Hello, I’m David Beadle. Here’s what’s happening from RateAlertNow.com.

Thirty-year mortgage rates experienced a third-consecutive “really bad” day on Tuesday, and took another big leap higher on worries about rising inflation in 2010.

The national-average thirty-year fixed-rate mortgage is now at four-point-eight-seven-five-percent with two and five-eighths points, up a half point from Monday, for an extra cost of five hundred dollars on a one-hundred thousand dollar loan.

The five percent rate was also up half-a-point to one and seven-eighths points.

Remember: one point is worth “one percent” of the loan amount. This means “one point” is one-thousand dollars on a one-hundred- thousand dollar loan…and two-thousand dollars on a two-hundred thousand dollar loan.

When it comes to a two-point loan, that represents two percent of the loan amount. This means “two points” is two-thousand dollars on a one-hundred thousand dollar loan…and four-thousand dollars on a two-hundred thousand dollar loan.

The national-average fifteen-year fixed-rate mortgage was up half-a-point, with the four-and-a-quarter-pct. rate now at two-and-a-quarter points. And the four-and-a-half percent rate was up three-eighths of a point to seven-eighths of a point.

In order for you to know “when” to lock your “floating” fixed-rate
mortgage, you have to have “an Early Warning” system on changes in current rates & points +before+ they occur throughout every business day. That’s where my “Rate Alert Now” service becomes essential to your “rate lock” strategy. I’ll tell you via regular e-mail and/or mobile “text messaging” when current rates are about to go up, and if you act quickly, you may be able to reach your local mortgage originator by phone to lock your rate +before+ the mortgage company becomes aware of what’s going on, and changes its rates. The cost of my service is less than one dollar a day.

November existing home sales rose 7.4 percent to “an” annualized pace of 6.5 million units, which was far higher than expected. All regions of the country saw gains.

Today, we will see November +New+ Home Sales, where a smaller increase is anticipated.

That’s what’s happening. I’m David Beadle. For full details on my real-time mortgage rate alert service to help you “beat the system,” visit RateAlertNow.com and check back here later today for my next *free* mortgage rate update.

Hello, I’m David Beadle. Here’s what’s happening from RateAlertNow.com.

Thirty-year mortgage rates experienced a second-consecutive “bad” day on Monday and took a great leap higher on worries about the risk of rising inflation next year.

The national-average thirty-year fixed-rate mortgage is now at four-point-seven-five-percent with three and one-eighth points, up a full point from Friday, for an extra cost of one thousand dollars on a one-hundred thousand dollar loan.

The five percent rate was up three-quarters of a point to one and three-eighths points for an extra cost of seven-hundred fifty dollars on a “hundred grand” of borrowing.

The national-average fifteen-year fixed-rate mortgage was up a half point, with the four-and-a-quarter-pct. rate now at one-and-three-quarters points. And the four-and-three-eighths percent rate is now at one-and-a-quarter points.

Today, we-will-see November existing home sales results. The estimate is for a mild rise to an annualized pace of 6.3 million home purchase transactions.

That’s what’s happening. I’m David Beadle. For full details on my real-time mortgage rate alert service to help you “beat the system,” visit RateAlertNow.com and check back here later today for my next *free* mortgage rate update.

All major airlines would rather have you believe that flight is very pricey, so that you would go ah

All major airlines would rather have you believe that flight is very pricey, so that you would go ahead and buy their most high priced air tickets. In effect, there are many options available to air travelers to reduce greatly on their flying fares; with even a possibility to Fly Free if they plan well. People who are on airline services’ frequent flyer programs (also known as air miles programs) Fly Free occasionally using their accumulated points.

If you travel a special airline quite often, it is a very good idea to become a part of their many times flyer program. All major airlines have frequent flyer programs. They may go by dissimilar names, but their essence is the same. These programs will give you some points whenever you book a flight with them. On a later date, you can redeem these points and get some free tickets. Major airlines that are tied up with other corporate services will also offer you good perks on your points itself. That means, when you collect a special number of points, you will get some additional bonus points, taking your total major.

Air miles work in the same way as cash does; but you can use these points only for booking future flights. Today, with the conglomeration of major airlines across the world, many times flyer programs have become more beneficial for the regular flyer. Today population can redeem the points of one airline on a partner airline if they wish. For example, if you have some points on Air France, but want to book a cheaper flying on Delta, you can just get the Air France points transferred onto your Delta account. Air France and Delta are business partners, so your transfer would be entirely possible.

And frequent flyer programs can be expansive to credit cards too. Though not strictly a frequent flyer program, your credit cards can also give you bonus points for your air journey. The principle is the same. Every time you get your credit card swiped, you become eligible for some air miles, which you can redeem for booking your later flight. In fact, people who have never flown can also get some free air miles if they are holders of gold and platinum credit cards of major banks.

