The next 3 miles on 9w heading north offer absolutely nothing in terms of businesses.   (It should be noted, however, that there is a clearly marked sign for the Business District of Piermont.   If you follow the signs, you will be taken down into Piermont where there is a lovely collection of shops and restaurants. )   One could not possibly miss the potpourri of Real Estate Broker signs that line the 3 mile stretch to the area of the NYS Thruway.   Piermont offers a few condo/townhouse areas.  There is a complex called, The Overlook at Piermont, which are newly renovated 1 and 2 bedroom apartments.   I believe a 1 bedroom was around 1,700.  (Check out their website for all the details)   A little further north you will find the older and reasonably priced, Lawrence Park Condo Complex and The Roundtree Condo Complex.  Both of them often have units available.   As I drove North, I counted 10 real estate For Sale signs.  The stretch of Real Estate in this area is prime and screams, “Location, Location, Location.”    On the 9w corridor the views, in most cases, are of the glorious Hudson River or sometimes the Tappan Zee Bridge.   Here’s a pic I took which should give you an idea of the view…….

You can somewhat see that there is quiet a slope in this area.   Most of the homes have tiered gardens.   If excavation is not possible, many properties added lovely decks so that they could enjoy the view.   It should be mentioned that parking for these properties can be a challenge.  Considering the terrain, I am sure you can imagine the challenge of a family with more than one car.   Many homeowners carve out a little part of the property up top just off  the road and have a little path or driveway down to the house.  The drawback of living on  9w would be the constant traffic.  9w is a double yellow line roadway thus there is a steady stream of traffic.   I am quite confident that for many, the benefits of the beautiful view outweigh some of the sounds of the cars.

So how much does it cost to own one of these properties?  Well, in Piermont there is a 3 bedroom, 3 bath home, 3,000 sq. ft, built in 1955 with river views, listed at 1,375,000.     Further North, 4 bedrooms, 2.5 baths, built in 2007  listed at 1,445,000.  You get the idea…you are looking at properties over 1 million.  

Location, location!

So…you’re asking….is there anything under a mil?   The answer is, yes.   Of course, you get what you pay for.   In S.Nyack, 895,000, will get you a  2 bedroom, 1.5 bath home that was built in 1890.  Oh and by the way, it’s listed as a cottage.  (To me it looked like a log cabin)

Well enough about real estate for now.   Tomorrow we will cross over into the Nyack/Upper Nyack area.    See you then!

Don’t be fooled by the anonymous-sounding name – this backpacking trip was anything but blah. The east side of the Sierras is generally gorgeous, and this chunk of landscape didn’t disappoint. We started the trip on a Wednesday, turning the normal 5-hour drive to the town of Big Pine into a leisurely 7-hour drive, stopping for lunch in Markleeville, a latte in Lee Vining and hot springs near Bridgeport and Mammoth.

We car-camped that night at Big Pine Creek Campground. What a find! Our spot (#22) was next to Big Pine Creek, but #9 looked particularly appealing. It had the foundation of an old cabin in it, complete with a 20-foot (now outdoor) fireplace. Quite the spot to roast marshmallows.

Thursday morning we packed it up and headed to the trailhead parking lot. Our destination was somewhere up the North Fork of Big Pine Creek and would depend on where we ran out of hiking energy. As with all eastern Sierra backpacking trips, we started out in the high desert but quickly transitioned to an alpine climate.

The first stop of note was Lon Chaney’s cabin in Cienega Mirth, built in 1929. The cabin is now only used occasionally by wilderness rangers passing through. We were fortunate enough to get a look inside, however, as a couple of Forest Service staff were there working on the case to add the cabin to the National Register of Historic Places.

The trail then climbed past the first of the numbered lakes. First through Third Lakes are a classic glacier turquoise blue, fed by silty runoff from the largest glacier in the Sierras, the Palisades Glacier.

At this point, our energy started to flag. We dragged ourselves past Second Lake and finally settled at a campsite overlooking Third Lake.

The next morning, refreshed, we tackled the Glacier Trail, hoping to get an up close view of the Palisades Glacier. Although we were eventually thwarted by one of its terminal moraines (made of loose scree ready to drop a half-ton boulder on our heads), the scenery along the way was spectacular. We particularly enjoyed the stream in Sam Mack Meadow.

Day 3 dawned clear and windy. We scrambled out of bed to catch the sunrise glow on the peaks near our campsite, then prepared for another day exploring the surrounding basin.

We trotted (well, panted) up to Sixth Lake, then took a semi-secret path from the outlet down to Fifth Lake. This path isn’t shown on USGS maps, but afforded a great view of Fifth Lake from above.

We then backtracked slightly to take in Summit Lake. We had decided that we wanted to head out to Bishop for a bed and a real dinner that night, but didn’t want to miss any of the sights in the basin. Summit Lake was a winner, with tremendous views of the Palisades Glacier that we hadn’t reached the day before. We also saw dozens of fish jumping and spotted one grandaddy trout.

Then it was down the trail to camp, to pack it up and hike it out. We arrived back at the car with aching feet several hours later. After a night in Bishop and the traditional breakfast at Jack’s, we were homeward bound.

