<td><span style="font-size:xx-small;">National Association of Realtors reported today December 22nd, 2009 that <a href="http://www.realtor.org/press_room/news_releases/2009/12/another_respond">existing home sales</a> in November rose 7.4 percent to 6.54 million units, up from 6.09 million units in October 2009. This numbers for November is 44 percent higher than the 4.54 million units sold in November 2008. </span></p>
<p><span style="font-size:xx-small;">Greater Greenville SC real estate market also saw an increase in sale. In November 2009, there were 581 total residential single family homes, including Condos and Townhouses, that sold in the Greater Greenville real estate market. This number is 40.3 percent higher than the 414 units that were sold in November 2008, and 10.2 percent higher than the 12 month average of 527 units.</span></p>
<p><span style="font-size:xx-small;">This increase is mostly credited to first time home buyers who hurried to take advantage of the first time home buyer tax credit which originally had a deadline of November 30th.</span></p>
<p><span style="font-size:xx-small;">Average sales price in Greater Greenville for November 2009 was $157,491, Median sales price was $132,900, and total sales volume was $91,502,537. The average Days on Market(DOM) in Greater Greenville for the month of November was 100 days.</span></p>
<p><span style="font-size:xx-small;">Year to date, from January 1st to November 30th 2009, there were 6251 units sold. Average sales price was $166,112, Median sales price was $139,900, total volume was $1,038,365,561, and the average DOM was 101 days.</span></p>
<p><span style="font-size:xx-small;">As of December 10th 2009, there were 6,465 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 192 units less inventory than the 6,657 available units as of November 10th 2009. Average list price was $259,492, Median list price was $184,628, total volume was $1,677,615,331, and average DOM for the active listings was 158 days.</span></p>
<p><span style="font-size:xx-small;">The increase in Greenville SC home sales, coupled with the decrease in current inventory is an indication that the home buyer tax credit is doing its job to stimulate the housing market. Of course we still have a long way to go, especially with the amount home owners who are still in default, but it seems like our worst days are behind us.</span></p>
<p><span style="font-size:xx-small;">Remember: The $8,000 first-time </span><a href="http://www.greenvillerealestatehub.com/home-buyer-tax-credit-extended-and-expanded"><span style="font-size:xx-small;">Home Buyer Tax Credit</span></a><span style="font-size:xx-small;"> has been extended to April 30th, and has also been expanded to include a $6,500 tax credit for repeat buyers who have occupied their home for at least five years. </span></p>

<content:encoded><![CDATA[<div class='snap_preview'><p><div id="attachment_124" class="wp-caption alignleft" style="width: 148px"><a href="http://donpayne7.wordpress.com/files/2009/12/don-payne-jpg211.jpg"><img class="size-thumbnail wp-image-124" title="don-payne-jpg2[1]" src="http://donpayne7.wordpress.com/files/2009/12/don-payne-jpg211.jpg?w=138" alt="Don Payne, GRI" width="138" height="150" /></a><p class="wp-caption-text">Don Payne, GRI</p></div>In a recently published news article, a local Real Estate Broker was quoted at length regarding a fairly recent trend in which desirable, newly listed Victorville/High Desert area properties seem to be getting five offers (or more) almost immediately upon becoming available in the marketplace. This Broker&#8217;s observations directly validated my own recent experience working as a REALTOR<sup>®</sup> in this area. It has been clearly demonstrated that a Buyer in today&#8217;s Victorville/High Desert real estate environment must be immediately responsive upon identifying a newly listed property of interest. However, it should be noted that such a rapid Buyer response will not necessarily mitigate the upward pressure on the final sales price for the home as created by other competing and motivated Buyers.</p>
<p>Despite the downturn in our national economy&#8230; and a generally depressed national real estate market&#8230; the local Victorville/High Desert market seems to be currently experiencing a mini, &#8220;Buyer feeding frenzy&#8221; of sorts. This increased demand has caused a measurably upward shift in pricing and value of homes in our area. However, it is possible this development may be only temporary and could be significantly weakened when new, foreclosed (bank owned) properties once again start coming on the market. This projected increase of available housing inventory is reportedly due to occur sometime within the first quarter of 2010.</p>
<p>Basically, this adjustment in our real estate dynamic is merely a function of the old economic law of &#8220;supply and demand.&#8221; Currently, our local supply of available homes has been somewhat diminished, thus creating an increase in demand and the resulting upward pricing. Once we see a replenished supply of available properties&#8230; and assuming the old economic rules will still apply in this current economy&#8230; demand (and pricing) should then be expected to stabilize or decrease. In any event, our Victorville/High Desert real estate market is currently enjoying a dynamic, fast-moving and ever-changing condition.</p>
