<title><![CDATA[Secrets of Affiliate &amp; Referral Programs Revealed!]]></title>

<content:encoded><![CDATA[<div class='snap_preview'><div id="_mcePaste">All right, everyone. I promised you a good article today and I&#8217;m going to deliver. This is going to be a long one, so sit back, get comfortable and prepare to learn.</div>
<p></p>
<div id="_mcePaste">So just what are we going to discuss today? I&#8217;m going to be talking about my favourite method to make money online: affiliate programs and referral programs.</div>
<p></p>
<div id="_mcePaste">When I bring these programs to others, the questions are always the same. What is it? How does it work? What&#8217;s in it for me? What will it do for me and what do I have to do for it? So on and so forth. I know you all know these questions, because you&#8217;ve asked them yourselves.</div>
<p></p>
<div id="_mcePaste">First, let&#8217;s talk about exactly what affiliate and referral programs are. Basically put, these are programs online that pay you for bringing other people to the program. Many of them also have other ways for you to make money, but the real money is in your referrals.</div>
<p></p>
<div><strong>Referrals vs Affiliates</strong></div>
<p></p>
<div id="_mcePaste">What is the difference between a referral program and an affiliate program? Well, this is a rather simple definition, but the way that I like to define them is that an affiliate program pays you to sell a product or service to other people. A referral program pays you when other people make money. Personally, I prefer referral programs. They can be a much slower way to make money, true &#8211; commission on sales is almost always much higher. That being said, I like the concept of making money when your referrals make money. All that you have to do for a referral program is give people something that they already want, for free &#8211; and everybody wins. Your referrals make money, you make money. By contrast, affiliate programs have you sell something to somebody else, so when they spend money, you make money &#8211; and with most affiliate programs (not all!) what you&#8217;re selling really isn&#8217;t worth what they&#8217;re paying. Many affiliate programs involve selling a way to make money, but the reality is that while technically anybody can make money using the system (you are!) very few people will. There is a lot of hard work involved in an affiliate program, and I generally won&#8217;t touch them unless there is some other significant advantage to doing so.</div>
<p></p>
<div id="_mcePaste">Referral programs, on the other hand, are all about advertising. People go to a site, fill out a survey, click on a link, whatever. That website is paid for their efforts, and the more people that do it, the more money that they get. Then they pass some of that money back to the people clicking the links, their part of the profit, and everyone benefits. They also, and here is the trick of the referral program, pass a smaller portion of that money back to whomever referred that person to the website. Thus, everybody wins. The site, in effect, pays other people to advertise for them by giving an incentive to send other people there. The people who click the links and earn the site money also get their incentive to do so. Usually, they&#8217;re not especially significant amounts &#8211; but both can add up.</div>
<p></p>
<div id="_mcePaste">Let&#8217;s go through a brief example. My last blog post linked a site called BeRuby. BeRuby is paid by advertisers for every person who visits their website through BeRuby and makes a purchase (and, occasionally, for merely visiting the site or registering there.) They pay 33%(or one third) of the money that they make back to the person who is actually making the money for them: you. On a random note, another third goes to charity. They keep the last third for themselves, and thus make their profit. Here&#8217;s where it gets interesting, however. They pay an ADDITIONAL 16.6%(one sixth) of all of the profit a click makes back to the person who referred the person to the site.</div>
<p></p>
