I will discuss in this blog the concerns and issues in the world of Architecture and Interior Design. I attempt to discuss client expectations, issues, and their concerns. How real estate, furniture, fabrics, furnishings, lighting affect our everyday lives. How to find design resources; What to look for when buying homes, apartments, and property; Discussions on renovations, new builds, additions, in venues of residential, hospitality and historical properties; What to look for when selecting designers, contractors, vendors, and how to deal with the public agencies that monitor the building environment. This will be a no holds barred blog , and I will attempt to be informational without being self serving. The underlying theme will always be about the quality of design services. Look for my first discussion about how to select a designer....

It’s a shame to see such a collection of fine cars rot away, anyway here’s the story on how it was discovered by a reader of Jalopnik:

“I have just returned from a vacation somewhere tropical. On the way back form a day excursion I chose an alternate way back to the highway. Ok, I made wrong turn somewhere and rolled with it. This "scenic route" brought us upon what was recorded by these images. It was my wife who first saw them. "Oh look, Mustangs!" I turned my head in time to see a metric shitload of vintage ponies. I immediately turned around and pulled into the driveway. There was a gentleman in the yard who turned out to be the caretaker for the owner of the house/treasure trove. It turns out that the guy who collected all these cars recently succumbed to cancer and his wife wants all these pretty ponies sold en masse for what is by local standards the princely sum of $700 large (I think there plenty of room for negotiation here).”

I had a headache. I had to pick up ds from school, because the power went out. I came home to a jackhammer in the basement.

Day 4. Plumbing finished. You can see where the sink, shower and toilet will be. Just when I thought I could let the barking dogs be free, the electrician showed up.

Is it really almost Thanksgiving? Where has the last year gone? Today, I am thankful for my job, my family and friends, and that things have a way of working out the way they are supposed to.

Every year, I make rice and mushroom casserole to take to our family’s Thanksgiving lunch. When I was little, my mom made it, but I’ve taken over that duty in the last few years. It makes the house truly smell like Thanksgiving. And to me, that means it’s definitely the start of the holidays. Here’s the recipe…

Rice and Mushroom Casserole
Serves about 8-10 side dish portions

1 stick margarine
2 tsp. dried oregano
8 oz. can mushrooms, drained (I get a larger can that drains to 8 oz. of actual mushrooms)
1 large onion, chopped
2 cups white rice
2 cans beef consomme soup
2 cans water
1 tsp. salt

Preheat the oven to 400. Spray a 13×9-inch casserole dish with baking spray.

Melt the margarine in a large skillet/frying pan. Add the oregano, mushrooms, onion, rice and salt. Simmer over medium heat, stirring frequently, until the rice is golden brown. Pour the rice mixture in the casserole dish. Add the beef consomme soup and water. Bake for about 1 hour.

By the way, we decided not to paint this weekend, so that’s why there were no in-progress pictures yesterday. We are going to meet with an interior decorator to help iron out the colors for the house, so we want to do that before we dive in head first. We did meet with our kitchen designer yesterday to talk about the new layout of the kitchen. Stay tuned as the kitchen renovation keeps rolling!

And by “town” I mean the “interwebs.”

I want to give a big THANK YOU to Kim at NewlyWoodwards. Ya’ll know I’m participating in her DIY blog party but she featured my Upcycled Wood Display on her blog last Thursday. Kim is the sweetest and can totally come play with my power tools any time!

The same project was also featured over at Networx. Networx was completely unknown to me until now. Since their email {giving me the heads up about the feature}, I’ve had fun exploring their website.

Finally, I’ve got a new little project going on ~

Glocally Newark is a great blog here in Brick City that I’ve enjoyed reading for quite a while. In their own words, “Glocally Newark is non-political, concentrating on the lifestyle in Newark and its budding social and cultural scene.” Well…

drum-roll please!

