<p>1. Home decor<br />
<a title="Soft Contemporary" href="http://www.examiner.com/x-564-Interior-Design-Examiner~y2008m9d7-What-Does-the-New-Soft-Contemporary-Style-Look-Like" target="_self">Soft Contemporary</a> is the new term that means sleek, sophisticated but comfortable. Look for one or two elements that are eye-catching in a room not the eclectic look of the past.</p>
<p>2. Furniture<br />
Eco friendly items will be a big hit this year.Natural fibers, recycled items and sustainable woods. Look for RED as the home decor color this year.</p>
<p>3. Landscaping<br />
Organic gardens, community gardens, tomatoes, perennials. Thanks to Michelle Obama.</p>
<p>4. Budget Construction<br />
Budget conscious and back to basics , energy efficiency, Going green, Fireplace pits out-door and summer kitchens</p>
<p>5. Remodeling<br />
8-10 home improvements this past year were exterior upgrades. Steele entry door topped the list, fiber cement siding,wood decks,window replacements. Interior remodel were attic/bedroom conversion and kitchen remodel. Less effective items for resale was home office and sun room remodel.</p>
<p>I guess Ill keep my old brick ranch and update it !</p>

Here is my spin !</p>
<p>I was just reading an article in the Virginian Pilot about the state of the housing market. Its up, its down, its up its down. I swear I feel like Im on a roller coaster. SO lets look at the national statistics.</p>
<p><strong>1. Homes prices fell 12% last year (here is the gloom – Sharpest drop since the GREAT DEPRESSION, really we have to know that !)</strong></p>
<p><strong><br />
2. Median sale price is now at $173,500 (here is the good – YEA people can afford the homes now) Down 23% from the PEAK in 2006</strong></p>
<p><strong><br />
3. Home sales are up 21 % from the bottom a year ago, but also down 25% from the peak  (had to sneak good and bad for that last big dip)</strong></p>
<p>Okay here is my spin! STOP comparing everything from the PEAK! It was inflated it was not supposed to happen and <em>if this is the standard by which we measure ,well we are always going to come up short!</em> Good golly if I only look at the months that I had a lot of Real Estate sales close and only compare my self to the peak of earnings I would be terrified of loosing everything I own.  No instead my family planned for the future I knew this was not a normal Real Estate Market. I had only been in business 2 years when the boom came and I even knew the market would stop at some point. We built our life around normal income not the inflated market. We did not over spend and create a household budget on what was coming in. To be honest, and Ill put it out to the world. I live on 3500k a month after taxes. YES that is it. We have all the normal bills as everyone else including HIGH Health insurance cost. I’m tired of analyst comparing everything we have to the PEAK. Id love to see if the peak never happened how far off would be be. Id also love to see American’s budget for what they actually earn and not an inflated income.</p>

Lets see is retro now or is it the past. Funny how some homeowners have no idea how to pull together a &#8220;retro look&#8221;. If you have mauve carpet and a papasan chair in your living room this is not TRENDY retro !  Buyers are open to 1960, 70 and 80 pallets if its done right ,I think. Peach or Pink and Chocolate can be very chic matched with the right complimentary color. Sellers if you have no money and no time to remodel your &#8220;retro styled home&#8221; I would suggest a home stager. Create a chic and hip look with additional decor or the &#8220;just right&#8221; accessories. I have seen retro homes decorated with a stunning chic arrangement that worked for the buyer client.</p>
<p>Okay lets address the worst offenders that will NEVER be chic or trendy retro</p>
<p>1. Ruffeld curtains</p>
<p>2. Butcher block kitchen coutertops</p>
<p>3. Brass light fixtures</p>
<p>4. 1980s country wall paper</p>
<p>I really think peachy pink bathrooms as long at you can tone it down with chocolate or a complimentary color might be workable.</p>