<div id="_mcePaste">So, let&#8217;s say that you sign up to BeRuby through my link, and make a purchase from COMODO (a company I heartily recommend, by the way. Fantastic web-security and pc maintenance software.) for a value of $100. BeRuby earns a commission on that purchase of $15. They give $5 of that to you, and $5 of that to charity. Then, because you joined through my referral link, they give $2.50 to me. But it doesn&#8217;t end there! BeRuby also pays you for your referrals&#8217; referrals, another sixth! NOW it starts to get VERY interesting. Let&#8217;s say that I invite you, and you invite ten people. I am now earning one sixth commission on everything that eleven people do on the site. And let&#8217;s say that each of your ten people invites ten more people. Now I&#8217;m earning commission on 11 &#8211; and you&#8217;re earning commission on 100 people! Even if each of them only earns one cent a day, you&#8217;re now earning a 17 cent/day income &#8211; that&#8217;s over five dollars a month that you didn&#8217;t have before -for doing absolutely nothing&#8230; and it&#8217;s an income that you can increase any time you want by inviting more people&#8230; and it never costs any of them anything. You make money when they make money. Win-win.</div>
<p></p>
<div id="_mcePaste">Do you start to see why I like referral programs and why I recommend them to anybody interested in making an income online?</div>
<p></p>
<div><strong>&#8220;But I can&#8217;t make an income like that!&#8221;</strong></div>
<p></p>
<div id="_mcePaste">Sure you can&#8230; because we&#8217;re only talking about a single site and ten invites in our example. Let me explain, in simple, plain English, how you can make a permanent income out of referral programs.</div>
<p></p>
<div id="_mcePaste">1. Find a group to advertise to. This can be anyone, really. Find an online game that you like to play (browser-based games are great for this, many have very cheap advertising opportunities built right in) and/or a forum about a topic that you enjoy (I&#8217;ll post a list of good forums and games another time) and build up an identity there. Play the game, post on the forum, spend a little time becoming a known figure in that community &#8211; or more than one if you like. Once you have, these people become your advertising base. Don&#8217;t forget about your friends and family, too; you wouldn&#8217;t leave the most important people in your life out of an opportunity to make free money and you&#8217;ll find that as long as you take care to only send legitimate links (which you should ALWAYS do) that they may become one of your best sources of income. Everyone has their own friends and family, and if you can get yours to join you and teach them what I&#8217;m teaching you, then they can bring their friends and family on board and you have a powerful money-making team&#8230; one that you just happen to be at the top of.</div>
<p></p>
<div id="_mcePaste">2. Get your own website. I know, I know, websites cost money&#8230; but it&#8217;s very much worth it. You can even manage with a free one, although I would definitely recommend paying for your own domain and website. Either way, establish some sort of a presence on the web that you can send people to. Your own link will give you a lot of marketing power, and that&#8217;s something we&#8217;ll discuss later. I&#8217;ll also be talking about the company that hosts No Catch Profits, GDI, and their fantastic affiliate program, so that you can get the web hosting you need and make money from it at the same time. (See, I told you I only used affiliate programs that had other strong benefits!)</div>
<p></p>
<div id="_mcePaste">3. Here&#8217;s why you needed that website &#8211; start advertising the programs that you use on your website and put that website into your forum signature or whatever other opportunities that you have to get it out there &#8211; many forums allow you to link your site in your forum name/profile, or have a part of the site that you can advertise on. There are plenty of opportunities to get your name out there. Whatever you do, don&#8217;t advertise to your community right away &#8211; I made that mistake when I first got started. It got me two or three referrals, and a serious loss of respect. In the long run, it alienated a lot of my advertising base and was definitely a wrong move. Once you&#8217;re set up, then you can start advertising, but do try to keep it subtle. In most online communities, &#8220;Hey guys, I found this great opportunity and I thought I&#8217;d share it with you&#8221; will get you a lot further than &#8220;Sign up here and earn money now!&#8221; At the absolute worst, you can claim ignorance and avoid the loss of respect that most people suffer for someone advertising to them. (Why is this? I&#8217;m not sure, but I think that it has to do with the prevalence of internet scams, telephone scams, telemarketers, so on and so forth. Marketing is a cornerstone of our society, but we still react negatively to anyone who advertises to us.)</div>