[The op-ed below appeared in the Westchester Herald (ten or so pages after Ed Koch's movie review and immediately following  Congressmember Nina Lowey's piece on health care reform).  It deals with recent sightings of what appear to be a large cat in the New York suburbs.  For some good background on the issue, see this New Yorker article and this piece in a local Hudson Valley newspaper.]

Reactions to the unconfirmed sightings of panthers in the Palisades and local townships bring a serious ecological dilemma into focus.  Assuming this animal(s) is an eastern panther and not an escaped exotic pet, it is a member of a population of animals once thought extirpated from the Northeast.  That would make any plan to trap the cat and place it in captivity both ecologically misguided and potentially violative of the Endangered Species Act.  The plan also represents a hyperventilated response to understandable community unease.  It would be much better to slow down and carefully consider the implications of the animal’s presence as well as what to do about it.

Let’s be clear, first, about what we are talking about.  The term “panther” refers to both jaguars and cougars.  Cougars are native to the northeastern United States; jaguars are not.  Eastern panthers are a species of cougar.  The cat we’re talking about is probably not an eastern panther.  The professional tracker who has examined the signs and kills of the animal believes it is more likely a jaguar or some other illegally imported large cat.  Furthermore, those who have glimpsed the animal say it is black, whereas cougars are tawny.  If this animal wandering around the New York suburbs is a jaguar, it needs to be found and removed from the area immediately.

However, what if it isn’t?  Eastern panthers are classified by the Fish and Wildlife Service as “critically endangered.”   Though the eastern panther is (or was) biologically identical to panthers elsewhere in the United States, the population of cats in the eastern region is protected under the Endangered Species Act (much as certain regional salmon populations are protected even though salmon as a species are not).  Therefore, one cannot “harass, harm, pursue, hunt, shoot, wound, kill, trap, capture, or collect [the panther], or . . .  attempt to engage in any such conduct.” without the express permission of the Secretary of the Interior.

But putting legalities aside, consider the big picture.  Rockland County, like almost everywhere else in the state, is overrun by deer.  The deer have proliferated to such an extent that they browse the local vegetation into the ground (to say nothing of gardens) and cause significant erosion and other problems.  They also present an ever-present and growing hazard to drivers. The reason for the deer’s abundance lies with the expanding habitat created by suburban geography and the absence of predators.

Deer favor edge habitat – places featuring a mixture of open and forested lands.  Thus, deer like suburban towns possibly even more than the folks who actually pay to live there.  The other thing deer love about suburban life is that nothing eats them.  We long ago eradicated wolves from the northeast because we feared them (this despite the fact that in the history of the United States, there has never been a fatal attack on a human by a wolf).  The panthers’ extermination soon followed.  Without any natural check on their numbers and with a vast new area to roam and browse, the deer population exploded.  So too, for that matter, has the number of coyotes.

What this all means is that the region’s ecosystem has tilted seriously out of balance.  We have a lot of work to do to restore equilibrium but we lack the will to do it.  Even as we curse the deer who eat our shrubbery and bound in front of our cars, we move swiftly to eliminate any animals that prey upon them.  To those who believe hunting is the answer, I would just ask how close to your homes and families you would want hunters to roam.  Furthermore, hunters – despite their protestations to the contrary – do not and never have effectively controlled deer populations.

The upshot of all this is that predators present both opportunity and risk.  Any actions taken should account for both as well as comply with the law.  If there is indeed a panther in our midst, we should celebrate nature’s resilience even as we take common sense measures to safeguard both people and the cat(s).

With the felt market is rapidly going away from 15# to 30# for several reasons. First, 15# tears easily and is VERY unsafe for contractors to walk on it as it tears underneath their feet. Labor costs alone to install 15# in high wind zones (Dade county) as well as others requires a 50% overlap so many contractors are using 30#.  In high wind regions along the US SE/TX/AL coastline…15# simply blows off, and contractors have to go to 30# at a minimum, sometimes 2 layers of either 15# or 30#, with the 1st layer of a double felt layer system being “sacrificial”.

As well, synthetics (UDL) are RAPIDLY growing in all segments, most especially metal. So several major drivers are moving the underlayment from 15# to 30# to synthetic underlayment’s. Most all the shingle OEM’s offer a synthetic now, they are also validating the synthetic category, and their contractors are moving to synthetic as well. Florida and Dade are constantly upgrading their high wind rating zones, and this is putting tremendous pressure of any type of felt to meet spec, so the FL codes are driving the change towards synthetics.

Regarding self-adhered underlayment’s…synthetics are not to replace self adheared UDL’s although recently I have heard a lot of questions to the reasons why self adheared do not always adhear to OSB, this is very product specific, as each manufacturer has their own bitumen formulation, balancing cost, tackiness, HT performance, etc. Cheaper brands, with low levels rubber, are more prone to NOT stick to OSB, especially OSB with slick coating layers. Again, each OSB/PLYWOOD OEM has different varnish formulations, which also effects the SA adhesion dynamics. So the problem issue is quite complicated, albeit with unified test standards for adhesion, this could be addressed. Also, contractors are recommended to prime (rarely happens) the OSB if the SA does not stick, so in reality, not an unsolvable problem.

