<content:encoded><![CDATA[<div class='snap_preview'><p class="MsoNormal">Pentru ca vorbeam in ultimul post despre locuinte ecologice pe modul geodezic, aduc astazi in discutie o alta varianta practicata inafara – locuintele tip dom din placi de polistiren expandat.</p>
<p class="MsoNormal">Recunosc ca nu eram familiarizata cu acest sistem constructiv, singura locuinta oarecum similara ca tipologie pe care o stiam era proiectul “igloo” realizata de domnul architect Serban Sturdza in Sinca Veche , proiect prezent in cadrul bienalei de arhitectura de anul acesta. Locuintele dom din placi de polistiren expandat (Styrofoam) le-am descoperit cu ajutorul unui articol din numarul 2 al revistei “Real Estate”. Am gasit cateva probleme destul de serioase legate de articolul pomenit mai sus :</p>
<p class="MsoNormal" style="margin-left:39pt;text-indent:-.25in;">-autorul articolului are probleme serioase in a intelege diferenta intre materiale folosite pentru sistemul structural al unei case si materiale de constructie</p>
<p class="MsoNormal" style="margin-left:39pt;text-indent:-.25in;">-pozele nu au sursa atribuita</p>
<p class="MsoNormal" style="margin-left:39pt;text-indent:-.25in;">-textul articolului in sine este in mare parte o traducere a materialelor gasite <a href="http://www.i-domehouse.com/characters.html">aici</a> si <a href="http://www.impactlab.com/2008/08/10/japans-styrofoam-dome-homes/">aici</a>.</p>
<p class="MsoNormal">Totusi este de apreciat gestul de a pune in lumina o tipologie de locuire si un sistem constructiv mai putin popular in mediul autohton.</p>
<p class="MsoNormal">Judecand avantajele aceste structuri fata de structura geodezica putem puncta:</p>
<p class="MsoNormal" style="margin-left:45pt;text-indent:-.25in;">- montare mai usoara si mai rapida</p>
<p class="MsoNormal" style="margin-left:45pt;text-indent:-.25in;">- posibilitati ceva mai mari de amenajare a spatiului interior</p>
<p class="MsoNormal" style="margin-left:45pt;text-indent:-.25in;">- practicarea de vitraje mai lesnicioasa prin intermediul unor lucarne neconditionate de structura traingulata a domurilor geodezice.</p>
<p class="MsoNormal" style="margin-left:45pt;text-indent:-.25in;">- comportare foarte buna (datorata sectiunii constructiei) la actiunea eoliana</p>
<p class="MsoNormal">Alte argumente in favoarea acestui tip de locuinta ar fi:</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- materialul folosit este environmentfriendly &#8211; nu necesita consum de lemn si nu provoaca deci defrisari de zone impadurite</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- avantaj in fata riscului la rugina (comparative cu structurile dom metalice), putrezire si actiunea insectelor (comparative cu structurile din lemn)</p>
<p class="MsoNormal">Ca alcatuire structurala casele se compun din placi de polistiren cu grosime de aproximativ de 17.5 mm. Acestea sunt asamblate in forma de calota (placile curbe) dar exista si varianta de structuri geodezice (placile drepte), caz in care muchiile sunt rigidizate cu beton.In ambele cazuri suprafetele obtinute sunt “camasuite” si ulterior finisate.</p>

<p class="MsoNormal">Desigur exista ca si in cazul locuintelor cu modul geodezic posibilitatea de cuplare a mai multor domuri, cat si cea de inglobare a unui dom intr-un ansamblu complex (care poate sa include si portiuni construite in tehnici traditionale).</p>
<p class="MsoNormal">Dezavantaje fata de structurile geodezice ar fi:</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- amplasarea mai dificila (dar probabil nu imposibila ) a panourilor solare datorita suprafetei curbe de inchidere</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- posibilitati mai limitate in adaptarea la teren – pozitionarea casei pe teren nu se poate face decat in conditiile unui teren plan (locuintele geodezice au avantajul amplasarii pe un teren accidentat – a se vedea postul anterior pentru detalii )</p>
<p class="MsoNormal">Strucurile dom din polistiren sunt foarte raspandite in special in USA si Japonia iar ele sunt folosite atat pentru locuinte individuale cat si pentru module de cazare in cadrul complexelor loisir.</p>
<p class="MsoNormal">Un exemplu celebru de locuinte dom a fost in America ansamblul <a href="http://en.wikipedia.org/wiki/Dome_Village">“Dome Village”</a> conceput ca locuite sociale pentru categoria defavorizata si/sau nonconformista. Arhitectul care a conceput modulele de locuire a fost <span><a href="http://en.wikipedia.org/wiki/Craig_Chamberlain">Craig Phillip Chamberlain</a>.</span> Proiectul a fost interupt in 2006. <a href="http://www.domevillage.org/">Aici</a> pentru site-ul de prezentare a proiectului</p>