<p></p>
<div id="_mcePaste">And that&#8217;s about it. Keep finding ways to get people to follow your referral links. How much effort you put into it is up to you. You can make an income on an hour a day. You can make an income on half an hour a day. You can even make an income on five minutes a day. How much you make depends on how much effort you&#8217;re willing to make &#8211; but I promise you, no matter how much you put into it, you&#8217;ll get more out of it. The proof? Running this website IS my full-time job now. I put several hours a day into web development, writing articles, searching out and researching new ways for both of us &#8211; you and I &#8211; to earn money, and advertising the site. I spend at least an hour every day going over traffic reports and using all of the Google tools (I&#8217;ll be talking about those in another post, be sure to come back for that, it&#8217;s the best way to understand your website and get more traffic and I&#8217;ll explain it all!) and just monitoring the site. And yet, I still have FAR more time to spend doing the things that I want to do than I ever did when I was working a &#8220;real&#8221; full-time job&#8230; and working on this website, helping people in the way I needed help (check out the About NCP section of my website for more on why I do this and how I got started&#8230; and how badly I needed help) brings me far more pleasure than any other job I&#8217;ve ever worked.</div>

<p>Many potential tenants will be more inclined to move if they feel they are getting more value for their dollars.  Therefore, if you make your space irresistable, you&#8217;ll be more likely to spend less time hunting for renters and more time receiving rent.</p>
<p>Looking for ways (especially during the holidays) to attract new tenants to your doors?  Try some of these marketing and incentive techniques:</p>
<ul>
<li><strong>Offer a significant discount for a limited period of time.</strong>  For instance, if renters sign a one-year lease with you between December 1 and December 31, offer them a discount off their first month&#8217;s rent.  Some landlords even offer free rent for a month; however, if you&#8217;re going to take this risk, make sure you conduct a thorough <a title="tenant" href="http://www.alwaysscreen.com" target="_blank"><strong>tenant screening</strong></a> to minimize your chances of having a &#8220;hit and run&#8221; tenant.</li>
<li><strong>Boost the attractiveness of your rental space with low-cost upgrades.</strong>  Fresh paint, new (or simply well-cleaned) carpeting and built-in appliances add pizzazz to homes, apartments and offices.  Pay someone to clean the place from top to bottom, such as a trustworthy college student home during break.  (You can <a title="background screening" href="http://www.verifyprotect.com" target="_blank"><strong>background screen</strong></a> that person for maximum lowering of risk, too.)</li>
<li><strong>Offer a referral fee for good tenants.</strong>  You&#8217;re probably on social networking sites (or you at least have a social network of some kind!), so take advantage of all those potential &#8220;salespeople&#8221;!  Offer them a referral bonus for tenants who sign on long-term.  Make it a sweet deal and you&#8217;re likely to get some takers!  (Again, <a title="tenant screen" href="http://www.alwaysscreen.com" target="_blank"><strong>tenant screen</strong></a> all applicants; just because Joe and Jane are the brother and sister-in-law of your best buddy doesn&#8217;t mean they will make ideal tenants.)</li>

<p>I was looking back at the 3-month period last year when I took clomid for 2 months, but ovulated the third&#8230;</p>
<p>Weight: 215lbs<br />
Cycle #1 50mg Clomid &#8211; Ovulated Day 19<br />
Cycle #2 50mg Clomid &#8211; Ovulated Day 18<br />
Cycle #3 <strong>No Meds &#8211; Ovulated Day 15</strong></p>
<p>This time&#8230;</p>
<p>Weight: 195lbs<br />
Cycle #1 50mg Clomid &#8211; Ovulated Day 15<br />
Cycle #2 25mg Clomid &#8211; Ovulated Day 16<br />
Cycle #3 <strong>No Meds &#8211; ?</strong></p>
<p>I ovulated earlier this time on the clomid, but I think that&#8217;s to do with the weight loss. I ovulated on my own in august with no clomid at all &#8211; but it was still a 50 day cycle. I think I can expect to ovulate at a normal time this month&#8230; maybe a little late, but still before CD18. Hopefully.</p>
