.  It’s also important to make sure they itemized checklists so they don’t submit incomplete packages that are certain to sit in limbo indefinitely. </p>
<p><strong>Question:  How are your students finding their short sale prospects or better yet, how are these distressed consumers finding them in time?  </strong></p>
<p><strong>Alex Charfen:</strong> One in seven homeowners are currently not making their mortgage payments, so there are plenty of them out there, it’s a matter of spreading the word and letting people know that there is help.  More often than not, consumers don’t even realize that there are very real options available to them, and the fear and anxiety of the situation take over. </p>
<p>Many of our students use direct mail, which has been very effective, and advertising in both newspaper and the community newsletters that you see.  Our best advice to agents is to tell them that they absolutely must engage with the people they know.  We tell them to talk to their sphere.  Let them know that you can help with distressed properties.  Plus when you start with your sphere, there is already a built-in trust factor, and that’s critical when you’re talking about people in this situation.  Postcards, calls, ads, homeowner seminars are all effective ways of communicating.  Even if that person isn’t in trouble, chances are, they know someone who is and it’s a great comfort to know that someone has the ability to help. </p>
<p>When you understand that 70% of the people who lose their home to foreclosure are never listed with an agent you realize that there are just a lot of people who need a lot of answers and not getting them.  </p>
<p><strong>Stacy Spickes:</strong>  Well, in so many regions where of the country you’ll find 50% of the listings are short sales just because they were the hardest hit markets.  In other areas, we’re finding new agents are spinning some of their marketing such as utilizing direct mail postcards and choosing neighborhoods that have a higher turnover than normal. </p>
<p>Agent-to-agent referrals are big as well which certainly wasn’t the case three or four years ago, so it’s a reflection of the industry really coming together, which is great to see.  It’s a realization by agents ill equipped to deal with the ramifications of giving the wrong advice now aligning themselves with other agents with those who can better handle them and serve the consumer.  Two years ago we’d see agents with zero experience trying to put these together with sometimes devastating results for the seller.  Now, in the last 18 months we are really seeing agents rise to the occasion and create a powerful referral network. </p>
<p>It’s really not hard to find them, what’s really important is to help them find you so that you can be the advocate they need. </p>
<p><strong>Question:  What’s your best advice for agents considering becoming a short sale specialist or Certified Distressed Property Expert?  </strong></p>
<p><strong>Alex Charfen:</strong> My advice is that you must.  When you look at what’s going on in this country, more and more homeowners are not making it and this is an industry trend that is not going to go away.  Our courses provide the extensive, hands-on training you need to best service the homeowner and ensure a win-win for everyone involved. </p>
<p><strong>Stacy Spickes:</strong>  I think 2010 will see a significant emergence of agents who will have to choose this field to survive.  Those agents who used to believe this will go away will no longer be able support that belief.  I believe that of the now less than 1.4 million REALTORS out there, I would be very surprised if we didn’t see at least 5-10% choose this niche and those that will make it, will do so because they got the training and tools they need to do the best possible job for their customers. </p>