Our good friends set us up with a cabin all to ourselves right next to the Palisades Reservoir. I had never been that direction so I saw it as an opportunity for a much needed mini-adventure. We drove through beautiful Swan Valley to get there. Though it was cold and rainy outside everything looked green and fresh. When we arrived at the cabin I took my camera to explore my new surroundings. A first impression is hard (if possible) to re-create. I love exploring new things for that very reason.

First of all can we just stop and freak out for a minute that it’s going to be in the EIGHTIES this weekend?! My uncle called me and reminded me to clean my air conditioner’s filter before turning it on (you should too)! In other words, you should get outside as much as possible this weekend!

I told you all about my wonderful picnic in Prospect Park last weekend and the subsequent rambling through the Cherry Orchard in the Botanic Garden; those would both be excellent activities for this weekend as well.

If you’re a fan of beautiful old villas and landscaped gardens overlooking the Palisades and you’ve never been up to Wave Hill this is certainly the perfect weekend to check it out. There are various events for Arbor Day happening, including tours of the gardens where wild flowers, magnolias and lilacs are in bloom. The views are dramatic and there’s a lovely Sunday brunch buffet (make your reservation by 4pm today).

Another great outdoor activity- join New York Like a Native on a walking tour of a part of Brooklyn you don’t know well or that you think you know well. You’ll learn something new about the history of your area and most of the tours include a treat (like a beer or an ice cream cone).

For a somewhat more active learning experience you can participate in a crazy scavenger hunt on the LES with the Anthropologists on Sunday. When did you last go searching for clues downtown?

The TriBeCa Open Artist Studio Tour is a free, self-guided tour of approximately 100 artists’ studios throughout TriBeCa. Bringing artists and the public together, it provides an opportunity for visitors to interact with the artists and see their artwork at the source, the artist’s own studio. An artist-run organization, TOAST has led a true metropolitan “grass roots” path.  It began as an ad-hoc group of artists who wanted to revive a neighborhood art walk.  Now a not-for-profit organization, it is still a grass roots effort, run by the participating artists. Neighborhood businesses and supporters supplement most of the needed funds not covered by the artists’ entry fees.

When you’re ready to step indoors there are several fantastic exhibits worth checking out. First, the exhbit of Picasso’s later works at the Gagosian Gallery in Chelsea has gotten fantastic reviews.

A new exhibit at the Met, “The Pictures Generation, 1974-1984,” has also received some good buzz. Thirty artists from the Boomer Generation are represented by 160 works in all media.

They were all making art that combined elements of Pop and Conceptualism with social concerns about consumerism, political power and gender. Their work kept ideas to the fore but rematerialized them as images. Many of those images were photographic, extracted from everyday life, a life that was increasingly a creation of media culture, as Andy Warhol well knew.

This piece, by David Salle, sparked my interest and I’m hoping to check it out in person sometime soon.

When I remember, I’ve been watching the new series How The Earth Was Made on the History Channel. It’s pretty cool – all about how the Earth was geologically formed, the history of how the plates moved and certain structures formed – or as I like to call it, “anti-creationist propaganda.” (lulz.) Anyway, tonight’s episode was about the geologic history of New York City. Dad called me in and said I should stay and watch, so I did. They start talking about the Manhattan Schist, or the bedrock that the city is built on (astute readers will remember me BLAGging about it), and they were searching for evidence of how the plates separated.

They then pan to a shot of my graduate advisor doing a core in the Palisades! Dr. Matt Gorring! He’s famous now! He starts talking about the sill and all this stuff I already knew, but I was just too in awe of my professor being on TV. The guy who comes out with us Thursday nights and has a good ‘ol time…being on TV, talking about science.

One day, that’ll be me…the pink-haired geologist. I have faith that what I do will be important eventually.

As reported last week in the Washington Business Journal, the home of Franklin Kameny, a longtime activist for gay rights, was designated by the Historic Preservation Review Board as a local landmark at a hearing last Thursday. It has become the first gay, lesbian, bisexual and transgender site in D.C.’s inventory of historic sites.

During the 1960s and the early 1970s, Kameny’s home, located at 5020 Cathedral Ave., NW, served as a meeting place for planning gay civil rights campaigns and strategies. Kameny still lives in the home.

As a realtor in Rockland County NY I’ve seen my fair share of homeowners and renters  who end up with lots of unwanted items that they need to get rid of fast. Of course you could always throw it out but why not give it away and keep it out of our landfills.

If the item is still in decent shape you could always give it away at  an online recycling network such as www.freecycle.org. This website is kind of like craigslist except no buying or selling is allowed, the things have to be given or taken away for free. The local Rockland County freecycle site is at Freecycle.org in Rockland County.

This is a great way to clear up some space and do something great for the environment, so please check it out and make sure you read all the rules of  participation.

According to the Rockland County MLS there were a total of 1454 residential single family houses and condos sold in Rockland County from January 1, 2008 to December 31, 2008. Considering how the sales market has been nationally I would say that Rockland County is definitely ahead of the game.