<p>So, now we need to start trying. We&#8217;ve actually been managing to have intercourse over the past week &#8211; with various results pain-wise&#8230; but I am aiming to try this cycle 100% naturally &#8211; no syringing. We&#8217;ll also be using pre-seed.</p>
<p>I started taking MACA ROOT 5 days ago. I&#8217;m taking 3 x 900mg a day. I&#8217;ve read it takes a minimum of 2 weeks to work, but it could be a few months before I see a difference.</p>
<p>A difference in what? I hear you ask <img src='http://s.wordpress.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />  WELL, I am taking it for 2 main reasons. One &#8211; libido. Mine is non-existant. But also, and perhaps more importantly&#8230; my energy levels have been chronic of late. Maca is supposed to boost energy levels. I&#8217;ll let you know if/when I see a difference.</p>
<p>Yesterday I got my referral appointment. I went to see my GP on November 2nd, so it took 24 days for the appt to come through. It&#8217;s in 2 weeks. Thursday 10th December. I need to tell her / ask her / discuss with her&#8230; the following;</p>
<p>Tell her I took 3 rounds of clomid and ovulated @50mg with bad side effects.<br />
Tell her I took 1 further round of clomid and ovulated @25mg with 75% as bad side effects.<br />
Tell her I ovulated without Clomid in August, having lost weight &#8211; I am 10lbs lighter than the last time I saw her. (no need to mention I gained 27lbs in between and lost it again LOL). But also that the cycle was 50 days long.<br />
Tell her I have had 3 chemical pregnancies, 2 of which were before 4 weeks, and 1 @ 5weeks3days.<br />
Tell her (if necessary) that I cannot take Metformin at 1000mg &#8211; but possibly discuss a lower dose to see if that may be enough to induce ovulation.<br />
Ask her about having bloods done on cycle day 3 for FSH etc.<br />
Ask her about causes of chemical pregnancies and request bloods/scans.<br />
Discuss laparoscopy / possible fibroids?<br />
Tell her Hubby&#8217;s sperm analysis came out perfect.</p>
<p>I am 9 months away from being 34.</p>

<p>I never planned children at 34.</p>
<p>I was horrified when my stepmother had her son at 32. But here I am.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Happy Thanksgiving everyone!  I am thankful for alot of things in my life.  My health, my career, my family, my friends, the fact that I have a roof over my head, and plenty to eat, etc etc. etc.  The one thing I am most thankful for though, is my faith.  When any other part of life is out of whack, or out of sync, my faith is the one constant that I can turn to and know it hasn&#8217;t changed.   It&#8217;s like the speed of light.  It is the Constant in my life.</p>
<p>So, my referral (if you can call it that) for today is just to say that Riverview Church in Holt, MI is awesome.  Whether you are a Christian, or just someone who wants to explore and see what the whole Jesus thing is about, come visit.  You will get to have a cup of coffee, and hear some great music, and some very edutainspiring (educating, entertaining, inspiring) pastors will speak from their hearts, and more importantly from The Bible.  It&#8217;s a great place, a great community of people, and some of the most generous, hard working, loving people I&#8217;ve ever met.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>The apostle Paul ends the book of Romans with the longest list of greetings he sends in any of his letters. While there are scholarly disagreements about why this may be, the list serves as a declaration of relationship &#8220;yet to be&#8221; since the apostle&#8211;while he may know several people who are a part of the church in Rome&#8211;has yet to visit there. His hope in writing this letter, which contains his most systematic teaching on the doctrine of salvation, is that it will encourage the church at Rome to assist him in further mission plans to travel to Spain (1.15; 15.23-29). So as he comes to the end of his epistle, he mentions at least twenty-seven people by name, different in role, rank, race and gender. He reminds them that, <em><strong>this side of heaven, all endings are only new beginnings.</strong></em></p>
