<title><![CDATA[Expanded and Extended: Home Buyer Tax Credits]]></title>

<p>Expanded and extended real estate home buyer tax credits have just been signed into law by President Obama, through the <a href="http://www.irs.gov/newsroom/article/0,,id=204671,00.html" target="_blank">Worker, Homeownership and Business Assistance Act of 2009</a>, formerly approved by the House of Representatives by a 403 to 12 vote.</p>
<p>The new law provides tax credits for first-time home buyers, as well as for current home owners, for purchases of primary residences that cost less than $800,000.</p>
<p>The first-time home buyer tax credit, which would only have included real estate closings taking place by the end of November 2009, is now expanded by the new law to include all transactions going under contract before May 1, 2010, and closing by the end of June 2010.</p>

<p>First-time home buyers will still get a tax credit worth up to $8000. In addition, the annual income limits are increased by the new legislation from $75,000 to $125,000 for single individuals and from $150,000 to $225,000 for couples.</p>
<p>Existing homeowners should note that the law defines &#8220;first-time home buyers&#8221; merely as anyone who has not owned a principal residence for three years before purchasing their latest principal residence, although the law does now restrict the first-time home buyers definition to those who are over 18 years old, due to past abuses of the previous law. Buyers must also provide proof of their purchase &#8212; and they can only claim the tax credit after the sale is closed.</p>
<p>Current home owners are now also eligible for a tax credit, under the new law, for as much as $6500., with the same income requirements as those for first-time home buyers, stated above. If homeowners have resided in their home for five consecutive years during the past eight years, they are eligible for the tax credit if they close on their new home before June 30, 2010. They will need to have a signed contract on their new home between November 7, 2009 and April 30, 2010.</p>
<p>Both first-time home buyers and eligible existing home owners must <span style="color:#993300;"><span style="color:#000000;">use their new homes as their primary residence</span> </span>for at least three years after the purchase to qualify for the tax credit. Qualified buyers may claim the tax credit on their 2009 tax return for a 2010 purchase, simply by filing an amended tax return.</p>
<p>Approximately 70 percent of all current homeowners will qualify for the new tax credit.</p>
<p><strong><span style="color:#993300;"><em>Realtor&#8217;s Note: we have <a href="http://www.rerockies.com/index.html#featprops" target="_blank">multiple properties currently for sale that cost less than $800,000 </a>and that are suitable as primary residences, thereby qualifying for the new tax credits.</em></span></strong></p>

<p>It was a freakishly early flight to Denver. When we arrived it was as if the rules of Seattle and Denver weather had switched. I left 70 degree sunny Washington and arrived at 50 degrees and raining. The forecast called for warming by the weekend and I could put that twinge aside—that I&#8217;d just left the end of summer behind. This was to be my first visit to the <a href="http://www.greatamericanbeerfestival.com/">Great American Beer Festival</a> (GABF) held in Denver, CO and I will tell you now that I&#8217;m not a beer expert or even close. I do enjoy beer (duh) and was very excited to see what the festival was like. I really didn&#8217;t know what to expect. I&#8217;ve been to a handful of beer festivals, but nothing on this scale. With 49,000 attendees and 3,308 beers entered into competition and 457 breweries in the festival hall, this was year&#8217;s GABF was bigger than ever.<br />
<strong><br />
So what do you do?</strong> I guess I should introduce myself. I&#8217;m Tammy and I do the graphic design and marketing for <a href="http://www.bbaybrewery.com">Boundary Bay Brewery</a>. We do all of the design for Boundary Bay in-house. All of the <a href="http://www.bbaybrewery.com/category.php?c=Collectibles">beer and event posters</a>, <a href="http://www.bbaybrewery.com/category.php?c=Clothing">clothing designs</a>, the <a href="http://www.bbaybrewery.com">website</a>, <a href="http://bellinghamsbestbeer.wordpress.com">blog</a>, <a href="http://www.bbaybrewery.com/feed.php">podcast</a>, ads, etc are put together by our team of three downstairs in the bowels of the brewery. People who don&#8217;t understand graphic design marvel that we all have enough work and people in the field wonder how we get it all done. Yep, it&#8217;s a pretty sweet job. I went to the GABF to meet my people, the fans of craft beer! I wanted some feedback on what people like. I wanted to see what other breweries were doing to promote their beer. And I wanted to drink some GREAT beer!</p>
