<title><![CDATA[Who Will Be Successful in Quarter 3 of 2012?]]></title>

<content:encoded><![CDATA[<p>One of the responses I hear a lot from agents is&#8230;I am too busy. Don&#8217;t get me wrong, this is a very good thing. Quarter 2 of 2012 should be extremely busy. It is the traditional &#8220;peak&#8221; of the real estate market. Interest rates are low, inventory is lower than previous years, and the metro DC job market is steady. Agents who made significant corrections in Quarter 4 of 2011 are feeling the amplification of those  positive actions.</p>
<p>I see the current pace of the market to be a challenge to many agents as well. Investing time in your lead generation right now is crucial. The market begins to naturally cool during Quarter 3 and into Quarter 4. To counter act this effect, forward thinking agents are going to fill their future pipeline NOW to make sure 2012 ends on an upswing.</p>
<p>So what are agents doing to fill their pipeline?</p>
<p>1.  <span style="text-decoration:underline;"><strong>Regular and consistent contact with the people who know you, like you and trust you</strong></span>-This sounds elementary, right?  I have found that when agents get busy, they focus too much on the business at hand and ignore their sphere.  There are a lot of positive signs in the real estate market, do your past clients know this?  Are you sure?  The best way to find out is to contact them.  If you don&#8217;t know what to say, try this on,&#8221;With the market making so many adjustments, have you considered buying selling or investing? Do you know anyone buying selling or investing?  Do you know anyone who tried to sell a couple of years ago and it didn&#8217;t work out?.  Anyone on your street friends family?&#8221;</p>
<p>2.  <span style="text-decoration:underline;"><strong>Create your own inventory</strong></span>.  Tom Ferry has been a big proponent of finding homes that expired or withdrew from the market between 2008-2010.  There were some artificial factors at play that prevented many homeowners from finding success.  If a home seller put her home on the market just after the end of the 2010 Home Buyer Credit, they found the market very quiet.  What happened was, most buyers who would have naturally bought in July of 2010 moved their purchase to April to take advantage of the tax credit.  There are many sellers who tried and failed.  Right now with a low inventory of homes for sale, this might be a great time for them&#8230;Who will find these sellers first?</p>

<title><![CDATA[A week of extremes-3,000sq.ft houses in Notting Hill]]></title>

Im currently offering for sale two 3,000sq.ft. houses also one at 6,000sq.ft. in Notting Hill that all need completely gutting and refurbishing and are in a very poor state of repair at the moment . This is fabulous news for me and also a prospective purchaser as they can have exactly what they want including room sizes and layout. I personally would have the kitchen and living area in the basement with trifold glass doors into their private gardens and use the floors above for the reception rooms and bedrooms but there again the other option is to create staff/granny acommodation and say, a home cinema in the basement maybe with a small kitchen for family bbqing and garden parties in the summer. I can smell the roses in the garden entwinned with the smell of cucumber in the Pimms!</p>
<p>Had an amazing response regarding the houses-offers being made every day&#8230;I suppose with some of the best schools in London in the locale there will always be demand-well it was good enough for our future King William and Prince Harry.</p>
<p>Also looked at a fabulous mews house in <a title="Notting Hill" href="http://g.co/maps/qf8js" target="_blank">Notting Hill </a>too-so handy for <a title="Westbourne Grove" href="http://g.co/maps/qf8js" target="_blank">Westbourne Grove </a>and all it has to offer&#8230;fabulous shops in particular!! Never mind the great restaurants etc.</p>