<p>What does the apostle Paul do here? <strong>First, he commends (vv. 1-16).</strong> He starts the passage by mentioning Phoebe, who is the bearer of this letter to the church in Rome. The text literally says he &#8220;speaks well of her,&#8221; for several reasons including the fact that she is: a sister in the faith (relationship), a servant (ministering), a saint (holy one, made so by the redeeming power of God) and a great help to many (self-less). He also commends others like Priscilla and Aquilla, who are called &#8220;fellow-workers&#8221; (colleagues in the Gospel) and risk-takers (trusting in God as they put their own lives on the line for Paul). By implication, he wants to commend the church at Rome to others he may later meet because of their willingness to help him on the way to Spain, too. He suggests that encouragement and commendation is one of the best gifts we can give to others.</p>
<p><strong>Second, he warns (vv. 17-20).</strong> He turns his attention to the concerns he has for the church at Rome to &#8220;be alert, on guard&#8221; in the days ahead. He is convinced their commitment will be challenged and tested. He warns them against false teachers (they will be those who cause divisions and put obstacles in the paths of others); against perceptions (are you serving self as these false teachers are or do you desire to be known for your obedience); in principle (be wise in what&#8217;s good; innocent (pure) concerning evil); and, in recognition of your opponent (the Devil, not the church down the street or the Recreation Department that plans soccer leagues on Sunday mornings). Our lives are to be wrapped up in love and accountability to others, so Paul warns them to watch out and keep away from these things that will destroy them.</p>
<p><strong>Third, he refers (vv. 21-33).</strong> He mentions eight individuals who are with him as he writes from Corinth to the church at Rome. Part of his point in doing this is to remind them that there are others in the family of faith, key leaders who are also willing and able to help assist them on their faith journey. He specifically mentions &#8220;fellow workers&#8221; like Timothy, who are skilled in service (Tertius), hospitality (Gaius) and opening doors of opportunity within the city (Erastus). By referring them to others, Paul reminds them that different people help us grow in different ways.</p>
<p><strong>Finally, he prays (vv. 24-27).</strong> His glorious benediction in these verses declare to them an everlasting truth: God is able! He establishes (strengthens and stabilizes) them. How, you ask? Paul says it is on the basis of the Good News of God, given and proclaimed; it is on the basis of the continually unfolding revelation of God and His will; and, it is on the basis of the entirety of God&#8217;s Word. Our Father&#8217;s desire is for all to be obedient to the faith. In this prayer, the apostle reminds us that prayer is not the only thing we can do; it&#8217;s the best thing we can do.</p>
<p>So, endings are <strong>NEVER</strong> the final word in a relationship built on Christ. Rather, they merely move us on to the next stage or season in our life together&#8230;now and for all eternity. <em><strong>Experience His grace (v. 24) and bring glory to His name (v. 27)</strong></em>. And to that, I, like the apostle, would add my &#8220;Amen;&#8221; let it be, Lord Jesus.</p>

<description><![CDATA[Over the years I&#8217;ve tracked &#8220;source of business&#8221; both as an agent and a manager.  ]]></description>
<content:encoded><![CDATA[<div class='snap_preview'><p>Over the years I&#8217;ve tracked &#8220;source of business&#8221; both as an agent and a manager.  Finding that on the listing side, about 80% of the time, there was a pre-existing relationship between the agent and the client.  In a review of the research done by the National Association of <a title="Realtor.org" href="http://www.realtor.org/research" target="_blank">Realtors </a>two-thirds of consumers had some form of relationship with the real estate agent that closed their transaction.  By way of clarification, when I use the word relationship, I am saying they either were A Friend, Family Member, Neighbor, Past Customer, or were referred by one of the previous to an agent.  Which reminded me of the following story.</p>