Brick City Love is now their home improvement guest blogger! {curtsies} We’re a whopping one post in but look forward to stopping by Glocally twice a month. Our first guest post premiered Friday. It sheds a little light on my design & lifestyle philosophy and isn’t Newark-centric {so all you non-locals may find it interesting too}.
We wanted the faucet and vanity to be more to the left and farther from the wall. After the wall was cut they found the ventilation pipe there and that put sever limitations on the placement of our wall mounted faucet and vanity.

Lesson learned:
When working with an existing home, don’t be adamant on your plans. Prepare for the pre-existing structure to limit your options for creativity.

After an entire day of work, the plumber managed to install and reinforce our bathtub faucet.

Lesson learned:
When buying imported faucets (Paini in our case), don’t assume that they will fit nicely according to local standards.

The tub is placed and they will start building a frame around it.

Lesson learned:
When buying a home, measure the existing bathtub. Anything under 60 inches will extremely limit your choices for a comfortable tub. We ended up choosing the Houdini II, the only tub (54″) that would fit in the Acri-tec line.

Water damage was found on one of the walls in the powder room. The moldy drywall will need to be torn down and replaced.

Lesson learned:
When the building inspector says that there is “probably” water damage, that means there “is” water damage and you should prepare money for the repairs. How much exactly? We’re not quite sure yet.

That’s all for now,
Alfred

I wish I had spent the time to compose my thoughts earlier. Instead we had a few meetings with the designer that resulted in my wife expressing her frustration with me. I had built up my vision of the washrooms in my mind, but hadn’t proper shared it with her. As a result she didn’t understand why I was making some hard-headed decisions. Anyhow, I am glad that I spent the time during lunch to write this out to them:

1. Powder room

The powder room will be a place for more than just “doing our
business”. I have seen that for both me and Leanne, the toilet serves
as a reading get-away. We typically spend extended periods of time in
the washroom reading manga or browsing magazines. As a result, the
toilet is the central element in the room. The toilet seat must be
accommodating, comfortable, and not fatiguing on the legs. In our
shopping, we tried various toilets and found that the square style
toilets tend to be more accommodating for wide-bottoms.

To compliment the function of the room, I believe it has to be “open”,
“comfortable”, and “bright”.

To address “openness”, I see several current obstacles. The distance
between the sitter and the facing wall gives the feeling of bring
closed in. Hopefully this feeling of claustrophobia can be mitigated
by color or pattern. The other issue is potential clutter or bulk
from the vanity. I am imagining a sink that floats at chest level.
It is clear and simple.

On the matter of “brightness”, I see white room with light-colored
flooring. LED ceiling lights provide a comfortable and consistent
level of brightness for reading. A large mirror will be wall-mounted
to both spread light and give a sense of space.

For this room, storage is not a concern. I see nothing more than a
toilet, toilet paper holder, sink, soap dispenser, mirror, towel
hanger, magazine rack, garbage receptacle, and stool in this room.
Ideally, nothing would be sitting on the floor.

2. Bathroom

The main bathroom must serve dual-purposes. The primary function will
be to serve as a bath for the kids, the secondary function will be to
serve as a spa for me and Leanne.

For the primary purpose, the room needs to be “functional” and
“efficient”. There needs to be a place to put dirty clothes as we
take them off and to place to put dry clothes as they bathe. There
must be room to hang at least two sets of towels. Shampoo,
conditioner, and body wash bottles must have a secure place that can
be reached from within or outside the tub. Ideally the tub is at a
height that we can comfortably sit at the side of the tub and bathe
the kids.

After a hard shift at work or an engaging meeting, we invest the time
to take an unwinding bath. This time in the bath should be “subdued”
and “relaxing”. The choice of a right tub is critical. The tub
should be either supportive of an upright sitting position or allow us
to slide down into.

When lying in the tub, I see glossy white tiles as possibly being too
loud. To relax I would prefer a more “subdued” choice. Ideally the
lights can be dimmed.

In this room the vanity can be bulkier and needs to hold: spare toilet
paper roll, hair product, shaving tools, and hair dryer. On the
counter there should be accomodation for two cups, toothbrushes,
toothpaste, and handtowel.