Airlines do not make much propaganda of their frequent flyer programs, though they get good business from it. The reason why is that if a person is on the frequent flyer program of one airline, there is very less chance that he or she will ever use other airline. The lack of advertisement from airlines makes air miles programs still a very enigmatic thing for the travelers. Current estimates indicate that about 50% of the people who fly often are not affiliated with any such program. These people are having to spend out hundreds of dollars on each of their flight, while they can simply enroll for such a program and get some tickets free. Knowing about frequent flyer programs is one way to Fly Free in these times when air fares are soaring skywards like never before.

Hey guys, I know it has been forever since I posted on my favorite team and the trials and tribulations of the NFL, but unfortunately I’ve been too busy graduating and trying to make sense of this new world known as adulthood. Oh well!!! Graduation is over and my team managed to give me the best graduation present in the world. They beat an undefeated team! The same team a well-respected coach said the Cowboys had no chance of beating (yeah Tony Dungy, I’m looking at you).

Dallas was able to dominate early on in the game by scoring touchdowns on its first two possessions, and then going up 24-3 on a short touchdown run by Barber in the third quarter. However, it was not all was fun and games when the Saints were able to score two touchdown runs in the fourth quarter. Prior to the two minute warning Folk missed a 24-yard field goal that would have put the Saints two possessions behind the Cowboys… it looked like the high powered Saints were about to once again pull an improbable win. I have to say I was bleeding silver and blue at this point. I could not believe what I had seen… the same Folk that once kicked back-to-back 52 yard field goals in 2007 now leads the league with 10 misses, going 18-of-28 and missing 7 of his past 11 (Update: Folk is out and Suisham is in). I thought the game was over….

But Demarcus Ware apparently did not get the memo. With less than 20-something seconds on the clock and the Saints marching all the way to midfield, Ware was able to strip Brees for the second time in the game and lineman Jay Ratliff recovered. The Superdome was silenced and the dreams of a perfect season were over!!!!!

The Cowboys outgained the Saints 439 to 336 yards, holding them 90 yards and nearly 19 points below their averages in these categories. New Orleans, who came in coverting nearly 48% of third downs this season, converted only one of seven. The Saint were torn down and lost!!! Hehehe…

Playoff Picture: Unfortunately, the damn Eagles clinched a playoff spot with there win over the 49ers, but that does not mean the Cowboys are out of the running for the top spot. If Dallas wins one more of their next two games and the Giants lose just one, then Dallas clinches a wildcard spot. If Dallas and New York have tied records in the end, which would be 10-6, then Dallas would be out due to the sweep by the Giants during the regular season. If Dallas is able to win their next two, which are Washington and Philly, then they win the NFC East division. It will literally come down to the final game.

But as my ‘Boys were able to prove on Saturday, anything can happen in the crazy world of football. So lets keep watching and have our fingers crossed that both Eli Manning and Donovan McNabb get hit by buses sometime before next week!

Ciao for now! XOXO

In today's society is almost essential that people have a car to go to work, school, market, med

In today's society is almost essential that people have a car to go to work, school, market, medical appointments and other places. There are few places where it is safe or not at all sustainable travel without a car. Unfortunately, some people are unable to provide a vehicle for a number of reasons. There are several charities that help these cars people.

This means that there are people, cars, donate to charities. But what is the reason behind the donations car?For some it is the act of giving to help others. For many it is because of the tax benefit for which it can be granted. When one considers the donation of cars, there are four things you must do:

(1) Search your love

If you opt for a deduction for your donation to a charity car you must ensure that the love of an organization qualified under IRS claim. Love is a qualified 501 (c) (3) organization. These includecharitable, religious or educational institutions. The IRS is Publication 78, "Cumulative List of Organizations" that the majority of charities registered and updated annually. Not all charities are listed, even if, like churches, temples and synagogues, but if you want the status of a charity that is not selected in the list, you can contact the IRS for information.

(2) Make sure you get a tax advantage

The only way you can receive a trigger is good, ifyou itemize your deductions on Schedule A of form 1040 There are some limitations to this type of deduction. This limitation is that the deduction can not exceed 50% of adjusted gross income. There are publications that explain the IRS all the rules and restrictions that are involved in the donation of a vehicle.

(3) understand the value of your car

You should know the fair market value of your car, because that is the maximum amount you can relyDeduction. The market value should not be confused with the Blue Book value, can kilometers away. The market value is the price that a willing buyer and a seller would be willing to pay would have to bear the vehicle. That is, if no party is forced to sell or buy, and both parties know the relevant facts (condition of the car, mileage, etc.).

