Owner financed mortgages, also known as Tell-back mortgages. They are created when a seller chooses a house, "carry" a mortgage note from the purchaser of his house.

This usually happens when the property is difficult to sell, or if the buyer can not obtain financing through a traditional bank. This can occur because the buyer credit or a bad stain on your credit report had "too much debt," or perhaps because the property is located in a rural setting withMuch land (banks usually do not like to give these types of properties).

There are literally billions of dollars of owner-financed mortgages on the market at any given time. Owner financing has existed for decades and is becoming increasingly common nowadays because of the increasing number of people who are qualified for a traditional loan from a bank or mortgage company. Banks are more cautious in their lending.

These factorsprevent millions of families to be able to obtain home loans to reduce the number of potential home buyers. In this sense, some home sellers choose to finance the owners to sell their homes to offer faster. We require a deposit (usually 5% – 10%) and the interest rate is higher than the market. Of course, the agreement between the seller and the buyer is negotiable in terms, for which the buyer is able to buy the house.

Why should offer home sellerOwner Financing?

This is a challenge, if a person decides to sell a house. Sellers must often face a limited period to make a sale. Jobs, transfers, debts, movements and changes in our lives in significant demand.

At times, market conditions do not heal, what the seller wants. Of course there are the parties involved. You can have the money for a down payment, but the problem could be a traditional loan. Offering owner financing opens doors For many buyers who were rejected by the banks.

Immediately after the house is sold with owner financing, the seller is happy because the property was sold quickly, and get a good return on their investment.
Over time, however, the loan note holders may decide that a lump sum of cash was better than expected year, the balance usually choose a months at a time.

The seller could serve as a contact with a buyer of the contract, also known asNOTE: Buyers who would help them understand their cash memo.
If the seller does not want to take the note at the time of sale, a contract the buyer may purchase tickets at the close for the money, which is known as a close competitor, too.

There are many good reasons for someone to want to cash in the note.

1) Being free of debt, or consolidate debts, including credit cards with high interest

2) Pay for college for their childrenEducation

3) In an exotic holiday or buy other luxury

4) The purchase of a new house or second home

7) or to get away a lump sum of cash, stores will

The advantages of offering owner financing is possible in an excellent financial position.
The agreement is secured by your house, worth thousands of dollars in a lump sum of cash. No matter if a new contract or that some hadpayments made. Each has its own characteristics that are present value. Your needs, the buyer can buy exclusive contract "based on tailor-made plans that can benefit from it.

What is a simultaneous closing?

Simultaneous closure is a real estate seller financing techniques, for which knowledge of the private mortgage lending was set by the seller that has sold a buyer known when the closure.

In general, the terms of the note are agreed betweenseller and buyer are some suggestions from the buyer's note. The last day to take place two things: a real estate transaction, and a purchase transaction note, almost simultaneously.
Sometimes the purchase transaction takes place, you follow a few days or weeks after the property transaction. That depends on how early in the process of note the buyer is involved and if there are problems with this transaction.

The seller is the most importantJustification for the use of this technique is to receive cash or shortly after completion, rather than the proceeds of sale for a period of years.
Justification: The buyer is milder than seller financing, especially if there are any questions or to receive the credit was a problem.

Some securities firms are not familiar with this type of transaction and may not be willing to accept them. You can simply verify the need to continue the process with a lawyer.

The manufacturing techniques that Japanese companies practice provide a competitive advantage and outstanding economic performance. The key for success is an understanding of the broad context of manufacturing culture, infrastructure and environment. These sound manufacturing and business techniques created and adopted by leading Japanese manufacturers have turned out to be the secret of their market leadership in many industries.

Following are a few of these concepts, which can help in managing any business set-up in a better way:

• Kaizen is one such technique, which in Japanese means ‘improve.’ This is commonly recognized as practices focusing on continuous improvement in manufacturing activities, business activities in general, and even life in general, depending on interpretation and usage. By improving standardized activities and processes, Kaizen helps in eliminating waste.
• Another management Japanese technique is the 5-S. It is a technique used to establish and maintain quality environment in an organization. It has five elements: Seiri (sorting out useful and frequently used materials and tools from unwanted and rarely used things); Seiton (keeping things in the right place systematically so that searching or movement time is minimized); Seiso (keeping everything around you clean and in a neat manner); Seiketsu (standardizing the above principles in everyday life) and Shitsuke (inculcating good habits and practicing them continuously). The 5-S practice helps everyone in the organization to live a better life.
• Kanban and ‘Just in Time’ are two other practices in inventory management practices that were pioneered by the Japanese automobile manufacturers, such as Toyota. Quality improvement, on the other hand, is the result of lower proportion of component scrap since the components spend less time in the supply chain.
• Poka-yoke is a process improvement focused on training of workers for mastering the increasingly complicated tasks to selectively redesign the tasks so they could be more easily and reliably mastered. It involves designing a foolproof process to eliminate the chance of errors.
• Jidoka is a practice by means of which an individual worker runs several machines simultaneously. Japan thus designs such machines that eliminate both error and the need for constant supervision.
• Muda is another technique that reduces wasteful activity in service processes. It ensures process efficiency and effectiveness.
• Mura curiously combines rigidity and flexibility and thus teaches service process improvement.
• Reducing Muri means reducing physical strain. In services process improvement, Muri applies to convoluted and unnecessary routings, physical transfer, and distances paper files may have to travel for a process to complete.
• Genchi Gembutsu means going to the actual scene (genchi) and confirming the actual scene (gembutsu). Observation of service processes at the point where it is actually delivered may unearth a host of problems such as lack of training, unnecessary steps, or a number of other areas that would benefit from small but significant process improvement ideas.