<p><strong>When the mountains turn blue&#8230; </strong>We went to a brewer&#8217;s dinner at the <a href="http://www.wynkoop.com/">Wynkoop Brewery</a> on Wednesday night. The place was packed. I was advised to get a glass of Black Folie, the brain child of <a href="http://www.redstonemeadery.com/">Red Stone Meadery</a> and <a href="http://www.newbelgium.com/">New Belgium Brewery</a>, because it would be the first to run out. Wow! Delicious. My boss, Janet whisked me around, introducing me to friends. The Wynkoop is housed in a historic building right in downtown Denver. I enjoyed the vintage poster art hanging throughout the brewery.  I tried some more <a href="http://www.portfolio.com/views/columns/first-draft/2007/12/07/Sour-Beer-Trend/">sour beers</a> and decided that they are a new favorite style for me now. After a while, we decided we&#8217;d mingled enough and we cut out to see the last of the <a href="http://en.wikipedia.org/wiki/Colorado_Rockies">Colorado Rockies</a> game at <a href="http://colorado.rockies.mlb.com/index.jsp?c_id=col">Coors field</a>. It was the top of the 5th and they let us in for free on one condition, we had to cheer for the Rockies. We wasted no time and got to hoopin and hollerin. We poked our heads into the Sandlot for a beer. The <a href="http://beeradvocate.com/beer/profile/987/?view=beerfly">Sandlot brewery</a> is actually owned by <a href="http://www.coors.com/">Coors</a> and is part of <a href="http://www.bluemoonbrewingcompany.com/">The Blue Moon Brewing Company</a>, but they brew their own beers on premises and these are the beers that have won more medals at the GABF since their opening than any other brewery. Despite our feverish cheering, the Rockies didn&#8217;t pull out a win that night. They did make it to the <a href="http://mlb.mlb.com/mlb/schedule/ps.jsp?y=09">playoffs</a>, but sigh, the <a href="http://philadelphia.phillies.mlb.com/index.jsp?c_id=phi">Phillies</a> pulled out a win. There&#8217;s always next year, and hey, the <a href="http://www.denverbroncos.com/">Broncos</a> are 5-0. Thanks to everyone at the stadium and at Wynkoop for your hospitality and warm welcome.</p>
<p><strong>Watch out for Falling Rock.</strong> On Friday I was having some serious baggage issues. I had stayed with my brother in Littleton and took the <a href="http://www.rtd-denver.com/">light rail</a> into downtown. The light rail is awesome, so convenient and easy. Not so easy, the fact that I had all my bags for the trip with me because I was planning on staying with my dad for the rest of the my stay. I thought I&#8217;d check them at the <a href="http://www.amtrak.com/servlet/ContentServer?pagename=Amtrak/HomePage">Amtrak</a> station. No can do without a Amtrak ticket. The attendant, while extremely polite and sympathetic told me her boss wasn&#8217;t one for exceptions, while her co-workers simultaneously nodded in agreement. So me and my bags went to The Sandlot, Falling Rock Tap House and then on the free mall bus to the <a href="http://www.denverconvention.com/">Convention Center</a>. Our stop at the <a href="http://www.fallingrocktaphouse.com/">Falling Rock</a> put me in awe. So many taps, so many beers! In the basement, people were eagerly awaiting the results of the Alpha King Challenge founded in 1999 as a tribute to Alpha King Pale Ale, crafted by <a href="http://www.threefloyds.com/events.html">Three Floyds Brewing</a> in Munster, Indiana. Here the hoppiest beers are judged in this fun event hosted by Chris Black, the owner of Falling Rock. Boundary Bay won this award in 2006 for our Imperial IPA and took 2nd place in 2008. A total of 70 beers from around the United States competed in the tenth annual Alpha King Challenge. Congrats to <a href="http://www.facebook.com/mountainsunpub?v=feed&#38;story_fbid=138174788403">Mountain Sun Pub and Brewery</a> and this year&#8217;s winner, &#8220;Hop Viviant&#8221;.<br />
<strong><br />