That’s all for now,
Alf

We found our spacious townhouse in a quiet wooded neighborhood. For $450K this was a place that would meet the many needs of our growing family. Overall there was much to like about the place, but with it’s 20+ years of age there were, of course, a few opportunities for improvement.

The kitchen and the three washrooms were all on our short-list of candidates for updates. However, wIth a budget of $35,000 in mind, we couldn’t tackle all the rooms at once. So we decided that the first rooms to put our personal customized touches upon would be the two rooms most in need: the powder room and the common washroom.

The first offender is the powder room on the main level:

This washroom is quite crowded, closet-sized actually. Sitting on the toilet gives us an uncomfortable feeling of claustrophobia. The challenge here will be to make better use of the space available and find a sense of openness.

The second offender is the common bathroom upstairs:

We have more room to work with in this washroom, but we would still like to maximize the space. The entire room will be torn apart, then fitted with a new tub, toilet, vanity, and tiles for floor and bath area. Hopefully we can create a setting to relax and unwind in.

That’s all for now,
Alf

Check back every now and then, as I will be updating our expense sheet. I hope this will give you an idea of costs of a DIY home renovation. Of course this varies from project to project. Our strategy for financing is to renovate only as much as we have money coming into our hands. We’re not planning to take out any loans or maxing out our credit cards.

Typically, the general rule of thumb is that your renovation costs should be 30% of the value of your home. However, being in New York, from my experience, this number is higher, usually once a contractor and architect, such as myself, are involved. It is possible – you just have to be realistic about your budget, as much of your list of needs and wants will probably exceed your ability to foot the bill. Costs are a function of materials, time, labor, and local market conditions. They will vary by a whole slew of factors, such as, the type of renovation, materials used, finishes used, resources used, costs of permits, costs of cleanup, unexpected contingencies, whether you move or stay during construction, and your time invested. We’re hoping to get most of our list of needs and wants with some creative solutions that won’t break the bank.

We have spent nearly every waking moment since Friday morning over at the house working, working, working. All this work has made three things very clear:

1) Wallpaper is NEVER a good idea. Period.

2) Menards is our new hangout–or, as Charlie says, our new creditor.

3) You can never have too many band-aids on hand when renovating a house.

I’m taking pictures as we go and hope to have some befores and afters in the next week or so…

While we’d had snow by this time last year, I have flowers blooming in the containers on my doorstep (no, I haven’t finished winterizing my garden yet). I didn’t spend a lot of time outside, however, because it was time to replace our back door. What can I say, it’s a great source of fresh air (even when shut).

Like many renovation jobs, however, you can’t just take measurements, swap in the new thing and be finished. Oh no. “What are the brick-to-brick measurements?” the door store would like to know. We have to get a custom-sized door because it’s a small opening size, and we’d like to install the door ourselves, since installation service seems to cost about $400.

To determine the brick-to-brick measurements, we had to strip off all the wall materials and trim around the door. Easy, right? Well, two days later we’d pulled down two small interior walls and all kinds of cladding, dealt with some odd wiring and become pros with a reciprocating saw (aka Mr. Rip & Tear). We could see the mortar and brick around the door to take measurements, and uh oh, we had a lot of waste to deal with.

Here are a few ideas on how to reduce the waste:
- Pull nails from all of the structural wood you’re ripping out. Good straight 2×4s, and even long pieces of 2×4, are certainly worth reusing. If you can’t reuse them, freecycle them.
- If you’re getting material hauled away, look for a company that recycles. Many can recycle wood.
- Freecycle or donate any fixtures, switch plate covers and other materials you remove.
- Keep a box of hazardous materials, such as old smoke detectors, for disposal at a designated municipal site.
- Offer chunks of unpainted wood to someone with a fireplace. Bits of wood can make great kindling!

How have you dealt with your construction waste?