<p>During my first year as a sale associate I received a call from a longtime friend.  Someone I had gone to <a href="http://mitchell.needham.k12.ma.us/" target="_blank">elementary </a>school with.  He and his wife were living in the <a href="http://www.explorestlouis.com/" target="_blank">midwest </a>and had a chance to move back east for a job opening within his company.  It was the career break he had been working for over the past six years since leaving college.  I asked if he had a relocation package, knowing that if he did then the company would connect him with an agent on the East coast.  When he said he did not I asked if he would like me to help him find a qualified agent to help in the home search?  His answer was &#8220;No I already called <em>Your</em> <em>Mother</em> (Mom was an agent since we were in Junior High).  It was at that Ah-Ha moment I learned that I did not hold the <a href="http://en.wikipedia.org/wiki/Top_of_mind_awareness" target="_blank">top of mind awareness </a>as a Realtor of choice.  I was top of mind as a buddy so if he needed a ride to the airport or someone to go to the game, I was the man, but when he visioned real estate, he saw my Mom.  From that point forward I made it a goal to earn top of mind awareness with everyone I knew.  I wanted them to think of me when they thought about real estate, I wanted to be their real estate agent of choice. Here is what I did:</p>
<p>I collected the contact information for everyone I knew in one location.  I did it first on a legal pad, then transferred to an <a href="http://office.microsoft.com/en-us/outlook/default.aspx?ofcresset=1" target="_blank">outlook </a>file.   As I gathered new contacts they went into the file.  Today there are many ways to build a file like this, <a href="http://www.facebook.com/">Facebook</a>, <a href="http://twitter.com/RobertMByrne" target="_blank">Twitter</a>, <a href="http://www.linkedin.com/ppl/webprofile?vmi=&#38;id=9631791&#38;pvs=pp&#38;authToken=XOGI&#38;authType=name&#38;locale=en_US&#38;trk=ppro_viewmore&#38;lnk=vw_pprofile" target="_blank">Linkedin</a>, and Foursquare being some of the most recognizable.  Next is the more difficult part.  I made it a habit to contact 5 of those people every working day, and that contact had to be real, and valuable to them.  Simply calling and asking for business was out of the question.  I wanted to find out what I could do for them.  I put their interests ahead of my own because as Dale Carnegie said &#8220;You can make more friends in two months by becoming interested in other people than you can in two years by trying to get other people interested in you.&#8221;  Yes they were added to my notification lists: New Listing Postcards, Monthly Newsletter, Just Sold Mailings etc. but it was the daily contacts that really propelled the relationships.  Through the conversations I was able to help connect people who could help each other. </p>
<p>Over time I carved out a place at the Top of the Minds I was looking to influence as the resource for all things real estate.  Oh and that friend, the one that moved east from the midwest, when he moved to his next house, he called me first, sorry Mom.</p>

<p><strong>How to move from a transaction to relational conversation.</strong></p>

<p> If you love networking and can’t wait for your next networking event, read no further.  This article is not for you.</p>
<p> However, if you view networking as a necessary chore in order to develop new business, this one’s for you.</p>
<p> By nature I am shy, and on more occasions than I care to think about, painfully so. It’s no wonder networking did not come naturally or easily to me.  But one evening that all changed</p>
<p> Ten years ago, roughly five years after I’d ventured out of my consultation room as a clinical psychiatrist, I entered the business world.  Though I had spent many hours working through difficult situations with people, meeting strangers at networking events was a stretch.</p>
<p> But one day I changed my attitude. When I attended a networking event, I determined to meet three new people and follow up with them after the event.  I exceed my goal. By the end of the event, I met five—who warmly accepted me and hoped for a follow-up meeting.</p>
<p> I credit my success to a shift in attitude: I focused on being more interested than being interesting.  I asked people what they did for who, when they did it, and how they did it.  I asked them how they got into doing what they do.  And then I asked them why they did what they did.</p>
<p> In each case those last two questions caused a remarkable transformation.  The person with whom I spoke paused and looked upward, as if searching into their mind’s eye for meaningful answers.  Our conversation was no longer transactional; it was relational. And it was better.</p>