The Festival.</strong> I have to start by giving a shout out to our volunteers at the festival. They worked really hard and stayed upbeat and enthusiastic. They made working the festival less like work and more like, well, partying with a chicken hat on your head. I set up a little area with a portfolio of our beer &#38; event posters. I did get a lot of positive feedback on the designs and was even asked to sign a couple of posters I brought to give away. Thanks for making me feel like a rock star! Most often, people told me they were happy that someone from the brewery was there. Often the booths are only staffed with volunteers that don&#8217;t know much about the beer or the brewery. They wanted to voice their appreciation of the beer to someone who&#8217;d hear it. My dad met me midway through the session and we spent some time seeking out sour beers. Some of our favorites were from <a href="http://www.newglarusbrewing.com/">New Glarus</a>, <a href="http://www.lostabbey.com/">Lost Abbey</a>, <a href="http://www.russianriverbrewing.com/">Russian River</a> and <a href="http://www.newbelgium.com/">New Belgium</a>. Cheers to all that came to our booth to try Boundary Bay beer and thanks for the feedback!<br />
<strong><br />
Saturday—Judgement day.</strong> I have to come straight out and say it. I was disappointed when Boundary Bay didn&#8217;t win any awards at the festival. The competition gets tougher every year as more and more breweries enter beers into the festival. The categories we typically enter our beer into are categories with a large number of entries. Some of the beers that tend to do better in award competitions are more unique and rare. If we should judge ourselves on anything, it should be the fact that we sell out of our beer, every time, everything we brew and we brew at capacity. There were a lot of other great <a href="http://www.washingtonbeer.com/">WA beers</a> at the festival that were shut out as well, but none of us are about to stop drinking their beer. A big congratulations to <a href="http://www.chuckanutbreweryandkitchen.com/">Chuckanut Brewery</a> on winning Small Brew Pub of the year. This award is given to a brewery that wins the most medals compared to how many beers entered. Congratulations to all the other Washington State winners too. <p><strong>Time to go fishing.</strong> After the festival, my dad and I headed out to the <a href="http://www.flyfishingconnection.com/blue.html">Blue River</a>, near Silverthorne to do some fly fishing and camping. The weather was perfect. The fly fishing, it was pretty flat. But the saying is true, I&#8217;d rather have a bad day fly fishing than, well, just about anything.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>When it comes to seating charts, the confusion we see most often is the bride&#8217;s lack of communication to the caterer regarding table seating.</p>
<p>Often, a caterer will arrive at the Pavilion two hours ahead of the bride, and wonder why we have two more tables out than necessary for the final number of guests reported by the bride. The answer is often simple&#8230;</p>
<p>The bride has thoughtfully and delicately done place settings that involve tables of 5 or 6 guests at some instead of a full 8. But failed to communicate this to the caterer &#8211; who, by the time she arrives, has already removed the &#8220;extra&#8221; tables, causing confusion and sometimes anger.</p>
<p>You can avoid this scenario by giving your caterer not only a head count &#8211; but a table layout.</p>
<p>&#8220;<a href="http://tlc.discovery.com/tv/masters-of-reception/masters-of-reception.html" target="_blank">Masters of Reception</a>&#8221; is one of TLC&#8217;s newest reality dramas involving two NJ venues and the pretzles the staff turn themselves into to accommodate brides&#8217; requests behind the scenes. It&#8217;s amusing, though a bit too real for me, to watch. Their website is infinitely more helpful than the show, chocked full of tools and tips brides, including this <a href="http://tlc.discovery.com/guides/wedding/seating-planner.html" target="_blank">handy dandy, interactive seating chart planner</a>.</p>

<p>One of my least favorite memories from my wedding is washing my hair three times and using about a half bottle of conditioner and a wide-toothed comb trying desperately to rinse all the goop out of my hair. I have baby fine hair, and despite my desire to leave it as I usually wore it &#8211; long and straight &#8211; my mother insisted on using curlers and lots of hair spray. (Think &#8220;Dallas&#8221; before JR was shot and you&#8217;ll have a good visual of what my hair ended up looking like.)</p>