This is a glimpse of manufacturing techniques that Japan has so intellectually created and so profoundly practiced in its manufacturing systems that even with no natural resources, it has acquired the status of one of the most industrialized nations. Can we learn from Japan?

Posted here are some snap shots of the Renssaelerville Trinity Church project in progress. You can see from the image to the left that I am drawing elevations of both the building’s  interior and exterior.  To make sure that all of my drawings “agree” with each other I start off by blocking everything out and drawing everything at the same time, in a way. I will go back later and address details and such.

Here is a view of five drawings together, laid out with construction lines to help align all the moving prices into a coherent whole: a plan drawing with north- south- east- and west elevations flipped out to the side.  While the source information is in fact 3-D I find that viewing it simultaneously from different vantage points useful for (relatively) quickly constructing a series of architectural drawings.

Here is a view of the church’s main elevation. This shows a partially complete drawings laid over a rectified image that was shot from a distance with a long lense, so it is optically the faced is already flattened out pretty well with regard to the drawing. In oreder to draw individual portions in detail I will use portions of closer up images that are rectified to a series of planes rather than a single rectification plane.

Here is a side view of the building, the north elevation. This shows a mixture of drawing and rectified imagery. On this side of the building I was able to see the roof tops well enought to rectify them as well as the straight ahead portions of the facade.

Finally, here is another interior view that is comprised of a series of rectified images that are assembled into a whole in a mosaic like fashion. In CAD, each individual rectified image can be turned on or off, or set o be screened at 50% or whatever.  I try to create the drawings files with a simple hierarchy that allows for maximum flexibility by the end user.

All of these are snap shots or “screen captures” from AutoCAD drawings software which integrates the line drawing and raster imagery into a virtual 3-D space.  From this point they can be transformed into wire frame models, solid models, or 2-D architectural drawings, or simple printed and/or exported to other digital formats such as photo shop, or PDF files.

Foreigners will almost always have more people on a team. You may not be able to match them (the Japanese and Chinese will always add more people), but do try to reach some balance in authority and power. Being outnumbered is a psychological as well as practical disadvantage. You need the help of a strong team to be able to carry on all the simultaneous activities of a negotiation: giving information, persuading, listening, thinking, preparing arguments, formulating questions and revising strategy as necessary to continue moving toward agreement. It also helps to have a number of nodding (or frowning) faces on your side to give an air of support and unity.

Maria Mitchell Hybrid Drawing

Above is what I like to call a “hybrid drawing” of the historic Maria Mitchell House located on the island of Nantucket. A hybrid drawing is one of two things, or possible both: It is a photographic image that behaves like a measured drawing (it is scalable and can provide quantifiable data), or it is a measured drawing that is rich in the way a photographic image is (materials, colors, actual as-found existing conditions are depicted photographically).

Above is a view of the line drawing with all of the rectified images that compose the hybrid drawing “frozen”. In other words, in the CAD drawing, these layers of information are turned off and made invisible so as to see just the line-work itself and a series of polygons that correspond to bit map/raster images that are referenced by the drawing.

Below are a series of images showing each individual rectified photographs as it is situated in the context of the drawing.  These added together make the composite image at the top of this post.

• She chose painting because she likes it.  It is like a tool – sometimes to spill out your soul to the canvas. Or something that disturbs you. Sometimes – it’s a tool of memorializing happy and positive moments of your life.  She prefers surrealism. Psychedelia.
• She never had thought about her own ideal painting or model. She does not think that it’s that essential. Itself the idea of “ideal painting”, “ideal model” – sounds silly to me. Every person is able to see something important for him in any image. “Every person hes his own idea of what’s ideal.”
• She will never draw something she can’t see.  We mostly draw something we see.. even if sometimes it’s an awful rape scene.  Sometimes it can be – colorful, filled with love and harmony.
• She says: “To tell you the truth I don’t think I am a painter. I am just drawing what I have inside me”
• All her works are mostly psychedelic (those are usually one’s which are not made on a request, just those which i paint for myself) and are full of expressions, they may sometimes be absurd, illogical, sometimes naive or frightening.  In general it’s a whole world, someone may like it, someone may disgust it.  Jekaterina is happy for any reaction.

It is necessary to select the segments on which marketing efforts will be focused. Market targeting is merely the specification of the segments the organization wishes to pursue. Once the manager has selected the target markets, the organization must decide which marketing strategies to employ.

Two frequently used market targeting approaches are differential marketing and concentrated marketing. In a differentiated marketing approach, the organization simultaneously pursues several different market segments, usually with a unique marketing strategy for each.

In a concentrated approach, the organization focuses on a single market segment. An extreme case would be one in which an organization marketed a single product offering to a single market segment. More commonly, an organization will offer one or more product lines to a single segment.
