    Inventory is at a record low here in the Orlando market.  That means that with so few homes on the market, the buyers are limited on choices.  That equates into sellers being able to command top dollar for their homes!  This is exciting stuff!  It’s been so long since sellers were in any control or any position of bargaining power. 

   It’s a great sign that the market will even out to a certain degree.  The real estate market has always been a buyers or a sellers market.  Most recently, I joke with my clients that it’s a bank’s market!  With all the short sales and foreclosed homes, buyers are at the mercy of the banks and have been for the past 2 years.

   With the ill-fated robo-signing issues at bay, banks are no longer able to crank out 10-15 homes per day on the MLS to stir up a bidding frenzy.  Also, homes that have been foreclosed on that were Fannie Mae and Freddie Mac backed have changed the way they allow bidding.  For the first 15 days, the homes are given preferntial status to Owner Occupants (people who will live in them as their primary homes), Non-Profit Agencies and Organizations.  This is a huge (and well received) step in evening out the market.

   I worked with one buyer for almost a year to purchase a $90,000 home.  It didn’t take a year to find a house she loved, it took a year to find a house she loved that we weren’t getting beat out at the bidding level by cash-friendly investors.  It was such a heart wrenching experience for her and me, as there’s nothing worse than continually telling your client that they didn’t get a home that they so desperately wanted.  Luckily, we ended up finding her a great home in a great neighborhood. 

  Having been through this with her and other clients, I was excited to see Fannie Mae and Freddie Mac take that step in allowing Owner Occupants the chance to buy homes first.

  With all of that being said, Fannie and Freddie are among those banks that can no longer churn out several homes a day which is a contributing factor to the low inventory levels.

Well, what are you waiting for? Prices to go down? Interest rates to go down? For national headlines to say ‘Now is the time!’? 

The Orlando market has a new median home price of $110,000 which has gone up consecutively for 4 months now (this figure includes an average of sale types: normal, short sale, bank owned).   That’s a pretty low number considering if you purchased a home for that amount, your mortgage payment would be $545/ month without taxes or insurance! 

Speaking of mortgage payments, that leads me to the next point: interest rates.  Interest rates are at one of the lowest numbers in years.  Today’s interest rate is 4.31%.  That means that for you the consumer, you would be able to purchase more home than others that are paying or will pay a higher interest rate when they start to increase.  The difference between today’s rate on a $110,000 house and a rate of 6.5% is $150 per month!

Still not convinced now is the time to buy?  Inventory levels in Orlando are low.  How low you ask?  There hasn’t been this little inventory available in over 3 years.  What that means to you is that, with less to choose from anxious home buyers looking to take advantage of the low interest rates and low home prices are going to start driving up the price of homes.  If you were able to purchase a home now, chances are you would be at a great vantage point for equity in your home in coming years as the market recovers.

We’ve talked about prices, mortgage rates and inventory but who helps make all of this happen? Lenders.

While lending practices are more stringent in regards to showing proof of income and job stability, approval to lend still has favorable options.  Did you know that with a credit score of 680, you can get often times get excellent interest rates and loan options?  There are loan programs that provide low down payment options (3.5% of purchase price), no down payment options and even options that would allow you to add in repair costs to the amount financed. 

Overall, it’s a great time to be purchasing a home in Central Florida.  If I were you, I wouldn’t be waiting on national headlines to tell me it was “okay” to purchase real estate.  Remember what happened to all the investors who waited for national headlines to say what a good thing it was to invest in real estate during the booming economy?  They got caught at the tail end of the housing bubble and into the beginning of the slump of foreclosures, short sales and bad investments.  The investors who made their money and got out were more than likely heeding advice from their Realtor.

Consult with your local expert who knows your local market better than anyone else.  They can offer great insight and local statistics to help you decide when you’re ready to buy!

  Did you think of real estate when you read that?  Of course you did.  That phrase has been engrained into our minds pertaining to real estate.  The phrase is still pertinent more than ever but today, it becomes apparent in a different way.