<p>This wasn&#8217;t something new&#8230;since the sixth grade, she&#8217;s insisted that I had to have a perm in order to give my hair more body, as if fine hair was a genetic trait that I willingly chose to annoy her. Luckily my middle and high school years took place during the era of Madonna as Material Girl, so it worked. Not so much as my wedding in 1996.</p>
<p>Anyways, one of the themes rapidly emerging in this blog is crafting a wedding around who you are&#8230;Your wedding will be so much more memorable and authentic if the details ring true to the choices you&#8217;d make on a daily basis about your favorite things, from music to colors.</p>
<p>Not that my hair wasn&#8217;t memorable&#8230;to this day my husband remembers being more shocked than blissfully delighted by the tightly woven curls I was sporting when I emerged from the bridal dressing room. Ladies, this is not what you want your future husband remember years down the road.</p>
<p>So take care, don&#8217;t let your mother near your hair, and insist that everything from shoes to hair clips be a style that&#8217;s your own.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>At my own wedding, I didn&#8217;t pay much attention to, nor put effort and time into what my then-fiance wore, or what his groomsmen wore. I picked a color for their vests, but that was about it. I viewed it as one more chore to check off the list prior to our wedding day. That was a mistake.</p>
<p>I told my husband the other night that if I had it to do over again, there are so many things I&#8217;d do differently&#8230;beginning with not letting our parents be so involved in details that should&#8217;ve reflected our tastes and style, but ended up being theirs. I&#8217;d also go with a chic, tea-length dress with dark turquoise accents and funky shoes this time around, and not let my mother near my hair.</p>
<p>I&#8217;m getting off track &#8211; but see, brides, this is how it happens! You start thinking details and all of a sudden it&#8217;s about <em><strong>your </strong></em>dress, <em><strong>your </strong></em>hair, <em><strong>your </strong></em>jewelry&#8230;The guys get all but forgotten. At the Silverthorne Pavilion, we give hundreds of tours each year, and toward the tail end of the summer wedding season, swear we&#8217;ve seen it all &#8211; the crazy, the wild, the insane.</p>
<p>One thing that&#8217;s constant is the guys. Most grooms don&#8217;t ask questions or have much input. Typically, when a bride asks &#8220;What do you think, honey?&#8221; the groom will respond &#8220;It&#8217;s up to you&#8230;whatever makes you happy.&#8221; Which, I must say, is a great way to start a marriage.</p>
<p>Except that half the details get overlooked. Back to my original point&#8230;I knew nothing about menswear, and my husband didn&#8217;t really care what the tuxes looked like, the color of the vests, etc.</p>
<p>I ran across an advertorial from <a href="http://www.menswearhouse.com/webapp/wcs/stores/servlet/ContentAttachmentView_-1_10601_10051_10651_10728_10723_Wedding.html" target="_blank">Men&#8217;sWarehouse</a> in a magazine recently, and thought it had some great suggestions for choosing tuxes &#8211; from the <a href="http://www.menswearhouse.com/webapp/wcs/stores/servlet/ContentAttachmentView_-1_10601_10051_10651_10731_10728_WeddingPrestyledLooks.html_" target="_blank">style </a>to the <a href="http://www.menswearhouse.com/webapp/wcs/stores/servlet/SwatchSelectorView?langId=-1&#38;storeId=10601&#38;catalogId=10051&#38;categoryId=10732&#38;top=10651&#38;parent_category_rn=10728" target="_blank">color </a>to getting them <a href="http://www.menswearhouse.com/webapp/wcs/stores/servlet/ContentAttachmentView_-1_10601_10051_10651_23151_10728_WeddingHowToRent.html" target="_blank">fitted and reserved</a>. The retailer even goes so far as to send you a swatch card for free upon request.</p>

<p>Published as part of an article in the fresh-off-the-presses Fall/Winter issue of <a href="http://www.brides.com/local/colorado/" target="_blank">Brides Colorado</a>, the pyramid lays out what&#8217;s <em><strong>really </strong></em>important to your guests. (Note that the <a href="http://silverthornepavilion.wordpress.com/2009/07/06/budget-does-not-mean-low-end/" target="_self">color of chair covers</a> and sashes didn&#8217;t make the list&#8230;) The basics of life, however, uber important: Beer, munchies, and a way to get from the reception to the hotel sans DUI.</p>