<p>Despite the general perception that this is a &#8220;Buyer&#8217;s Market,&#8221; the reality is that the Sellers (usually Banks, these days) seem to be in the control position. This development has allowed Sellers to successfully negotiate and obtain higher selling prices and to impose often redundant and more detailed initial &#8220;qualifying requirements&#8221; on prospective Buyers. These requirements often make the basic process of making a real estate purchase offer a bit more complicated and work intensive than we&#8217;ve experienced in previous market conditions.</p>
<p>Often, after evaluating all opening, initial purchase offers, all a Seller need do is to require competing Buyers to submit a so-called &#8221;highest and best offer.&#8221; The normal Buyer response to this Seller demand is to discard any preconceived notions about negotiation strategies and play their final and best hand, right up front. The motivated Buyers, in effect, are placed in a position of blindly &#8220;bidding&#8221; against one another in an attempt to beat the competition. The resulting final selling price is often significantly higher than the published asking price.   </p>
<p>The practice of prospective Buyers starting purchase offer negotiations at an amount somewhat lower than the advertised asking price seems to be fading into memory. As previously discussed, many Buyers are now using the strategy of opening negotiations with an initial purchase offer substantially above the advertised asking price&#8230; in an attempt to beat out any competing Buyers. Thus, we&#8217;ve seen recent local sales often close anywhere from $10K to $35K (or more) above the asking price. This dynamic is compelling evidence that we are presently in a Seller driven market&#8230; regardless of constant media reports to the contrary.   </p>
<p>Another effective Buyer strategy is the submission of an all-cash-offer. For obvious reasons, such an offer will usually have the biggest favorable impact with Sellers. An all-cash purchase transaction will not usually be conditioned upon the standard contingencies for the Buyer&#8217;s successfully obtaining financing or for the home appraising for value, etc. Further, an all-cash-transaction usually can close escrow in a much shorter period of time&#8230; which is highly attractive to a typical Seller. It is generally considered that the longer an open escrow runs, the greater the chance of something going wrong and the transaction being cancelled or &#8220;falling out of escrow.&#8221;</p>
<p>It&#8217;s a curious thing to see this emerging trend occur in what is generally considered to be a &#8220;down&#8221; market. I believe this is a testament to the remarkable affordability of our Victorville/High Desert area. This affordability factor provides highly favorable investment opportunities and opens the door for first time homebuyers to enter the home ownership arena. Many prospective Buyers seem to be sensing this recent shift in the local market dynamic and are making the decision that NOW is the time to buy&#8230; before the market bottoms out and it&#8217;s too late to capitalize on the favorable market pricing. This increase in Buyer activity and demand seems to be the driving engine behind our upwardly trending real estate market in the High Desert area.</p>

Renters are often apprehensive about the financial responsibility of owning a home. I want to remind taxpayers that ownership, rather than renting, offers financial benefits. Below are tax incentives for home ownership, but as always, taxpayers should seek the advice of a financial professional:
<p><strong></strong></li>
<li><strong>Deductible property taxes and interest.</strong> Most homeowners can deduct property taxes and interest paid on their mortgage for each year of ownership.</li>
<li><strong>Borrowing against equity.</strong> Homeowners can borrow against the equity they have built up in their homes. Equity from a home can be used to improve the property, buy a car or pay for education. </li>
<li><strong>Real estate tax exemption.</strong> Depending on the state, certain real estate tax exemptions apply for homeowners who meet specific criteria. </li>
<li><strong>Yearly home appreciation.</strong> Although it is not a tax advantage, homes build equity over time. Renters receive no financial return on monthly rental costs. </li>
<li>$<strong>8000 Tax Credit.</strong>  You can still take advantage of this tax credit!  Use it for paint, new hardwood floors, stainless steel appliances, or a vacation.  Remember, this isn&#8217;t just for first time homebuyers anymore&#8230;Please view my previous posts about who can take advantage of this expanded tax credit.</li>

<p>Articles and blogs nationwide report that only 15% to 25% of short sale transactions close. However, I close dozens of short sales a year with a success rate of about 80%. We are striving to increase our success rate to above 90%.</p>
<p>Guess what the primary reason for short sale failure is in our office;</p>
<p>Lender inefficiency? No</p>