<content:encoded><![CDATA[<div class='snap_preview'><p class="MsoNormal">Pentru segmentul mediu de cumparatori (tot mai greu definit atat prin venituri cat si prin nivel de instruire si evolutie a carierei in timp)<span> </span>targetul la nivel imobiliar este oarecum simplu si conditionat de nivelul maxim de creditare accesibil.Suma accesibila este<span> </span>intre 120.000 si 140.000 euro in medie, bani care inseamna fie credit imobiliar/ipotecar pentru locuinte medii noi sau vechi sau alternative teren+ casa construita in regie proprie.Pentru segmentul de lux in schimb, optiunile sunt mai greu previzibile.</p>
<p class="MsoNormal">Una dintre ele ramane insa ideea de locuinta intr-un ansamblu residential.Principalele diferente intre un apartament intr-un anasmblu rezidential adresat clasei de mijloc si unul de lux se refera la:</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- procentul de ocupare a terenului (cladirile sunt mai putin dese iar spatiile verzi ocupa o suprafata mai mare)</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- regimul de inaltime</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- suprafata utila a apartamentelor</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- calitatea finisajelor</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- o mai mare varietate de partiuri de apartamente</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- includerea in prêt a designului interior si a mobiliarii apartamentului</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- utilizarea unor tehnologii constructive mai speciale dar si mai scumpe capabile sa ilustreze o identitate vizuala a constructiilor compatibila cu<span> </span>pozitia sociala a locatarilor si gradul lor de educatie</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- situarea intr-o zona mai centrala sau mai bine cotata pe piata imobiliara</p>
<p class="MsoNormal" style="margin-left:.5in;text-indent:-.25in;">- dotari speciale incluse in proiect.</p>
<p class="MsoNormal">In cazul proiectului <a href="http://www.stejarii.ro/">“Stejarii”</a> un argument adus in plus pentru alegerea sa este cel de <a href="http://www.capital.ro/index.php?section=articole&#38;screen=index&#38;id=109138&#38;rss_link=1">“exclusivitate”</a> :- nu discutam despre un ansamblu ci de un “club” residential unde locatarii existenti in cazul vinderii unui apartament vor putea sa selecteze un nou “pretendent” la cumpararea sa.</p>
<p class="MsoNormal">Locatia este si ea una speciala – in mijlocul unei paduri de 200 de ha, protejata – ansamblul ocupa locul unei vechi intreprinderi dezafectate (dar care a oferit ca baza de lucru o infrastructura de acces).Este desigur de vazut daca respectiva padure va avea si ea soarta altor zone impadurite din jurul Bucurestiului, in prezent defisate intens si inlocuite de mall-uri, zone rezidentiale si cladiri de birouri.</p>