<p>The idea behind the pyramid is to provide those things as basics, and work your way up with details, ending at the top with items like place cards so single people don&#8217;t have to panic about which one is the cool kids&#8217; table.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p><a href="http://weddings.about.com/cs/weddinglocations/a/venuequestions.htm" target="_blank">This article</a> on About.com caught my attention as I was surfing the rudimentary articles about the latest dresses and hairstyles because it made me chuckle. Here at the Pavilion, we give an average of 10 site tours a week, and spend triple those hours on the phone with brides who have booked with us answering questions.</p>
<p>Here&#8217;s the thing &#8211; ladies, mothers, planners &#8211; you&#8217;re not annoying us by asking questions. In fact, we prefer you ask us all the details instead of just making assumptions that can turn a small thing (like the fact that we don&#8217;t have an outdoor PA system) into a giant thing on the day of the wedding.</p>
<p>We understand that in the search for your perfect venue, you may take 2, 5, 10 site tours, and &#8211; particularly in the early stages of planning &#8211; it&#8217;s easy to get overwhelmed with the decisions and details ahead of you, and to get the facts about each venue confused.</p>
<p>In looking through the article about questions to ask, we do try to build many of those answers into our tours (including the fact that there are eight stalls in the ladies room &#8211; which usually makes most brides and accompanying fiances think I&#8217;m a bit weird for mentioning). My suggestion? Take notes!</p>
<p>And once you&#8217;ve decided on your venue, work with us to refine your notes with your specific needs. We&#8217;d rather you schedule a second tour or conference call with us to go over some of the specifics than have you be disappointed in the end.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>The concept of a wedding favor, or gift, comes from the belief that the bride and groom are connected to some good luck or fortune and that everything that they touch will be blessed with that same good fortune. So by receiving a gift from the charmed couple, that same good luck and good fortune is passed on to the guests.</p>
<p>Today wedding favors have become a way for the couple to thank their guests for celebrating their new life together, a way to show gratitude for attending. Favors today vary greatly depending on culture, budget, theme, or interests of the couple. Favors today range from a dressed up place card, to a baby sapling tree, to personalized bottles of wine, the possibilities are endless.</p>
<p>I come from the South and a common wedding favor in that region of the country is a koozie cup for all guests to take home. They are moderately priced; you can purchase about 200 koozies with your personalized message for around $260. They can be simple and straight forward, or you can add personal designs, logos and even photographs. Next time your guest goes for a cold one, they’ll think of all the fun they had on your special day!</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>At the Pavilion, we take care of setting tables, chairs and furniture according to a floor plan designed by you &#8211; it&#8217;s a complementary service we offer with your site fee. The thing  brides seem to struggle with the most isn&#8217;t the number of chairs and tables and estimating a guest list&#8230;It&#8217;s usually whether to assign seating, and if so, how to do the place cards.</p>
<p>Some of the cutest things we&#8217;ve seen when it comes to placecards are tables designated with pictures or with items / places / things that are meaningful to the couple, such as exotic places they visited together, pictures of grandma and grandpa&#8217;s wedding with their story, names of the 14ers the couple bagged together, that kind of thing.</p>
<p>So while you&#8217;re being creative about the tables themselves, why not be equally as inventive with how you display and distribute placecards? <content:encoded><![CDATA[<div class='snap_preview'><p>Here in Summit County we pride ourselves on showing the world what it means to be casual, laid back and friendly. Our idea of &#8220;formal&#8221; usually involves wearing some sort of khaki on your lower half instead of jeans.</p>