<content:encoded><![CDATA[<p>UPDATE: We were able to raise 230 to help this friend in need I have even gotten word there might be help coming for medicine as well  !!!!!  I don&#8217;t want to post the specifics just yet but a large dealership here in the area said they would do the tires and look over the car. Can you believe it? Im amazed at what one simple tweet started. We are hopeful to present the entire gift tomorrow and get this person on the road with SAFE tires soon </p>
<p>I posted this in Twitter and in my Facebook fanpage but thought lets write a blog as well. Im trying to see what can social media do to help a needy friend. It might seem strange to ask for money through paypal but why not. I have a friend that is very down on their luck this holiday. Two items most of us find as needs not just wants cannot be met by her alone. Really tires are a NEED no one wants to buy them and with out tires you can not drive your car and with out your car you wont be going to work ! CATCH 22 right. Second problem not enough money to buy her medicine. Again nothing GREAT this is a need not a want. Sad that many people will be covering only needs this year and not enjoying a few wants to put happy faces on. <content:encoded><![CDATA[<p>I have the best friend in the ENTIRE world. APC by TLC or Tammy C  took new photos of me for Real Estate. I was told the picture I was using just did not showcase who I really am. I have to admit it was a bit stuffy and I am not stuffy AT ALL !. My clients, co workers and family know me as a happy giddy and full of energy type of person. Normally  I have a big smile and almost always something positive to say. Somedays are not so great. When you look at your business picture what does it say about you  ? Does it even look like you  ? I have been accused of changing my photo to much and that people may not recognize me with all the different hair styles. I like to change and show all side of my personality. There are times when you meet me I will be dressed as a  business woman  other times i&#8217;ll be relaxing in skinny jeans and a t-shirt. What ever the outfit you still get a genuine me.<br />
I&#8217;m outgoing, loud, happy, bubbly, and energetic. When it comes to marketing I can be contagious. Anyhow hope the new picture represents who I am a lot better than the last. <content:encoded><![CDATA[<p>Here is my opinion of Real Estate in Hampton roads. Realtors and agents who are struggling are just not working hard enough. I wonder what many of them do to stay in touch with their clients. Are they calling popping by sending gifts and being a part of the after life? Since 2002 when I started Real Estate in Hampton Roads. I have seen a vast swing in the market. My first year it just started heating up, by 2003 and 2004 our sellers market was in full swing.  I remember sitting at my desk till 6-7 pm hitting the refresh button looking for new listings. It was only a matter of seconds and I would be on the phone to my client telling them about the listing. We would jump in the car to go see the house only to find 3-5 more couples looking at that same time. We experienced multiple offers and escalations on a regular basis. It was a Crazy market and I think a lot of agents would love to see that again. I have to admit not me. I loved it but I’m thankful it was only a season. My practice took a turn in the years of 07 and 08 when I moved to RE/MAX. The first year was euphoric, (I know weird to say) I was on my own completely and working from home. It was my best year ever in sales. I was highly motive and was looking to prove to my self I could be a successful Realtor with out the help of a team or office. By the end of 2008 is when I started to see my drive and momentum slow up. I was a work at home mom with a teen in 12th grade and seemed to be loosing my steam. I knew I had to make a change. I made the move to join a team at REMAX First in the spring of 09. No longer am I in the office hitting the refresh button looking for home. I’m more likely to be doing research on a home or neighborhood for a short sale or REO for my client. Today’s market is still a GREAT market to be in. from 2002 to 2009-It rose to the top then dropped to the bottom and I have enjoyed every bit of the roller coaster. I feel like we are climbing the hill in 2009. Think of the click click of the coaster as it reaches the top. There is fear and suspense, I fee like that is where many people are right now and they fear the future. I think our team and I are pumped with adrenalin and are looking for the drop we are approaching another hill of speed and I believe its going to pick up to be a fast pace market again. Will I be hitting the refresh button ever night most likely not but I bet ill have more appointments and more clients this time next near.<br />