<p class="MsoNormal">Optiunea insasi de a proiecta locuinte de lux ca locuinte colective poate parea la prima vedere ciudata. Totusi, in conditiile in care principala <a href="http://www.italroman.ro/index.php?action=fullnews&#38;id=350459&#38;category=">problema a oricarei zone residentiale din Bucuresti este imprevizibilitatea evolutiei vecinatatilor</a> ( mai ales in absenta unor proiecte de dezvoltare urbanistica si a unei accentuate tendinte de nerespectare a regulamentelor existente) decizia pare bine fundamentata.</p>
<p class="MsoNormal">Logica deciziei ca locuintele de lux sa se retraga intr-un ansamblu de locuinte colective este de a asigura macar un cadru unitar si in oarecare masura de sine statator.</p>
<p>Totusi sa enumeram acum minusurile proiectului.</p>
<p><span style="text-decoration:underline;">1.Identitatea vizuala</span></p>
<p class="MsoNormal" style="margin-left:.5in;">ca ansamblu: avand in vedere ca discutam de un proiect rezidential de lux era de asteptat un proiect mai “custom made” cu o identitate mai pronuntata si ca ansamblu dar si pentru fiecare cladire in parte.Astfel, desi se spune ca exista o mare varietate de apartamente, planurile/sectiunile de cladiri la rosu sunt aproape identice pentru toate cele 19 blocuri din asnsmblu. Ce inseamna asta ? – simplu : un cost mic pentru proiectarea de structura (neafectata de partitiile usoare variabile vandute drept produse de lux) si desigur mai putine batai de cap (in planificarea parcajelor de subsol si utilizarea eficenta a suprafetei terenului).</p>

<p class="MsoNormal"><span style="text-decoration:underline;">2.Relatia fondului construit cu spatiile verzi</span>.</p>
<p class="MsoNormal" style="margin-left:.5in;">relatia intre spatiile verzi si cladiri este artificiala – in sensul ca el nu va fi folosit niciodata in felul in care este ilustrat in brosura. Gradinile de parter foarte probabil nu vor fi folosite si mobilate dupa cum arata prezentarea grafica intrucat gradul de intimitate oferit de o gradina inconjurata din toate partile de blocuri p+4 (indiferent cat de exclusivist este ansamblul) este minim. In plus foarte probabil copacii prezentati in brosura vor ramane doar la nivel de prezentare – subsolul ce gazduieste spatiile tehnice necesare unor dotari precum locuinte ( centrale termice, adaposturi antiaeriene, boxe si nu mai putin 1000 locuri de parcare + calea de rulare) bazine de inot ( statie hidrofor ,etc) si restaurante va fi in mod sigur de o suprafata comparabila cu cea construita la sol totala. In acest context copacii vor putea fi plantati doar punctual ( in zonele fara subsol) sau cu mari eforturi tehnice.</p>

<p class="MsoNormal"><span style="text-decoration:underline;">3.Contextualizare:</span></p>
<p class="MsoNormal" style="margin-left:.5in;">nu exista o adaptare la sit care s-ar fi putut traduce printr-o relationare<span> </span>a spatiilor verzi din interiorul ansamblului cu padurea in care este inserat proiectul.</p>
<p class="MsoNormal"><span style="text-decoration:underline;">4.Partiu de arhitectura – concept locuire</span>:</p>
<p class="MsoNormal" style="margin-left:.5in;">Judecand partiurile de arhitectura prezentate pe site-ul oficial – se observa ca dincolo de o repartizare riguros corecta a spatiilor ele nu difera de apartamentele dintr-un ansamblu oarecare decat prin dimensiunea spatiilor.Exceptia o fac doar<span> </span>apartamentele tip loft aduc un scenariu nou de locuire prin introducerea piscinelor si a teraselor.</p>

<p class="MsoNormal">Luna octombrie a insemnat prezenta proiectului in doua reviste de specialitate : Igloo si Real Estate (revista aflata la primul numar ce a folosit proiectul Stejarii pe post de cover story).</p>
<p class="MsoNormal">Este cel putin ciudata introducerea prezentarii promotionale de proiecte rezidentiale intr-o revista de arhitectura , in special in conditiile in care prezentarea aproape face abstractie de proiectul de arhitectura si conceptul architectural. Totusi semnalul este clar – ruptura existenta in prezent intre arhitectura de semnatura si productia imobiliara este prea mare. Si dupa cum spune Serban Sturdza intr-un interviu din acelasi numar al revistei Igloo:</p>
<p class="MsoNormal">“Constructia si arhitectura sunt doua lucruri complet diferite (…)daca industria imobiliara nu are atribute care sa satisfaca partea de arhitectura, calitatea spatiului facuta astfel, ca afacere pura, este o enorma greseala si plata acestei greseli se va face in curand de catre foarte multa lume, care n-o merita.”<span> </span></p>