<p>Blair and I have found it&#8217;s that aspect of our mountain venue that is appealing to our brides and guests. The serene mountain setting (we&#8217;re bordered to the west by Buffalo Mountain and to the east by the Blue River) and our self-termed &#8220;rustic elegant&#8221; facility combine to offer brides a wealth of opportunity to either dress the room with lavish chair covers, or to keep it simple and allow the wood floors, exposed trusses, and hand-crafted leather chandeliers to create the atmosphere they desire.</p>

<p>For those brides who desire to bring the &#8220;outdoors in&#8221; by relying on the Pavilion&#8217;s rustic decor, we often see lots of non-traditional summer colors&#8230;Forest greens, rust reds, golden yellows, and browns. And, as it turns out, brown is the new &#8220;it&#8221; color for weddings regardless of the time of year.</p>
<p>So for all you summer brides hosting a mountain wedding who know in your heart of hearts that brown is the color that will help you create your dream wedding, but are hesitant because it&#8217;s not the standard fruity color of summer, <a href="http://galleries.weddingchannel.com/Wedding-Details/Brown/results.aspx?type=19&#38;Colors=Brown&#38;cm_sp=ANSWERS-_-Brown-_-5162009" target="_blank">check out this collection on the Wedding Channel</a>.</p>
<p>They&#8217;ve posted a picture gallery of everything from cakes to invitations all done with brown as the central color &#8211; and that have done it in a way to convey class and elegance without it seeming heavy or fall-ish. In fact, the phrase they use to describe the gallery is &#8220;sumptuous brown.&#8221; If that doesn&#8217;t make you crave a rich, dark chocolate and convince you that it&#8217;s a color worth considering &#8211; particularly if you&#8217;re hosting your wedding at a venue surrounded by evergreen trees &#8211; I don&#8217;t know what will!</p>

<p><em><strong>Everyone&#8217;s Dream &#8211; $8000 Housing Credit Turns Into $8000 Cash</strong></em></p>
<p><em>On May 29, the Obama administration made it easier for many Americans to realize their dream of home ownership. The previously announced $8000. credit for first-time home buyers can now be turned into cash at closing. The buyers, however, must be using Federal Housing Administration mortgage financing (FHA).</em></p>
<p><em>The $8000. credit (or 10% of the home&#8217;s price, whichever is less) has been monetized and can be accessed before closing. Short term loans through approved lenders are available under certain conditions. These loans allow individuals to get cash for to increase their down payment, &#8220;buy down&#8221; their interest rate, or pay closing costs.</em></p>
<p><em>The program will make a huge impact as the FHA handles about 25% of new mortgages. The $8000. credit has already boosted the housing market. This new development is expected to interject new life into the economy.</em></p>
<p><em><strong>Who Qualifies For The Program?</strong></em></p>
<p><em><strong>You Must Be A First-time Home Owner Using FHA Financing</strong></em></p>
<p><em>The term &#8220;first-time&#8221; owner isn&#8217;t meant in the literal sense. If you haven&#8217;t owned a principal residence within 3 years of the purchase, then you are considered a first-time home owner. If you build a home after January 1, 2009 and occupy it before December 1, 2009, you can also be eligible for this program.</em></p>
<p><em><strong>Your Income Must Fall Within A Certain Range</strong></em></p>
<p><em>The income limit for single taxpayers is $75,000 MAGI (modified adjustment gross income). The income limit for married taxpayers filing a joint return is $150,000. The credit amount is gradually reduced as incomes rise over $75,000 (single) and over $150,000 (married). The credit ceases to exist at an income of $95,000. (single) and $170,000. (married).<br />
</em></p>
<p><em><strong>You Need To Invest In Your Home</strong></em></p>
<p><em>Purchasing a home is a huge investment. The Department of Housing and Urban Development requires a sign of commitment on your part. If you obtain FHA loans through private lenders, you (through savings, gifts, or other) must invest at least 3.5% down payment. If you obtain FHA loans through a state housing agency &#8220;tax credit monetization&#8221; program, you are eligible to receive a bridge loan to cover the entire down payment.</em></p>
<p><em><strong>How To Get The Credit</strong></em></p>