For this project we started with a completely gutted, rather small second floor bathroom in an 1860s Second Empire Style home. The client desired a traditional look to the bath that would blend with and compliment the interior of his Victorian. The finished full-bath features an antique clawfoot tub with tiled shower enclosure, pedestal sink, traditional white oak flooring, bead-board wainscoting, veneer plaster wall finish, and polished nickel plumbing and lighting fixtures throughout.

The centerpiece of this bathroom is by far the 1930s Kohler porcelain enameled cast iron clawfoot tub set in a marble and white porcelain subway tiled surround. While clawfoot tubs are very visually appealing, many people are loath to shower in them due to the universal clammy vinyl shower liner tucked into all sides of the tub to prevent errant water from escaping. However, in this design, (we invented it and it’s the only like it we’ve heard of) the problems of rogue water and suffocating shower curtains are eliminated by placing the tub in a full tiled surround with separate floor and tub drains. This allows the one cotton curtain to hang on the exterior of the tub, while any water that hits the curtain or tile walls flows into the floor drain. Feedback on this design has been very positive, with the client reporting that it is very effective at keeping water where it belongs, is a pleasure to both bathe and shower in and is also quite a unique setting to start each morning.

This bathroom illustrates wonderfully that size does not have to conflict luxury and comfort.

Let’s have a look at the making of this bathroom:

Wainscoting primed and drywall up.

So from now on, you can do the ultimate in multi-tasking: Unwind in front of the TV while growing your professional skill set. Following is a round up of some of today’s most valuable home improvement and real estate shows and what they can teach you.

Extreme Home Makeover (ABC, Sunday, 8:00 C.T.)
Sure, you may not have a team of a few dozen volunteer workers to help you gut and rebuild an entire home in a single weekend, but Extreme Home Makeover still proves an invaluable point: No property is unsalvageable. Sure, we all know that while you may pay less to purchase a fixer-upper (as opposed to buying a property that’s ready to go “as-is”), you’re still looking at thousands of dollars in additional costs to transform the property. But even with repair and renovation costs in mind, you may still come out ahead by purchasing a fixer-upper and building it according to your vision.

Extreme Home Makeover proves time and time again that any home can be transformed. If you have the vision, inclination, and a team of reliable contractors on-hand, searching for a fixer-upper may be the perfect route to saving some money and creating your ideal property from the ground up.

Bang for Your Buck (HGTV, Friday, 9:30 C.T.)
Speaking of saving money, HGTV’s Bang for Your Buck is chock-full of ideas for making improvements in the most economical way possible. Check out this show for cost-cutting measures that will help you make quality improvements to your property for comparatively inexpensive prices. On this show, you’ll find tips for everything from renovating kitchens to taking down walls and creating completely new spaces. Not only this, but Bang for Your Buck also demonstrates just how valuable these upgrades and renovations can be. Each episode compares the cost of making repairs to the additional price they will add to a property’s market value, clearly demonstrating the economics of frugal upgrades.

Flipping Out (Bravo, see BravoTV.com for schedule)
Speaking of market value, although he may be a bit eccentric, a lot can be learned from Flipping Out’s “home flipper” and real estate guru Jeff Lewis. This show follows the Los Angeles-based Lewis as he identifies fixer-uppers and completely transforms them in a matter of a few months, sometimes adding up to a million dollars onto their selling price. This show not only provides a template for those who are looking to get into the business of home-flipping, but it also shows how far a little bit of vision and insight into buyers’ minds can go.

Curb Appeal (HGTV, see HGTV.com for schedule)
When it comes to appealing to potential buyers and renters, we’ve discussed the value of curb appeal on this blog before. For those of us without a green thumb, though, it can be hard to know where to start. HGTV’s Curb Appeal is here to show you how to beautify your outside, taking everything from aesthetics to logistics into account. Here you’ll find tips on everything from landscaping to creating outdoor spaces for entertaining and utilitarian purposes.