  Today, that phrase applies to where you’re reading your real estate “news” from.  Our office building houses other businesses so I often make small talk with the Owners of those companies.  I usually get the ever familiar, “How’s the market?” to which I always reply with current daily numbers.  However, the other day I was told, “That’s not what the New York Journal said!” as he walked out the door into his weekend oblivioun.

  This is by far one of the most frusterating responses that I get from people.  It’s not frusterating because it’s true or that it can’t be easily overcome.  It’s frusterating because well-educated, smart people are allowing themselves to be caught up in national headline news that doesn’t pertain to their local real estate markets.  Location, location, location!  This isn’t just the key answer to many real estate questions, it’s the central principal of real estate and that includes where you get your information from!

  Here in southwest Orlando,  I have personally never seen home prices this low nor did I ever think I would.  The median home price is currently $122,300.  Now, don’t get me wrong, you’re not going to find much in that price range in the southwest Orlando area because of it’s highly sought after school districts and central location.   I can almost guarantee when you do, you will end up in a bidding war as I have been in with all of my most current Buyers in the area. 

  For those of you familiar with the area, you will agree that anything under $200,000 is a phenomenal deal.  With inventory levels consistently decreasing, interest rates staying low and rent prices rising I don’t foresee properties in this immediate area decreasing too much more, if any.  Let’s remind ourselves that I don’t own a crystal ball and have no guarantee but that is my opinion, based on what I’m currently observing in the market.

  Now, let’s go back to national headlines.  Do you think the national headlines reminding people of how bad the foreclosure crisis is or that the State of Florida is one of the worst states in our country for foreclosure cases is going to depict an accurate snapshot of the local market in Central Florida? Nope.

  Do you think the national headlines of how our economic “recovery” is slumping again gives an accurate depiction of the incentives available to owner occupant home buyers?  Did you know that Fannie Mae owned foreclosure property is currently offering to pay 3.5% of the buyers closing costs (which will cover considerably all of them in most cases)?   Or that you can purchase a home with as little as no money down or 3.5% down payment with flexible loan programs that include renovation options? Nope.

  My point has been made in short.  I don’t have to go down every downtrodden national news headline to make the point very clear.  It’s a great time to buy real estate.  Some may say (and they have), “You’re just saying that because your pay check depends on it!”.  I’m here to tell you that to make a presumption like that is incorrect.  I would never steer you in any direction other than the right one (and as a REALTOR and all around good person, I’m ethically unable to do so).  

  The bottom line is that the statistics don’t lie.  Inventory is low. Mortgage rates are ridiculously low.  There’s plenty of money to lend. 

  The next time you’re reading your national news source, please remember that those numbers do not accurately depict your local real estate market.  You wouldn’t compare the list price of your house to a similar house for sale in New York so don’t base your real estate knowledge that way either. 

  Remember, it’s all about location, location, location!

As the New Year approaches I am getting more and more emails with 10 ways to success, 5 ideas for planning your new year, or 17 methods for keeping your clients happy. You get the idea. I am always amused that there are a “magic” “number” of ideas for how to be successful in the coming year.

I hate New Year resolutions to be honest. Everyone starts with the best of intentions and then falls apart about five days into the New Year. Instead, I think you need to have resolutions in your heart year round.

Pending sales reach all-time high; median price makes a monthly gain

For a while there in October, you had to wonder if the sky was falling. But, things are looking up in Florida for the by-owner MLS seller as our phone at ADDvantage was very busy last Saturday and all this week. 9 Florida flat rate MLS sellers that listed through ADDvantage accepted contracts this week. 5 were ADDvantage Plus clients and 4 were using a combination of our basic flat fee listing plan MLS ADDvantage and Street ADDvantage Realtor eblast.

Because your are reading my blog, you have seen many offers on the web to list on the MLS flat fee. Prices range from $99 to $500. The ADDvantage brand of flat rate MLS is chosen 2 to1 over our nearest competitor, even through we are priced a bit higher, because we pay attention to details that do make a difference to the by owner MLS seller.