<p><em><strong>Start Now</strong></em></p>
<p><em>Your closing must occur by November 30, 2009 to be eligible for this credit. This program was only announced in recent days. Every lender may not be ready yet for the process. Many companies, however, are ready for your business. You need to seek out a lender at the very first opportunity. Home sales don&#8217;t close overnight! You must start now to ensure that you meet the deadline.</em></p>
<p><em><strong>Have Your Paperwork In Place</strong></em></p>
<p><em>Your lender has to prepare for your business. You have to be ready to meet their requirements as stipulated by FHA guidelines.<br />
<strong><br />
Complete IRS Form 5405</strong></em></p>
<p><em>Your lender will require a completed IRS Form 5405. You can file for this credit on your 2009 tax return. You can also make amendments to your 2008 income tax return.</em></p>
<p><em><strong>Proof Of Eligibility For Total Credit</strong></em></p>
<p><em>Your lender needs to know if anything will reduce or cancel out your credit. You have to provide proof that you have no outstanding judgements, unpaid taxes, or other obligations.</em></p>
<p><em><strong>Confirmation From Your Employer</strong></em></p>
<p><em>Your lender needs to be certain that your credit won&#8217;t be affected by wage garnishments.</em></p>
<p><em><strong>Should I Take Advantage of This Credit?</strong></em></p>
<p><em>The National Association Of Home Builders estimates that the credit will be responsible for an extra 160,000 home sales across America. This program can help speed up the process of home ownership. The credit and the market makes it tempting to become a home owner. Owning a home is a big commitment. Is the dream right for you? Only you can make that decision!</em></p>

<p style="text-align:left;">Another week has gone by and I shot a few rolls with the Canonet. I have been trying to bring it with me wherever I go. I didn&#8217;t get too many photos that I like this week, I guess I am still warming up to it. It has been fun to use this little camera to document everyday life. While I realize these pictures may not be the most groundbreaking imagery on the planet it doesn&#8217;t matter to me. I make these pictures for myself. One thing I do know is that when I look back at these photos and see the pictures of people I knew, and places of lived, and dogs I have met, and random things I have encountered during my life I will be so grateful that I  was able to preserve these memories forever.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>On Wednesday, April 15th I was asked to come in for a meeting at one of the many places I hold a job up here. I was most excited! I have been working weekends 12-6pm on the air for the radio station Krystal93, KYSL. On-line all the time at www.krystal93.com</p>
<p>I have wanted to spend more time over there, learn more about the business, but I wasn&#8217;t sure how to go about this since it is staffed by only a handful of people. I decided this week to attend some of the meetings on a voluntary basis to learn more about the business. Recently the General Manager position has been taken over by the Owners and so they have been doing a lot of reorganizing. To my surprise/amazement/exhilaration they have asked me to come on full-time there, two days a week on the air as usual, and three days a week on the sales side of things. I couldn&#8217;t be happier! I can&#8217;t wait to learn all about sales and how the business side of the radio works. We are a small, independent, locally-owned and operated station and I feel the environment is very conducive to my learning. It really is a dream come true and I can&#8217;t wait to start on Monday!</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>There are a few things going on in the world of yumjoy right now:</p>
<ul>
<li>After a lot of time in Spinning class, I have decided to invest in a <strong>road bike</strong>. I&#8217;m very excited about this and will keep posting about my experiences (and mishaps) transitioning from a stationary bike to one that moves!</li>
<li>My boyfriend Jake is in the process of teaching me how to play <strong>Texas Hold &#8216;Em Poker</strong>. There is a program you can download called Poker Inspector that is quite helpful to a beginner (me), and with all kinds of stats and facts it even keeps the attention of a more advanced player (him).</li>