<p>Assuming that you have located an area of business that you’d like to pursue, the next step (before doing anything – forget domain name or Web site style and background color) is to make sure that there is a market on the Internet for this business.</p>
<p>There are three very distinct reasons for looking at keywords to decide if your choice is a good one and how to explore related opportunities and potential difficulty.</p>
<p>1) Use keyword searches to gauge the number of searches that were conducted daily, weekly, monthly, etc.</p>
<p>This is done for obvious reasons, since it will allow you to estimate how many people are interested in the keywords or key terms associated with your business.  You obviously do not want to build a business around keywords (and by that I mean product and/or services) that nobody is looking for on the Net.</p>
<p>Alternatively, never let a keyword popularity dictate the kind of business you should be in. For example, would you want to create an X-rated or sex Web site simply because this is one of the most commonly searched keywords on the Internet.</p>
<p>Your objective is to look for keywords that fit your business and make sure that the number of searches is solid.</p>
<p>2) Look for keywords that are very popular and that can relate in some fashion to your own business.</p>
<p>Here is a “live” example of why you should not let a keyword or key term dictate the type of business you want: As I am writing this manuscript, I looked at AOL for its most searched terms (they call it “Hot Terms” at http://hot.aol.com/) and I came up with the following:</p>
<p>John Hughes</p>
<p>Steven Tyler</p>
<p>Rielle Hunter</p>
<p>&#8216;So You Think You Can Dance&#8217;</p>
<p>Sharon Stone</p>
<p>Hugh Hefner</p>
<p>Anna Paquin</p>
<p>Rihanna</p>
<p>&#8216;G.I. Joe&#8217;</p>
<p>Unemployment</p>
<p>Most of those are related to episodes in some well known person’s life and are going to last for a very short time.  For example, John Hughes had just died when I was writing this, hence his name is at the top of the list (note that less than a week later his name was gone from the top and disappeared all together from AOL searches).</p>
<p>I can probably conclude the same of the other names and as I reviewed the AOL “Hot Searches” three months later, I noted that none of the searches listed here are on AOL top searches.</p>
<p>However, there is also something to be learned from these keywords.  For example, and to illustrate the concept of niche, can you make something out of the keyword “unemployment?”  Absolutely, and especially in this economy. However, there are already hundreds of Web sites that are offering resources and solutions for people looking for jobs, and some of them are quite dominant. Think of Monster and Hot Jobs to name only two.</p>
<p>However, is there a unique angle on unemployment that you could explore? What does an unemployed person do? Search for a job of course, but this person also may be looking for ways to generate revenues using his or her skills. Unemployed people may be looking to save on their grocery bills, reduce their car payment, find a cheaper place to live, get individual insurance, get a degree, &#8212;fill the blank&#8212;</p>
<p>What is important is to recognize a possible opportunity when you look at keywords that fit into your realm of interest or within the business you are trying to build. Again, taking the example of cars, people who are buying cars not only will be interested in insurance, but also in gas coupons, child seats, video players and other electronic gadgets to keep the kids happy, seat covers and more. The same applies to unemployed people who will be looking to buy their own computer after losing their job; they may also be interested in becoming members of a job board, in need of coupons to save additional money and any other resource that may help them through a rough time, financially-speaking.</p>
<p>The bottom line is that you must open your mind to all possibilities no matter how much of a stretch they may seem to be at first.  And if you explore enough and look carefully at all options, you may find an area of interest in many unrelated businesses that you may be able to explore for your own. Moreover, you can find all of this by simply looking at keywords.</p>
<p>3) Use these same keyword searches to evaluate the competition (and price) that you will have to deal with if you were to bid on Google or one of the major search engines.</p>
<p>One of the critical issues with keywords is to find the best possible keywords or key terms for your business with the least possible competition. This is done in order to ensure that you will be prepared to know how much a campaign on search engines will cost you. Furthermore, it is very important to identify keywords, as well as key phrases, by popularity, by competing offers and by searches in order to have an overview of what you are getting into.</p>
<p>Note:  That being said, the type of keyword you will use for your meta tags (code that will allow search engine to identify and classify your Web site &#8211; see SEO) and for an SEM campaign (buying keywords on AdWords, for example) will be very different.</p>

<p>Back in 2005 when “The Long Tail” first hit bookshelves, Wired Magazine editor <a href="http://www.mpdailyfix.com/2009/12/en.wikipedia.org/wiki/Chris_Anderson_%28writer%29">Chris Anderson</a> advocated business executives should, “forget squeezing millions from a few megahits” and instead focus on niche markets where sales volume from obscure products can potentially tally big profits.</p>
<p>Mr. Anderson made a compelling case that just because a product or service isn’t a “hit”— doesn’t mean it won’t make money. Citing concrete examples from <a href="http://www.amazon.com/">Amazon</a>, <a href="http://www.netflix.com/">Netflix </a>and music service <a href="http://www.rhapsody.com/">Rhapsody</a>, Anderson argued when it comes to consumer choice (especially online), more is better and “fringy fare” can be extremely profitable. In fact, one key conclusion from “The Long Tail” is to “embrace niches.”</p>
<p>Is the mass market dead? Is niche marketing the wave of the future? The author of an Economist article titled, “<a href="http://www.economist.com/displaystory.cfm?story_id=14959982">A World of Hits</a>”, suggests otherwise.</p>
<p>A key premise of the Economist article is that in fragmented world—with abundant choice—blockbusters matter more than ever. Citing television examples such as “<a href="http://www.americanidol.com/">American Idol</a>”, “<a href="http://blogs.orlandosentinel.com/entertainment_tv_tvblog/2009/12/survivor-is-king-of-the-ratings-heap-leads-cbs-to-wins.html">Survivor</a>” and others, the author says that “top programmes are holding up well” and often at the expense of lesser entertainment options.</p>
<p>The article also mentions that “hits” are important in the music industry. For instance, even as overall album sales have declined 18% in Britain since 2004, albums occupying the number one spot have actually increased in sales. In addition, managers at <a href="http://www.spotify.com/en/">Spotify </a>music service disclose the most popular tracts on Spotify now account of 80% of streams. Moreover, in a rebuke to niche marketing—for a six month period, 1.5 million tracks on the service weren’t touched at all!</p>
<p>In fact, the author of the Economist article concludes, “Just because people have more choice, does not mean they will opt for more obscure entertainments.” In fact, a few examples show the opposite is occurring:</p>