<p> When I asked, “Who is someone that helped you in your career, and what did they do?” one person teared up as he described a critical point in his career where a manager went to bat for him. Giving busy people the opportunity to relate a story about someone they feel grateful to is one of the best ways to get through to someone; it’s a gift.</p>
<p> <strong>Show You Care with Questions </strong></p>
<p> A few years later in 2002 I was a keynote speaker at the Annual Meeting of the Association for Corporate Growth (ACG) in Los Angeles. The night before the event the main speakers were invited to a cocktail reception at the Beverly Hills Hotel.  One of the main attractions was another keynote speaker, Mike Heisley: CEO of Heico Companies, owner of the Memphis Grizzlies, and frequently listed as one of America’s 400 Richest People. Everyone wanted time with Mike.   When it was my turn to greet him, something possessed me to ask, &#8220;What did you learn about success from your father?&#8221;</p>
<p> Momentarily taken aback by this question, he pointed to a couple of chairs at a nearby table and said, &#8220;C&#8217;mon, let&#8217;s sit down.&#8221; Though others were waiting, I wasn&#8217;t about to refuse such an invitation.</p>
<p> We sat down and Mike shared the following: &#8220;Some of the best advice I ever received came from my dad. There was the time when I told him about a business I was about to buy that was clearly a win for me and a loss for everyone else who had any connection with the company. He looked at me and asked, &#8216;Why would you do a deal that helped you and hurt everyone else?’</p>
<p> &#8221;It was as if he were saying, &#8216;Mike, because you know how to take advantage of opportunities, you don&#8217;t have to take advantage of people.&#8217; What I didn&#8217;t realize at the time was that my father had so much confidence in my ability to be successful by knowing and doing the right thing that I didn&#8217;t want to dishonour his belief in me by being any less than he thought I could be. And I didn&#8217;t. Like Jack Nicholson&#8217;s famous line from the movie As Good As It Gets, my dad made me want to be a better man. And I like to think I have.&#8221;</p>
<p> When you attend networking events, take my simple advice: Be more interested in others than interesting. See how it makes you a better networker. Showing such generosity of spirit will make you a better person—and others will want to get to know. Who knows, you might even have a few warmly take your hand and tell you how much they enjoyed meeting you and would like to follow up with you.</p>

<p> <strong>4.         The number 4 reason your home is not selling is deferred maintenance. </strong>Because there is so much deferred maintenance it may be overwhelming to a potential buyer. Do you really think when a buyer spends hundreds of thousands or millions of dollars that they want to work when they come home or throw more money at a property because it was not properly maintained? No! Get those numerous small maintenance items fixed as soon as possible. One way to hasten offers is to have your home pre-inspected ($400 – 600). This takes the worry for a potential serious buyer out of the equation.</p>
<p><strong>3.         The number three reason your home is not selling is your house is cluttered. </strong>Yes cluttered. Whether it is knickknacks or massive furniture, stuff on counters you haven’t used since the Eisenhower/Nixon era or family pictures. Store it in a locker. Your home is now a house on the market, it is a commodity, it has to look the best, be the best and feel and smell the best. It has to be better than ALL other houses to compete. Do yourself a favor take this opportunity to minimize the clutter in your space. It will make you feel better and buyers will relax and be able to visualize their furnishings in your home.</p>
<p> <strong>2.         The number two reason your home is not selling is each room should have a clear function or a clarity of use.  </strong>Not like hmm…I think it’s an office/bedroom/utility/steam shower room/pantry? I am not saying you need to spend a lot of money on staging (though a little would be ok-call me if you need a referral). You just need to be able to walk in a room and say to yourself wow …this is an absolutely wonderful study, or a great family room, or a wonderful dining room. The rooms’ use needs to be clearly defined,  the second a buyer walks in.</p>