(4) Find out what is the responsibility that we as donors have

In most cases all you have to do the title and the transferNotify the state department of motor vehicles by updating the registration of the donor. In some states, there are other requirements, so you must check the laws of your state.

Car donation can be a good way to go back to your community, but can also be a good deduction. You should check with the laws of your state and the IRS to ensure that you follow all the rules to the letter. You can access the IRS Web site and download one of themPublications and further information on the donation drive.

That light little bit of plastic in your wallet or purse is much over than your tool to make payment

That light little bit of plastic in your wallet or purse is much over than your tool to make payments; it is your means to get some most fascinating freebies. You must already be knowing of the attractive schemes that credit cards come with, but do you know that your credit cards could also provide you some greatest reductions on your air ticket bookings, and even make it possible for you to fly for free?

Credit cards call the bonuses they give to their customers on air booking as airline miles rewards. These airline miles rewards are valuable to people who have gold and platinum credit cards generally, and they get those every time they use the card to make some buy. The rewards are called as points. Generally, gold credit cards give a reward of one point for one dollar spent using the card; though there may be some variations among card issuing companies.

Every time you swipe the card, you get a bonus point which you can later redeem for your air travel. Points are given for purchases, online payments, payments of gas and electricity bills, etc. that are done through your card. In some cards, this feature may be available but not activated. If you have a gold or platinum credit card, you must call up your bank and ask them if they have any airline miles reward points, and if yes, what is the rate of dollar to points accrued.

Then there are rewards on points. If you manage to collect a fixed number of points, then you will become eligible for some further bonuses, depending on how many points you have accumulated. When you redeem these points for air tickets, you stand to save a huge amount.

In fact, credit card companies have come up with special credit cards known as airline mile rewards cards. These cards are specifically designed to give better bonuses for frequent flying passengers. The number of points awarded on these cards for air travel is more than that offered on other credit cards.

Today credit cards have so many attached offers with them that prudent travelers are using them not just to fly for free, but in fact to plan their entire vacations for free. Even if not entirely free, they can reservation a total holiday package flight included and save heavily on the lump sum rates. Many credit cards also have cash back schemes, which again means more money saved.

So, the next time you are flying, try to find out how you can use your credit card to the maximum advantage when you are making the booking. Call up your bank and ask them directly; they will tell you. If you plan your things well, then you might as well fly for free the next time.

If I had to do it again, I would mimic OCS workouts as much as possible in my own program. So, to that end I’ll detail the current workouts at Officer Candidate School. Enjoy!

PPPA: Push/Pull/Press/Abs

PPPA is often an addition to a run or another workout. This was the only workout that pushed me to my full physical limit. Know your weaknesses, right?

First, pushup/pull-up supersets. For example, 10 pulls, 25 pushes, 8 pulls, 20 pushes, 6 and 15. The numbers increase each time you do it. By week 8 or 9, I believe it’s something like pull-ups: 16/14/12 and pushups 45/40/35. Ouch.

Marine Corps Push ups!

Ammo can press/crunch supersets come next. I think the ammo cans are 20 or 30 pounds each (full of sand.) This is a great preparation for the CFT and PFT. These are timed events, so you end up doing about 2 min/1.5/1 minute for ammo can presses, alternating with crunches of about the same time.

Fartleks

Fartleks are 3-5 mile runs, interspersed with workouts every half mile or so. Fartleks are very similar to the Run Course/Mec Weight (or something like that) where you just don’t run as far, and do more workouts. An awesome cardio workout.

Example exercises: Pushups, pull-ups, crunches, sit-ups, frog sit-ups (wide knees like you’re doing a groin stretch), diamond pushups, body squats, bend and thrusts, burpees, dips, mountain climbers, sprints

Runs

There is less running at OCS than there used to be. You’ll have 3-5 mile squad and individual runs. Other than running, great preparation would be to memorize cadences. Every group run will be with cadences, and you will definitely look like a stronger leader if you’re leading cadence-calling.

The runs start faster than a minimum PFT score, and are almost all over trails and hills. So your 23-24 minute 3 mile running pace won’t cut it.

The runs start out in running shoes, aka go-fasters, and eventually you’ll do a 5 mile run on hills with boots and utes. I highly recommend breaking in boots ahead of time!

U.S. Marine Corps candidates from Delta Company carry out the Physical Fitness Test (PFT) at the Officer Candiate School (OCS) aboard Marine Corps Base Quantico, Va., Nov. 30, 2009.

Functional Fitness

Functional fitness workouts are circuit workouts performed with a buddy. For maybe 2-4 minutes per station, you and your buddy take turns doing workouts. They could include the following:

Ammo can carries (Sprinting, carrying two sand-filled ammo cans by your side)

Buddy drags (alternating dragging buddy where you walk backwards and bear hug your buddy’s upper body; his heels drag.)