<p>Adding more fuel to the fire, research firm SNL Kagan calculates that between the years 2004-2008, movies that cost more than $100 million to produce, “consistently returned greater profits to big studios, than cheaper films.”</p>
<p>These are substantial and concrete examples that the “blockbuster” isn’t dead. However, let’s be fair to Chris Anderson, especially because he doesn’t advocate giving up on blockbuster products or services altogether. “Hits still matter,” he says, as a way to lure customers to an online or offline location. From there, recommendation algorithms (online) or trained personnel (offline) can steer customers towards other products or services that may be just as enticing as the blockbuster.</p>
<p>Long tail vs. the blockbuster? Perhaps there’s room for both.</p>
<p>In the Economist article, Jeff Bewkes, head of Time Warner says as much, “Both the hits and the long tail are doing well.” And going forward, a steady stream of profitable niche products/services alongside a stable of blockbusters may be the ultimate “win-win” approach for enterprises.</p>

In pure business terms, selling something worth millions for a mere $9.99 makes absolutely no sense whatsoever.</p>
<p>Bottom line: to succeed you must do some work and come up with an idea for a business in which you are interested.  Hopefully, it will be original but, more importantly, something that you want to do because you care about it, not simply because someone told you that you can make money doing it. I’ve been around for many years and I’ve been an entrepreneur most of my life, but I have never come across something that was easy and allowed me to make money doing nothing.   Business is not being on vacation in the Bermuda…it’s hard work and you need to be prepared for that reality.</p>
<p>Whatever you do, do not spend your money buying some “get rich quick” scheme. Doing this is like going to Vegas with lots of bells and whistles with only one outcome: you will lose your money (and I’m not sure you’ll even get bells and whistles with gurus)!</p>
<p>The reality is that there are hundreds of opportunities in this world at any given time.  A good example of this is real estate, where agents get lots of leads when the economy is booming and people are on a buying spree for houses; meaning they’ll need a realtor, financing, insurance, trade workers for remodeling, etc.  In a down economy, these same people will be looking to re-finance, and will be in need of cheaper insurance, as well as assistance with foreclosures, while others will look to buy foreclosures because they are better off.  In short, it&#8217;s all a matter of timing and intuition, as well as what you will see me mention many times in this publication: “common sense.”</p>