<li>Living in Summit County, Colorado means a lot to me. I love waking up to the mountains every morning! I would like to share more about where I live and am trying to configure a <strong>website</strong> so that locals and visitors alike can have a resource to go to for many things. More later!</li>
<li>I have just taken my first lesson on <strong>cross-country skiing</strong>. It was a fabulous experience and I have gone a few times in the past week to enhance my skills. The snow is melting though, so we&#8217;ll see how much progress I make the rest of the season&#8230;and there&#8217;s always next year!</li>
<li>My dog, <strong>Dutchess</strong>, turns one this month! She is a unique, wild-looking unknown mix of breeds, although as best we can determine she is Alaskan Husky, German Shepherd, and probably a few others. She is shy to strangers but once you&#8217;re sweet to her, she becomes a loyal friend. You can catch her playing at Carter Park Dog Park, or at her twin sister Luna&#8217;s house. She has also pulled dog sleds at Good Times, as she came from a sled dog litter in Leadville.</li>

<content:encoded><![CDATA[<div class='snap_preview'><p>La <strong>Galerie Vu&#8217; </strong>(2 rue Jules Cousin et <a href="http://www.agencevu.com">ici</a>) je l&#8217;ai visitée bien souvent et j&#8217;en déjà parlé lors du Mois de la photo à Paris, en décembre dernier (<a href="http://photoculteur.wordpress.com/2008/12/20/mois-de-la-photographie-a-paris-19-galerie-vu-lars-tunbjork-et-une-surprise-pas-chere-en-bas-du-billet/">ici</a>). Il s&#8217;agit là de vous encourager à <strong>aller voir l&#8217;exposition (très) collective qui s&#8217;y déroule jusqu&#8217;au 18 avril</strong>, ce qui vous laisse encore seulement deux week-ends.</p>
<p>Je ne vais pas raconter ce qu&#8217;il y a à y voir vu que ce sont près de<strong> 30 auteurs photographes qui y sont présentés</strong>. J&#8217;ai relevé Engstrom, Botman, Ackerman, Castore, Terré, Broyer, Comment, Forsslund, Schuh, Dumas, Sriwanichpoom, Bizos, Stromholm, Tunbjork, Darzacq, Castro-prieto, Leblanc, Crespi, Bas, Blenkinsop, Silverthorne, Munoz, Zuili, Faucon, Wurstemberger, Pernot et Picard. Il semble que j&#8217;en ai oublié au vu de la liste sur le site de VU&#8217; (<a href="http://www.agencevu.com/galerie_vu/index.php">ici</a>).</p>
<p>Ce n&#8217;est pas tous les jours que vous aurez l&#8217;occasion de voir un tel nombre de photographes et de photographies dans des styles aussi variés et pour un coût de zéro euro.</p>
<p>Il y a dans le lot un certain nombre de photographes dont j&#8217;ai déjà parlé comme <strong>Tunbjork </strong>ainsi que <strong>Comment </strong>et <strong>Broyer </strong>(dans le billet déjà cité),  <strong>Darzacq </strong>(<a href="http://photoculteur.wordpress.com/2008/10/20/vu-galerie-les-filles-du-calvaire-urbanites/">ici</a>, les chutes, chez Les Filles du Calvaire),  <strong>Crespi </strong>et <strong>Silverthorne </strong>(<a href="http://photoculteur.wordpress.com/2008/08/30/rencontres-de-la-photographie-darles-le-capitole/">ici </a>- à Arles en 2008).</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>Had a sandwich from the smiling moose deli in Silverthorne today. I&#8217;ve always had a good experience at these locations (they have 13 locations in the mountains and Denver area). With a great selection of sandwiches and soups, (you can get a half sandwich and soup for less then 10 dollars.) the selection and use of fresh ingredients and produce is wonderful and sets them aside from most delis. I had the Hot Turkey Club and watched them cook the turkey on the grill after I ordered it. I would recommend this deli for a quick lunch or if you&#8217;re in a hurry for dinner. Service and food were both great.</p>

<content:encoded><![CDATA[<div class='snap_preview'><p>We are very excited to announce that Wangkho is the new owner of Sol Impressions Massage Studio in Breckenridge, CO!  Wangkho just moved to the United States with his wife in July of 2008 from India where he was a Tibetan Refugee for 8 years. He escaped Tibet by foot over the Himalayas in the middle of winter in 2000.  He lived as a  monk in Tibet when he did a 3 year meditation retreat where he initially learned Tibetan Massage.  While he was India he took a certificate course and became a massage therapist.  He opened his own center in Dharamsala, India  in 2004 and trained many fellow refugees at his center and had an immense number of international clients. Now he is in the US sharing his talents with us!!!</p>