<p>High BPO&#8217;s? No</p>
<p>Buyers backing out? No</p>
<p>The number one reason? The sellers themselves!</p>
<p>We can persevere with the lender.  We can appeal the high BPO. We can find new buyers if the current one backs out. But when the seller loses focus it&#8217;s hard to get them back on track.</p>
<p>The vast majority of sellers that we are helping are extremely responsible, organized and focused on the task at hand. They are great team players and are appreciative of the monumental hoops we have to jump through with the lenders. However, some sellers lack the commitment.  Their reasons vary from divorce issues, bankruptcy attorneys convincing them to give up and file bankruptcy, or just plain being too stressed out to think clearly.</p>
<p>We can only help those who are willing and able to let us help them.  If the sellers delay the delivery of financials or cause other delays it will delay the submission of the short sale package and delay the negotiations and may cause the seller to lose the house to foreclosure.</p>
<p>Non cooperation on the part of sellers is reflected by:</p>
<p>1. Seller delays delivery to our office critical documents required by the lender.</p>
<p>2. Seller delays or ceases to respond to our communications.</p>
<p>3. Seller delays response to offers or counteroffers.</p>
<p>4. Seller filing bankruptcy or telling us that they will file bankruptcy. We have helped many sellers during and after bankruptcy. I&#8217;m referencing sellers who file BK and claim that they don&#8217;t need a short sale anymore, which is usually not the case but they are convinced otherwise.</p>
<p>5. Seller changing their mind, telling us they don&#8217;t want to deal with it, and that they&#8217;ll let it go to foreclosure.</p>
<p>6. Seller&#8217;s internal disputes, specifically in cases of divorce or separation.</p>
<p>7. If the seller is indecisive, and their bankruptcy lawyer, divorce lawyer, CPA, or other professionals or non-professionals or family members are telling them not to do the short sale, we cannot help them. Please keep in mind that we can only help those who are willing and able to let us help them.</p>
<p>Foreclosing lenders routinely reject or ignore short sale packages that are not complete. If the seller does not deliver their required financial documents to us, we cannot help the seller.</p>
<p>Too often I hang in there with the sellers even though the writing is on the wall. The more time I spend with uncooperative sellers the less time I have to dedicate to those sellers who are committed to the process. Lately I find myself writing polite and professional termination letters to sellers who just can&#8217;t stay on task.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Out with the kids this evening to view some of the <a href="http://www.4kqchristmaslights.com.au/" target="_blank">4KQ</a> Christmas light entrants.  First off we went to Brandella Place Belmont.  Wow the whole street got into the festive spirit with some excellent displays and tons of Christmas cheer.  Next stop was Abbeyfeale Street Tingalpa which gave Brandella Place a run for their money.</p>
<p>It was nice to walk along the streets with hundreds of others, kids in PJs, all enjoying the fantastic displays.  Was also great to see the homeowners out mingling with the passerby, creating a great community spirit.</p>
<p>Took some snaps, I hope you enjoy.  Make sure you check the streets out before Christmas.</p>

<p>Ah yes there are some photos of buses in  there too.  That&#8217;s right they were busing people in!  It was fantastic!</p>
<p>Happy Christmas Brandella Place and Abbeyfeale Street.  You made my kids eyes light up, and we are all in a festive mood now!</p>

<title><![CDATA[2010 The Recovery Year]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><p>Phew, aren’t we all glad to see that as the headline in many articles!   This time last year we were all heading into 2009 with trepidation, but we have rallied through the storm and here we are looking towards a bright 2010.</p>
<p>Australia has proved herself stable, being one of few advanced countries with a positive GDP growth.</p>
<p>Shane Oliver reports the following:</p>
<p><strong>Outlook for 2010</strong></p>
<p>In direct contrast to the doom and gloom of a year ago, the outlook for 2010 is reasonably bright. Sure, the aftershocks from the global financial crisis – such as high unemployment, periodic debt blow-ups (Dubai, Greece, etc) and constrained bank lending – will linger. But as 2010 progresses, the global recovery is likely to become increasingly self-sustaining. In this regard, the key themes of relevance for investors for 2010 are likely to be:</p>
<ol>
<li>A self-sustaining economic recovery. Leading economic indicators point to continued growth over the year ahead. But most importantly, signs that labour markets are starting to turn the corner – notably in the US – suggest the recovery is on its way to becoming self-sustaining. In other words, fiscal and monetary policy has primed the pump and the private sector will now take over. 2010 is likely to see global growth of around 4% (up from 0.8% in 2009, which primarily reflects the late 2008/early 2009 slump).</li>