Trends come and go, and some are very quick to go, so you want to be careful about not getting sucked into something that will fizzle tomorrow. But more importantly, find something that you feel comfortable with. Don’t get involved in areas that are of no interest to you or that you would not want to be involved in simply because someone tells you that there is a lot of money to be made. Believe me, no matter how good it sounds, it is never easy, especially if you do not know the business.</p>
<p>Once you’ve done your research and found something that you’d like to pursue, drill down to the very specifics of this business. Go online and into chat rooms specific to your industry. Listen to what people are saying in the chat rooms and talk to those who have been working in your particular industry. For example, would you want to have leads of people who are looking for SUVs, minivans, full-size cars or sports cars? So my question is “Why not do exactly that?”  One note of caution, educate yourself on the niche you go after and never spend too much money developing your Web site or marketing it. However, and again, above all, don&#8217;t try to sell something you don’t know anything about or you don’t care for. <p>More complex decisions, such as buying something like a major new purchase, is much more involved. This purchasing process can take days, weeks, months or longer.  It is this type of purchasing that you need to understand. These purchases are the reason, for the most part,  you are in business.</p>
<p>Target marketing. Everyone talks about it. Do you understand it? Do you implement strategies to effectively understand existing and potential target markets for your business? You can&#8217;t be something for everyone &#8211; jack of all trades/ master of none.</p>
<p>Market segmentation or target marketing involves breaking a market into segments and then concentrating your marketing efforts on one or a few key segments. Target marketing can be the key to a small business’s success.</p>
<p>By selecting target markets, you hone in on the who and the what. It may seem easy,  but it’s not just selling to whoever wants to buy. It&#8217;s important to focus on target audiences or you’re likely to drain resources in the quest to locate those willing to buy. Since market segmentation enables you to maximize your resources to identify customers that seem to be the best candidates to respond to the your message, it makes the promotion and pricing easier and more cost-effective. Target marketing provides you with a way to focus your marketing activities.</p>

We were able to reach persuasion niches (this is akin to someone opening up and reading a mail piece) for a fraction of a penny per impression, and less than 50 cents per interaction.<br />

<content:encoded><![CDATA[<div class='snap_preview'><p>It occurred to me recently that in my mad dash to build my internet businesses, I had forgotten or let fall by the wayside some of the most important things I used to do ~ namely, daily affirmations and meditations on what I believe in and my vision for my life and my future.</p>
<p>Over the last few days little things would remind me, little nudges from the universe to get back to basics ~ do the things I did to get here in the first place ~ if I want to continue to grow and succeed.</p>
<p>&#8220;But, jeezy creezy!&#8221; I thought, &#8220;I&#8217;m already virtually working two jobs, what with spending every spare minute I don&#8217;t spend on teaching, grading, class prep, or answering student email on trying to build an internet business with spit and sealing wax! How am I supposed to find time to write out affirmations and meditate?&#8221;</p>
<p>Well, maybe not those exact words, but that was the flavor of my reaction every time the idea of spending some time looking within to reduce my stress and fear and tendency to become weary these days came into my mind.</p>
<p>Then yesterday evening I was clearing files off of my laptop, trying to organize and free up some space (&#8217;cause I been downloading a LOT of freebies about internet marketing, niche marketing, affiliate marketing, etc. etc. lately), and I found a freebie I had forgotten I had downloaded ~ it was Dr. Joe Vitale&#8217;s &#8220;experiment&#8221; pdf outlining a 30-day experiment employing intentional meditation.</p>
<p>As I skimmed through it, I remembered why I had downloaded it in the first place (though I didn&#8217;t remember when!) and thought: &#8220;That would be a good idea (if I had the time).&#8221; That part in parentheses wasn&#8217;t verbalized in my head but you know it was there.</p>
<p>So I tucked the file up at the top of my screen, where I would see it when I had time to try something like that, and I continued working (read: taking two steps forward and one step back, and one step back, and one step back, when something I was doing by tutorial ~ installing wordpress on my website, it was ~ wasn&#8217;t working. Because I was tired, I just kept trying to do the thing that wasn&#8217;t working over and over and over ~ ever do that?).</p>
<p>Then one of my favorite TV shows, and one of the few that I actually tape (yes, &#8220;<em>tape</em>&#8221; on my vcr) came on, and I decided to take a break and watch it. The main plot was interesting to me, as usual, but the sub-plot having to do with Joe (whom I love, because he reminds me so much of James ~ my husband) was what really caught my attention. It had to do with meditation and success.</p>