Fireman’s carry

Even the Army can do the Fireman’s Carry

Lunges

Plank, with your elbows down and holding your body in a rigid pushup position. Starting center, then going to the right, then left, finally center again.

Rope pull-ups, which are performed leaning backwards and pulling your body up repeatedly:

Ammo can press, which is pushing a can over your head like a military press. Of course it’s filled with sand!

CFT: Combat Fitness Test

First event: Half mile sprint in boots and utes

Second event: Ammo can pressing in 2 minutes

Third: Movement course: sprinting, ammo can carries, buddy drag, fireman’s carry, grenade throw, sprint, crawls

Watch the CFT’s third event here:

PFT: Physical Fitness Test

You all should know what a PFT is.

Pull-ups (max 20)

Crunches (max 100 in 2 minutes)

Three mile timed individual run, in go-fasters aka running shoes (max points for 18 minutes)

Nutrition

I’m not a nutrionist but I’ll pass along a little nutritional wisdom.

Get your protein now! The muscular guys lost a lot of size at OCS. Get your protein on liberty!

It won’t hurt to show up with a little extra padding. Since pretty much everyone shrunk a bit, you’ll have a little wiggle room.

Stretching & Injury Prevention

Lower body conditioning is a must, to avoid shin splints and similar injuries.

Ankle strength & flexibility should not be overlooked. Balance exercises, stretching, and heavy lifting will help your ankle. I’m not an athletic trainer so I can’t prescribe a well-educated program but do some research on your own.

Be sure your workout emphasizes knee strength through heavy lifts, full range of motion, and free weights or body weights to work the stabilizers. Preventing knee twists and sprains is a key goal here.

Rest days are a must, don’t overtrain yourself!

Hello, I’m David Beadle. Here’s what’s happening from RateAlertNow.com.

Thirty-year mortgage rates were unchanged this past week, as bond market worries about a stronger economic outlook next year were offset by concerns about more potential bad news from the banking industry.

The national-average thirty-year fixed-rate mortgage is now at four-point-seven-five percent with two and one-eighth points.

The five percent rate is at five-eighths of one point.

Remember: one point is worth one percent of the loan amount.

The fifteen-year fixed-rate did see a mild decline in the points. The four-and-a-quarter percent rate is at one-point-two-five points, down a quarter point from the start of the week, for a savings of two-hundred fifty-dollars on a “hundred grand” of borrowing. The four-and-three-eighths percent rate was down an eighth of a point to three-quarters of one point.

During the upcoming week, there will be a series of fresh data releases. These will include the November “Existing Homes” sales report on Tuesday, the November “New Homes” sales report on Wednesday and Weekly Jobless Claims on Thursday. All U.S. financial markets are closed on Friday for Christmas.

That’s what’s happening. I’m David Beadle. For full details on my real-time mortgage rate alert service to help you “beat the system,” visit RateAlertNow.com and check back here later today for my next *free* mortgage rate update.

With rising air fuel prices and the want for more stringent airport and in air security measures, th

With rising air fuel prices and the want for more stringent airport and in air security measures, the cost of flying has really skyrocketed today, pun intended. Flight is something inevitable as countries are coming closer; and business and tourism relations between them are strengthening by the day. But at the same time, the prices of flight are going so steep that people are very reluctant to go on holidays, and may also think twice before flight for business.

There is no question that people are considering other transport options for their vacations rather than expensive flying. The result is, they are going to local holiday places, where they can reach by land or by rail, and not enjoying their vacations very much. The most common reason people give for not using airline services for holiday travel is that they simply cannot afford it anymore.

But this is not necessary at all. Experts would say there are many ways by which you can reduce drastically on your flying fares, and even fly free if you want. There are some schemes devised by the airline services themselves and their affiliates that enable their passengers to fly at extremely reduced prices and even for no price at all. But the real thing is, most passengers don’t know about these schemes. Either that, or they are not making the full use of the benefits they can get.

To answer the question asked by most passengers, I would say it is entirely possible to fly free if you want. There are many options. The most important of them is the air miles, which is commonly known as the regular flyer program. All major airlines gives some bonus points to their passengers on their air tickets, which can be redeemed on future travels. Over time, these bonus points would attract more points and a time will come when you will not have to pay anything for your travels, but would be able to utilize the points accumulated in your frequent flyer program. Today with the merger of several airlines, it is also possible to transfer the points of one airlines’ frequent flyer program to another and take the benefits of local flight charges.

People who have gold and platinum credit cards also get major discounts on air travel when they use their cards to make purchases. When applying for your next gold card, or even on your existing gold card, you must ask for the air travel points it offers. There are some amazing calculations at play there; when a certain opening payment has been made with your card, you become eligible for free air tickets.