For Rent (HGTV, Mondays, 10:30 C.T.)
Finally, if you’re looking for a glimpse inside renters’ minds, you won’t want to miss HGTV’s For Rent. Although this program (which shows renters how to install temporary decorations and fixtures into rented spaces) is designed for tenants, it can be equally educational for landlords. For Rent can provide landlords with ideas for the type of quick-fix amenities renters would like to find in their units. Particularly in a tight economy or in a location where there are many competitive properties, this show can give you tips on how to really appeal to renters through economical, easy-to-install “extras.” As an added bonus, if a renter comes to you with a request to incorporate a more permanent fixture in their unit, you’ll be ready with alternative solutions that will keep your renter happy and prevent your unit from undergoing any permanent changes.

Thanks to reality home TV, gone are the days of feeling like a couch potato after a few hours of television. Now you can unwind and better your business at the same time!

A good friend of mine recently purchased an amazing building on Elm Street in Cincinnati’s historic and beautiful Over-the-Rhine. This 19th century limestone building is large in scale and unique for the neighborhood, as the number of 4 story, non-institutional buildings in this part of OTR are rare. The building also sits on the future Cincinnati Streetcar line, is a half block north of Music Hall, and a half block north of the soon to be revamped Washington Park. Needless to say this is an incredible location that will only get better over the next few years.

I was recently in Cincinnati for an Opera event and so my friend, knowing how historic preservation and OTR get me all hot and bothered and weak at the knees, gave me a tour of the building, which is soon-to-be gutted and rehabbed into condos. I figured I would snap a few pictures and get some before shots before work starts. I am hoping to be able to get to Cincinnati frequently enough to follow the building’s progress. As that happens, I will continue to post pictures and follow the building from start to finish. Enjoy the pictures below.

Okay so I have finally finished tafe hurrah. Since then I have been avoiding the computer I am actua

Okay so I have finally finished tafe hurrah. Since then I have been avoiding the computer I am actually quite sick of it. Well that was until today, why because today is a special day. Today is the day that my brand new laptop arrived! Oh yeah I am so happy to finally have a brand new laptop. I won’t miss the fact that my battery only used to last about 10 minutes before dying. Or otherwise the fact that my old laptop would take about 10minutes to even load. So yeah I won’t be missing that at all. I got a sexy new one! It’s an Acer Extensa 4230 model. I was going to wait until I went back to Tafe but there was a good deal on so I just bought it then and there. Spontaneous decisions, I have to get better at doing that. It’s like an adrenaline rush!

Okay so today being Monday the first official day of my holiday I decided to do something awesome. I am really keen to get a lot of my room underway. So I have decided rather than just putting my furniture in the garage or something I would try and sell it. Well truth be told its not actually my furniture it’s my eldest sister Cathy’s my nana gave both Kim and Cathy a furniture suite when they were 6 and its been in the family since. It’s all matching, anyway I never really knew my grandmother because she died when I was 7, so Cathy gave me her furniture. Cathy doesn’t want it anymore though so I have decided to restore it and sell it. It has been quite fun actually I had to sand it back and paint it with primer and then with the coloured paint. I will post more about it on my Handy Work page, when I have more images.

So as you know I have recently gotten my job back at big w! I had to re-do training it was pretty boring because I knew everything already. But I used it to my advantage, because we were role playing and I was like well I don’t need register practice I will play customer. But I wasn’t just the nice customer I was playing the customer from hell, it was a good learning point. Cause I caught some of the other girls out a couple of times. It was fun overall. After that, we got put on registers for real woo, it was rather dead but it was more fun than training. I got my roster and instantly smiled, I have 22.5hours this week!! Now I am talking, all year I have been looking for decent work and it has finally arrived. I am still working 3 jobs, but Tuesday night will be my last night at the Chinese restaurant I am still going to continue working at Montezuma’s though. I am happy to admit that I am a workaholic. Get a load of my Saturday coming. I will be working 9am – 5pm at big w and then working from 6pm – 9pm at Montezuma’s. That’s a huge day to just be on your feet! Oh well it’s the holidays I can recover anytime. Here comes the money is what I am thinking.