<p>Well, you don&#8217;t have to hit me over the head three times, I can tell ya.</p>
<p>Okay, maybe you do. But as they say, the third time&#8217;s a charm ~ so thank you CBS, <em>Medium</em>, Joe (and his cranky old ghost of a father) ~ and most of all, thank you universe ~ for the charm (or kick in the pants!).</p>
<p>This morning, I got up determined to reread Dr. Vitale&#8217;s instructions for intentional meditation and put them into practice. Of course I got sucked into other stuff the minute I got on the computer, but when I got tired enough to think about taking a break, I decided now would be a good time to start with the intentional meditation. So I burned a copy of another freebie I got somewhere, an audio file of 15 minutes worth of water sounds, wrote down the intention I wanted to meditate on, went upstairs and began.</p>
<p>It&#8217;s not as easy as it sounds, meditation ~ but I&#8217;m going to keep doing it (I even put it on my google calendar!), and more importantly, I&#8217;m going to believe that it&#8217;s working, just as I have always believed in my affirmations ~ and we&#8217;ll see where we are in 30 days.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>America&#8217;s Job Coach spent Saturday, November 14 at the <A href="http://www.nebraskabookfestival.org/">Nebraska Book Festival </A>in Lincoln, NE at the Nebraska State Historical Society. I was there to network and promote &#8220;<A href="http://www.createspace/3393488">Laid Off and Loving It For 2010</A>.&#8221; There were approximately 40 vendors present who set up tables to &#8220;hawk&#8221; their books or book-related services. Public foot traffic was good and the event had good guests, award winners, and presenters. On hand was <A href="http://tedkooser.net/">Ted Kooser</A>, National Poet laureate and <A href="http://harleyjanekozak.com/">Harley Jane Kozak,</A> Hollywood actress and successful novelist/mystery writer. Harley presented a great writing workshop. </p>
<p>I hear you asking &#8220;How does that apply to me and my quest for a job upgrade?&#8221; Here is the answer: </p>
<p><STRONG>P and N</STRONG> which means: <STRONG>PROMOTION and NICHE</STRONG>. </p>
<p>Over the next couple of blog posts, I&#8217;ll discuss how several authors and booksellers at the festival have had good success selling their books. Their sales did not come from events like the festival alone. Few had customers beating a path to their table (door). </p>
<p>Yet, many of the exhibitors present told me how they have had reasonable success selling their books. Why? How did the booksellers there sell thousands of books over the years? A quick glance at their topics answers the question: </p>
<p>It is their NICHES. Their lovely books were on topics of interest to MAYBE 1% of the book-reading population. BUT, and this is a big &#8220;but,&#8221; that 1% was / is loyal, devoted, passionate, and are HAPPY to spend $19.95 or $29.95 or whatever on a book <EM>that applies to THEM. </EM></p>
<p>I&#8217;ll discuss specific examples in the next couple of posts, but in the meantime I challenge you to translate nichemanship into your professional goals and lives: </p>
<p>What skills, knowledge, experience, training, background, activities, passions, volunteer projects, unique family situations, workplace histories do YOU possess that can be &#8220;exploited&#8221; to a job market niche out there, or into a small business endeavor? </p>
<p>For example, were you part of a growth industry in the past but that industry isn&#8217;t as hot now? Well, how can you package that experience into something that a present day, fast-growth employer will appreciate? Even though your experience may have been in a different industry, your skills CAN translate into helping a new company in a different industry because you have &#8220;been there, done that.&#8221; Who else may need those skills? </p>

<p>One of my projects, a 252 unit multifamily apartment development in in Chicago&#8217;s north shore is seeking to reach out to the Hispanic community.  Apart from some niche local print and online newspapers I couldn&#8217;t figure out how to do that online.  Then, I read this very interesting article on NPR.org that explained both the mystery of why I&#8217;m not hearing alot about MySpace and gave me a great new tool to reach out to the Hispanic community!</p>

<p>By reading magazines and checking out the ads in these periodicals you can quickly find the kinds of competing products your customers are reading. Take note of these ads in these magazines. You will begin to know your competition. The electronic versions of magazines the rezones articles are easy to find and then to subscribe. You’ll also find people advertising in ezines and this is the perfect time to take note of these ads. If you see these ads showing up over and over again, then you can be sure the advertisers are making money. It becomes easy to follow what your customers are reading since your competition has it already figured out. Another way to understand your customer is to research several leading blogs posts in your market. You can find these by going to blogsearch.google.com and typing in your market term. Check out these blogs receiving the highest traffic and again they are usually the ones at the top of Google listings.</p>
<p>2.Browse The Online Forums And Yahoo Answers!</p>
<p>Just a certain people flock to various types of rock concerts so do like-minded people browse internet forums that will gather at your target marketed forums.