<li>2. Stronger growth in the emerging world. Thanks to stronger domestic demand and less in the way of structural constraints such as debt and demographics, growth in the emerging world is likely to be 7% compared to around 2.5% in advanced countries in 2010. China is likely to grow by 10%, India by 8% and Brazil by 6%.</li>
<li>3. Benign inflation. Inflation lags economic activity because it reflects capacity utilisation, which is below normal well into an economic recovery. This time is no different except that excess capacity is greater than normal, with the result that underlying inflation is likely to continue to fall in the year ahead.</li>
<li>4. A gradual move to wind back the stimulus. Along with the economic recovery there will eventually be pressure to wind back budget deficits and raise interest rates. Talk of higher interest rates and uncertainty about how aggressive the wind back will be, will no doubt fuel occasional corrections in asset markets over the year ahead, particularly in those markets that have benefitted the most from low US interest rates. Namely, emerging markets, commodities and commodity currencies – much as occurred in 2004 when the Federal Reserve (the Fed) last moved to tighten. However, tightening will be a very slow process in advanced countries, given memories of premature tightening in the US in the 1930s, still very high unemployment, and falling underlying inflation. Global central banks will first move to unwind the liquidity stimulus before starting to raise interest rates during the second half of 2010. Interest rates will still be very low by the end of 2010 – maybe around 1.5% in the US. China is likely to move a bit more aggressively to tighten, but it is not as dependent on stimulus measures.</li>
<li>5. Earnings recovery. As the economic recovery becomes entrenched, earnings growth will return and take over as the key driver of share market gains. Profit growth is likely to be in the order of 20% in the US and Australia, and 30% or more in emerging countries.</li>
<li>6. Australian economic growth to rebound but underlying inflation to slow. The rebound in business and consumer confidence, a housing construction recovery, numerous mining projects, and increased public infrastructure spending are expected to underpin GDP growth of around 4% through 2010.</li>

<content:encoded><![CDATA[<div class='snap_preview'><p>OK fellow short sale trench mates, here’s a topic that buyers and their agents rarely understand; the last 24 hours of a short sale.</p>
<p>Short sale listing agents know that most short sale lenders require an advance copy of the HUD statement 24 hours prior to the closing. That’s when the havoc starts. The banks want to rename fees, nitpick prorations and move line items from one section to another.  The short sale negotiation could have taken eight months and the bank could have $300,000 ready to be wired to them, but often, in the last few hours everyone has to scramble to chase down a loss mitigation manager to get reapproval of the HUD because the bank won’t pay a $50 “wiring fee” unless it gets renamed to “payoff delivery fee”, or the HOA has to be on the second page and not on the first page. How about “our investor (the actual owner of the loan) doesn’t pay “doc prep fees” but they will pay “document management fees”. Remember, this is weeks after they issued a short sale acceptance letter based on a preliminary HUD.</p>
<p>All parties could be sitting idle at the closing table while the short sale lender a thousand miles away plays trivia with the HUD statement.</p>
<p>The seller is stressed out because they think the short sale was suddenly denied and their house is going to foreclosure. Fortunately the seller trusts you because they know how diligently you worked to save them and how inefficient the banks are.</p>
<p>But the buyer is freaking out because the moving van is packed and they promised their kids that the Christmas tree will be up that night in the new house. They want to close and move now! Not tomorrow, not tonight, not in an hour. NOW! And, by the way, how dare the closing get delayed when they dedicated their entire lunch break to squeeze in this closing. Tears and temper tantrums soon follow. Not by the kids, by the adults.</p>
<p>The buyer’s agent and their loan officer are up in arms because the closing is “blowing up”!</p>
<p>And ooohh, the listing agent who worked dozens of extra non-compensated hours over many months to navigate the short sale so the buyer can pick up free and instant equity is now the villain. To the buyers, the buyer’s agent and the loan officer it just seems like the listing agent twiddled thumbs and waited for the last minute. “And how dare he not notify us in advance that the short sale wasn’t approved!” goes the rant.</p>
<p>And then, like magic, although we knew it would come, the email or fax arrives that all is reapproved and we’re clear to close. The buyer’s tears and anger hormones go back into their respective glands. They sheepishly sign the deed and their new mortgage, and drive to their killer deal, instant equity, new home, mumbling what a horrible experience it was.</p>
<p>They should all walk in our shoes for just one day.</p>