Bowling finishes on the 6th of December I don’t know if I mentioned this but I am going to give bowling up. I am going to miss it, but bowling on your own just doesn’t do it for me anymore. It used to be a social event in my life that I looked forward to but nowadays it’s just something that I do every week because I made a commitment to it. But things are looking up because my first piano lesson is on Tuesday at 2:30pm I am so excited I don’t know what to expect. But I hope that she is an awesome teacher because I have a huge passion for learning piano. I say this because I know that if you have a crap teacher then you lose interest in learning. But from what I have heard so far she sounds awesome.

So pretty much over the next few weeks I am going to be working like mad on re-decorating my room so that I can hopefully get it done before Christmas when all the interstate family arrive. So yeah I’m pretty much asking for gift cards or money for Christmas to help with this decorating, it will be awesome to put towards a plasma TV

Those are my plans for now on, I will try and take some pictures of the progression of the renovation process. Until then enjoy the holiday season!

Right after I got my Hep B jab on 13 Nov, I had an appointment with Dr Prepa on the following Monday

Right after I got my Hep B jab on 13 Nov, I had an appointment with Dr Prepa on the following Monday, 16 Nov.

Last Thursday I faxed my appointment card to ING and requested a letter of Guarantee. ING had to request Letter of Assesement from UMSC before they can issue me.

The following Monday, I printed out my Letter of Guarantee, and left my office at lunch break. I went to my condo first to check on the renovation and to bring lunch to my BF. It was pretty hectic in the condo. Imagine 3 teams of contractors working in my 910 sq ft apartment. They were Bok and team who did the ceiling fans + lighting + water heater, Mazlan and gang who did the windows and the guys who did the kitchen cabinets. The toilet bi-folding doors were installed last Saturday, if I remember correctly, they were too many of them…

I just stayed for 30 mins and off I went to see Dr Prepa at UMSC.

As normal I registered myself and waited for my turn. Dr Prepa seemed pleased to see me, other patients were curious about that. Dr Prepa told me many patients have they sinuses worsen due to the raining season now. He checked on my nose and told me they were white color and that it has gone back to the previous state before I had any medication on sinus. I told him about my hep B jabs, and he offered me MC for that day, and the next day too! Yeah for Dr Prepa!!! I also asked for a better ear drop, because Sodium Bicarbonate can’t remove my ear wax. Dr Prepa responded, “Sodium Bicar is useless!!”. But he couldn’t give me a better ear drop because that’s what the pharmacy had for ear drops. He was thinking about writing me a prescription so that I could get it from pharmacy outside. But he changed his mind and decided to use his canggih/sophisticated microscope to check my ears. And he used a mini vacum to suck out my ear wax too! Double Yeah for Dr Prepa!! Now I won’t have block ears anymore for awhile! Yipee! I thank Dr Prepa and went home, but not before setting the next appointment on 28 Dec 2009, to coincide with my next hep B jab, so that he could offer me MC,haha… Well not that I can take advantage of it because my Hep B jab is set on 18 Dec, well maybe I can if I delay my Hep B jab until 25 Dec, which is a PH… Damn!!! Oh well… Maybe I should give Dr Prepa a nice Christmas present, but will he accept it?

After I renew my car insurance on 13 Nov 2009, I have to hurry back to my condo, coz there will be a bunch of guys coming over to renovate. Luckily my bf came to town that day, and my Windows Specialist Guy, Mazlan picked him up from the highway on the way to come to my condo.

When I arrive at the condo, they have already started work. And I think I started to have some sneezes…

The next day, my nose just went crazy, it was stuffy and sensitive the whole day, and I had sore throats too. It must be the side effects from the vaccine, gosh hope it will heal quickly…

My bf decided to stay until Monday, since there are other contractors coming to my condo to do renovation, thanks to him! I don’t think I can manage it myself.
